I lived at The Vine for a total of four years and moved out in August 2025. During that time, it genuinely felt like home. I initially moved in during a period of personal transition, and The Vine provided stability, comfort, and a strong sense of community. I moved out not because of any dissatisfaction, but simply because it was time for the next chapter and to move into a house. One of the defining strengths of The Vine is the staff. The building is consistently clean and well maintained, thanks in large part to Sammy and his wife in the janitorial department, who are kind, attentive, and always willing to help. Nick and Jaycee in the management office are professional, responsive, and easy to work with. Cynthia deserves special recognition. She truly elevates the experience of living here. Her warm, welcoming presence makes a real difference; she is consistently courteous, friendly, and genuinely makes residents feel at home. In my view, she is the heart of the building, and The Vine would not feel the same without her. The building itself has a polished, almost hotel like feel. Amenities include a pool, a 24 hour gym, dedicated meeting rooms, and a resident activity space with a pool table and bar. There are multiple outdoor kitchens that are great to use when the weather is nice. A trail directly behind the building leads to Maple Lawn, and the location offers very convenient access to Routes 29 and 32, with easy connections to I 95. Community building is clearly a priority here. The Vine regularly hosts resident events such as resident nights, game nights, Halloween and Christmas parties, National Donut Day celebrations, and more. They also bring food trucks on a routine basis, which makes it easy to grab something different on a weeknight without leaving the building. As a small but meaningful detail, the building almost always smells great, which adds to the overall experience. Parking is another highlight. The garage has five levels, and as an electric vehicle owner, I appreciated the availability of eight EV chargers. Over the years, the number of electric vehicles in the building increased significantly, and residents were consistently respectful about communicating and sharing access. That cooperative dynamic reflects the broader sense of community. The apartments offer a range of layouts, from smaller units to three bedroom options. I lived in a three bedroom apartment that was just over 1,400 square feet, which felt like a comfortable and reasonable amount of space for me and my two kids. What stood out most over the four years I lived here was the diversity of residents. The community includes young professionals, retirees, small families, and people and families in the early stages of building their lives, as well as others in different transitions. That mix contributes to a welcoming, inclusive environment. Overall, The Vine is a well run community where people look out for one another and where the staff makes a genuine effort to create a warm, supportive place to live. The concierge Cynthia provided excellent after hours assistance when it comes to reporting complaints and ensuring that any complaint was resolved. The majority of reported disturbances consist of constant running/jumping. I am the only neighbor that would be affected by such noise. The idea that another neighbor would be subjected to this noise or that management can hear such noise from outside the unit is devoid of logic and only further exacerbates the situation. Any reasonable resident would consider this noise to be excessive. I have made every attempt for resolution. Outside of committing significant financial resources, I have gone over and beyond. I use of noise cancellation headphones, purchased ear plugs, rotate my sleep pattern/location, and spend countless hours documenting/reporting disturbances. Bozzuto is irresponsible in their lack of action and should be ashamed at how they treat residents. I have elected to vacate once I find a suitable location. read more

Grateful for My New Home!!! I moved into my new apartment home on June 22nd, 2022. and absolutely love it. The Vine was my #1 choice and I'm so happy that I was lead to this community. Our family of 3 lived at the Vine for a few months while waiting for our house to be built early last year and we couldn't have been happier with our experience. The Vine provided: 1) EXCELLENT CUSTOMER SERVICE: The office staff and central management consistenly went above and beyond -- whether it was answering maintenance requests or e-mail inquiries or coordinating socially distant resident activities; their response was always timely, customer-focused, and sensitive to the unique challenges brought on by the pandemic. 2) A THOUGHTFUL SPACE: The apartment itself and communal spaces were of high quality and well laid out. The open floor plan made the space feel bigger than the square footage suggested. The gas stove was a dream and every detail, so thoughtfully designed. 3) ACCESS: The Vine is located a stones throw away from Maple Lawn, rich with amazing restaurants and well equipped to cater to everyday needs (Hi Harris Teeter and CVS!). There are sidewalks throughout the neighborhood, perfect for bike riding and leisurely strolls. Our 2-year old's favorite quarantine activity was taking a nature walk to visit the local family of geese and beavers at the nearby pond. While the rest of the county was wrestling with how to open swimming pools, the Vine team was well prepared and residents were able to access the pool safely once county restrictions were lifted. We'll miss the wonderful team here at The Vine and the many conveniences (I'm not sure how we'll manage without concierge service for our many Amazon deliveries!)! We signed up because The Vine was financially the best option in the area for a short term lease (their lease breaking fees were the lowest). We didn't think we'd grow to appreciate a place so much in such a short time. Thank you to The Vine team! Now I understand what the "award winning" Bozzuto management team is all about! The Vine is a beautifully designed community. the building and grounds are very well designed and maintained. The apartments are roomy and floor plans are interesting. The community is Maple Lawn adjacent so there is easy access to good dining and convenient shopping (groceries mostly). The Vine is nicely appointed, has a good gym with machines, weights, a multi-level parking garage, and a pool. The staff are amazing. They are very responsive to residents and address issues quickly and the property is well maintained. The management goes out of their way to encourage a sense of community among the residents, with little events and mixers and activities throughout the month. For the staff alone I'd give the community 5 stars. However, there is some truth to other reviews. Depending on the time time of day, the amenity space is filled with children. Which can be fine, as long as they are being minded but too often they are not. I literally just almost got run over by child zooming through the area on a hoverboard. There aren't any true play areas for kids though, of which future renters with kids may want to be mindful. There is little in the way of soundproofing which sadly is common in the DC-VA-MD area but most people are respectful of their neighbors and minor annoyances are short-lived. Overall, it's been a good experience - much better than I had thought, coming from my prior residence which shared walls with no one). Again, that is largely down to the staff. read more

