My experience with the Castle Group team at Sunset Lakes, particularly Betty and Johnny, was extremely disappointing. What should have been a beautiful, intimate wedding turned into a nightmare because of their actions. Just one week before the wedding, they canceled the reserved space, creating unnecessary stress. To make matters worse, they promised on two separate occasions to refund my deposit for a space that I was unable to use or access. After making those promises, they simply changed their position and refused to return the deposit. Beyond the financial issue, the lack of honesty, accountability, and professionalism was deeply troubling. When an organization makes commitments to its residents or customers, those commitments should be honored. Unfortunately, that was not my experience with the management team at Sunset Lakes. I hope Castle Group reviews how situations like this are handled so that no one else has to endure the same experience during what should be one of the happiest moments of their lives. read more

I have had an extremely disappointing experience with Castle Group management with ongoing issues for the past 3 years since they took over our building. [[HIGHLIGHT]]Communication is consistently unprofessional and unresolved issues are ignored for extended periods of time.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]It is impossible to reach anyone that can assist with a concern. When you do, your phone calls are rarely returned, and staff members have even hung up on bank representatives who were calling on my behalf with proof of payment documentation[[ENDHIGHLIGHT]]. Despite timely payments being submitted, payments are either not applied properly or intentionally delayed so the account reflects late status, resulting in erroneous late fees of $75-$80 being charged each month. They then proceed with liens to recover illegitimate fees that have compounded with interest causing thousands of dollars that must be paid regardless of their legitimacy to avoid further fees, and never once speaking to the owner to try and resolve the issue or analyze why there was a balance in the first place. They simply send out incorrect numbers in letter form and neglect to discuss it when you call or email. Their solution to avoid late fees is to give them access to your banking account so that they can withdraw whatever they want from your account. Sure, you can fill in how much your payment should be, but they have a small print statement on the registration page that states they can adjust the withdrawal amount with no prior notification. The property itself has also been poorly maintained. Hallways have ongoing mold issues, the pool has been inoperable for nearly five years, and elevators are constantly breaking down, creating major inconvenience and safety concerns for residents such as myself who is disabled. And not because we don't pay for it! We pay 4 different Special Assessments in addition to a very high monthly maintenance ($1700 Monthly Maintanence and Assessments for a mortgage-free 1 bedroom apartment) [[HIGHLIGHT]]Another major issue is the constant turnover of office staff and transient management employees, making it nearly impossible to get accountability or consistent assistance.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]Managers are often rude, dismissive, and refuse to escalate legitimate resident concerns.[[ENDHIGHLIGHT]] Overall, this has been one of the worst property management experiences I have ever dealt with. Residents deserve transparency, professionalism, proper maintenance, and basic customer service -- none of which have been consistently provided here. I would urge anyone considering using Castle Group as their management company to reconsider and read the reviews available online via all forums (Anji, BBB, Yelp, Google). Castle Group and our board has refused to mediate, has spent over $48,000 in HOA money in attorney's fees and a 2nd adjuster. Castle Group does not even deserve this one-star rating. I have had an ongoing issue with Castle Group for the past 2 years. [[HIGHLIGHT]]They are completely unresponsive to resident concerns. Despite multiple attempts to contact them regarding various issues, I've received no acknowledgment or resolution. They never respond to emails or phone calls.[[ENDHIGHLIGHT]] Their lack of action and attention to serving the residents of the building is affecting the reputation of our building in Palm Beach. Many residents are looking to sell their units and go elsewhere-frankly, I can't blame them. [[HIGHLIGHT]]I have been more than patient with both the building manager, Daniel Grun, and the regional manager, Chris Partida.[[ENDHIGHLIGHT]] It is not acceptable to single out a resident and treat them this way, especially given the significant monthly maintenance fees I pay to own a unit in this building--yet I'm unable to fully enjoy my home. If this issue is not addressed promptly, I will have no choice but to escalate the matter to the President of Castle Management. This is not the level of service we deserve as paying residents. Castle needs to correct their accounting records. Recently contracted to manage our building and so far my experience is not good. We are supposed to close on our condo 10/7... we will very likely have to delay because of Castle! Castle's accounting records do not reconcile with the Condo's and the estoppel is grossly misstated. It's been 2 weeks and yet here we are - 3 days away from close and STILL unresolved.[[ENDHIGHLIGHT]] He says it's a problem with the "estoppels department". I have asked CG several time to send me a soupon book or invoice or bill so that I can pay on time and with no late fees. Crickets is all I hear. This is the most incompetent HOA I have ever dealt with. It is impossible to get anybody to respond to you. You can send in tickets but all the support team can do is forward it along to the management company, i.e. into the trash can I guess? I have been waiting for 16 months to get our pool approved. IT IS STILL NOT APPROVED. There UI for autopay is garbage and now they are forcing us to pay hundreds of dollars in late fees even though we had auto pay turned on, payments coming out, and scheduled the payments the only way we could based on their interface! I have been trying to get a hold of someone to resolve this but nobody will respond. Now I find out that they are charging us 18% interest for their incompetence. Anybody that uses this company should be ashamed of themselves. Why put your residents through such mismanagement!! read more

