Update- we got a structural engineer to come out and he gave the house a clean bill of health. He even said he wondered if he was in the right house. Centex tried to rip us off and lost us a contract on our house. Now we are dealing with the house being on the market "too long" because it was under contract and then fell thru. Centex leveled the slab of a house in 2007. We bought the house after this and the "lifetime" guarantee was passed to us. Later we discovered severe erosion on one corner. Apparently the area had not been properly backfilled - or backfilled at all. An inspector from the company, after looking at this, did not acknowledge any fault in the work but told us that it was up to us to prevent such erosion, and in the event that any piers were undermined, the warranty would be voided. So we would strongly recommend that the customer carefully inspect any work done by this company - hire an expert if you do not feel competent to do the inspection yourself. read more

Absolutely HORRIBLE company, and here's why... My mother had Centex come out to our home, which was settling due to foundation issues. They dug 3 holes, each about 3 feet wide and 4 feet deep in the house. They put in there cement blocks which were more like toothpicks, seeing as how they didn't last 2 months. Supposably they have a lifetime warranty, or so they say. My mom called them to come out and redo their crappy excuse for a job and they refused. They said they had more appointments and could not do it. When my mother asked for a refund so she could pay for damages that THEY caused, they said no and afterwards would not pick up her phone calls or even write back to her emails. If it were possible to give them less than 1 star, I wouldn't hesitate to do it. This company is by far the worst at what they do. You'd be better off going to TacoBell and asking the drive thru employee if he could fix the foundation on your house, I guarantee that person would do better than Centex. On the other hand, if you want some dirty mexicans to drink in your house while you're not home and then leave there trash everywhere, then this is definitely the company for you. read more

We had our foundation repaired by Centex in Jan of 2010. We were and still are very pleased with the work, the level of commitment, response times to questions and overall professional approach to every aspect of the job. We were so pleased with the work that we referred Centex to a friend/neighbor for foundation repair. Once again, Centex proved that they do great work and take care of the customer. We don't refer just any company to family and friends, but Centex is one that we do. read more

I contacted Centex at the recommendation of my realtor (who had only good experiences with them), because a foundation issue had become apparent through an inspection. Jim McGuire arrived at my home on time and completed his steps to provide a repair quote. When I asked how long before he could get me the cost he mumbled around and wouldn't give me an answer, complained he was using a paper form that day - rather than an iPad, which was typical so it would take longer. I emailed and then called MANY times (I'd guess 5) trying to get this report from them. It was a lot of work on my end - I never had calls returned from Jim or the receptionist at Centex and no one would tell me when I could get it. Ultimately, it took my realtor calling to harass them as well before they mustered up a report 8 days after Jim was at my house. The report was shoddy at best. It contained 5 different prices/options and very little, if any description beyond a line item and price. Both my realtor and I contacted them again to get an explanation for those 5 options and a recommendation for my situation. We were told that only Jim could explain his quote so we would have to wait for him. It has been a week since that request was made and it has yet to be addressed. This is THE WORST SERVICE I HAVE EVER RECEIVED, bar none! I gave up on them and scheduled an appointment with Douglas Foundation in Austin - they got me in quickly, provided a quote before leaving my home (with a paper form, even), have had exceptional communication and customer service. They will be getting my business and you can be sure I will let my experience with Centex be known to those I come in contact with! read more

Do not use Centex. I had just bought my home. I should have known I was in trouble when the estimator said immediately that I was sitting on a pot of gold. He then decided to try and get as much of that gold as possible. He told me I needed to completely redo my foundation and be leveled. He also said once they started they could find more problems. His estimate was $10,000. He also said I cold do no roof repairs because the house couldn't handle it. I was in shock and he said I looked like most of his clients that thought they only needed a little work. I contacted my home inspector. He said the foundation only needed a little work at some point. I then contacted another foundation repair company and they said exactly what the inspector said. The Centex estimator tried to scare me into spending thousands of dollars that I didn't need to spend. I can't warn you enough about this company. read more

I was very impressed with this company. They were easy to get in touch with and promptly set up an appointment with me to come inspect our foundation. We had some water damage to the walls and were advised to do so. They did not charge us for showing up and told us the foundation just had some aesthetic issues, nothing that would requiring fixing. I was shocked to call Centex and learn that they charge 200.00 for an estimate for outside of Austin. We're not even as far as Bastrop and are 30 miles from the airport so I was very disgusted at a 200.00 charge. I would have most certainly said yes had it been even as high as 75 but 200 seems excessive and I just can't feel comfortable using a company that would charge such a high trip charge no matter if it's rolled into the cost of the work or not. read more

