HSR Property Services, LLC is the management company for my HOA (Chesapeake Village). Their handling of a confirmed structural defect at my unit has been a textbook case of delay, deflection, and non-communication. In June 2025 I reported a sagging load-bearing header over my patio opening that bound the sliding door nearly shut. I provided photos plus laser/level evidence. HSR opened Work Order #XN787021 and scheduled Weathershield to inspect on 8/27/2025. We had multiple misdiagnoses - stating foundation settling despite clear evidence otherwise. After that, months passed with vague updates, repeated "Board review" stalls, and no written plan. On 12/18/2025 HSR finally confirmed in writing: "the header over your first floor unit needs to be replaced" and "the Board has approved the repair." Despite this, HSR still will not provide a repair date, written scope, or the inspection documentation supporting the decision. As of 1/11/2026 - over 9 months after first notice and weeks after "approval" - I have no schedule, no documents, and no accountable point of contact. During this period the exterior was opened for inspection without clear communication or a defined restoration plan. It remains open. This is not cosmetic. It is a structural repair HSR has failed to manage with basic professionalism, exposing owners to unnecessary risk and cost. read more

I am an home owner of Larkins pointe subdivision in Joliet. We work with HSR for our HOA and this is by far the worst property service you could ask for. HOA started at $190 when we moved in and now is $380. they don't shovel the streets, sidewalks or driveway. we have pot holes up the ass. they charge us more and more every year for them to just hold onto the money. sure water is included in our HOA but at this point id rather pay my own water bill. I can't wait to leave this subdivision and went I do I'm flooding HSR with reviews. I do need to sell my house so I'll stay hush until then. ripping residents off as much as they can. I bet HSR will wait 3 days before sending someone to shovel this subdivision. read more

HSR is completely unprofessional, they hire incompetent contractors, have zero email/phone/letter communication skills. On top of that they are quick to unnecessarily threaten legal action. They are terrible at keeping the parking lot cleared when there is snow. During the summer, the lawn was being mowed at 7pm! Despite the fact getting anything done through them is a major headache, they have raised the monthly assessment at least 10% every year. The monthly assessment for 2024 is now $20 less than my mortgage. So I'm paying for my condo, as well as paying for a phantom condo for HSR. I'm definitely not paying for them to manage the property. HSR is a scumbag organization, run by bottom-feeding mouth-breathing morons. The greatest contribution they will ever make to the property management industry is the day after they close their doors. But it won't happen any time soon... they lack the self respect to actually be embarrassed as they properly should be. I truly believe the building and property I live in is WORSE off because of the piss poor work ethic and complete lack of professionalism of HSR. read more

I have mainly dealt with Katlyn at HSR. She is helpful to most of my inquiries. We had issues with our garage door for the last five days. It was open 24/7. Definitely a security issue- residents called many times and it went pretty much on deaf ears. Not sure if this was HSR or the Board's negligence. read more

I received horrible service. I had an overpayment of my HOA dues and requested a refund. The check was out in my deceased mother's name. I called up to get it put in my name and they told me I have to another week as they only cut checks once a week. Excuse me, you made the mistake so you should have to own up to plus you owe me money! You should own up to the error and make things right. Not pass blame to the person who pays you money every month and tell them they must follow protocol! read more

This HOA has been absolutely terrible. They do not make living in the condominium with a little one easy. They keep adding unnecessary rules and regulations. Now our guest parking has been made into permit parking only. Most of us only have 1 permit because to buy another one its $200. I cannot park in the garage with the car seat because I cannot get my little one out. I cannot take him out before because he can't wait by himself until I park the car. Our town doesn't allow overnight parking for more than 3 days. How and where should we as owners park and now where do our guest park? read more

