After I placed an offer that met the asking price, she came back and said, actually, no it's $2200 (+broker's fee, plus utilities). I then asked if utilities might then be included. Then she continued to rudely communicate via email basically saying I don't know what I'm talking about. Beware if you're using Penrose Realty as your broker to list apartments. They'll treat prospective tenants like trash and you'll lose prospective renters. And buyers/renters, work with someone else; these people are only after their broker's fee and don't deserve your business.

She is not pushy and has a passion for finding people the right house within their price range. Dillon seems very knowledgeable, experienced, and genuine. Amber was honest, professional, kind, and gave us a really solid viewing considering our time frame. While my experience with their agency was overall favorable - there was one part that we wished was improved. (Know that we gave them a very short time frame and this is my first time renting an apartment so I probably had some communication errors/mistakes on my end too) I would have liked to receive up to date listing searches every day. The market moves so so fast and in order to get a good place you really have to snag it while its fresh. We sent back our top selections from a list sent to us a day or two prior and we didn't get to see our favorite ones because they were already gone when it came time for viewings. It would have been nice to have had the updated searches, or to have been sent some newer good options in lieu of the ones that we had missed out on. We ended up renting with another agency. Me and my partner stayed diligent about vetting new apartments as they popped up on our apps, and while it was hard to let down Amber and Dillon after they took the time to take us out for viewings, we are happy and very fortunate that we did because we were able to get an amazing apartment that was fresh 16 hours on the market over the weekend. Long story short - These are very good, knowledgeable, and professional people doing very good work, but in this case it didn't work out. My best piece of advice for succeeding in this market is that if you want to get a really good place you have to check your apps every day and then be able to meet the agent on a whim mere hours after it has been posted.

I was told by one of their agents, that there was absolutely nothing wrong with my application and that the apartment was mine. Approximately three days later I found out through my realtor that somehow Ford had leased the apartment to someone else after I had already put down money and took the place off the market. Confused, I spoke with a Ford agent, who told me that someone had put down a deposit at the exact time as me. I immediately knew this was a complete lie, as I was sitting in their office alone, when I submitted my check and application. When confronted with this fact, the agent simply shrugged, and then told me well they offered to move in 15 days earlier. I was never informed this was an option, so I immediately countered with, well I can do that as well. They replied with, "no, we already signed the lease." I then found out that the new tenant was their client, hence they got full commission. With me, since I used another realtor, they would have had to split the commission with my agent. This situation left a bad taste in my mouth, as I have never experienced such shady business for a company that pretends to be "high end." As a working professional who has been renting in the Boston area for nearly a decade, I was appalled.

Told us the place was great, landlord attentive (spoiler alert: Was. Not.) And when we asked about parking, "Sure! There's parking a-plenty, all the on-street parking* one might want!" Except, Parking* in Brookline = only during the day; parking is illegal at night meaning if you don't have a driveway you have to rent space in a private lot for ~$200/mo. The decent thing to do would not have been to just flat gull us on that one fine point. We would have looked elsewhere if we knew how coo-coo bird-brain awful the parking situation in Brookline is. You're pretty much stuck with a realtor if you want to get anything nailed down for rentals in Boston, and these guys I guess seem to be in charge of the crummier places in Brookline. I'm sure there are probably worse out there. But be warned: They work for shady people, and they themselves aren't high in the running for most-decent-folks-of-the-year.
