The patches on my property are terribly done and my foundation is still moving. They will not honor my warranty because we now have a slow leak but the slow leak was obviously caused by a moving foundation. I now have to hire another company to redo everything. We bought this home in 2016. It was built in 2005. In 2016 we noticed a thin crack in the plaster in a corner of the master bedroom. In April 2023 we had the master bath remodeled. In December 2023 we noticed some cracks in the caulking and the grout of the bathroom. And that crack in the master bedroom was much longer. I researched reviews and made an appointment with Douglas Foundation preparing myself for an expensive result. The technician arrived on time and was very knowledgeable. Long story short.... We don't have a foundation issue and he didn't even charge a service fee! It's obvious their reputation is based on authentic concern for each customer and their individual situation. read more

There are contingencies on their lifetime warranty in their contract that they do not discuss in their in person meetings. They will hold the warranty over your head until you yield to whatever they want. This is now costing me several thousand dollars more. They have put fourth zero effort to help resolve this. I purchased a house whose foundation had been repaired by Douglas Foundation Repair and was assured it had a lifetime warranty. I few years later, my foundation had shifted 4 inches. When I called Douglas about warranty repair, they said sorry, the lifetime warranty is not for the lifetime of the house, or the lifetime of the repair, it's void once the house is sold unless the buyer files additional paperwork and fees which I was never informed about. I don't recommend buying a house that has been worked on my this company. read more

I will support many of the other reviews in hopes that you'll take your business elsewhere. I spent over $25k less than 2 years ago on a full rehab of my pier and beam support system. When receiving bids the team communicated and was friendly and seemed to know what needed to happen. The work was completed as promised, with a few minor snags along the way. They promised a 5 year full warranty of the work which was the tipping point in working with them. I received it in writing upon completion, but unfortunately it wasn't worth the paper it was printed on. After the rains of last year my house shifted significantly. Cracked walls, doors that won't lock, bowing my new wood floors and cracking my slab porch. I had to call more than 10 times to get an appointment scheduled for someone to come out and take a look. The tech cancelled the day of the first appointment, then was 2 hours late for the next. During his visit he indicated that the house had shifted 2 inches - and that it was the result of my landscaping? What? I communicated that was not a reasonable explanation and we discussed - he said he could chip the supports to level the house back off. I asked to set up an appointment to do so. More than a week later after calling several times to follow up I received no call return, but a bid for $5k to do the work we discussed. I responded with the warranty and it's now been more than 9 months of trying to contact someone, anyone to discuss...and no response. Save yourself the $$$ and heartache and find a company with more knowledge and integrity. This company preys on homeowners trust. Wow! Please stop looking for a foundation company - you will not find better than Douglas, who just helped me with a big residential pier and beam job. Not only did they do their job well, but they actually re-did work that was done poorly by other sub-contractors during the process to make sure everything was perfectly level and built to their high standards. Don't contract with a foundation repair company until you have an INDEPENDENT structural engineer assess your foundation, review the contract, and explain what the warranty really says. One of my neighbors had a very expensive foundation repair job fail, and the warranty was worthless. It does not matter if the repair folks are personable. The extra $300 to $500 you pay for your own engineer can save you many thousands of dollars. read more

I had an appointment today at 3 PM they didn't call and didn't show up VERY UNPROFESSIONAL!!! I called the office and they started asking for all of my info again, I said they didn't need ALL my info again and I asked to be called...they never called. I had to re-arrange my schedule to meet them and was stood up!!! Update -Chris called back and stated that our appointment was for the following week, I checked my email and did notice that the appointment was for a different week, but it was confusing because of 2 different email threads and 2 different guys named Chris and a phone call that was concerning a date this week. I called Douglas Foundation because an addition on my house was shifting up with all the rain. They came out and said if it was shifting down they could install piers but in this case it's more of a drainage problem. He recommended a drainage company. We were also impressed because the tech was able to eyeball the change in level (which he backed up after with using the actual measuring device!). Super helpful and super nice! read more

