A lifetime warranty from Level Best came with my house that I bought 11 years ago. I obviously need foundation repair so I called them to come out and look at it. They came out not once, but twice and just said there was nothing wrong with the foundation but that I had a leak that needed to be fixed under the house. I have gotten several quotes and measurements from other foundation companies and they've all given me exact numbers that I told the level best person about. He simply refused to admit that they were all correct and said there was nothing to be fixed. They do not honor their warranties because they don't want to do the extra work. I don't even want to fight it because if this is how they do business, I doubt they have quality work. I'm just going to have to pay for another company that actually does their job. read more

Avoid this company at all costs. Darrel from the very first phone conversation to confirm my appointment was extremely rude. He inspected a foundation and claimed the slope was over 7.5", but I had 2 other companies measure the slope at 4.5". Additionally, Darrel left his tools at the house that we were inspecting (vacant house that I was looking at buying) and the next day accused me of stealing them, verbally accosted my realtor (a 90lb woman) and then accosted me trying to physically assault me. He also demanded my realtor give him my home address so he could "come find" me. I filed a police report on him and so he filed a report for theft on me. My lawyer is now getting involved. This company is extremely unprofessional and if I had more room there is a lot more that could be said. Updated from earlier: Continued harassment from Darrel at this company. The owner has been made aware but he doesn't care, and apparently this behavior is acceptable at Level Best. No Darrel, I don't want to be your facebook friend at 1:45 in the morning. These folks did foundation repairs on my home prior to moving in and for the past 3 years my house continues to drastically shift causing extensive damage inside and out! I have paid to add more peers and it still shifts. Doors will not open, walls with major crack. Window frames that are inches off from one side to the other and the list goes on. I have spent thousands of dollars fixing issues that they said I have with moisture. Gutters, underground drains, mason work, etc. Still significant shifting. After measuring my house and finding significant variation with leveling I still have issues. I continually contact them for dates that they can get to my house for warrantee work and typically do not receive call backs. It takes multiple calls and text messages to get a reply. My experience from the beginning when Daryl came to give me an estimate to the end of project was very positive. their crew shows up on time, very pleasant guys who cleaned up their mess each day before leaving. Even though it rained on second day of the 3-day project, it was finished on time as promised. The most impressive thing to me was how well they patched my cobblestone patio which had to be broken in 3 places. I'm very happy with the results and I would highly recommend Level Best. In 2011, I purchased my East Austin home, and the bank required as a condition of sale that the foundation be leveled before closing. The seller and I agreed to split the cost of the foundation repair. Level Best was hired to pour 28 sonotube piers, replace all of the beams, and level the foundation. The foundation was under a 5 year warranty, and as we have shifting soil in East Austin, we had it re-leveled under warranty in 2015. In 2018, we put said home on the market for sale, and it went under contract. The buyer had an inspection and they found that two sonotube piers had been poured around the gas line under the home. This represents a significant safety hazard - if the piers had ever settled, the gas line would have been broken, and the home would have exploded. Neither in 2011 before they poured the foundation, nor 2015 when they re-leveled the foundation, did anyone from Level Best ever tell me that the gas line located within the piers or that we were at risk. Shortly after the buyers inspection, I brought Level Best technician Johnny Harvey out to speak to my plumber. I asked Harvey to have Level Best to pay for the plumbing work to have the gas line re-routed. He told me that I would have had to pay for it the first time around, so why should they have to pay for it now? The plumber told him that it would have been half the cost to do the gas line before they poured the piers. Additionally, I pointed out that had I known about the issue in 2011, I would have fixed it immediately. I also want to note that the plumbing bill is a fraction of the cost Level Best would have faced in a lawsuit had my home exploded due to their negligence. Eventually, Harvey verbally indicated to me that Level Best would pay for the plumbing work to re-route the gas line. I initially paid the plumber upon completion of the work and sent Level Best a bill to have them remit payment to me, but to date, I have not received a payment or confirmation of a commitment to reimburse for the work. Don't put your home or your health or your safety at risk. Go with another foundation company. read more

