    A roach in the apartment, horrible quality but you get the point.

    Where to even begin?! I only lived here for 8 months and first off, these reviews are really accurate, for the most part. And the management staff is whatever, every time I call them my call gets forwarded to voicemail, so if you have a problem you might as well try to fix it yourself. Just be careful because when they do fix things, if they don't have a master to your garage door, expect the locks to be changed. Something happened with my water heater and maintenance asked to go in your fix it, and I gave them permission to do so. However, when I came home that day, the lock to my garage door was changed. I'm very disappointed because nobody contacted me that my lock was changed, they simply set it on one of my bins in my garage and assumed I'd see it when I got home. Not to mention the bugs are worse than what the reviews say and I'm convinced they've never heard of pest control or their pest control bug spray is the cheapest thing on the market. These apartments are roach infested and it's repulsive. I contacted maintenance to come out to fix the roach problem because they started to end up in my dog's water and in my flower vases. While they informed me that pest control took care of this issue, I began to see MORE roaches, specifically in my garage. It got so bad I finally had my dad come and spray even though I was moving out in two weeks. There was another incident where maintenance was in an unoccupied apartment across the way from me on a couple occasions. The first time maintenance was out of the apartment by 8 pm, still super late considering everyone is gone by 6pm. However the next time there was a maintenance person who went onto the vacant apartment at 8:30 and did not leave until 9:50. When the man left he was carrying a black laundry basket, and when I contacted the complex about this suspicious activity prior to my move out nobody said anything to me to follow up. I even called security and they did nothing. When I finally followed up with them they told me that one of their employees who lives on property had a broken washer and needed to do his laundry. Which is very concerning as a single female who is occupying the apartment across the way. I personally would have loved a heads up that they were going to be occupying the vacant apartment after hours. I did also bring it up during my move out inspection and they told me it was normal. Other issues with this complex include uneven asphalt caused from tree roots, which I would trip over periodically due to the lack of light in the complex. Broken light poles by the security office that remained broken and untouched for 8 months at least. There's a massive maggot/ fly infestation due to the property not taking care of the trash build up. There is trash CONSTANTLY overflowing and always all on the ground in the designated areas.

    My experience with these apartments is so disappointing. Before even applying I called the office and told them I have sec 8 and the lady on the phone told me I didn't qualify. Which I know was a lie, so I go in and Brittany tells me I qualify. So I applied 07/14/23 and I literally had to keep reaching out to them. Mind you today is 07/31/23, I walked in the office so many times just to get told, we never gave your application to the manager etc. Initially I was told it would take 3 days to process my application. I kept getting the run around or they wouldn't answer the phone and I had to call multiple times, still no answer!!!! You walk in the office and they are just joking around with each other but can't answer the phone ! Anyways I was told today the the unit I was supposed to move in, won't be ready because it had a fire on top of it and my apartment flooded. I believe that's a lie honestly. If I didn't keep calling, they wouldn't have told me anything!!!! I paid dang near $500 for a holding deposit and you never processed my application and that's what you tell me. Brittany says I could get a refund, so let's see how this goes ! Apply here if you want to have to keep on these people for them to do their jobs !! Their deposit is also ridiculous, expect to pay $4,000 to move in here and get bad service from the office ! Everyone needs to be replaced if you ask me ! Edit: Brittany called me on 08/01/23 and informed me that she seen my review and if I can delete certain parts smh. She wasn't concerned about anything but that part I wrote about the fire. I told her if you refund me I will delete the review in full. She said ok thank you. As soon as we hung up I received an invoice for a refund, just for $400 when it should have been the full amount since they never processed my application!! Anyways today is 09/16/23 and I still haven't received my money back ! By law they have 21 days to refund me my money ! Now I'm in process of disputing the charge with my bank. That's why I'm not deleting my review and I hope y'all really read these comments and the cascades replies and take them into consideration because these aren't people who you want to do business with!! Edit: So you decide to cancel my refund mid September when I was supposed to be refunded in August? If I didn't dispute it with my bank then that just goes to show that you were never planning on refunding me !!

    Community light by the pool. It's been out for last 3 months.

    These COMMUNITY lights have not been fixed for last 4 months. My adjacent neighbors and I have submitted a "repair" request countless times. No Plans, No answers, No actions. Mind you, it does get really dark around the complex. 3 of 4 lights being burnt out causes inconvenience during night times. Getting up to my apartment in complete darkness, opening doors with my keys, and let alone walking on the pavement without fear of tripping over... The pictures also included are lights on the side and front of apartment complex. Those are completely out as well. No action, no answer, it is pitiful.