I've virtually worked with every foundation repair company in Central Texas over the past 4 years while managing housing inventory for Austin and San Antonio markets. All offer transferrable warranties but the devil is in the details in how these companies will actually respond when you need to file a request to inspect prior repairs or need to transfer warranties from one homeowner to the next. This last piece is instrumental in being able to sell a home in today's buyers market with buyers trepidatious to buy a home with potential issues. Douglas makes sure to give you that false sense of security in honoring a transferrable warranty to sell you on their services, but when time comes to actually back their work they skirt some ethics questions by hiding behind a short 30 day transfer window. My company had to recently lay off 25% of our workforce, like most in the industry and tech sectors, and we had a shorthanded staff who submitted a transfer request 76 days after we purchased a home with prior repairs and warranty from Douglas. We admitted we were outside the 30 day window (which is insanely tight if you know anything about real estate transactions, industry leaders offer 90 days) but asked to still transfer the warranty, assuming that Douglas is honestly looking to be a reputable company with a seamless warranty transfer. Not surprisingly they hid behind their 30 day transfer policy window, but it gets better. Douglas said they could reinstate the warranty for a $2,350-6,900 bribe. So when you're looking for peace of mind and relying on companies to do the right thing, just know that Douglas will have your back, as long as they profit from your desperation. read more

I can understand why this company is popular. The owner is knowledgeable, and he has a fatherly demeanor that I'm sure appeals to a lot of people when they're stressed out about their foundations. My wife and I had done a lot of research, though, and we didn't appreciate being patted on the head and told that if we were just older and more experienced, we wouldn't think twice about dropping $11,000 on a full-perimeter repair when we noticed cracks in a single corner of the house. Also, we got quotes from three other foundation companies, and two of them told us we didn't need foundation work at all. (I actually emailed this review to myself and accidentally waited a few years to post it -- the house is still doing just fine without any foundation work.) I don't have any experience with the work done by this company, and I have no reason to believe it's anything but the highest quality. All I know is when I showed Douglas a crack in my sheet rock, his reaction was "Oh, wow!", as if he was surprised that corner of the house was still standing. When I showed the other three foundation guys, they all reacted with some version of "Okay, what else you got?" I think this is less a situation of overt dishonesty and more along the lines of the "when all you have is a hammer, every problem looks like a nail" phenomenon. Douglas actually said to us at one point that really all houses should have their foundations stabilized. Maybe he was just joking, but it didn't sound like it. Update on 6/12/14 It's a long story, but Douglas has actually really come through for me and helped me out. The owner and I talked on the phone and he hoped me understand the warranty process, and I can see now that the company wasn't truly at fault. One of their employees came out to do readings for me, drew a topography map, and based on what he saw, recommended I get a plumber to come in and check the pipes under the house for a leak. Sure enough, he was right. I'm now getting an estimate from them to do the work for me, and I've been incredibly impressed with their professionalism and willingness to make sure I'm satisfied. I'll keep updating! Original Review was a single star: This is my first review ever on Yelp. Two years ago, I bought a home in the University Hills neighborhood that was flipped by the previous owner. As part of the "flip," they owner had significant (23+ piers in the slab foundation) foundation repair done. I have a copy of the life-time warranty. I'm now trying to sell my house, and the foundation is no longer level. This is about 3 years after the work was done. When i called Douglas Foundation, they informed me that they would not honor the warranty because the prior owner had not transferred the warranty to me within 30 days of selling the home. I called around to other foundation companies in the area; none of them do this. The former home owner, his attorney, and my real estate agent have all been in talks with Douglas Foundation Repair for two weeks and nothing has changed. I'll update this review if Doulgas Foundation comes