The promptness of their response in combination with level of service would have me give 5 stars. We were tight in the option period of a home and needed someone within 2 days to inspect the foundation. Kenny was able to squeeze in a visit between other projects for us. He reported back with only good things, telling us our foundation was outstanding for an older home. So then our termite/WDI inspector comes later that day and finds a 2x6 wood floor joist in the foundation completely chewed through by subterranean termites. Have to say, I was disappointed Kenny didn't mention that, which is why there is a dock in one star for not catching it. In his defense, our termite guy was little and could crawl under what turned out to be a maze of pipes to see and photograph the massive damage. I forwarded the WDI report to him and asked if he saw it. Kenny calls me a couple hours later and had returned to the house already and crawled back there to confirm for himself! I was taken aback, since they already had my money. When he called me to talk about the damage after that, he wasn't even looking for business, but told me that honestly a carpenter would be able to replace it easier and cheaper from top down through the subfloor rather than him excavating to repair. My foundation was "leveled" and "repaired" by Centex in 2001, before I bought the house. I had an engineer come out a few weeks ago to see how the foundation was holding up, and it wasn't. Based on his measurements, the foundation is back to where it was pre-repair; in other words, the work Centex did has failed completely. The engineer said that the method Centex uses is not a permanent solution and this type of failure is common. read more

From start to finish, this was a good experience. I received a call back the same day I made my inquiry on line. Yes they could work out here. The next day I was contacted to make an appointment with the Estimator. He explained to me two routes to take to help my rickety pier and beam house. Of course the more expensive route would be better for the long run and warranty. But, he did not bat an eye when I said I could not afford that. So he worked up an option I could afford. I agreed to the work and Hunberto and crew showed up. I saw an artist at work. Strange description? Maybe. But Humberto took into account the age of my house and her condition. He treated both my house and me with respect. He guided his team to lift and support my house in incremental steps that did not strain the wood unduly and cause damage. I am so pleased with the work. The house is as level as she can get and the doors and windows open and close with ease. And the bounce is greatly reduced. Good job Centex. I would recommend this company to anyone, including family! read more

in 2005 my wife and I put a bid on a 65 year old 1,00 sq ft. house in central Austin. We knew when we first saw it that it was going to need some work on the original pier and beam foundation when we first saw it; There were tell-tale signs of shifting in the cracks in the interior walls, and the floors were noticeable sloped in a couple of corners. Our initial bid was accepted, so concurrent with hiring the general inspector, we paid for Centex (recommended by our RE agent) to come out and look at the foundation to give us a quote for any repair work that was needed. Now bear in mind, we had not bought this house yet. We could walk away at any time and lose nothing. We WANTED Centex's quote to be very high so we could go back to the seller and negotiate the price down. I told the Centex salesman as much. We didn't want to be dishonest, but don't spare the price. He spent an hour or so under the house, made notes as well as a chart of the entire space and said the entire foundation needs to be replaced. They quoted $12,500 to replace all the piers. again, I made sure this was EVERYHTING that needed to be done. I wanted a completely level house that would last for another 70 years. Yes, he said. So we negotiated with the seller, who agreed to cover the price of the foundation (we covered some other costs). Centex came and did the work and everything at the time seemed fine, although they ripped a hole in the house skirting to have easier access to underneath the house and didn't come back out to repatch it for months. So, a few months later the problems start. Our bathroom starts sinking. We call them out and they tell us they can't fix it as they didn't place any piers underneath the bathroom. We argue about who's responsibility that is (and I'm admitting that I don't know the first thing about foundations, so maybe it's not their fault???) but when I tell him I'm going to talk it over with our real estate agent, he says he'll cut me a great deal to get two piers installed. Ok, sounds fine, and I don't want to fight about it. About once a year after that I have to call them because parts of my house are sinking, the front door won't shut properly, there's a hump in my living room, windows won't open, etc. Always the same thing: The guy that comes out tells me my house is fine. I argue that it doesn't seem that way to me. He finally reluctantly sends the crew out (who are, for the most part, great guys and EVERY time they come out they recognize the problem as being serious and take care of it). However, during one adjustment they put shims in on one side of a pier and not directly under the exterior wall that was resting on the other side of the same pier, which caused a huge hump in my floor. I called them back out, they recognized the problem and replaced the shims into their proper position, but wouldn't fix it. I now have a hump in my living room floor that can only be fixed by replacing the beam that was bent ("not our problem! That's wood memory!"). The last time I had them come out (I was nearing the end of my 5 year warranty and had long since vowed not to deal with them post-warranty) they came out and the workers were having trouble raising a certain corner of the house. It was very sketchy, so I got under the house with them, armed with a flashlight and their plot of the foundation, and realized a pier had never been poured that was supposed to have originally been installed! A corner of my house had no support underneath it for almost 5 years... I'd like to re-iterate that when we got the initial plans and estimate for the work, we wanted them to shoot the moon (again, keeping it honest. We were in no way looking to gouge the sellers). If the foundation needed $30,000 worth of repairs, then we were simply going to go back to the sellers and tell them that's what it needed, and haggle from there, or simply walk away. We asked for (and the seller paid for) a top notch foundation, and I don't think we got it. The warranty repair team makes you feel very uncomfortable when there's a problem, and I had to stand my ground with them a number of times to get them to do what was, in my opinion, the right thing to do. I think there's a reason Centex only offers 5 year warranties on their pier and beam foundations. I strongly suspect that if they'd not replaced the entire foundation, I would have repeatedly been told the problems I was having were not their fault. I'm certainly no expert, but as another reviewer posted, I think the piers were not poured deep enough to really be stable. Hopefully you can find another outfit that does better work. If not, arm yourself with knowledge and ask every question you can think of before agreeing to the work!!! read more