    This is seriously the worst APARTMENTS EVER !!! Management is full of BS! THEY WILL RIP YOU OFF and STEAL your DEPOSIT !!! I hired professionals to DEEP clean the apartment and they said they had to "REHIRE" someone to "LIGHT CLEAN" . I purchased new paint from where they told me they purchased their paint and repainted the apartment and they still charged me $155 for a "TOUCH UP" paint job. I went to the apartment and spoke to the NEW TENANTS and spoke to them about how they ripped me off and they gaged me permission to look at the apartment and MANAGEMENT lied They didn't do any of the stuff they said they "FIXED" Worst MANAGEMENT EVER !!!! Worst PLACE TO Live!!! Don't go there you will REGRET IT !!

    I lived in the Cascades apartments for a little over a year. When I first moved in, I read the negative reviews and thought I wouldn't have anything to worry about because I didn't anticipate ever really needing much from management. I was wrong. My problems spanned from roaches to being told my lease renewal was actually invalid because my unit had already been leased to a new tenant before I even received the offer from management to renew my lease. These issues are independently stressful and unacceptable to deal with. But they're made so much worse when the person you're communicating with to resolve the issues is unnecessarily hostile, combative, rude and averse to all accountability. I noticed my first red flag when my friend who referred me and one other person to the property attempted to confirm her discounted rent that she earned as part of a promotion the complex was running for referrals. The leasing agent we spoke with was prepared to apply the promotion for both referrals until the head manager, Missi, stepped out of her office, without even acknowledging my friend and I, to tell the agent we were working with to only apply the promotion for one referral. I asked where it was indicated that there was a limit on referrals and Missi continued to ignore me as she shut her office door. The leasing agent kindly stated that it was a new policy starting that day. This was total bs. But we chose not to argue. A few months into my lease, I began noticing dead and dying roaches around the interior and exterior of my apartment. The management team was mostly responsive, with the exception of the head property manager, Missi. Missi first attempted to blame me before informing me the roaches were "a Fresno issue," and telling me I should be happy they are dead/dying and not running all around my unit. I could not believe the lack of accountability and aggressive attempt to make the property's issue my issue. My battle with management and the roaches went on for months. I thought my nightmare of dealing with Cascades would finally end upon leaving. But it didn't. They took over three weeks to return my deposit and still only returned a portion as opposed to the entire amount which they're legally obligated to do after three weeks. I intended to type up a long review detailing every issue I had with the property and manager. But it brought back far too much stress that I'm happy to be leaving behind. If you're planning to sign a lease with Cascades, DON'T DO IT. Sure, the units are nicely renovated and the complex is quiet. But none of it is worth living with roaches and having to deal with a hostile, rude, and unprofessional property manager. You can simply read the passive aggressive and unprofessional responses to comments from other residents if you'd like to get an idea of the tone of Cascades' property manager.     Trash filled up

    Very disappointing the worst apartment experience I've ever had, trash always filled up over flowing, maggots all over, every time you put a maintenance request they take forever to come out and fix the problem.

    I do not understand how this place has such a low rating here. I started my second year here back in June 2020. This has been by far one of the best apartments I've ever lived in. And I've lived in a lot of apartments over the years. This is the first one I've lived in where the lease renewal came up and I had zero desire to even consider moving. There have been some issues with disrespectful buttholes not cleaning up their dog poop. But other than that, this place is pretty quiet. I've never smelled smoke from my neighbors (which has been a huge issue for me at other places.) I don't hear too much obnoxious noise from anyone. I actually hardly see my neighbors. I never see the leasing staff, which means they don't run around hassling people. I feel like I'm just here living my life and no one is bothering me! It's peaceful. I have a 2 bd 2 bath and it's very spacious. Kitchen is small, but I don't cook so that's fine by me. The grounds are really quiet at night. I tend to walk my dog around midnight and it's peaceful. The neighborhood is really nice. Close proximity to grocery stores, Starbucks (NEEEEED), Target, Walmart, fast food, etc. Some of my favorite features: (1) full size W/D. (2) Private garage, which is essential for Fresno summers. My car have leather seats and it sucks to park on the sun all day then have to try to drive. The garage fits my car plus some storage. Plus, I always feel like my car is safe. (3) My patio is a good size. I was even able to build a little structure, which I covered with a mosquito net, so I can sit outside at night. And there's running water out there, so I've been able to attach a hose. (4) Tons of additional lot and street parking. (5) Dog Park. I can't take my dog there because she doesn't play well with others. But it's fun to watch other doggos run around. And sometimes I walk my dog over there at night when no one else is around. (6) Woodward Park within walking distance (if you don't mind walking.) (7) Nice neighborhood to walk/run through. (8) Overall clean and well landscaped. (9) Decent price for what you get. (10) newly remodeled gym. Ok. Ok... I'm listed all good things. To show you that I'm not biased, I'll list things that annoy me: (1) the dog poo thing. (2) The Luxor package thing is annoying. I wish they'd just drop stuff off at my door. (3) ... I'm really trying to think here and I'm not coming up with much... (4) they replaced my toilets with these ones that seem to be aimed at saving water. Which is fine. They just have really cheap plastic seats with plastic screws. I have to tighten my toilet seat screws at least twice a week. (5) the apartment numbers are hard for delivery drivers to find. But I created my own sign and hung it in my patio to make it easier. Anyway, this review is long enough. If you're considering this place, just move in and you'll see what I'm talking about. Love it here! I'll likely stay here until I transfer jobs and move back to San Diego. I don't want to live anywhere else in Fresno.

