If I could give this company 0 stars, I would. They contacted me (a mobile notary) via email to…read moresecure a back deed from the recorder in Porter County, Indiana. I had to make the trip twice because their initial order was unclear. My total fee was $130, and Mark Gibson said in an email (after receipt of the deed) that he would pay me right away through ACH if I sent him my routing number and account number. I was a little skeptical of am unknown title company in a distant state (but did not mention so) and said that mailing a check was fine. Title companies often pay me by check. He claimed on March 9th, 2022, that he sent the check. When it hadn't arrived by the 16th, I sent an email, no reply. I sent another email on the 19th, and he replied on the 21st that he had mailed the check and I would get it in 5-8 business days. Or I could supply him with my ACH info, which I declined. On April 1st, I sent another email that I still hadn't received the check, to which he replied that I should have it in a day or two, that he'd inquire with his bank on the status of the check. By April 8th, I still hadn't received a check, and in the meantime had done some more internet research about this company. There's next to nothing on-line about them, and the address they use seems to be a storage facility. I did find a handful of very negative comments about them on the Source of Title website, all with similar experiences to mine. On April 8th, he wrote that he sent another check and that I should have it by the 22nd. He again said he could send the money using a cash app such as Paypal, Zelly (his term) or Venmo. I requested that he send the check via FedEx or UPS, which he declined. The following business day I sent a request for payment through Paypal and Zelle. As of April 12th, I still have no payment from them. As far as I can tell, they are scammers based in India using a storage unit in Delaware for a fake address.

Loved that it's a new construction community and neighbors here are just friendly…read more Cons: The sales manager, Linda, just doesn't care about customer services and provides no guidance on how to buy a new lot. One would waste their time calling her and asking about the openning then later told they are all sold because you are NOT in the LIST. In the past few months, I've been calling over 20 times, and fortunately, I've got a hold of her for a few times. However, when I inquire about the new lots, I was NEVER told I need to be on THAT LIST to be contacted when new lots are open. If I don't want to purchase, why I kept calling? Woudn't it make sense to tell me on the phone that I need to be on that damn LIST?! Secondly, when I met her in person today, her attitude is "I don't fucking care because I have so many customers on my LIST who can buy my houses." Yes, you wouldn't care because the market is on your side. She will question you that "you are telling me all these, do you want me to sell you a house or no? If yes, I don't have it, they are sold to people on my LIST." OK, GOOD JOB. Third, the coonstruction quality is questionable. There's constantly roofing issues as you can always see roofing company's trucks in the community. These townhomes are less than 10 years old, and some are even newer. But there are already some whole roofing replacements done by some of the owners here. Besides the roofing, the sidings are constantly blown away during storms. I notice this at least 5 times in the past 2 years. Lastly, the roads are narrow and some residents park on both sides even though they have two car garages and some small parking lots. This makes the community more Hockession like traffic. Plus, the roads are well paved. I understand that some areas are still under construction. But at least the areas already finished 10 years ago should have better paved black top. Conclusion, LC Homes is off my list, at least for a long time! Side note: Delaware, especially New Castle County is such a bad place for businesses that the system is so corrupted (please refer to the signage on Rt 202). This is why Luise Capano owns half of City of Wilmington and smaller developers will have a hard time to do any new constructions. Good luck to NCC and Wilmington. Every time there's monopoly or oligopoly, customers SUFFER!
