This has to be one of the worst management companies in the industry. The managers turnover all the time and the Area Directors are more incompetent than the managers and the executive team is the least incompetent in the entire organization. When you call the customer service line they beg you to give a positive review to offset all the negativity they receive over the internet. My payment date landed on a weekend a few times and they decided to charge me late fees on numerous occasions. I have emailed our property manager about an inappropriate day for a Board meeting. We were informed about this meeting at almost 5 o'clock on Friday, for a Tuesday evening meeting. I told her that the meeting was scheduled on a religious holiday. Her reply was that she was sorry. I told her that response was unacceptable. She then told me that it was a very important meeting and couldn't be canceled. I didn't ask for it to be canceled. However, since it is such an important meeting, that is all the more reason to not schedule it on a religious holiday. I reached out to Castle Corporate and was told that a Senior representative would be in touch. The day is reaching an end, the meeting is scheduled for tomorrow, and I have not yet heard from anyone. I am feeling extremely unhappy about the management. read more

Castle Group is a dreadful sole-sucking Property Management Company. It would be most fitting to rate them a flat 0, but as I cannot, a 1 will have to suffice. This company and Paul Percent have done extensive financial & social damage to our neighborhood and turned it into your personal money-making scheme. We are the only community in the vicinity to have a cafe catered by Castle Group rather than a reputable restaurant. Why has it taken, thus far, 3 years to only make additions to our clubhouse, gym and add a cafe? Why has the estimated cost increased threefold? Although we live in a gated community, we do not receive notifications of visitor arrivals nor do they ask for identification. Can this still be considered a safe & gated community reflected in our HOA fees? read more

This a follow up to my last review. My development (the pines of Delray east). Voted 7-1 to rid our community of castle management. The two individuals in the office are just horrible. They appear to be the main reason the lopsided vote took place. They are rude, argumentative, unresponsive, dishonest, and unprofessional. Hopefully I will never have to deal with people such as these two again. After all, I help pay their salaries and they should help me resolve any issue that I have. But they do not. Their main goal appears to be to do as little as possible. I cannot wait for May first as they will be gone forever. This company has recently taken over the management of our HOA, mainly due to the developer still holding the majority decision in vendor selection. These people do absolutely nothing to add value to our community. I wrote a negative review on another site and was contacted almost immediately by a PR person from Castle who promised that she would look into my complaint and get back to me. That was well over a month ago. Follow up emails on my part have gone unanswered. Hopefully the developer will meet his sales percentage so the HOA can vote these people out and replace them with a group that will actually do something. read more

My experience with the Castle Group Resident Services and Condo Management Team was sub par. It took over 3 months to get a refund of the credit on my maintenance account. Everyone acknowledged a credit was due but no one could tell me when it would be sent to me. I asked that my request be escalated and that fell on deaf ears. Three months? Really? I also had a building deposit of $3500 which took 2+ months to be refunded (the normal time frame is 2-3 weeks). Again, no one seemed the least bit interested in initiating and following through on my request. I spent hours on the phone and sent numerous emails to try and get an answer. just was informed that another 8000$ was added as special assessment fee for this year without ever being notified. horrible service, nobody knows what is going on but late fees are charged right away. total of almost 11000$ special assessment fees and increase in monthly fee since they took over. 55 plus community is being threatened by them. read more

They are the management company for the Tradition Community Association, which I have been a member of since 2006.... got a letter today that I have unpaid assessments on two of my properties there, I log in says enrolled in auto pay, then try to look up payment history.. they do not have that... then someone told me they switched banks.... then I go here and find out their rating is two stars.... I have been living with Castle as the management for a couple of years. They are abismal. They don't understand how to properly communicate to homeowners. They take about 4 working days to respond to any type of request or inquiry. They lack professionalism. They hardly have 3 staff members who speak English. They don't problem solve. They are the most expensive within my community (3 exact buildings within the association). And don't know how to implement the rules they set forth. Nor do they have the ability to fix problems. I am trying to get a response from our Castle building manager, assistant manager and admin contact for almost 3 weeks to review outstanding fees and pay my special assessment upfront. Where do I begin? this company is terrible, they have been a nightmare property management company for a small condominium complex in ybor for the last 2 years and they have managed to create chaos since the moment they start. They continue to raise our HOA fees (it's gone up close to 100% since they took over managing the property) nothing gets improved around the property yet they think it's conducive to fine their own homeowners for optional maintenance items that they seem to think to make mandatory. They have done nothing to help increase the property value of our property, yet continue to charge extra ridiculous fees and increased admin costs by hiring a bunch of overpaid office workers. They would shut off the water every Wednesday for the first year they took over and now continue to make up fake fees to charge tenants. Worse management company in south florida. Does not bother to contact owner and send lien document. In my case, these guys took over from previous management company. They do not send any communique to my current resident (which is different from property address). Previous one had my address correct. Now suddenly I see a registered letter sent by a lawyer like a collection agency . They put a lien because they claim that I am missing assessement fee. Well I am not aware of any assessment fee so I am just sending monthly HOA fee. So why not contact me and notify the mistake. read more