To be fair, I have a friend in this building that has has a good experience...she is over on the third phase side and doesn't seem to be having the same issues as I am on the first phase side. The noise levels here (in my section) are beyond out of control. There are several parents allow their kids to run and scream the entire length of the hallways at all hours of the day or night. If asked to keep the noise level down, they become extremely confrontational. Some people just seem inconsiderate in general - like taking up both grills for a personal party so nobody else can use them, using the courtyard (which I overlook) for loud gatherings until 3am, parking directly in front of entry doors (in areas that aren't even spaces) in the garage so you can barely enter while carrying things. I've also had a terrible problem with trash...the trash room is constantly full with trash, boxes, even furniture all over the room blocking the chutes. Week after week - I haul my trash and recycling down to the trash chutes and the rooms are so full of miscellaneous trash piled up in the floors that I either have to rearrange the trash to reach the chute or haul my trash back inside my apartment. Management's solution to this was to try a trash room on another floor - like I wan't to haul my trash all over the building. They offered to move me to the other side of the building (in my opinion, the "good" side) for a transfer fee (and i'd still have to pay someone to disassemble my stuff and move it, take off work to pack etc) I don't feel it's fair to have to pay to move when they can't control the situation. The kicker the other night was someone buzzed their relative inside when she wasn't home - the relative waited in the hallway at 9:30pm with two kids who were running and screaming - when I looked outside to see who it was, she hit her child upside the head. A while back, I had asked for an extra key fob for a friend to check on me after an upcoming surgery and was told no, that they couldn't just let anyone have access to a secured building. So, I can't have a friend have access to check on me after surgery, but letting people in to hit their unruly kids in the hallway is ok... ummmm, what?!?! I ended up getting an extra one after reviewing my lease since they made a mistake and wrote "2 keys" in there - After 4 days of stress and demanding another key per the lease, I was finally (begrudgingly) given one. Maybe I am just not a good apartment dweller but I refuse to believe all this is normal. The ladies in the mgmt office are very nice and do try (TRY!) to address things as soon as they happen but I think the problem is that the chronic offenders have no respect for them or anyone else in the building as the issues continue and are actually getting worse, not better. It's a shame because the building is gorgeous. The unit floorpans and amenity areas are to-die-for. This place looks like a 5 star hotel/resort. Unfortunately, the experience is not good. read more

We are former residents of the Vine. We left due to constant complaints that we had to file with the previous property manager. On multiple occasions, we had to report the smell of marijuana in our apartment. We made countless noise complaints. We sent the footage to the office of our ceiling shaking and fixtures falling from our ceiling onto our kitchen table as a result of the above unit occupants wrestling. This would happen most nights for months. Most of this occurred between 10 pm -3 am. All of this and MORE was never rectified, so we moved out immediately when our lease ended. I am posting this now to tell you to beware if you file complaints when you are living there because we did not know the property manager at that time would retaliate against us upon moving out. After moving out, we were charged with an erroneous charge and accusation even though we completed our walk-through and were signed out by maintenance. read more

The staff here is great. This review is not a reflection on them... The construction of this building is not the best. I can hear everything my neighbor upstairs is doing, from running their garbage disposal to when they use the bathroom. The pipes in the hall bathroom bang very loudly, and randomly, throughout the day and at times they rattle so hard it seems like they will come through the wall. As soon as our lease is up, and we find a new place, we will be moving out. read more

The security for this rental property is lacking! My car is the third victim to theft. My tires were stolen! There are no cameras beyond the front entrance and there is no gated entry to the garage. The criminals are aware of the lack of security and have stolen tires from 3 cars! Do not move here! Your safety is at huge risk! One star for the great ladies in the office and one star for the building amenities and quality build, but it stops there. They do nothing to protect you or warn you! read more

I attended The Vine's grand opening on July 26th to see & experience what is considered luxury apartment living. Beautiful set on a hill at the end of a town center, the grounds were well kept & there was ample covered parking. Upon entering the secured entrance, I was graciously welcomed & given a flute of champagne. The hallway that lead to the main gathering area was clean, wide & actually very pretty in design and paint scheme. The grand room was filled with guest enjoying the local restaurant's catering as well as the nicely decorated space. I had to ask who was the interior decorator as the style & textures were breathtaking. I was further welcomed & greeted by many of the management staff as well as many of the current tenants. What lovely conversations I had which mostly supporting all that The Vine has to offer & why so many tenants love their current home & living experience. The outdoor courtyard takes on the likes of vacation paradise getaways as there are 3 sided views of a well landscaped pool w/ a good amount of seating around the pool and about the courtyard . I really liked the social areas but was then blown away after touring the 1 & 2 bedroom modeled apartments. Spacious with nice views, full sized washer & dryer within a nicely sized utility room, good aesthetics in the bathrooms, taller than standard ceiling heights, beautiful cabinetry and counter tops. There are some units with very cool wall angles too. I also liked the well equipped Gym/Workout area. Beautiful event and beautiful building. I see why so many of the existing tenants are so happy with their choice of living at The Vine. read more

Too much damn noise. Trash area is a mess. Maintenance is not as prompt as they used to be. The "bozzuto" smell that used to fill the lobby area is gone and starting to smell funny. Elevators on the 3rd wing always has urine in it. Sad because the property is beautiful. read more
