We used Emmett Jacobi for a sale and it was the worst decision ever. Worst escrow we had been through. He clearly was in it solely for the money, and gave poor advice that benefitted the other party, at every turn. We were very unhappy with the decision to use him. Century 21 Select(Browns Valley location ) Buyers Agent Sylvia R. failed to provide Seller's disclosures prior the close of Escrow. Are you f'king kidding me?????? Our "brand new house " actually had tenants a few months earlier who had about 8 kids. Come to find out, tenants had caused over $15,000 damage. The entire plumbing system (well, septic and interior plumbing) was soooooo f'ked up. We had no clue. We ended up settling out of court. 2. 2017, this time the Sellers Agent was Paul C. ,Century 21 Jeffries Lydon, Chico CA. .....sigh..... We (buyers) had the 17day inspection period to back out of the deal THANK GOD. Once again, We had to BEG for disclosures..... oh hell no..... ( nice try buddy). Once AGAIN, Century 21, deliberately does NOT TO DISCLOSE home defects to buyers. BE WARNED!!! Dan J. My 90 year old mother has been living for 35 years on her 20 acre olive orchard in Orland. When the day finally came that she agreed it was time to come live near family, I immediately started searching for a realtor who had experience selling agricultural property, specifically olive orchards. I found Johnny's name on an agricultural real estate website and saw that he had sold an orchard near my mom's the month before, so I called him. He called right back and discussed the property. My husband was up visiting my mom a few days after I spoke to Johnny, so we made arrangements for Johnny to come out and meet my mom and husband and see the property. Being 90 years old, my mom's a bit of a crusty little scrappy gal, so I wanted to be sure everything went well -- I let Johnny know my mom would require he run everything through me, which she always does. He was very accommodating in keeping me fully in the loop on all aspects of the transaction. Johnny did a lot of work to get my mom's property sold. He arranged for all the inspections in advance so we could let the potential buyers know what they would be buying since it was an "as is" sale. Johnny found the perfect buyers and the property sold less than 8 weeks of being on the MLS. Johnny always drove out to meet with mom and he walked her through all the paperwork and the sales process and made it completely stress free for her. Mom gets stressed easily, so Johnny's kind and patient nature made all the difference. Mom's moving down to live with me in So Cal and our family couldn't be happier to know she's safe and sound and no longer living on a large property all by herself. My brother, sister and I are very grateful for Johnny's work and how he made what could have been a very difficult undertaking easy and streamlined. She is not truthful and very difficult to deal with. she would not send me simple forms needed to complete the sale of our home without charging me more money. After calling her boss turns out she was wrong and the forms were sent over. Also on more than one occasion terms we're agreed on verbally but when documents came over email to sign she tried to slip more items by me to again charge/cost me more money! BUYER BEWARE: Never use this Century 21 Jeffries Lydon Chico CA. After saving for 4 years we finally were able to buy a home, Ron Kelly was our agent and some guy named Nate was the sellers agent Yeah first mistake they were in the same office, and sold me my home using there own inspectors. Once we got into the home everything was wrong with it, Ron did not practice any due diligence in selling us this home in fact he was on the sellers side during the whole process. All they care about is getting the home sold absolutely no customer service! Everything is wrong with this house plumbing, electrical, mold and there response is always the same, there's not much I can do about it. I am telling you do not use this real estate company even the owner Doug Love will tell you. Well we followed the law. That's all he cares about. As long as they follow the law in his eyes that's all that matters, now we are stuck in an unlivable home that will cost more to repair then the sale price! Sincerely, Pissed in Paradise read more