through, but as of right now I would not recommend them for two reasons. First, their work was done about 3 years ago and already needs repair. Unfortunately I am not able to give this company ZERO STARS, so I will give them ONE. I live in a home that was recently leveled by Douglas Foundation Repair, and they did very little to manage the expectations of the work they were performing while my family was still in the house. Though "they say" it is safe to be in the house while they are performing preparatory work, try telling that to your wife who's getting ready for work before 8am when what sounds like a truck driving into the side of your home occurs, knocking pictures and figurines off of shelves at the same time... I was there when this happened & it was truly startling. A conversation later that same day with their foreman Rick Gilchrist provided little consolation after the fact, and I tried following up (via emails & phone calls to Steve Gravitt) with the simple request for additional information from their insurance company that this is indeed within Standard Operating Procedures. One month later, no response is provided and DFR continues to railroad me about "why do I have questions regarding their procedures & why do I want to know who their insurance company is after they have completed the work? Why am I so upset?" Well, I asked these questions a month ago, on multiple occasions, and DFR and it's representatives continue to avoid the question. Why I ask? Such a request shouldn't be asking too much should it? I don't think so, do you? After a month of requests and no written response to the question or insurance company's name given, I feel the obligation to write this unfavorable review. I have been told by Douglas Plauche their owner & CEO, "I believe that your post has nothing to do with the actual repair of the foundaiton at your address or any work that my staff performed. I had Douglass Foundation come look at our house along with a few other local Foundation companies. When I first called to schedule the appointment, they asked me to send the inspection report and that they might be able to produce an estimate without actually seeing the foundation. How this is possible on an old Pier and Beam house I have no idea. We did end up scheduling the estimate for about a week later and the sales rep told me the foundation was in fantastic shape. He mentioned that we could add two shaker beams with base and block piers if we wanted to bring the foundation up to current code. We ended up hiring another company who gained our trust when they told us that a large portion of the perimeter beam that supports the house was rotted through. Included in their estimate were several photos where a pencil was jammed most of the way through the perimeter beam at several different load-bearing points on the foundation. In addition to replacing the perimeter beams, they installed the two shaker beams with eight monster steel piers. As we were settling up with the other company the owner handed me a chunk of the old perimeter beam which literally crumbled in my hand! In hindsight, I am so glad we got the foundation work done and I'm shocked that Douglas Foundation didn't catch something that seems so critical and obvious even to my untrained eye. I had a stabilization project done with this company, and I didn't get that "valued customer" experience. DFR has reactive communicators, but for a project with a five-figure price tag, some proactive customer service would've been nice. I said at the beginning that updates would be good, but the first two days the crew just disappeared when they were done. The company's point of contact (their ops director), was a ghost; never saw him; telephone conversations with him reflected attitude and little patience for this customer. The final day of the project, I had to leave an hour before they completed, but nobody offered a walk-through or any on-site follow-up. The only follow-up communication that day was from the office for another scheduled payment. A week later, the company sends out a third-party plumber for a hydrostatic test. The test failed, showing the need for pipe repairs. A couple days later, I get an e-mail from DFR, stating I have thirty days to fix those plumbing issues in order to get the warranty for the foundation work; the foundation work that I already paid for. I get the concept of the message, but the delivery could've been handled better. After that final payment for the foundation work was made, it felt like there was a shift in the way I was dealt with as a customer. Foundation work is a significant investment. Better communication from the service provider could've resulted in a better, less stressful experience for me. read more