In my opinion, these guys are incompetent swindlers selling their services as "structural and civil engineers." One guy from this company told my MIL that the crack in her tile (which was from not enough mortar being laid when the tile went down 20 years ago) was from a "three-inch foundation drop" in that room of the house. In actuality, there's about a one-quarter inch difference in the tile heights. Duh. His flair for the dramatic was incredible: the guy told her that if you put a baby on the floor, it would roll all the way to the other side of the house! If there were a three-inch drop, none of the doors in that room would open and close without sticking, but the sliding glass door works perfectly and nothing has ever rolled off any of the tables there (because they are level, see?). Well, what can I say that hasn't been said...terrible communication with Darrell. Wasn't able to answer simple questions pertaining to an "Inspection" he performed. All he sent my agent was a photo of a work-order form with a 1 sentence scribble that read "OK w/in tolerance of 1"..." I was expecting some form of elevation readings of the interior of the property but that was not the case. At least a one page letter stating his findings and summary. When I called and asked a couple simple questions I got "aren't you an engineer?" Uhh yes, that's why I'm asking you the questions which he apparently didn't answer by stating "I've been doing this for 30yrs, this is how I make my living"...okie dokie. Seems you've lost your touch and probably need to rethink your approach. I didn't get any info out of him. For all I know he walked into the property walked around for a couple of minutes, scribbled a few notes and sent the 1 sentence statement with a $125 charge. Please refrain from using this company in a competitive housing market. To be clear, I didn't schedule this company and I wouldn't have with a ratings they have. Oh and yes I am a civil engineer with structural background so the questions I was asking Darrell are legitimate he just didn't have the answer or the knowledge. I've done inspections like this but I can't do them due to conflict of interest and I've also designed and repaired them. Johnny Harvey is a scam artist. My house is for sale. The buyers had him out to check the foundation. First mistake. Never have someone who does foundation repair check it. There are companies that only advice on foundation without repairing. He said my house has a 6 inch drop from front to back and is very back. Johnny stated that the house needs a beam and all of the floors will need to be torn up and that it's really. 6 inches is huge. A house with a 6 inch drop would have cracked walls, doors and windows that don't open,cracked foundation, etc. When asked why none of these things were present Johnny stated they're coming. I had the Foundation Guru (a company that does not do repair work but informs, educates, and advices on foundation) come out the same day. There is a 6 inch drop...it's the 3 inch step down into the garage and the 2 inch pitch. IT'S SUPPOSED TO BE THERE!!!! The house has no foundation issues and no foundation work is needed at this time per Foundation Guru. Foundation Guru confirmed that a 6 inch drop is huge and there would definitely be visible signs in the house. The buyer backed out due to Johnny's bullshit. After purchasing a new house, my wife and I had several foundation specialists come look at the foundation based on queries in the inspection report. Level Best sent a sales rep who told us the foundation was is in good shape, and we don't need to do anything. He did suggest, if we wanted to bring the foundation up to 'current code', that we could add two shaker beams with concrete piers, but that was not necessary and everything else looked great! We ended up hiring another company who gained our trust when they told us that a large portion of the perimeter beam that supports the house was rotted through, and had pictures from the crawl space to prove it! Included in their estimate were several photos where a pencil was jammed most of the way through the perimeter beam at several different load-bearing points on the foundation to show how bad it was. In addition to replacing the perimeter beams, they installed the two shaker beams with eight monster Steel Piers. They also did a level adjustment, which Level Best told us they couldn't get closer to level if they tried. As we were settling up with the other company the owner handed me a chunk of the old perimeter beam which literally crumbled in my hand! In hindsight, I am so glad we got the foundation work done and I'm shocked that Level Best didn't catch something that seems so critical and obvious even to my untrained eye. These folks did a repair on my house in 2010, a year before I moved in. Four years later the walls and joints are riddled with cracks, and every time it rains we've got a new door jam that swells up so the door won't stay shut. Every time you see all 5-star reviews, you wonder if they are real. I'd like to add a good measure of reality (smile). LBF was professional in their dealing, their work and the care they took to keep my yard from being overly impacted