I cannot say enough about Castle Group, their expertise, training, how great their staff is, the value they bring to our community at IslandWalk at The West Villages. As staff were promoted or moved, new staff arrived with apparently the same high level of training, capability, customer service. Over six years Caste staff were consistent, friendly and professional. Thankful. Then IAN arrived, SO THANKFUL!. Our Castle Group HOA staff provided detailed warnings, options for safety and detailed preparation for and to us. After Ian, staff worked long hours to help IW respond to resident needs, inquiries and helped us get back to "normal" so quickly. Castle Group is beyond excellent! read more

Yesterday, one of our neighbors was held at gunpoint after someone broke their door down while they were sleeping. Last month, there was another break in and management did absolutely nothing about it. They even left the door broken and unsecured for two days. Two months ago, several cars were vandalized. Sean at The Grand Bellagio at Baywatch just ignored me and walked away when I approached him to discuss his plan of action to keep our community safe. Castle manages both our CDD in Tradition and our community in DWT. In either case, the property managers are non-responsive. For Tradition, people complain about BlueStream and they do nothing but point the figure at Mattamy, who are another problem then they submit a budget for items like holiday lighting and TIM, which has had lights out when they were first put up (and last year on Village Pkwy) and the TIM has had several crashes. No one rides the thing and is slower than molasses. We know the budget is a farce because NO Budget equals exactly what it brings in. they are charging more but guaranteed they are not getting competitive quotes so are lazy and not doing their job. In DWT, the Activity Directors do nothing for residents; they publish calendars of what is going on in the community, which are all the activities that are resident lead. We are on # 4 or 5 for directors yet none of them (even this latest one who started weeks ago) add value. Now something as simple as going to a club meeting, we need to have sign ups because they want to pretend they are adding value. Why are you involved in that? Why don't you put on at least 4 HOA sponsored events each months. Why are we paying you? also, how many times can we say the racoons are pooping in the pool? Lots of places have pools and the pools are closed every other week for poop. Hire some competent people and stop the nonsense. read more