Not only that, but when I told Thomas we were about to have a tunnel dug under our house, all of our plumbing replaced, and the tunnel refilled, he offered to keep our report on file for a year so he could come back out once or twice and make sure the house hadn't settled after all that construction. My assistant returned the original missed call to confirm within the 1/2 hour. THen she called again and again with no answer or return message from the Douglas receptionist for days. Let me preface this review by saying, the initial work they did was great. The guys were professional and made me feel somewhat better after my house looked like a bomb went off. The guys they have work hard to meet the timelines set, for that I was appreciative. The biggest downfall was 'post lift'. They leave a couple holes open just in case there is a plumbing crack, which I was fine with. After the plumbing test, I suspected they would come back and fill the holes, but they had actually forgot until I reminded them. Not a huge deal. I was here for all the other portions and they did good, wasn't able to be here while they filled the holes or I would have been able to catch the problem. They filled the holes with dirt from other holes and also concrete that had been broken up to do the repair. Now I have rocks in holes in different spots of the yard that weren't there before (big rocks, not little pebbles). If that wasn't the last memory I had, the review would probably be higher, but since I've been stuck cleaning up the mess, for the $11k+ I spent, I would have thought it could have been tightened up a bit. read more

Douglas came and repaired our foundation, honoring the lifetime warranty, and their crew was top notch! I am amazed that they worked so meticulously for a job that we were not paying them any money for. The crew was friendly and very respectful of our home. The interior work they did was well prepared, and they wrapped everything in plastic - even the ceiling fan - so that when they were done, we had no dust left behind. The house, deck, and yard were left in pristine shape (other than the expected drywall cracks and som cracked floor tile). They replaced the deck planks they had to cut with plywood until we can replace them, and even hosed off the deck and brushed dirt off the siding near the holes. I'm glad we bought a house with a foundation warranty with Douglas. If I had to pay for a whole foundation repair myself, it would definitely be with these guys. Would highly recommend using this company if you uncertain about your foundation. They responded to my inspection request quickly, came out exactly when they said they would to evaluate my home, and refused payment for their time when no issue was found. I had lots of small things going on with my house: minor wall cracks, few sticking doors, hairline crack in the garage floor, and some small cracks in the mortar of the bricks. Coy inspected the home, checked the level, and advised there was no need for a foundation repair. Oh foundation woes! In my first six months of home ownership of an 80 year old pier and beam, I could write a book. I won't, but here's the summary - Company #1 Uses our inspection report to give us a bid to re-pour 4 perimeter piers and level the house. Great, but as they're doing the work, they suggest another $10K of work to re-pour the rest of the piers, which are not wide enough or deep enough. Couldn't you see that when you came out to do the first estimate while we were still in our option period (RE: negotiation) of buying the house? The sales guy said it wasn't his place to contradict the inspector. *head explodes* I still haven't received my engineering report or warranty six months later. Company #2 A charming man with an accent suggests that we redo the whole foundation with shiny steel braces and new bigger shaker beams. The bid looks promising, the company has stellar reviews, and the owner is so helpful (RE: attractive) - the catch: an $18K price tag! I'm about to bite the bullet and dream away 10 years of vacations when my fiance calls Douglas Foundation Repair... Company #3 (DFR) Gives us good news and bad news. The bad news is that we don't get to work with Douglas Foundation Repair (har, har). The good news is that, yeah, our piers aren't very deep or wide and the old cedar piers are worn down, but there are a lot of piers down there - sort of quantity over quality of the footprint. Nothing structurally looks like a red flag and it's dry under the house, so let's wait and see. If things shift or walls crack, we can address any failing piers then. (This has since been echoed by other trusted sources). Ok, that was a book. I lied. The point is, Douglas Foundation Repair gave us a voice of reason, a lifesaver before we got swept away in a sea of fear-mongering foundation repair salesmen, good, bad, and ugly. We had a huge problem with our home. Half of it was starting to sink. We had Douglas foundation come out and give us an estimate. We were quoted a price we liked compared to everyone else we tried. The works got to my house early and started working on the foundation. They brought all of the equipment need and I didn't have to lift a finger. They worked quickly and carefully. I was amazed that they were able to fix my house since it was in very bad shape. Once they were finished I was charged the price that they had originally quoted me and I was extremely satisfied. We had relatively extensive foundation issues and got quotes from both CenTex and Douglas (both came highly recommended). I read lots of reviews and was impressed by both companies' offerings and the estimators they sent out. We decided to go with Douglas, because of their Smart Pier system that gives you 2x piers at each installation/repair location and their lifetime transferable warranty (there's no charge if they ever have to come out to adjust something vs. CenTex still wanting a small fee per pier to be adjusted). Bottom line: Douglas offered more piers/coverage, greater structural support and a longer/better warranty... all for basically the same price as CenTex. We piered the entire perimeter of our home. Everyone we dealt with, throughout the process, was friendly and knowledgeable (especially appreciated when you're dealing with something as nerve-wracking as the foundation of your home). Douglas' crew were prompt, professional and approachable -- they were respectful of our home and property, entertained all questions and special requests and did a great job of patching everything when they were done (that's coming from a pretty picky person). Without cutting any corners, they finished our job more than a day ahead of schedule. The office staff made sure the post-repair plumbing inspection, engineer's report and final permitting inspection were painless and kept us updated at all times. There are probably cheaper solutions (and I know for a fact there are more expensive ones), but I believe in doing things once and doing them right. Douglas' approach definitely mirrored that. I hope I never have to call a foundation company again but, if I do, I'd call Douglas, without hesitation. read more

We just had our foundation completely redone by Douglas and it was a great experience. We shopped around for a while and got very shady or inexperienced vibes from every other company. Douglas was the opposite. The estimator let us know right away that he doesn't work on commission, he has no incentive to upsell, and the scale of work should be entirely our decision. The actual work had to be scheduled a month out, but once they got started, it was very fast. 4 days for the whole process of new piers for the whole house. The foreman was very good at communicating our options at all points of the process and when he would need house access. They were also very careful to avoid any damage from jacking the house. Your foundation is core for everything you do on your house. This is an important decision you shouldn't take lightly. Such is the attitude I took for my newly purchased 1920s cedar pier and beam house that was severely sunk in several places. I called around to no less than four of the top rated foundation dudes in town, and Douglas was not only a great price, but he was by far the most personable and knowledgeable of the group. Like ma always says, if you are gonna have someone under your house for a week, then it might as well be someone you can tolerate. My foundation is now rock solid with 40 12" concrete piers. The crew was great. They explained and displayed to me the various big issues and how they were going to tackle them. Douglas was around the job frequently, always ready with a joke, and was always avail for questions via email, text, or phone. TIP: If you have pier/beam, be sure you bug your chosen contractor for a good pre-estimate of beam and joist replacement. That is charged by the foot, and you can avoid a big surprise at the end by getting a good estimate of such at the start of the process. read more
