This Property Is a Legal and Ethical Disaster--Avoid at All Costs If I could rate this place zero stars, I would--and even that would feel generous. The property management, especially Jamie, is an ongoing nightmare. She behaves as if she's above the law, disregards her own policies, and treats residents with hostility and suspicion. Her unprofessionalism is only matched by her blatant dishonesty. She made false accusations without evidence, directly confronted residents with bizarre claims (such as accusing me of stealing signs), and routinely exhibited behavior unbecoming of anyone in customer service--let alone a property manager. Bait-and-switch tactics are used here regularly. On move-in day, our upgraded unit was swapped for a subpar apartment that wasn't even ready. We were promised a professionally cleaned and fumigated space--instead, we were greeted with sticky appliances, cabinets covered in grime, an unhooked dryer triggering smoke alarms, and mold. The carpets, which management claimed were brand new, were later blamed for "excessive wear" and we were charged for them upon moving out--after only a year. Let's talk about fees and shady charges: We were double charged for renters insurance, hit with unexplained fees like a "UBI setup fee," and found out the property was under a class-action lawsuit for illegally charging utility fees--specifically for water when no individual meters even existed. When questioned about any of this, Jamie dismissed concerns, avoided accountability, and, in an incredibly inappropriate move, asked where I work and then openly mocked my job in management. To be clear: if Jamie worked under me, she wouldn't have lasted 15 minutes. This is a toxic work environment too--employees are visibly afraid of her. She allows her aggressive, uncontrolled dog to roam the leasing office, creating a threatening atmosphere. Residents are terrified to speak up because they've seen neighbors evicted with no notice, their belongings dumped on the street. Even basic maintenance is a joke. We had to beg for a drywall anchor to secure a dangerously loose sliding door lock--on a ground-floor unit, no less, which posed a real safety risk, especially for children. In short: this place is not just mismanaged, it's hostile, exploitative, and potentially dangerous. Living here was one of the most stressful experiences I've ever had. I am a current resident of Cedar Place Apartments, I moved here in September 2024. I was received here professionally, hospitably; also, I was treated fairly. I had just come from applying for an apartment in King's Contrivance where I received discrimination; although, I had the proper amount of money for the application fee, the Security Deposit also the appropriate Credit Score to obtain the apartment. However, I was unfairly discriminated against; essentially shewed away from receiving the apartment. From that point forward, I have had a more critical eye toward where I was going to move to. So, I came to Cedar Place Apartments as suggested by my realtor who also eye witnessed the discrimination. Actually, when I applied, it was very professional. When I gave them my Move-In Sheet, regarding all the things that I needed to have attended to, it was taken care of. One of the biggest rooms in the world is the room for improvement. Under the current Property Manager Jamie at Cedar Place Apartments, they did make a lot of room. They acquired a cleaning crew to take care of the property and they look very neat and professional. I have lived here for a little over 5 years and moving out this saturday. I moved here initially because it was cheaper. but from day one of move in i knew it was going to be hell. i moved in with rat shit in the cabinet, smelled like smoke and carpet was gross. Over the years maintenance has been horrible (they have changed owners since then and it has slightly improved in the last year). The noise level in the parking lot and even hearing neighbors above was awful. They lost a rent check for 500$$$$$$ i dropped off which made me have to get another one and cost me a fee. esthetically nothing was done when i moved in (see photos and listen to video of my electrical outlet, which i tried to get them to fix but they told me it was because there was multiple things plugged in and there was not). I had to seal my own "holes" under kitchen sink for the mice. pool was barely open in all the years i lived and poorly maintained while paying a CAM fee. The floor is uneven and u can feel "holes" under the carpet. the walls are literally peeling (see photos). Safety is clearly not important. There was a man that found sleeping in the storage/utility closet!!!!!!. You can smell what people are cooking or SMOKING in the floors above or below!!!!. Between management/poor maintenance and just the whole esthetic of the grounds and entry way and everything DO NOT MOVE HERE . just if you want peace and a sound mind DO NOT MOVE HERE!!!!! I have lived at Cedar Place apartments for a little over a year. When the time came to renew my lease there was no question. I have absolutely LOVED my experience living here. One of the main distinguishing factors that makes Cedar Place apartments stand out is their staff. My journey began with Jamie in the leasing office. From the day I came for my