I sold my home in Grand Palm Venice Florida that is managed by the Castle Group. They drafted my bank account for HOA dues after we sold our home. It has been 4 months since they fraudulently drafted in excess of $900 from our bank. I have had numerous phone calls with them and always promised that they would send me the refund. I have sent numerous emails and still have not received the refund. In addition they did not provide competent service to the neighborhood. The security gates were non operating many times while we lived there. I was shocked by their initial bill for hurricane cleanup up last year that they had to change when challenged by the home owners. They are the worst. They sell you on how great they are, and try to paint a very pretty picture, but their accounting sucks many errors and we can't get financial statements on a regular basis. There is no follow-up, they ignore requests, property looks terrible and they always have an excuse for things not getting done. Terrible property management company. I have experience in condo management. A lot of it. These people are not cutting it at all. They don't answer the phones at our on-site office or at their main offices. When you finally do get through, there's a receptionist gatekeeper that won't transfer you to anybody, in any department. They brought in a different security company that is absolutely awful. They don't call to announce visitors at the gate like they should every single time. They would not hire on our one security guard who did an excellent job every single day. Because she made somewhere in the realm of $1 dollar an hour more than they were willing to pay. There is a traffic backup at the gate every single day. Cars are backed up in the middle of the street that runs past our gate. When called to tend to noise at the pools, they do not respond. One has to threaten to call the police if they don't do their job. When they present their company to property owners, they send their flashy salespeople to promise you the moon and then don't deliver. There is absolutely no service they claim to provide that they have provided with any kind of expertise. We are paying them a HALF A MILLION dollars a year for really bad service. They have not done anything to improve life here at all. Their billing of condo fees and assessments is awful. It took 6 weeks of constant email and phone calls to get the problem fixed. There are other owners with the same issues and those people are getting money extracted from their bank accounts when they shouldn't be extracting anything at all. AWFUL! I would give ZERO stars if possible. They refuse to listen to the compalints of our neighborhood. When people have complaints, Castle Group tells the to stop sharing with others about it. When the neighborhood residents decided to take action and attend meeting a meeting regarding our frustrations about the rigid lanscaping requirments (they like ugly landscaping), they changed the meeting to private Zoom meeting so we cannot attend and voice our complaints. As soon as we can sell, we are out of this neighborhood, will definitely NOT be buying with anything associated with Castle Group or Neal Communities, and will continue to share our experience with others to encourage them to look anywhere else besides homes managed by castle group. read more

My experience with their Crew at Tradewinds Apartments in Orlando have been terrible. They don't see to care about the residents. My mother is 85 years old they pretend us to park in the back of the community because a drive a Lexus 2020. The company Insurance have 1 million coverage, and 3 million umbrella and they are worry of the coverage???. I already turned my driver license they lost it. Have my insurance agent to send me an email confirming I am in the insurance. All the time have confusion with documents. My landlord is also elderly they did not want to resend him emails but told him they already sent it and have the audacity to say on his face the date and time they sent it, but did not help to re-send the email. How log it take you to re-send an email??? Please they need to be called out. You need to be a little more flexible when working with humans... read more

My HOA contracted with Castle last year and we are astonished at how much worst they are than all the management companies we have had the last 15 years. They send deficiency letters to homeowners but never include any contact information. How is the homeowner to contact them when the deficiency is corrected? Another thing they do is write very vague and broad descriptions as to what needs to be corrected. We looked them up online and left messages but they never return homeowner calls. Where do I start? We have been overcharged for insurance by some 95K and no refund in sight as required by HB 919. I was left a nasty gram demanding access to my unit claiming I had damaged or painted over sprinklers, and if I didn't grant access I would be charged with a violation and charged to repair whatever they claimed was damaged. I took the day off to be sure they could enter only to learn they couldn't make it that day. The maintenance man came into my unit to look at the sprinklers only to say, they are all new and they are fine. So why was I being threatened and harassed? [[HIGHLIGHT]]Now, I am being harassed for a faulty screen door. The door actually does need to be replaced, but when I reached out to tell them their $1200/yr increase in HOA fess and $1,000 assessment (part of the 95K overcharge) has directly impacted my ability to repair my door, crickets.[[ENDHIGHLIGHT]] read more

I would agree; if I could give less than zero stars I would. I live in the Tradition Master Planned Community (big mistake) and have had nothing but negative interactions with this group, from the administrators to the General Mgr. to the area and their Executive leadership. I have written all levels about the issues we have and crickets. To pay for services that you don't get and then have them ignore you is a problem. Obviously, it is not only our community but a widespread issue so why do communities continue to use them? Of course, our builder Pulte is just as bad so not sure if kickbacks are the reason why Castle is chosen yet professionalism, competence and honesty are not the tenets of what this company is built upon. read more

Terrible cuatomer service. I only got attitude from the woman working at the office. This property currently has no manager so tenants have to hear the woman complaint when they call. You are not allowed to talk and you have to just undetstand so you cannot get help. I tried calling headquarters that is even worse. Nobody helps with nothing and any person there gives you a lecture on how Property Management works. Horrible experience! However to chase you for payments they are experts. read more