Had serious issues with my unit at Casa Costa, Agnieska Kiraga the property manager refused to acknowledge my complaints. When I tried to escalate my complaints to the regional director Kirsten Alvarado, Kristen didn't even reply to me. After that Agnieska Kiraga targetted me and my family for harassment. She worked with the HOA President Yvonne Skovron to impose hundreds of dollars in fines against me in retaliation to my complaints. Fred Keller the chief engineer of Casa Costa, verbally assaulted my wife in the hallway, threatening to levy even more charges against us. Fred Keller is also fairly inept as a maintenance supervisor as well. He would argue with plumbers and electricians with obviously incorrect information. The turnover rate of valets and front desk personnel paint a pretty bad picture of how they treat their staff. Valets are often tasked with doing things that are beyond their scope, they make them work horrible shifts, sometimes only getting 8 hours off between shifts. They've now looped in their lawyer to try and scare me into compliance. They are now refusing to acknowledge me flat out because "it's in with legal now". This company is poorly run, does not manage buildings well, and their customer service is seriously lacking. read more

Do not live in Casa Costa as long as Agnieszka Kiraga is the property manager. This is the most unprofessional and disrespectful management office I have ever encountered. I OWNED a unit in Casa Costa for over 5 years. If you have an issue, don't expect a response. If you do receive a response, it will be rude and not helpful. My kitchen sink would randomly fill up with dark water every few months. Fortunately - someone was home each time before it overflowed and caused thousands of dollars of floor damage. After the first occasion, I was told to call the plumber. I paid $300 out of pocket. The 2nd time (a few weeks later), it was actually worked on (as opposed to simply clearing the water from the sink) and determined to be a clogged stack in the building. Management agreed to refund me from having to pay the plumber, but the refund was never given. After TWO years of this potential hazard, the stacks were unclogged. I have caught Agnieszka in multiple lies, not given her superior's contact info when asked, and if you're not a Board member - you will be fined excessively for things you have not done. CG is not enforcing any guideline for landscaping workers in the whole condominium. CG should manage the contractors. I have bushes climbing over my balcony making it "attractive " for iguanas to come in. There is a roof repair in one of the buildings, big project. ALL contractors according to HOA book, are to start at 8AM. But they start at 7.30am with all the super loud noise that makes our day VERY unpleasant staying at home, the smell and dust gets in the condo unit however we keep our windows closed all day, I complained to CG for 10 days now, and still not answer. I understand the inconvenience of the construction but they should respect the schedule. In conclusion they do not manage the contractors job and the effects in our community . They ignore also, our complaints. read more

The worst. I'm not surprised they have one star ratings. I had four leaks from the walkway upstairs whenever it rained. They sent their so called contractor who proceeded to cut open the top of my wall and walk away. Two weeks went by and he kept saying he had to wait for a dry period to repair the upstairs walkway. Finally the handyman as a temporary measure put elastomeric on the leaks while it was still wet outside and the leaks stopped...for now. I'm still waiting for their cointractor to come back and do a full elastomeric application. Better not hold my breath for that. Castle is all show and little to no action. Their contractor is not licensed just certified. Calling Castle is useless. The automated system comes on and you hold and hold and hold until another announcement says "no one is available call back another time". This is Castle's modus operandi. They take your money for no service. I never go to association meetings but I'm starting now and recommending they fire Castle and have a line item financial audit performed. From what I've been told we won't be the first to fire them. If I could give zero stars I would. read more