by the foundation work. The leveling seems to have worked. However, it has taken forever to get the city inspectors report. Not so much the City of Austin's fault, as the staff at LBF. SO I'D STRONGLY SUGGEST TO INSIST ON GETTING THE CITY INSPECTION IS DONE BEFORE MAKING A PAYMENT. I know this creates huge cash flow issues, but it would inspire even a modicum of diligence on the part of the staff. Second, also check if all your sprinklers are working as expected before approving the work done. A couple of my sprinkler heads weren't relevelled and were drowning in their water. Here's the rest of the story though: They are terrible communicators who just don't show up when they say they will or do what they say they will do. Here are the details: - They pushed back the start date of my work 3 times, eventually starting 5 weeks after we agreed. - They lost the keys I gave them to access the property. - They took ~ 6 weeks and repeated phone calls to get them to finish the skirting part of the project. - They left the jobs site a complete mess and it took 5 weeks and repeated phone calls and photos to get them to come back and clean up. - They left my deck disassembled and it took an ADDITIONAL 4 weeks and repeated phone calls to get them to come back and re-assemble it properly. Official project start date: 6/15 (after multiple delays). Official end 10/19... Do not work with these guys if you value communication or the slightest adherence to deadlines. read more

We are still In the midst of working with them, it's been an extremely frustrating experience to say the least. I feel like the work (so far) is done well but there have been so many miscommunications and misfires. -The estimate included 4 piers that turned out to not be necessary, we were then billed for those piers. -They "finished" the area quoted and left after telling me I had to get a new estimate, despite me continually pointing out rotting beams. I was told by the estimator before we accepted their bid that any rot would be replaced at that time. -Made appt with Brett to come out again and instead of coming to my house he called and asked me to text photos, then a week later he finally comes to look at the rotting beams. -Another week passes and still no estimate but they call to let me know i'm on the schedule in 2 more weeks (well past my siding and window install dates and DURING my roof install). -They started 2 days after the day they said they'd start, and never let me know! My main gripe with this company is the lack of responsiveness and communication. I should have realized when the initial estimate arrived more than a week late, it would be downhill from there and to go with another company. I timed my entire exterior renovation allowing for delays and now my siding is going up while I still have rotten beams. I will surely fail inspection for the siding. And they claim I'll be credited that $800 I was over-billed for. They even called and badgered me for payment before the job was even done! Nice that they can find the time to contact me when they think I am behind on my payment! Every time I call they say I need to speak with Deborah who is always out to lunch or in a meeting. I send emails which are ignored. Then someone calls to remind me i'm on the schedule and I have to start over telling my story. They are clearly disorganized and don't value their customers. There is a huge communication breakdown and because of this the customer pays the price. Cross your fingers they don't screw up my new siding and windows if/when they finally get around to fixing this. Caveat emptor! read more

HORRIBLE EXPERIENCE. Stay away from Level Best Foundation Repair. We recently hired them to replace the skirting around our house that we were currently selling, and it was a nightmare situation. Do yourself a favor and hire someone else. It was so bad, we currently have a case against them with the Texas Real Estate Commission. We were told the project would take 1 day as the house is only 720 sq. ft. On the day repairs were scheduled, the foreman showed up late, and asked what needed to be done on the house. He had never even seen our proposal. So we told him the skirting on the house was being repaired. Due to a family emergency we had to go out of town that day. 5 days later, I received a call from my realtor saying the condition of the outside of the home and the skirting was disastrous. They had ripped out the skirting and left in pieces all over the front and back yard. The only new skirting that had actually been completed was the portion that was written NOT to be done in the proposal. They had stopped working on our house the first day, and left our house, while we're selling it in a very bad state for 5 days. Our realtor was so appalled, she took pictures. The company never called to tell us that they had stopped or why. When we called no one knew what had happened. Then they said it's because they wanted us to talk about foundation issues although no one had ever called us. They just stopped working. We told them we did not need them to work on our foundation, and yet they wouldn't leave it alone. It took an entire week to get them to finish work on the house. We would call everyday asking for a