These other homes were more or less identical to ours and had been listed for over 60 to 130 days. For me, I was worried that our home would never sell without steep asking price reductions based on the inventory. I listened to her recommendation, for the listing price, and reviewed her market comp analysis, which was expertly written. Her list price garnered immediate interest from Buyers and we were soon under contract, within 15 days of listing. Moreover, as issues arose, she would call to not just inform me about what was going on, but, with information about what she was already doing to fix it. That's one of the many great qualities about Denise. When there is an issue or something that needs doing, she is already two steps ahead of it. You don't have to ask her to do anything; you can trust her to know that she's already working on what you need. You can see her professionalism in everything that she does. The photography and staging of the home are meticulous. Of all the listings in the area, her photographs were second to none. In fact, the way she presented our home looked so good, that even I was shocked at how nice the place could look. In screening buyers, she is sharp and reviews everything in detail. Moreover, our transaction had some complex issues that almost arose concerning the appraisal (our buyers were using a VA loan) as well as some required health and safety repairs. I cannot begin to explain the sharpness, determination, and professionalism of how she dealt with everything. Issues that I know would have killed a deal, for any other realtor, were quickly and deftly dealt with by Denise. Most importantly, she handled every issue in such a way that it never affected our bottom-line/net proceeds. I have given a lot of thought to all the work she put into this and it really is exceptional what she achieved. Denise Wendland is a true partner, advisor, and real estate expert. We have been landlords for many years, and we have learned that the key to selling a home is to find the best realtor in the area. We live in San Diego, and we didn't know anyone in the Hemet-San Jacinto area, so we did what we always do when out-of-town: consult Yelp! Denise has excellent reviews, of course; we read every one. We first phoned Denise on New Years Eve and made an appointment to walk through the property with her. She immediately sent us a market analysis of comps to help with pricing. When we met Denise at the house, we were impressed with her knowledge and professionalism. Having rented the home for years, we were uncertain as to what upgrades or repairs might be needed, so we really appreciated having her point out what needed attention and what didn't. All paperwork was handled digitally, except notarization of closing docs, which we handled in San Diego, so we never needed to make another trip to Hemet (a three-hour round trip for us). You get nothing but a rude glare from the old guy behind the counter, AND THAT'S ONLY AFTER YOU'VE STOOD THERE FOR 60 SECONDS... I rented a unit in Sierra Dawn from Teresa They were thrilled to have me, I checked every box they needed, excellent references, tons of savings, I signed for a year, and yet, once I signed the paperwork they went out of their way to TREAT ME LIKE DIRT. Their handyman, and I would never ever use the word maintenance man, messed up everything he was requested to do. Replaced dripping faucet, a trip to the store he brought back the wrong faucet even after having his hands on the original. He replaced a stove top that started a fire and put a hole in my pan. Instead of finding a short, he just blocked things off and turn them off. he said many times there was electricity someplace when there wasn't, even giving the Cable Guy grief. I requested a front porch light that automatically motioned and the one he put up never worked. They replaced it with a cheap ass thing that has a separate button to turn it on and off, defeating the purpose... They told me they would not be able to give me a second year, that I would get month to month. When I tried to get a roommate, WHICH THEY WERE AWARE OF, she told him I was out of there in 3 months. THEY NEVER TOLD ME THAT. I left the place in much better condition than I had gotten it, including turning the front porch room into a usable room. It was gross and mildewed before, literally UNINHABITABLE. I took months to pull up the nasty crap carpet and I painted the floor and made it a usable space. And yet they charged me for a broken window THAT WAS BROKEN BEFORE I MOVED IN. They charged me the $300 to clean the carpet when it was nothing more than simple wear. I could have rented a cleaner for $70 and done it myself... BUT THEY SHOULD NOT CHARGE FOR STANDARD WEAR EVER. This is just the tip of this iceberg. DO NOT BE FOOLED BY THIS SORRY EXCUSE FOR A BUSINESS. THEY WILL RIP YOU OFF EVERY WAY THEY CAN. I've been out of there for 3 months and they have yet to rent the place. They were definitely better off with me in it.
