We have an impeccable history with paying our rent on time. There were even where we paid for multiple months. The town home we live in, is well very taken care of. There has been absolutely no updates made to the town home, outside of new windows that were put in for the entire complex. Nevertheless, we're still here and being modeled tenants. Within the last couple of months, a severe smoke smell has been lingering within our townhome unit. Our unit is an end unit, so quite naturally we asked the neighbor if they were smokers. The neighbors said they weren't and so we left it alone, with the hopes that things will get better. Unfortunately, it got no better. It's even more unfortunate when you're not a smoker. The smell consists of smoke as well as marijuana. By this time quite naturally we have had enough. We spoke with the property manager Nicole on 8/15/23. We shared our frustrations and concerns with Nicole. Nicole mentioned how she sent out a message of courtesy around smoking and she was hoping this would fix the issue however it did not. She did mention how neighbors are allowed to smoke in their home. We did not know this, and we take full responsibility for that. At the same time, It's one thing if a person smokes occasionally in their home; but it's another thing when the smell of the smoke impacts another tenants day-to-day living and them being able to focus and enjoy their home. Nicole mentioned that she didn't want to lose us as tenants and that she was open to suggestions that would help to remedy the issue. She even suggested moving into a different townhome if that would maybe solve the issue. She also mentioned that she'll send out another message around smoking. It was decided that we'll put some thought to it and then get back to her. Believe it or not, the smoke smell was strong and heavy again. We said forget it, let's go ahead and reach out to Nicole and see what the process would be to move into a different home and take our chances. We spoke with Nicole on 8/17/23, and when it was all said and done, she advised us that to move it to a different townhome, we would have to pay $600 and our rent would go all the way up to market rent. We're already paying almost $1100; yet the remedy to possibly resolve the smoking issue, is for us to be out of more money, and pay market rent of over $1200. We're left speechless.

I greatly appreciate the care and follow up that Nicole and Juan showed. I have been a resident since February 2020 and I could not have found a better place to call home. The summer of 2024 my central air…read morewent out and the would not fix it and then in fall of 2024 I noticed that my heat did not work and I asked them to fix it. I asked many times if they could fix it and ever week there was some reason why they could not fix it and in December when I moved they charged me for breaking my lease. And did I mention the roaches they would come once a month a spray under my counter and they was it I had to hire my own exterminator to try and get rid of them but the whole building had them so I could never get rid of them. Maple Leaf apts. is keeping our security deposits erroneously. They kept over $1,300 of my daughter…read moreand $813.00 of mines. The apartments are mold and roach infested. You have strangers sleeping in the laundry room or loitering in the hallway all hours of the night. In the wintertime I had absolutely no heat. I was told that I was responsible for putting plastic over the windows that was misfitted and letting cold air in the apartment. The maintenance workers are lazy and sloppy, wasting paint all over the apartment and taking forever to do simple jobs. The apartment manager has mood swings, she is also very, very unprofessional she doesn't know how to talk to you without getting confrontational. They will literally stop answering the phones or emails. My daughter and I both have section8 and we were being threatened by the apartment manager every other month that we were going to lose our section8. She uses her employees as her personal bodyguard she also sends the young male maintenance workers into the apartments with keys after just knocking one or two times. They came in my apartment and sprayed roach spray while I was asleep, I have asthma, woke up and could not breathe. They do not shovel the snow in the wintertime except for their own walkways and parking spaces. It is only one elevator per tall building, and it doesn't work half the time. The people that fix the elevators don't come out on the weekends. All of the employees live onsite, they get all of the new appliances first before the other tenants. University Park is a slum suburb, especially in Maple Leaf apartments.

Unless you want tank your investment, stay away, because Q3 will do just that! In 8 months, I lost $17,000 in unpaid rent and property damage. Despite repeated instruction to evict non-paying and filthy tenants, Nikki continually failed to do so. I finally got a wage garnishment and will only get $63/month until his portion of rent/property damage is recovered. In the 8 months they managed my properties, only 2 late notices went out to this particular tenant. They will play boss and do a pretty decent job at it, until the tenant gets in their face and then they back off as is exactly what happened here with this particular tenant. When the water heater went out, Nikki advised me not to replace it because tenant was not paying (this was a week or so before we parted ways). This alone could have cost me. I made arrangements for replacements because I am required by law to provide hot and cold water, and vendor was not able to reach Nikki or Laura after repeated attempts. I stepped in to make arrangements for repairs, and either Nikki or Laura failed to accommodate. When I asked for a drive by and inspection, Laura failed to do it stating, "I don't feel comfortable going there." Get a maintenance guy or something to accompany you. I am an out of state owner, and had to fly in to meet contractors for repairs and maintenance because Nikki and her team refused to do so, but still charged their fees. My properties are in Michigan City, and Q3 didn't have attorneys in that area so I had to find one. Charged me $300 for an eviction she had no part in. One tenant was like section 8 (guaranteed payments) that I had to evict due to "health and safety" violations. Nikki failed to take part in the eviction citing "Fair Housing". This unit had a severe rodent and bedbug infestation that spread to the unit below. Charges management fees even when no rent is collected. When I asked why, Nikki stated "because we are still performing Management duties." When I asked what Management duties she was performing, she was silent. Created leases even while same tenants were already under a lease. Her leases had multiple spelling and grammatical errors. Seriously, a 5-year old could've written a better Lease. The lease didn't even say ANYTHING about a security deposit. When I started pressing her to collect rent, make repairs, and do evictions, said I was "micromanaging her". If they did their job from the beginning and worked to protect my investments, "micromanaging" would've been unnecessary. Failed to do quarterly inspections as outlined in the contract.

The owner has always gone above and beyond for my investments and I have never questioned statements or my monthly check because they come every month as promised. I chose Q3 Realty because I worked with another management company before them and they did nothing but cause me headaches, plus I was always questioning where my monthly check was. I have been in business for over 30 years and know that some people are hard to please no matter what you do so reading a negative review like this makes me question the person who wrote it.