status on the job and no one would call us back to give us an update. We felt helpless as we were out of town. I called once at 5:30 to see if I could get information and Darrel told me I shouldn't call after 5:30, and then said he couldn't give me an update on my house. THE WORST PART about the entire situation, was when Darrel called to inform us that he had been hired to do the inspection on our house by our potential buyers and that he was going to tell them about foundation issues we wouldn't allow him to fix. His behavior on the phone was less than professional. Although we informed him of the huge conflict of interest, he continued with the inspection and gave them a bid to fix the foundation that was higher than he had given us prior. Back in 2011 when we had the severe drought, I noticed expanding gaps in my siding on my walls. I called Level Best based on their great Yelp reviews, and Johnny came out to make an inspection. Johnny took measurements and verified that I only have 0.75" of level difference, which did not warrant any work. I appreciate his honesty and professionalism. Now in 2013, I noticed my walls separating from my ceiling, so I called Level Best again. Kenny came out this time, and made a thorough inspection of my foundation and walls. He came to the same conclusion that my situation did not warrant any work yet, and gave recommendations on how to maintain moisture in my surrounding soil. Kenny also gave me an option to install supports in my foundation if I wanted to get some reassurance. I'm very impressed with the honesty of this company, having spent the time to make inspections, and even giving good advice to avoid requiring their services. read more

Darrel said we needed 14 piers at a cost of approx. 5k....I felt I was dealing with a used car salesman. He also stated he always sides with the buyer......what he should do is tell the truth. Mark came out to my house this morning for a free estimate. I had some concerns about some foundation flaws that were found in my house's inspection report and wanted to make sure everything was okay. Mark was: 1) On time. 2) Very helpful. 3) Incredibly nice. He told me that most of the problems were only cosmetic. He gave me a few tips on how to solve them, measured my foundation just to be sure, then went on his way. This review is really about the office staff at Level Best, rather than the quality of the repairs themselves. I will wait until I sell my house in around a month, to see if the work I paid for fixed the problem's they told me I had. In short, I was quoted for and billed for permits as part of my repair estimate. When I looked up the permitting section of the Austintexas.gov site to double check the status of the permit, I couldn't see anything. Lesson #1: always check for yourself, never just assume. When I called up LB to enquire about the permit, they told me that the house was in an ETJ, which doesn't need a permit. I have never heard of an ETJ before, let alone that my house would be in one. So I called up the City again to question this, which they clarified for me. The house was not in an ETJ and would need a permit, inspection etc. This put me into a unwelcome spin from a schedule perspective, and generally how this could happen. So not a happy customer. After a few terse calls back & forth between myself, LB and the City to establish what was required, LB promised to take care of it. To their office's credit, they owned the problem, promptly scheduled an inspection and wrapped up the loose ends within a few short days. I didn't have to chase or micro manage them and they even paid for the permit which was pretty cool. They really handled it well and turned a potentially poor experience into a very positive one. Having said that, I had two other companies come out to inspect our house who told me that I was going to have to spend between $4000 and $5000 to repair my failing foundation. Do I look like I'm made of money? Yes, I know I'm "so money" but that doesn't mean I have bags of cash to throw down on work that doesn't need to be done. Mark Knowles from Level Best came out this morning and measured my house for problems. Twice. He measured it once, and said that he'd like to do a repair, but there wasn't a repair needed. I got very excited, but thought maybe he was doing something wrong since I had two other estimates that specified we'd need the entire right side of the house to be piered. I showed Mark one of the estimates and the drawing that the other guy did, and maybe as a point of principle, he measured again. The other company was off by as much as an inch and a half on a couple of their numbers. What's that old joke about why some men have trouble with measurement...something about 4 inches being 9 or whatever? So, I'm not going to go bad mouthin' the other two companies, but I will say that I have been a salesman in my life. I've sold aluminum siding, Mexican handicrafts, lawn care, theatre ticket packages, internet advertising, and I've even sold money (mortgages). There are some sales people/ consultants/specialists or whatever you want to call it who love money and they will tell a consumer what she wants to hear to get her dough. It's true, I've seen it. There's