first tour, to the day I got my keys, and even whenever I walk past the leasing office, Jamie has been a dream. She made the process absolutely seamless and continues to address any and all questions/issues I may have promptly. For your own sanity, please do not move here! We moved into a two bedroom apartment that had been "upgraded" (i.e., new kitchen finishes and appliances and laminate wood flooring. The floor is so uneven that the quarter round on the baseboard doesn't cover a huge gap where the wall and floor meet. We have shims under all of the furniture just to keep everything level. Also, the apartment was still dirty, with touch-up paint in some places and not in others, as well as paint splatters and adhesive glue on every bit of the new floor. This was an annoyance because the promise of the upgrade was what interested us in the first place. That was just the beginning. Once we inspected the kitchen, we realized that the range and dishwasher weren't even hooked up. The base plate is falling off of the dishwasher, an appliance that doesn't really fit in the hole under the cabinet without forcing the door into a crooked position, which can't be good for longevity since it's brand new. The refrigerator door was swinging in the wrong direction (which we fixed ourselves) and the dirty, sticky range hood is literally falling off of the uppers because it was poorly tacked up with drywall screws. On top of that, the following day we had to throw out all of our food because we realized the refrigerator wasn't cooling appropriately. I placed a thermometer inside and the temperature was never lower than 61 degrees. Additionally, we learned that the ice maker isn't connected to water (not a huge deal comparatively, but definitely adds fuel to the fire). We were told the cabinet doors wouldn't be installed when we moved in. That's fine, but looking at the paint and craftsmanship is awful -- huge paint drips all over the "upgraded" cabinets. Additionally, the caulking done on the new countertop's backsplash is bad. The old caulking was never removed and just painted over, leaving a ledge of caulking about an inch above the new backsplash. I haven't even mentioned the constantly running toilet, rusty light fixture in the shower room, and vertical blinds missing half of the louvers... To make matters worse, there is only one maintenance person who handles anything other than painting and he's been terribly unreliable. There are over 100 units here, so we don't expect any maintenance to be done anytime soon. And to top it all off, this place is infested with mice! Huge holes in the drywall and lack of baseboards behind appliances make for easy access for mice to get in. A pest control person came yesterday and said this place has really gone downhill (they said they were contracted here about 5 years ago, but were let go after a change in management.) I know of at least 3 neighbors in our building who have mice, despite not keeping food or dirty dishes out to attract them. The mice problem is further exacerbated by the garbage problem. People who don't live here, and residents alike, dump their trash bags next to the bins, rather than placing them inside. This attracts raccoons, cats, and other animals who rip the bags open. Also, residents dump their furniture and mattresses too. It's unsightly and a smorgasbord for rodents. I find myself throwing away other people's nasty, smelly garbage just so waste management will pick it up, since they seemingly don't pick up garbage bags that are near the bins, only the bins themselves. The money for these "luxury" apartments is not worth it. Save yourself the aggravation and the non-refundable application fee and find a better place, with better service and a manager who isn't regularly "out walking the property" (as per a sign on the often empty, locked office) even though he's clearly not even here. read more

I closed out my lease and went management office to get final bill. They gave me price. I paid. Few months later saw bill on my credit report. I emailed office. They told me management didn't give me right price. They never called me and sent the bill to collections. I asked them to remove it they said it's system generated and they couldn't. By my move-in day I still hadn't gotten my lease, so on my move-in day I had to sit in their little community building and read through 80 some pages of the lease, instead of inspecting the apartment with the little time I had that morning (work day, you understand). What did I get when I moved in? Mice above my cabinets. A fridge full of mold, with a broken light and broken compartments. And professional wrestlers practicing body slams on a regular basis right above me. I've been waiting on maintenance to address my refrigerator growing mold for nearly two months now since moving in. First time they came in to address problems I hadn't raised. Second time they came around they cleaned the freezer and ignored the rest of the fridge. And I'm still waiting for them to come back around to address it. And when I say the fridge is growing mold, let me be clear, it's growing from within the fridge's frame. It's not something that is easily cleaned off without taking the fridge apart. Nevermind the fact that I should never have been given a fridge in such a