    These people are never in the office, the whole operation is a barely functioning experiment in…read morechaos and I strongly believe they are screening people based on some hidden metric. money doesn't matter to them. They do not concern themselves with filling vacant properties. I believe this place is laundering money or engaging in tax fraud because they DO NOT ACT LIKE ANY NORMAL BUSINESS. These people have a stranglehold on a lot of properties that are empty and available. Vacant properties lose money, so tell me how a qualified applicant is ignored and given excuses instead of being streamlined into a binding lease agreement? They need to be investigated and put out of business.

    Oh man, I hate writing this kind of review, especially for a small town business. But interacting…read morewith the branch of this company in Dunsmuir has been such an unbelievably terrible experience for us, and I just feel it is so important to warn others when it is THIS bad. I reached out hopefully to a realtor at this Dunsmuir branch in September 2022, explaining with all sincerity our situation and plan in putting in offer in on a house they represented. We met with this realtor, we viewed the house with this realtor. We sent our legal forms and our plan and our offer to this realtor. We were told our offer was accepted just before Thanksgiving 2022 and then the realtor went quiet. We reached out again, were put off, (the seller was supposedly needing a few changes to the offer-- no prob), we were told just wait a little longer. Then, a few weeks before Christmas we were told there was another offer put in over ours. That's to be expected in this market. But then we were told that they wouldn't allow us to send in a second offer. The realtor wouldn't tell us why, we couldn't get a straight answer. We had been patient for months with this realty office, we were inconvenienced (financially, as well), besides which we had to go back to our family and little children to tell them that the offer we had been told was cleared, was now not. And that we had no way to change this. But no reason for it all. Throughout the process, we straight up this realtor in lies several times. We never got a straight answer. The house went through Escrow and was bought by someone else for $40K below what we had offered on it. It was never explained why they wouldn't let us bring in our own additional (cash) offer after a new buyer turned in their offer. I am in shock that someone in a small town would treat folks like this. It's not my usual experience in the Dunsmuir, Mount Shasta area, as a whole. I grew up in the Shasta Trinity National Forest and small town people in northern California are usually welcoming and friendly (totally what we experienced at the local elementary school). Really sad that a realty office (especially because this town needs people buying here to set up their family homes) would treat folks like this.

After meeting her we knew we wanted to work with her to find the right property. And she found it for us. We closed last week. Melissa has been absolutely wonderful to work with from all aspects. She stays on top of all moving parts of the offer, acceptance, contingencies, due diligence, and provided us with excellent guidance and advice. She negotiated a price that was fair for the buyer and seller. We whole-heartedly recommend working with Melissa Harvey.     I would never use this title company again, if they get busy you become a number. I was refinancing…read moremy house to consolidate debt. I gave one of the title officers (Erin) a very important quit claim deed a week or more prior to signing and the title officer looked it over and stuck it in the file. I reminded her it was important. They never called me, they mailed out a form for me to fill out. A week later it was wrong they said, so they mailed out another. Finally my loan was approved and I go to sign papers and the quit claim deed I had brought in wasn't enough? They waited until the 11th hour to let me know this. My ex wouldn't sign, I had no time to prepare her for this and the loan was lost. My refinance from 6% to 2.75% was lost due to Erin and Randi being so overwhelmed with other escrows I had become a nobody. It was the worse thing that has ever happened to me in my life. All because their attorney's and escrow officers decided they needed a inter spousal agreement on top of the quit claim deed that was 100% legit? I should of known better to allow this out of area loan company to use 1st American Title's - Mt Shasta Title. For now on I suggest Siskiyou Title is where I will send my business and I can try for another refi after the dust settles. Funny the lender Matt Harris from Movement Mortgage said I should of lied and told them I was single since the marriage was done in Chile. All I know is Mt Shasta Title really dropped the ball giving me no notice and I had prepped them before hand. I learned my lesson with this company, don't be a number when they get busy.