an historical basis for Boiler Room. However, there are some folks who get into sales because they really want to help people, and they believe their product or service is truly better than any other choice. And coming from that perspective, they would rather make no money than to damage the credibility of their company or product. I felt that way when I worked for The Body Shop and sold the shit out of some Satsuma bubble bath (because I love that stuff.) Mark was one of these people who just really wanted to help. He came a bit early and didn't stick around to chew the fat. I guess he was out the door to try and find a homeowner who really needed foundation repair, rather than try and railroad me into paying for something I didn't need. One star is more than enough. Level Best did foundation repairs on our house prior to our purchase. They ensured us that they would provide a transferrable lifetime warrantee on their work. Based on this written and verbal warrantee, we decided that we would buy the house despite the fact that it had foundation repairs done on it. The first time that we called them because of cracks in the walls, they came out and did the re-leveling as required. One employee of theirs said that there was a leak under the house. I said that I would get someone there to find the leak. Five minutes later I was told by this same employee that he had been wrong, there was no leak. The second time we called, they said that there must be a leak under the house, and said that the house had not shifted enough to require re-leveling. The third time we called, the floor had sunk enough to tear out a major electric wire from its connection between the roof and one wall, and there were cracks up to 1/2" between the ceiling and some walls. The front door is not fitting properly, but the inspector checked only one of the bedroom door frames and said that there was no indication of the house being off level. Then on the other hand, their inspector said that the house was not off level enough for repairs. He also said that the house had not sunk, only one corner of the house had RISEN. If one corner does not sink along with the rest of the house, it would APPEAR like that corner had risen, but based on this information, the inspector said that they would not re-level the house. read more

I can't even say the name of this company without my blood pressure rising. They showed up to start foundation repairs a day early when told not to, and worked without a supervisor or foreman on site, and initially without home owner on site as they require. None of the crew spoke English, no one to explain anything until I stopped work, then I got a 10 minute visit from a supervisor who talked down to me. The workers appeared not to have a clue what they were doing and caused great damage not only to the interior with cracks to the walls and floors, but they did major damage to the brick facade which I had to pay a reputable mason to replace. No one used personal protective equipment, even while using a jack hammer on cement slab. Communication and response time was horrible. A two day job turned into a 6 week ordeal. But once completed and off site, an employee showed up wanting cash payment the next day. I enlisted legal assistance to get compensation for the damage they would not admit having caused. I would NEVER recommend this company. Should you decide to use them because they are the low bid on a project, I highly suggest you photo document everything. read more

Not only did they refuse to honor their quote, they told me that to get the same work done would now cost 4x as much (over $20K). Also, after reading some of these horror stories I guess I should feel thankful that they didn't do the work on my home. Level Best came by and did an assessment. Courteous. Nice. On time. E-mailed me a copy of the proposed fix and an estimate of the cost. I e-mailed them the next day with the simple request of: "How early can you guys start? How long will it take?" There was 3 people on the company in that E-mail. Not one has responded to me. I've given them more than 2 weeks to respond... if it is this hard to get a hold of them now when they want your business... maybe they don't want my business... can you imagine what a nightmare it will be if anything goes wrong or when they actually start working on my property? I guess they did an OK job with the foundation repair, although after reading the other reviews, I am now questioning their ability to gauge the level of work needed. The problem I have is that their work crew splattered concrete all over my front window. I have asked them several times to come out and clean it, but to this day (8 months later!) no one has shown up. I've given them several opportunities to make it right, but now I have no choice but to leave a negative review.I guess I'll be scraping my window this weekend. read more

Level Best had very hard working men! They were here 8am every morning and ended around 3 or 4pm. Upon finishing each day they would go out of their way to clean up as best they could. They were all very professional, and followed through with everything on the contract. Definitely, will be recommending them to friends and family! read more
