Yeah, pretty bad, but do want to give credit to Dean, the maintenance manager I've dealt with, who's always been very helpful and conscientious here. But they are now charging me for several fees and assessments I have proof that I paid. Their accounting is utterly incompetent. I find it especially funny that they are whining about MGL Ch. 183A of the Condominium Law. This law was basically written by condo lawyers and associations, and it allows them to put a lien on your condo before you have time to collect the evidence you paid the fees they're dunning you for. If this happens to you, DO NOT IGNORE THEIR LETTERS. PAY THE BILL, gather the evidence, and sue them in Small claims Court to get your money back - and sue for damages, too. So, yeah, incompetent. I had to take these dimwits to housing court back in 2011. No heat, numerous city code violations. Ended up having the city inspectors come out multiple times, withheld 8 months of rent. They are just lax & disrespectful because they are used to dealing with college students who won't or can't complain. I ended up winning that court case. 0/5 stars is more accurate. Not only is this company non-responsive but they also do not seem to care about anything in their buildings. Since moving in I have had nothing but poor exchanges with Certified Property Management, but that's only IF I can get someone to respond. I've had countless emails and voicemails gone unanswered. I'll start with the worst example of their poor management. The other night the carbon monoxide detector that is left sitting on a dusty windowsill in the boiler room was beeping for 1+ hour. After calling the company they informed me "the board doesn't want to spend money on overtime, so they will not be sending someone out tonight". So they had me take the batteries out and leave it off for 12+ hours. Next, the boilers were shut off because they were leaking gas. No one was informed of this or that we would be without hot water for more than a day. My largest problem is whenever the company decided to re-line the parking spaces at 71 Colborne road they left out two spots. This has been a NIGHTMARE since day 1. There are countless times I come home and see a work van or someone else's car in my unmarked spot. Marie at Certified Property Management has been basically useless and after 2 months has finally stopped caring and is resorting to "call maintenance", which she was supposed to be doing the last two months. I'll end with the fact that the lights in common areas are rarely if ever on. I've had to replace two bulbs myself because they just don't care to send someone out. Do yourself a favor and do NOT rent or buy a unit that is management by them. Save yourself the headaches. read more

The condo fees raised a couple of times under their management company and the services as basic as vacuuming the common area is soooo subpar! Asking them to bring a key so that we can access our OWN basement was always like going to war with these people. With so many dissatisfaction with this company, we finally switched to Modica on Sept 1 2018. But guess what, CPM had the guts to withdraw and steal money from our bank account for Sept and Oct even though we deactivated the auto pay option on THEIR site. Either way, they should not and cannot take money from us since we are under another management company. So now, the bank accounts are over-drafted. Emailed them 3 times to please act like a human and stop stealing money. I don't want to sue them but it seems like this might be the only way for them to stop and finally listen and refund us back the money! So I moved out of a property managed by Certified Property Management in August 2016 so I'm a little late in writing this. I just took a peek and noticed the fake 5 star reviews artificially inflating this company's rating so I feel I need to balance things out. When we first moved in September 2014 things weren't bad, it was our first time living in Allston the place was good enough and if a small thing was broken then someone would come and fix it. They weren't the easiest people to get ahold of but nothing out of the ordinary. Things wouldn't get bad until winter, the nights turned cold. The winter was colder than normal and by the time winter rolled around the nights were freezing. Not usually the biggest issue but there was no heat. We called thinking the heat was just broken and obviously they would fix it soon. We called about the heat several times and got a new answer every time, they hadn't turned the heat on, the heat will go on automatically but it hasn't gotten quite cold enough for the thermostat to read it, other random things. I eventually got someone who knew what they were talking about and she suggested that maybe the radiators were close which in fact they were. Considering we had razor thin windows that look like they had been installed in 1939 heat was critically important and I thanked god for a minute I got this one woman who knew what she was saying on the line. Two weeks went by and heat was nice. That didn't last long, the heat would soon turn off again in December-january. This time it was truly broken, the heater had had died in the entire building. We could see our breathe in our room and in the halls and the first day it happened all the tenants in the building knocked on eachother doors hoping there was even one apartment with heat. Sometimes the central stair area would have heat and groups of us would just sit there with blankets too cold to return to our homes. I called so many times begging for answers and time after time if they even answered the phone they would just say they "were aware of the problem". Well... awesome... but we are freezing at levels I'm sure were not legal. Eventually the heat turned back on... for a week or so. Just to die again and once more plummet us into freezing misery. This continued most of the winter, with almost zero communication and temperatures that are dangerous for human survival. Eventually we all got the most communication any of us had received on the matter, a note posted in our halls. "The trustees are aware of the heating issues and are debating the best course of action. The heater may need to be replaced and options are being discussed". The time for discussion should have been over that's insane!!!! Topping it all off if you want a hot shower you'd have better luck boiling it and pouring it over you. The water rarely went over a solid 5°. Some nights we'd turn the oven on and just cuddle near it as our only source of warmth. I think anyone out there can say HEAT in the middle of WINTER in Boston is pretty critically when selecting a place that will be your home for at least a year. Be smart, trust the other REAL reviews here and rent elsewhere. There's literally tons of apartments around and quite a few management companies. Stay away from Alpha management to... They are the original slum Lord's, CPM is just following their lead. read more