    I am considering moving into these apts, I keep seeing in reviews they charge for community center fees is that included as part of the rent or is there additional fees I should be concerned about?

    Not sure about that but the biggest thing you should be worried about is what they will do after you move out. They are super friendly until you leave. After you leave they unfairly keep your deposit and on top of that they come up with new extra…

The team has ensured my apartment is ready for move-in with new flooring and everything being up to a good standard. Thoughtful touch: there was a little present left for me on the counter upon move in that included a card, some snacks, and a few household items. Just as with any apartment there are some things that are more and less advantageous: * Great location of the complex where you feel safe taking a tranquil run on a Sunday morning or walking to your car at a late hour * Gated 24/7 * Mostly friendly neighbors. Good energy in the complex. * Clean upkeep of the complex, including garbage areas. Although the grass from the gardener has remained over my walkway for two weeks now. * Good condition of the unit. Evidently, the complex has been built fairly recently. * Bigger fridge than in some other apartment complexes. It also has an ice maker. * Washer and dryer are medium size but are included in the unit. Heads up: the dryer buzzes harshly at the end of the cycle, but dries clothes well. * Wish there was more storage available in the kitchen and bathroom. * Kitchen has great amount of counter space. * Wish there was more counter space in the bathroom. * The sink in the kitchen is positioned slightly further off the edge of the counter (my lady hands stretch to reach) and does not appear to be very deep. Something to watch out for if that is of matter. Overall, there have been no issues so far. Will update if more detail occurs. Recommending this complex for those who want to live in Clovis conditions/atmosphere but have smooth access to Fresno.

If you live there for any substantial…read moreamount of time, make sure to consider the forms that the company has you sign regarding the granite. They ask you to sign a form that essentially puts you on the hook for anywhere between 3000 to 8000 up to $10,000 for the granite that is within your apartment. They try to make you feel like it is easy to maintain but the thing is that they use cheap granite which very easily stains over the years from minor water alone. Basically, you end up paying for poor quality granite that is bought in cheaper bulk by the leasing company contractors but then you end up having the granite staining over many years from normal wear and tear and get charged for very expensive granite. There have been a few people that tried to take the apartment complex to claims court when they were sent exorbitant charges upon move out but unfortunately, these tenants lost these cases . Although it is somewhat helpful to have pictures of the granite prior to leaving the apartment and upon initial inspection, it is inevitable in many cases that be able to maintain the granite long enough for you to not have even minor damage to the granite. To make matters worse the company will tell you that the bathroom and the kitchen as a set so even though you might have minor damage in one area you'll be required to replace the whole thing in both rooms which can cost many thousands of dollars please be careful and please do not sign those forms regarding the granites or consider getting a different apartment. Please stay away from this predatory leasing company.

My old manager? meh... didn't really care, made me feel like I was losing money and it was all on me. Chambers kinda changed all that. Vacancies dont drag forever anymore, tenants actually pay on time, treat the place decent... sounds simple but after what I went thru before it felt amazing. Tenants seem way calmer too. Less drama, fewer complaints... stuff actually gets handled. Chambers takes care of the communication, maintenance, all that stuff without turning it into a headache. Tenants know who to call and stuff actually gets fixed lol. I also like that I'm not just left guessing anymore. New applicant? I know. Lease signed? I know. Something pops up? I hear about it before it's a bigger problem. I don't feel outta the loop like I did before. Honestly... I'm not stressing about who's living there or how long it'll sit empty. Things feel steady now. After years of chaos and headaches, this kinda stability is worth way more than I thought it would be. Thank you Chambers.!

