My parents are still living in that same mobile home almost 42 years later! They have enjoyed living there all these years. Things have worsened in a Fairfield, at least that's how I feel. I personally would not live in the town myself anymore. But the mobile home park itself is a nice community to live.

Roughly five hundred people, ranging in age from their fifties through their nineties, live in this well-placed community. There is an onsite manager; two pools; hot tub; spacious, architecturally pleasing club house; on-site laundry facilities; petite library, and areas for walking and cycling. Dozens of wild turkey freely roam the community, along with rabbits, raccoons and enough bird life to keep the keenest birdologist happily engaged. The people who call Rancho Yolo home represent a diverse background. As one might anticipate in a university city of 68,000, a good many residents were educators. There is a lot of community spirit and many well-organized events, planned by numerous volunteers. There is a monthly newsletter, website and digital bulletin where residents post about everything from sharing their harvest of Meyer's Lemons, to stray cats and bird sightings. You will see a wide range of homes in the park priced from around $175K for a serious fixer-upper, to well over $400K for a spacious, contemporary, new/newish manufactured home. The private company who owns the park has been replacing old, worn-out mobile homes with new/newer manufactured homes, as homeowners exit this mortal coil, or move elsewhere. This is improving the overall look of the park, even though bigger and bigger homes are assembled on small lots. If one has the budget, a new manufactured home is definitely the way to go. Maintenance on older homes, as with homes everywhere, is expensive and time consuming. Homeowners rent the space for their homes from a private, for-profit, offsite company, and pay for their utilities (water, electric, gas, wifi) Garbage collection, including green waste, is included with the rent. Monthly rent (as of 2026) averages $915 a month. Rent is increased $30 - $40 a month, every year. One can anticipate paying in the neighborhood of $1,200 a month for rent and utilities, at this writing. There is also property tax, insurance, gardening, and maintenance costs to consider. A housing budget of $1,500 - $1,600 (excluding big maintenance issues) is what the typical homeowner here should anticipate - after the purchase of your home. Homeowners Insurance for manufactured homes can be challenging, but not impossible, to secure. It's also expensive. Anticipate $1,650 a year at this writing. Some older manufactured homes are exempt from property tax, requiring a small annual state registration fee instead. This is typically for homes built before 1980. While once a place for those of modest income, this is increasingly not the case. Many people have had to sell their home and move out of Rancho Yolo because they could no longer afford to live in the community. The average Social Security check in California is under $2,000 a month. With over a quarter of California's seniors relying exclusively on Social Security (mostly women) a government subsidized apartment (nearly impossible to find) is a better option. Potential buyers must be approved by the onsite manager. Part of the vetting process includes a nine page list of 'Rules and Regulations'. Small dogs, service dogs, and indoor cats are welcomed to the community. A good many well-loved rescues live here. Given that this is an elder community, it could be substantially more sympathetic to disabled people. It can be an especially challenging place for wheelchairs and those who use other mobility aids, as there are curbs and troughs to navigate and no sidewalks. None of the common areas are disabled-friendly, including the pools. There is limited parking for disabled van users, along with speed bumps which are challenging for low-sitting wheelchair vans. Nighttime lighting is also minimal. While there are many disabled people living in Rancho Yolo, as there is in any senior community, it can be a struggle. Rancho Yolo is a good place to live for active, mobile seniors who do not mind living very close to neighbors. Many of the homes are situated a few feet from other homes. Fortunately, the people who make Rancho Yolo their home are largely people most of us would be happy to have as neighbors.

That weekend, we came & looked at 5 homes for sale. 48 hrs later our bid was accepted on the home that caught my gardening eye (Plus the energy of this place simply felt right) And so for 5 years, RY has been our home. VERY thankful to be in this community of friendly people where we can practice Qi gong, sing in a group, participate in plays (where we get to hold the script), knit, join the exercise group.. the book club.. swim, dip in the jacuzzi, listen to lectures, take dancing lessons, and just do crazy dancing every Wednesday night (typically to live musicians who perform all over northern Cal), here too, we can learn about AI, read a book or two from the library, get involved in an art project, etc. etc...Rancho Yolo, yes! -- PS: Given today's darkness in this nation (& the world) we're especially grateful for our politically active and socially minded neighbors.