disgraceful state. Update: 10 months living here... Nothing has improved. My number one issue is the noise of this place. The ceiling is made of tissue paper, I guess. I'm regularly woken up at 1 am by my upstairs walking around, or their child throwing tantrums, or them yelling at each other, or whatnot. I have complained so many times about the noise and management has done literally nothing. The upstairs' child frequent tantrums shake my units. My furniture, items on my shelves rattle from this. The maintenance is also extremely lazy and unresponsive. It took 3 months for them to finally replace my moldy refrigerator. Well then my dishwasher started growing mold because it's not draining completely, and they haven't gotten around to doing anything about that after a month. My dryer's timer dial doesn't work (it will not stop unless manually turned off) but maintenance told me it's fine (because I doubt they actually tried it). Oh and my patio has been completely taken over by spiders in every corner. read more

Absolutely horrible place to live. When I moved in (January 31), there was damage everywhere, shower faucets were broken, exhaust fans were broken, I was missing blinds in my master bedroom, and the heat did not work. After that, there was flooding which left a giant hole in my bathroom ceiling, pooling of water in my other bathroom, and a crack in the ceiling between my master bedroom and bathroom. This was left for almost a month before repair and the bathroom was utterly unusable with the constant debris falling. About two weeks later, my bathtub started overflowing with black something. A plumber had to be called out and giant wads of black hair were pulled out of the tub (I have red hair). About a week later, my kitchen sink began overflowing with water and other substances. A plumber was again called and I was informed it was my upstairs neighbor's garbage disposal in my sink. Currently, I am dealing with a mouse infestation. I have many autoimmune issues and heart disease and with the constant stress and unsanitary living conditions, this place is not safe for my health or anyone else's. DO NOT MOVE HERE! read more

I'm trying so hard to like this place and it's literally only been my second week. I viewed my apartment and seen that it wasn't fully cleaned and asked the manager on duty for it to be handled before I moved in, everyone told me Monday and Monday has came and gone twice now. My walls need to be sealed, my stove is literally from the last tenant, I found plastic containers in my cabinets and I didn't even put it there, there's a big hole underneath my bathroom sink. I found myself cleaning the cabinets and seeing that it's old cooking grease stains and food stains overall. Every room has cobwebs which means no one actually cleaned they just painted what they thought was a mess, changed the carpet, and hired a blind man to hang each bathroom rail. I wanted to give this place two years but I can't do it, I really thought this could be it for me. The hiccup with the call box system is that you have to have a 410 phone number in order to unlock the building door remotely. My biggest gripe as a pet owner is that the leash laws aren't enforced and I've encountered more off leash dogs here than anywhere else. read more

Wow I was surprised to see positive reviews on this complex as I have lived here for years and know how dreadful these apartments are. So, I looked at the people posting the positive reviews. One has his location listed as Texas, all of his reviews are of locations in Texas, has posted no photos, and his review reads like a sales pitch. The second positive review is by a woman who is also listed as being located in Texas. Her review is accompanied by photos that the company uses to promote the property! There are no photos of her apartment. There are no photos that you cannot see on the Cedar Place website. I THINK IT SPEAKS VOLUMES ABOUT THE CREDIBILITY AND STANDARS OF CEDAR PLACE APARTNENTS THAT THEY HAVE HAD 2 BLATENT FAKE REVIEWS POSTED IN HERE. Now for my review: This complex is not representative of the quality of the zip code in which it is located. That is to say, there is a housing project less than a block away that has better apartments with far better construction, staffing, maintenance, and their lot and walkways get completely cleared in a timely fashion whenever there is a storm. I noticed many problems with my apartment during my initial walk through. I wasn't permitted to see my actual apartment until a couple of weeks prior to my move in. At that time I noticed a magnitude of problems. I had already given my notice at my previous residence and did not have enough time to find something else. The problems ranged from a roach infestation to painted over sinks, tubs, and rusty pipes, to the reality that one of my bedrooms was never even repainted. I was told that nothing in the bathrooms could be replaced because they were doing a major remodel "over the next couple of months". That remodel never happened. The manager at that time, told me they would bomb my apartment several times over the next couple of weeks to get rid of the roaches before I moved in. It didn't completely work and I spent the next month sanitizing my apartment twice a day to get rid of the infestation. He