If I could give HSR Property Services 0 stars, I would. Do not! I REPEAT! DO NOT hire this property management company to manage your properties. Where do I begin with the number of problems that you will experience if you hire HSR to manage your properties?! I can put together a list of problems I experienced with HSR. 1. HSR managed the property I lived at for over 11 years and never did 1 walkthrough of the property. I got on the Board of Directors for the Association in December 2022. During that time, I started working with the property contractors and discovered that our retention pond/fountain was filled with mud. After doing a walkthrough with the contractor, he admitted that he hadn't spoken to HSR in over 9 years since they were originally hired. If HSR would've done a proper walkthrough of the property, they would have clearly seen the mud in the retention pond/fountain. This contractor was getting paid for at least 9 years to just come and turn on the fountain at the same time every year and never did any maintenance on the retention pond. HSR was just paying the contractor all those years and never did a walkthrough of the property. 2. HSR charges are excessive for closing documents. They have a Closing Fee Schedule that is not provided to the properties they manage and is not written within their contract. They attempted to charge me $825 for some documents (paid assessment letter, 22.1 disclosure, meeting minutes, budgets and association governing documents), which is more than the monthly fee to manage the property I lived at. It is a total rip off because all documents are sent electronically and doesn't require that much work. In the end, after disputing the $825 charge with them, they still charged me $700 for some electronic documents. Even while trying to dispute the charges, Debbie Bobis stated she had already finished the work and wouldn't answer any more of my questions. I should get a full days worth of answered questions for $700. The nerve! This was also a rip off because the Closing Fee Schedule was never disclosed to me as a homeowner. I had most of the documents they charged me for. 3. Their Property Managers are not knowledgeable in any of the Illinois Condominium Property Act (IDFPR) regulations and laws, therefore were not able to manage the property correctly or provide any advice to the Board of Directors of the Association. The lack of knowledge and professionalism from their Property Managers has caused many of problems in my old community including the following: a. Homeowners paying the wrong assessment amounts due to improper percentage of ownership calculations b. Yearly budget being calculated incorrectly c. No maintenance being done on common elements such as balconies due to HSR telling homeowners for years they were responsible for the maintenance only to find out that was not true 11 years later d. Unable to answer homeowners emails appropriately due to lack of knowledge or failed to respond in a timely manner e. Lack of communication when there is scheduled maintenance. One time they scheduled work to be done on the roof and none of the homeowners in my old building were notified. We were awakened by people walking on the roof at 7 AM. f. Will talk down on concerned homeowners to the Board of Directors of the Association. In one email, Debbie Bobis even called me "futile". When did it become appropriate to talk down on a concerned homeowner that is a paying customer? g. Attempted to improperly impose a special assessment on the homeowners without following the correct procedures according to the IDFPR h. Attempted to increase the associations yearly budget by 115% These are just a few of the problems I faced with HSR over the years. I can highlight so many more reasons why I would give them 0 stars. Save yourself a headache and find another property management company because HSR is not a good one! If you hire HSR, you might as well take your money and throw it down the drain. They will suck your association and homeowners dry of money without quality work. read more

This is an absolute joke of a property management service. It takes them months to fix anything on the exterior of the property, even when they break it themselves. Specifically, my yard had a huge hole in it through the entire winter because they did some sewer work (without my consent or knowledge) but didn't fill in their digging. This is done in Fall of 2018, and could (and should) have been completed long before Winter took hold. All of this was done with no notice or consent, so I woke up to a backhoe in my yard. Any municipality does this with construction projects, but they appear to have trouble picking up phones or responding to emails. Everyone else's review which states that they never pick up their phones is valid; and even when you DO manage to get a hold of them, they're useless. I would make note of the lack of professionalism this company shows, but their repeated responses to legitimate concerns and reviews does a much better job than I ever would. Case in point: I sent them EVERY piece of documentation to put in a new garage door and windows on MY townhome, only to get denied because they want pictures of what it will look like (how am I supposed to get final pictures of a project that isn't done yet?). We'll be moving out soon enough. I can only hope for my neighbors that the HOA chooses a better management company in the future, because these guys are clowns. They say that all I needed to do was, "send me an email stating your name, association, unit address, and requesting Board approval for proposed model/design of new windows and garage door, and attach to THAT email a picture of the proposed window and the proposed garage door showing what they will look like form the outside." Ignoring the misspellings, I would have had to go forward in time and take pictures of what they look like for me to get their approval. We've put in several maintenance tickets asking to trim the bushes and brush by the side of the house, as well as paint the exterior, which is chipping, to which we've gotten silence, despite the governing docs stating exterior maintenance is their responsibility. read more

Our association just selected a new management firm after years of poor service with HSR. Representatives almost never answer calls and rarely returned calls. Tricia was completely unresponsive. Last summer the lawn service they hired put down weed killer right before it rained. HSR did not make them return and redeploy. We then had a banner crabgrass season. In the newsletter we received, HSR made light of the rain having "washed away the weed killer." read more

Our association has worked with HSR Property Services for over 5 years. We are in our second contract period, and look forward to working with the company for years to come. As the president of the association board and a former finance executive, my view and that of the board of directors, is that HSR performs their duties in a timely, professional, and efficient manner. All organizations have issues to resolve in general, but being a reasonable client and working together to serve the association membership needs to be a two-way street. read more

I had to pay an excessive $600 fee to move out on my condo. Despite this ransom, my account was still debited HOA fees despite no longer living there. I now have to wait for a check be mailed, they cannot credit my account electronically even though they debited it electronically. read more

I have worked with HSR for approximately 10 years in the capacity as a board member or board President. I have found them to be professional, attentive and supportive. I value their opinion and guidance. They handle the business issues of the association, such as addressing homeowner repair problems, billing, payments, etc., with expediency and professionalism. Our Condo Association in Homewood, IL has been managed by HSR Property Services going on 3 years. They are responsive, professional, and a great deal of help when we call on them. We were self-managed for well over 20 years and discovered through HSR knowledge of some state condo laws we weren't aware of; they provide guidance when needed; and we no longer have to look for reputable vendors as they do this for us. Our Association has used HSR for several years now. We find them to be the best choice we have ever made. They have a surplus of vendors that are always good and prompt on job orders. They have an online portal now that makes it even easier to see what's going on with work orders and finances. Our Board has remained the same since contracting with them, and all Board members couldn't be happier with the service we receive from HSR. The staff is available, they are courteous, and I would recommend HSR to any Association looking for management. We intend to keep them in our service for a long time. read more