I lived in a building managed by them. They were very bad at communicating, often stuff would be broken and owners would have no information about what was wrong, timelines or anything. We were trying to do some improvement projects but they made multiple errors on the specifications we wanted and getting the quotes from the companies. In the end we abandoned the projects until we changed companies because we couldn't trust that they understood what we wanted enough even to get quotes. It seemed like they didn't really care about our business. The emergency maintenance guy straight out lied to me at one point telling me someone would be out to me that evening and then no one showed up. The head maintenance guy made racially oriented comments about another owner to me which I found very inappropriate. It seems that no one that works there talks to each other, at one point a manager was filling in for our designated manager for a number of months and had no clue of anything we had previously discussed with our original manager (I don't know about you but when I hand over projects at work I generally meet the new person and transfer information to them). There are a few good folks that work for them, one particular maintenance guy Mike was very helpful and kind when we had problems. She believes she should make all decisions without involving Trustee input. Marie White was not pro-active in securing a new snow removal company and found a vendor that put us over budget by $108000! They rob you blind as they charge 10% on all Capital Improvements which in their proposal, states are negotiable, but are never negotiated! When I moved to a new condominium community that was being managed my Certified Property Management, I had to hunt them down to get my new owner information and to ask to pay my condo fees. When I finally got a person on the phone, the response was "Oh I did not know that unit was sold"...really??? The next blow was when I asked why neighbors yard looked like a junkyard the response was "well we let that person do whatever they want because they have done favors for the association...really? Worse run association I have ever been in...I never would recommend this management company...very poor excuse. read more

No urgency to fix things, things were much better when our land lord managed the place himself. It generally takes a few weeks to get issues resolved, and lots of back and forth calls. They just removed our boiler without replacing it so no hot water for the weekend. Not a big deal for a cheap apartment, but when rent is almost 4k, better service is expected. I've tried to have patience for them, but I'm disappointed each time. Can't wait until they hike rent up another few hundred for next year without providing any real management. read more

This company manages my neighbors condos. This year, when the blizzard piled up 2 feet of snow on the roads, Certified Property Management, had a snow plow clear out their client's parking spaces by plowing a mountain of snow onto my building's parking spaces. That was more than a week ago. In spite of constant calls and emails over this past week, they still have not bothered to call someone to remove the snow. Meanwhile, everyone in our building has no place to park. Finally, to add insult to injury, their representative, rather than trying to help, tends to hang up on those who call in, adding an expletive or two for good measure. The people here are just plain nasty. Don't use them. Go with a good, honest company. read more

Extremely difficult to get in contact with company. No one answers the phone and it is completely automated. CPM rarely addressed issues with property. Received letter after moving out claiming about $3000 was owed in back rent, but they never applied last months paid, which was paid when we moved in, along with a $3100 security deposit. Moved out September 1 and still haven't received the security deposit after over a month. The property was cleaned very poorly upon moving in and a lot of the cleaning was done ourselves. Rugs were filthy, no new paint, and minimal repairs after the previous tenants lived there for 7 years. CPM did showings to prospective new tenants without notifying us while we were still living there. Before the lease was officially up, new tenants were moving in while we still had personal belongings in the property. WORST COMPANY EVER. read more

Overall, I have had a terrible experience with this company. Both myself and the other condo owners in my association receive terrible service from this company. They are very hard to get a hold of and when you need anything, it takes multiple calls/emails to get an response and then even more attempts to get anything done. Most Recently, our property manager/contact was removed from our account and No one at the company bothered to tell us. Our new contact didn't even introduce herself. We only found out when multiple individuals had different problems and someone pushed hard enough to finally get through to anyone. To me, that just signifies the many problems within the company.