fixed a few other extremely pressing issues on the list, but when I move out, I expect them to attempt to charge me for the rest because the manager who made the promises has been replaced at least 6 times since. UTILITIES BILLING INC. Essentially there are communal utilities here. That means 1 gas and water meter, the cost of which is split among the tenents. Now, you might agree and say 'fair enough'. ATTEMPT TO CONTACT UTILITIES BILLING INC OUTSIDE OF THE RENTAL OFFICE. You will find that it does not exist. The bill that claims to be handled by this outside company is due to the rental office. Sometimes, you don't get your bill, but if you don't pay it, you get a late notice from Cedar Place Apartments with a late fee. You don't mail that check off to Utilities Billing Inc. You take it to the Cedar Place rental office. I have seen this monthly bill range from around $63-$280 during different months. I have seen raises in the fees, new charges added to the bill without any notice. There is no way to monitor or control it. There is no way to know what to expect from a budgeting perspective until that bill shows up a week before it is due, if it shows up at all, whether you are going to have to pay a bill in the $60 range or the $300 range that month. I speak quite a bit about the shoddy construction mainly because it is very important that potential tenents know that when I tried to hang curtains, chunks of my wall fell off. There are cracks and seams throughout the apartment that permit vermin to enter, are hard to keep clean, and just really looks bad when you have guests. There is much chatter in the way of the new gym and pool. That money could have been put to better use by improving the apartments themselves. There are issues with the plumbing system, the HVAC systems, and the overall crumbling construction of the apartments. People will make promises to potential tenents and those promises will never be honored because by the time you start wondering where whatever you were promised is, the person who made the promise is suddenly gone and there is someone "new". Do NOT apply if you want to loose 500$ for application. Day 11 and still no accept or deny from this complex, the application DEPOSIT which is 500$ and non refundable after 72 hours is a joke. Application process can take longer than 72 hours sometimes, but still there is no response from emailing to see if denied or accepted. Lost 500$ because I did not cancel in 72 hours, where in the world is there ever a deposit that high for an application and loose it because you can't get results. I relied on communication and trusted that acceptance will come through so that could go towards a security deposit. But either way if I was or not still lost it because I have to cancel either way, missed other opportunities for a home because I relied on that 500$ deposit for an application to be accepted or denied. The buildings are not well maintained. Although the pool and gym are new, they forgot to add more insulation to the Apartments. It literally sounds like the ceiling is gonna fall down EVERY TIME the upstairs neighbors walk. Day and night!!! We were told to stop complaining and being so sensitive because they aren't breaking any noise ordinances. Yes, I know all upstairs neighbors can be heard at some point and time but, we can literally hear the floors crackling and popping with EVERY FREAKING STEP!!! And of course we live under tenants who seem to be up walking, running, or building a time machine ALL THE DAMN TIME!!!! February can not come fast enough!!! The model apartment they showed me was so nice but when i viewed the apartment i was set to move into there were mice holes in the floors the paint was chipped and peeled off the walls. There where gaping holes in the bathtub and shower and there was a rust and dirt ring in the bathtub. There were dead roaches in the closet and kitchen. The carpet which they were NOT intending to replace had huge black stains all over it and was falling apart. This looks like a CRACK HOUSE, Falling apart piece of trash!!!!!! So we moved in , in May of this year and we are from Florida so from looking at the pictures online everything was beautiful we thought we were going to live in a nice neighbored in the heart of Columbia BOY WERE WE WRONG. When we first saw the apartment we both my husband and I were in shock first off you could hear everything from you neighbors being that the walls are paper thin, then the back splash in the kitchen near the skin is literally peeling off the wall nothing had been cleaned the drawers and cabinets in the kitchen were still sticky from the people before us, the rugs had not been steamed and the carpet was stained in multiple places, the walls have cracks in them and it looks like they are about to cave in and DO NOT get me started in the bath room first off its a rail road bathroom and the floors are uneven the cabinets are also uneven as well and have spills In them like they were never cleaned the shower feels like its about to fall into the apartment beneath us. And to my surprise the outside of the apartment is just as bad as the inside its like section 8 housing people outside blasting loud music at all hours and people are smoking weed and doing drugs on the steps on the apartment to get in.