STAY AWAY FROM THIS AGENCY! My mother wanted to purchase income property in Butte County. Katherine Reed Ossokine had sold us a home, so I called her. What a huge mistake!! She tried to sell us a property that did not even have the appliances hooked up, it turns out, her friend was selling that one. Then she made a big deal about using MID VALLEY TITLE, which I specifically told her in the beginning that I did not care for the basic attitude of Pat Odell. Anyway she finally talked me into using them. We also purchased "title Insurance". Throughout all this, I just thought Katherine was a bit ditzy, but I now think that is part of her game. Anyway,Escrow was supposed to close in early December. She kept putting us off, until I finally nailed her down in January, and found out there was a lien on thee property. It took 3 months for it to close and $7500 in lost rent. Plus on her advice we paid 20k more just to avoid a short sale, just to avoid this kind of thing. Turns out the realtor for the seller, was also part owner, which we were never told. Nothing was disclosed. The title insurance was never activated, by her friend a t the title company. I could go on all night about all the shady things this agent did. I wanted to drag her in front of every judge I could find, but my mother was afraid that someone as unscrupulous as her, would cause her even more grief. All total, we lost 10's of thousands due to this agent's incompetence, or deceit. Either way, what a terrible experience. read more

Unbelievable Rude Jim Aguilar,agent for Century 21 Jeffrey Lydon Chico CA. was assigned to be my agent when I called into Century 21 Jeffries Lydon to look a piece of property. The very first meeting at the commercial property I wanted to look at he showed up in shorts like he just left the gym. Wasn t the friendliest person that s for sure. After making an offer on the property and seeing some of the reports I would ask Jim shouldn t the seller be responsible for some of the things that needed fixing, his response was mostly that the seller didn t have to do anything, I was starting to wonder whose side he was on, mine or the sellers. I asked to meet with a contractor and he suggested one and when I called him it was obvious they were friends and some kind of kick back probably was going to happen because of that. However I meet with the contractor and Jim at the property to go over what the possible cost might be to fix it up, as we were standing outside in the parking lot and I gave the contractor a list of what was given me that needed fixing and asked Jim again that didn't the seller have to fix some of the safety issues, he rudely said to me again that the seller didn't have to do anything and that what needed fixing was not going to cost that much and I looked at him and said then Jim you pay of it out of your commission and he said I just might do that and smirked at me, I said Jim why is it that everytime I ask you something its a big deal and why do you not act like your on my side and he looked at the contractor and said is this really gonna cost that much smirking at me. I said Jim go F--- yourself and said we are done and started walking away, he came at me and said what did you call me and I said I didn t call you anything what I said was go F---- yourself and then he shoved with both hands against my chest sending me backwards and I said you just assaulted me and turned around and headed for my car as he continued to egg me on by saying " hey baby you going run and cry now" and wouldn t stop, I could hear him yelling it all the way to my car, needless to say I filed a police against him for assault and contacted his manager. How a agent can assault a client and continue to work at the same business shows that Century 21 obviously does not care. I would suggest staying away from this guy and this agency. read more

Brandon was very inexperienced, was slow on returning emails, really didn't seem like he knew what he was doing (I believe we were his third sale) and very poor at communication and to listening to our requests. Words cannot describe how appreciative I am of Traci Cooper and her team. As first time homebuyers, not only did Traci inform us of the practices and procedures, she acted as an advocate for us when the loan process became difficult. Traci accommodated our last minute trips into the area to look at homes. If she wasn't available her lovely associate Jami would meet us and show us countless homes. We never once felt pressured to purchase a home and they were always honest about the issues with homes as well as potential problems with the neighborhoods. Traci and her team have been completely transparent about charges and fees associated with the home buying process. Not only was Traci pleasant to work with, she went above and beyond to help us in ways one could not fathom. Traci Cooper is an angel and I cannot express how appreciative and fortunate we were to have her during such a stressful and unsure time. After we purchased our home Traci did not abandon us, she has sent us paperwork that we will need to file taxes and has responded to my random questions about the area. I have heard horror stories about purchasing a home and how realtors are untrustworthy. Working with Traci and her team has been a complete miracle. I believe our process was rather difficult as we encountered a difficult seller on the first home we loved, then the first home we started escrow on had many unforeseen issues which caused us to withdrawal from escrow. Between all of these homes and our final and perfect home there were countless homes we looked at. I hear stories about buyers finding homes online and just having the realtor show them, I thought this would be he case for us because we spent a lot of time on Zillow, trulia, and Redfin. The home we loved and purchased was found by Traci and shown to us by Jami. It was a hidden gem and I could not be more satisfied with our purchase. read more