I will start by saying that Enrique was great to work with. He was efficient, friendly and knowledgeable. If you do go with this company, be sure you have Enrique on your side. The issue with this company lies within their customer service. Once the job was complete, there was an issue with one of the piers that they had done work on. It took 7 WEEKS of multiple phone calls and personal visits to get someone back out to inspect the work. We were beyond our frustration point with them for un-returned phone calls, rude personnel, no-show workmen and flat out disregard for the work that they did. When someone did FINALLY come back out, they were embarrassed by the work that was completed and fixed it the next day without a problem. For a company who claims to take pride in their work, they obviously don't seem to care once the check is cashed. Be sure to double and triple check their work before paying any amount...and keep your fingers crossed that you won't need to contact them again once the work is completed...because you will not be received kindly. A lesson in customer service would be beneficial for office staff and managers. The customer isn't always right, but at least give them the time of day, treat them with respect and take pride in the work that you do. read more

Run Run Run as fast as you can. These guys leveled my foundation and they did a lousy job. They sent a crew out that speaks no English. I called them to complain my house was shifting again and they sent some guy with a ruler that did not speak English. I would not use these guys. They may be cheap but you get what you paid for. Please use someone else and save yourself the aggravation. I complained to the BBB but since you paid to be a part of this organization they did not keep the complaint on file--they dropped it. I came home and could not believe what was happening to our home. Day two was me, and I was ready to split. Cleaning, washing etc. and some how I knew nothing would be right. Day three, had doubt's that this would not go into the next week and I was not able to go there. All along, Francisco assured me that everything would be done and taken care of. Even though I doubted him, I felt that I could trust him. He instructed and guided his crew to make sure that they took care of our house. Sorry guys! I have had Centex come out and REDO my leveling of the house at least 6 times. I was upset becasue everytime they come out they say we need to add another thing which adds to $$$$$. I told them that I wanted the full evaluation the first time they came out. They told us that we would have a Lifetime warranty which is good BUT when they have to keep coming out and saying it is going to cost $$$$$$$$$$$$$$$. This is ridiculous. I will NEVER have them again and when people in my neighbor ask, I tell them NOT to get CENTEX. You would think after 3 times they would not have to come out. It seems like we are calling them every year and a half. UGH!!!!!! Why do we get LIfetime warranty and we paid around $14, 000. read more

I had a long run of tile in my home crack. There was also a small crack above it in my sheet rock. I was worried that my foundation might be showing signs of a major problem lurking. I called CenTex after speaking to a friend that inspects homes. I see why he recommended them. I had Isaac come out from Centex and was very pleased with how well he knew his job. He set my mind at ease and explained that what I was seeing was not a sign of a major problem. He explained that our massive drought and maybe a hurried build created this problem. He was good at educating me and was very thorough. I know if I was opening up a foundation business I would try to steal Isaac away. I highly recommend Centex. read more

I was so completely happy with the service I received from Centex. They did an incredibly good job. My house was 11 inches out of level. They leveled it within 3/8 if an inch of level without breaking the foundation and without the plumbing breaking. The windows were not damaged and the cracks in the walls were minor. I called them a week after the job as it looked like one of the interior piers might not be holding. ( a hairline crack around the circumference) they came immediately and re-did that one. Eveyone I met or dealt with was very kind and nice people. The whole experience was far better than I had expected or hoped for. I highly recomment them. read more

The engineer and plumbing supervisor provided me with detailed information about the work to be done, how long it would take, and what I (and my tenant) could expect before, during, and after the work. The work was done timely and efficiently. The foundation work is under warranty for life, and transfers to future owners. I am very happy with both Centex and On the Level. read more