Questions would come up and I'd either get no response or something super vague days later. After a while, I just stopped asking and hoped nothing went wrong, which isn't exactly comforting when real money is involved. Once Chambers took over, that changed pretty quickly. Now when I have a question, I ask it and I get a real answer. Not days later. Not after following up multiple times. Just a normal, timely response like you would expect. It sounds basic, but it made a huge difference. What really stood out to me was how approachable they are. I've asked about lease stuff, tenant situations, random landlord questions, even things I probably should already know. I never felt rushed, brushed off, or made to feel dumb for asking. There were also times I reached out about things that weren't urgent at all or weren't technically their issue yet. They still helped me think it through and gave honest input. That was unexpected and genuinely appreciated. At this point, I don't feel like I'm guessing anymore. I don't feel stuck or unsure every time something small comes up, and that peace of mind alone is worth a lot. Thank you Chambers Property Management!

However the lease was already signed and they insisted this wasn't an issue but that the apartment had been sitting. They have pest control but I've lived here three months and have called pest control three times and the issue still exists. You even see the water bugs dead outside your front door often. Waking up to use the restroom in the middle of the night to see big bugs on your floor or in your cabinets is not comfortable. No matter what I do, these bugs are showing up everyday. You also have to pay for pest control now. If you don't care about bugs you'll be fine. The appliances in the kitchen are old for these being luxury apartments. The gym is old and lacks equipment. Maintenance is very fast and office always answers calls. For the people saying the office people are never here, it's because they are at the sister property across the street but you can always go there or call. The units are also spacious and garages are a good size.

In other words, you will not get your deposit back and you will have to owe them money. You would be better off renting a home.

I understand it costs money to have nice things! But my rent will be $995 for a 1x1 as if 2/1/16. That's rather steep for NW Fresno in a declining area. I used to pay $820 just two years ago and that was fair. Even $900 is fair. But not $995. People are socked when I tell them my rent. I nearly cry each time the price leaves my mouth. I blame the inflation on the property's management company called Royal T Management. They're terrible, but that's a different review. If you're familiar with Fresno, I'm probably headed Dominion Heights at Champlain and Perrin. $990 for a 1x1 in NE Fresno.They're updated, similarly sized, and same amenities. I rather get gouged for the $990 there than here. Lol. 2 star for price and 4 stars for the complex. For a overall score of 3 stars. Anyways, that's my review. Hope it helps!

The apartment is beautiful, granite countertops in the kitchen and bathrooms, ceiling fans (that also dim), and HUUUUGE closets in the bedrooms!! The grounds are always kept clean and the yard company comes every week. The manager Sarah is super sweet and always takes care of anything we need. And the electric BBQ grills by the pool (w/ lunch tables) is really nice during the summer to go BBQ and swim. We love our home here. :) Oh, and they have a beautiful clubhouse where they serve breakfast (yogurt/pastries/coffee/snack) on Saturday mornings!

We came to learn the complex rents out numerous apartments as 'corporate' leases. Think Airbnb for apartments. The apartment we leased was dirty when we arrived. We leased it sight unseen due to living out of town. We took it on faith the apartment would be clean. It wasn't. The kitchen sink had numerous deep chunks across the surface. We asked if they could repair it but was told the sink could not be used for 48 hours if we chose to have it fixed. How come they rented us a dirty apartment in disrepair? We documented the condition. The apartment upstairs was one of the Airbnb type rentals. Fresno police visited that apartment at least two times. Police visited two other apartments in our block of apartments over the six months we lived there. If you choose to live there on 4th of July get out of town for the night. The manager Kelly should have been on the premises that night to temper the fireworks chaos that lasted past 2:00 am. The complex claims to have a security service but we never saw it. The parking lot is gated but the gates are open all day. They are closed at night, thankfully. Maintenance when called was quick and Sam the maintenance supervisor is top notch. He is polite and very good at his job. One other good thing about the Shires 'Luxury' Apartments is the low deposit. You won't see it though. They charge $230 for carpet cleaning and another $200.+ for cleaning. Tenants cannot opt out of that. We left the place cleaner than we found it, by far, but were charged anyway. They also claimed it needed paint which it didn't. We received $140 back from our $700 deposit. The problem with the corporate Airbnb type setup is the noise by transient tenancy. Car doors slamming at 2 am, screaming couples at 4:00 am. It was horrible. Short term rental in an apartment environment is irresponsible corporate policy. Overnight and weekly guests have no investment in the complex so permanent residents can't evade the feeling they are living in a noisy resort. I gave The Shires two stars generously but the outstanding work by the Sammy the maintenance guy deserved some recognition. The 3 bedroom unit we were paying $2,300 per month for is listed for rent for rent up to $2,800. You should expect much more for that price.