Don't even think of going with this agency. Long story short, I needed an agent to help me sell my mother's house in Forest Ranch. In the final days of a listing agreement with another agent, my previous agent received a call from an agent purporting to represent a very interested buyer. I was not especially happy with my previous agent, so I did not renew that listing agreement and hired an agent with C21 Jeffries Lydon and asked her to contact the buyer's agent. In other words, I brought the buyer to her on a silver platter and only needed her to close the deal. When she pushed for a listing agreement, we discussed a listing price and my instructions were crystal clear: since the buyer was interested at the current listing price, keep the price as is unless we are unable to reach a deal with the buyer. If -- and only if -- we were unable to reach a deal, we agreed on a price reduction. What did the agent do? Against my instructions, she jumped the gun and re-listed the property at the reduced price before the buyer made his offer and miraculously the buyer made an offer for precisely that (reduced) amount. If that weren't enough, the agent's emails were borderline incoherent and required lots of clarifying emails just to find out what she was trying to communicate. She also waited until the morning of the closing date to tell me the transaction needed to close that day and that I needed to go find a notary. When I contacted the manager, Doug Love, for assistance, he refused to do anything and placed the blame on me for not negotiating a higher price after the buyer made his offer (as if the buyer who made a "full price" offer would agree to pay thousands of dollars more than the list price just because my agent screwed up and listed the house at the wrong price). The very suggestion showed an ignorance and lack of accountability that you don't want in a broker. When I filed a claim with the agency's E&O carrier, the claim went nowhere, but not because it didn't have merit. The insurance agent who procured the policy for C21 told me the carrier had a reputation for taking a hard line on all claims against its insureds. When I asked for an update on the status of my claim, the manager (Love) called to gloat that the insurer instructed him to tell me it would "fight the case vigorously" if I pursued it. Knowing that the recovery was not worth the cost and distraction, despite a clear case of professional negligence, I dropped it. Bottom line: real estate agents are a dime a dozen -- save yourself the aggravation of dealing with this unprofessional, unaccountable, and incompetent group and go to someone with an average of more than 2 stars on Yelp. read more

Our agent Emmett Jacobi was extremely professional in the handling of the purchase of my Moms home in Chico. We were relocating my 85 year old mother to the Chico area to be closer to our family. Emmett was very patient with my Mom and showed her homes on multiple occasions when she was in town over the course of a year. He listened to her needs and found her the perfect home close by our house with a level floor plan in a beautiful neighborhood next to a park. The best part of this was that he located this home before it went on the market and knew immediately that that was the home for her. My Mom purchased this home sight unseen except for photos based on our and Emmett's recommendation. She loved her new home from the moment she moved into it! Not only did Emmett find her home in Chico but coordinated with her agent in Southern California in the selling of her home down there. From offer to close of escrow the deal went flawlessly in 2 months. We so appreciated Emmitt's professionalism, attention to detail and ability to match our needs with the perfect home. I do not recommend Century 21. In particular, I do not recommend their agent Sandy Stoner. While she was our agent, she was hyper dismissive. She did not ask what our wants or needs were, but she certainly did act put out when we asked to view properties that we had found online. Even after making her a list of our wants/needs, she continued to only send automated e-mails of new properties that were coming on the market. On a few occasions, we would inquire about certain properties and hear nothing back from her. When we finally did find a place that we liked, we put in a bid. The day we showed up to sign the paperwork she had NO idea which properties were HFA approved. In addition, the paperwork was incorrect and had to be altered each time. When we attempted to broach the subject of our dissatisfaction with her, she did not take the criticism as constructive but rather lashed out like a teenage school girl saying things such as, " I can be just as passive aggressive as the rest. I sell $400,000 homes!" The comments were unprofessional in the least and made NO sense regarding what issues we were having with her. When she did get back to us regarding our offer, her first comment was, "your bid was first." I do not recommend her! I got the overall impression that Century 21 is more interested in selling homes and making a quick buck than having repeat customers. read more