I'm not the type to complain, but I can't imagine anyone else going through the stress that we've gone through, so if signing up for a Yelp account helps to avoid that for another, it's worth the time. If I could give a zero star review, I would. We decided to put our house on the market in search of the next perfect home for our family. Our agent took a preliminary tour of our home before listing it, to help us get a head start on any fixes or updates needed. During the search, she came across a crack in our wall that she considered concerning for a potential home buyer. It was her opinion that the potential buyer would be worried about possible foundation issues, so she suggested that we have a couple foundation companies come out to evaluate the house before listing. We called both Level Best and Centex Foundation Repair. Level Best came out first, and after a 45 minute evaluation, declared our foundation to be of sound and working condition. Nick from Centex came out two days later, and after 15 minutes, declared the foundation to be borderline problematic, and recommended monitoring every 30 days for change. We were concerned with the discrepancy, but continued on with the Listing with the intention of monitoring as suggested. 30 days later, we called both companies to return for the monitoring as suggested. Level Best seemed completely flabbergasted at the request, and said they do not "monitor" in that short amount of time. They said no foundation moves so extensively in 30 days to require frequent monitoring. She said that at most, it would be six months before monitoring would be beneficial. They declined to return for a re-evaluation. When I called Centex, I spoke with the front desk. I mentioned that they requested monitoring, and she did not seem surprised by this. She said she would look to see who my original "sales rep" was so she could get a schedule. I said I did not care if it was the original evaluator, but just needed first available. This is the part that sent up every red flag: her exact words were: "Well, we need to have the same person come back, because if there is work to be done, they would get the commission. We don't want a second person to come out, because they would get the commission that would likely be due to the person who originally came out." I said "Hold on, are you telling me that your technicians that come out to evaluate foundations are given a bonus if the house requires work?" She said "yes, that is how the company business model works." I was extremely skeptical, but felt I was held hostage. As a homeowner, we are forced to disclose every bit of information that passes our way about our home. This includes information that we consider unabashedly incorrect. We went ahead and had the same person (Nick) come out. To no surprise, he decided that the foundation was not only no longer borderline, but completely and totally "out of tolerance", and in need of extensive repair. To the tune of 40 piers, on all four sides, estimated at $10-12k. I asked how on earth our house could have shifted so much in just 30 days. He said the machine tells what it tells, and they don't argue with it. After he left, I hopped online, and did some extensive research regarding foundation issues and repairs. I came across so many websites suggesting hiring a structural engineer versus listening to a foundation company that obviously wants the job. Not to mention a sales rep who personally gets a bonus if recommending repair. Since we had such a discrepancy between two foundation companies, we decided to talk with a friend of the family that was a structural engineer. He said because there was a conflict of interest in being a personal friend, he would not be able to write an official report. But he came, and gave us a two-hour evaluation of our home. He decided at the end that not only was our foundation not in need of repair, but to do anything to it would likely result in extensive damage to the home, including cracked windows, cracked drywall, cracked tile, damage to landscape and decking, etc. He suggested that in order to alleviate any potential buyers concerns, we should hire a third-party structural engineer that could write a report. Normally, we would not pay to have somebody tell us what we already know, but as homes selling laws go, we were forced to disclose all information, including both foundation company's reports. We did not want Centex's "report" to scare away potential buyers, so we were forced to pay $600 for an unbiased Structural Engineer to come to our home for yet another evaluation of the foundation. Concluding his two hour evaluation, we were told yet again that our foundation was completely undamaged, secure and functioning as intended. Thankfully, the buyers understood that three out of four reports were to be believed over one very biased report. It is my intention to warn all homeowners to be very wary of this company. read more

Centex did a great job leveling my house. Everyone was friendly, knowledgeable, and professional; not to mention patient, while I had a few other companies give estimates. Though I was afraid I'd end up feeling like I paid them a lot of money to destroy my landscaping and cause more cracks in my walls, as another company rep had forewarned, it was quite the opposite. The three-man crew took only one day to dig all the 20 holes, the next day to pour footings, a day of drying, and one more day to do the actual leveling. By the end of that fourth day, you couldn't even tell they'd been there. The crew was very considerate about moving the mulch and any plants in the way, and then putting them all back as they were. It actually looks even better to me because they took the time to berm the dirt against the house. Leveling did cause a few fissures around a couple doorways, inside, but this was expected, as my house was quite off-level. And I'd already decided it was better to have a few more cracks to repair, now, once and for all, than to continue to wait and have even more severe cracks and worries. Thanks Centex! Oh, and I loved that the company rep drove an electric hybrid. :-) read more
