Review: If I could give this property management company zero stars, I would. This place is a masterclass in how not to communicate. They manage to fail at the absolute basics of customer service by leaving residents in the dark about everything that affects our daily routines. Last-minute maintenance notices? That's their specialty. You might find out about your HVAC being serviced when they're halfway done with yours, or you'll find out parking areas are inaccessible when you're trying to leave for an appointment or workout class, which has happened to me on several occasions. They act as if everyone's schedule revolves around their incompetence. Got work? Appointments? Responsibilities? Good luck! When they do bother to send out notifications, they're vague, misleading, or borderline useless. Imagine having to chase down information just to find out why you can't get into your own building. The owner Eric is downright rude, dismissive, and condescending. Rather than take accountability for the lack of communication, he gaslights residents, telling us our frustrations are misdirected. He insists that "there are more important things" than someone not being able to leave the building because he didn't confirm when our garage door would be fixed. (See photo for his email gaslighting me). All we're asking for is basic respect and clear communication, but he and his team have failed to do this time and time again. Any attempt to flag these issues is met with him doubling down on his condescension, brushing off concerns as if we're the problem, or the companies servicing our building are the problem. They overload their property managers with far too many properties, which might explain why we haven't had a stable point of contact for over a year. They've somehow taken a simple task--informing residents about what's happening--and turned it into an impossible feat. It's as if they have no respect for the people who actually live here. A package of mine got misdelivered to their door which was a 30 second walk away from my apartment building (one that they manage btw). They took the package inside their office so I could not retrieve it from their doorstep anymore. I emailed them to figure out how to get my package from them. Their office is only open 8-4 which is when I (and most people) are at work so I couldn't pick it up during those times. I asked if they could just leave it in the entrance of my building (that they manage). They said that no one could bring it to my door despite my door being only a 30 second walk away. I asked if there were any other options and then they just ignored me forever. Tl;dr these people are lazy package stealers. Don't rent from any buildings they manage. read more

I lived at ActionVest managed apartments in Somerville for almost 5 years. Great experience, the rents are well priced and they didn't rate increase during COVID pandemic. DawnMarie and the mantainence team super helpful and responsive, I always had any maintenance request fixed immediately even after hours depending on the severity. I live at 123 Orchard Street in Somerville, MA, overseen by Actionvest Management Corp. The staff who I've engaged with have been courteous, professional and prompt in following up with any questions or requests for apartment fixes I've requested. The building superintendent, David, is amazing and very friendly - he even rescued a personal item I'd accidentally left outside and was able to return it to me. Let me say then when I was living in an Actionvest Property, I felt that I was treated well enough. This would've been a four star review, if it weren't for what happened with the move out process. I had decided to leave early, and had informed them as such and that I would find someone to take over my lease for the rest of the time (and, should they wish, continue living there with a future lease agreement with the company). They had no problem with this. I started finding people. Then they brought in a rental agency without telling me. "Okay," I thought. "If they want to find someone on their own, that's their prerogative." I let them do so. I was only going to be leaving my apartment one month early, and they cashed the rent check for the month I was leaving, so I expected that I'd get my last month deposit back. Silly me. I was informed that because they'd made their lease for the 15th of the month with the new tenant (even though I'd been given no indication of that and gladly would have found my own tenant to be in by the 1st) and that because they'd "had to pay a broker" to re-rent my apartment (because apparently I didn't want to look on my own, or didn't have the resources available , or whichever), that none of that $1100 would be returned to me. I feel as if I had $1100 stolen because they felt somehow that I was incompetent or untrustworthy (not that I'd ever been late on a payment or had any problems that they could see). I know I did an unusual thing by leaving early, but it was handled in an entirely unreasonable fashion by them. Also, the review that says they ask for a ton of personal information is true. I gave a lot more to them then most other places. Also, I did feel awkward when my rental agent told me about that time I was tardy with my student loans. I had banging pipes in my wall and they took forever to figure out the problem. at first they didnt belive me so i had to video tape it happening. they hire cheep (probably imigrant) workers who dont respect the property and snoop around personal belongings. They change the light bulbs in the hallways. There have been issues with broken glass in our building, which they've fixed relatively promptly (I'm assuming for liability purposes). I've seen them vacuuming the hallways and painting -- they keep the building reasonably tidy. That being said, they are not particularly pleasant to deal with. In fact, they're pretty passive-aggressive and can be downright rude. In my building, when people throw things away in the wrong trash can (in the laundry room trash can instead of the dumpster outside), they go through the trash, figure out what apartment it's from, and bring it back upstairs to leave it outside the offending tenant's door. There is no sign indicating that the laundry room trash can in question is thus "restricted." People in my building have to find out the hard way. I had rodent problems in my building, and they sent exterminators to my apartment who set poison and glue traps. They ended up coming three times, and never managed to fix the problem. I eventually found the issue myself (the mice were coming in from the cupboard under the sink), but it's something they should have caught, since they had me remove everything from my cupboards. all. three. times. They get things done most of the time, but I feel like they are not always capable. They definitely treat tenants poorly and with a dose of unnecessary attitude -- probably because many in the area are students/renters and don't have any say in selecting the management company. read more

By choice, I've lived in six apartments in 8 years, enjoying the flexibility renting provides. With that came experiences with good and bad management companies. ActionVest is the best management company that I have ever leased from. In large part, it was because of Eric Mason, who managed our unit and was phenomenally responsive, helpful and friendly. He treated us as equals, has a great personality and was a pleasure to work with. We lived in Somerville in the 429 Norfolk St building. Beyond excellent property management, they maintain their properties very well - be it landscaping in the summer or snow removal in the winter. In our building, a handyman was onsite every Tuesday and Friday. He fixed anything we requested (easily done online) and was very respectful. We're moving out on 4/1 and they were incredibly helpful and flexible in the move out process. A great experience and would highly recommend renting from ActionVest. read more

I owned the condo in a property they managed for 5 years. In this time they have done a lot of improvements: new windows throughout the building, new electrical, fire alarms, added recycling, etc. Also the hallways and sidewalks are cleaned from a spill within a couple of days. If anything is broken, it will get fixed. But then there are some things when they just aren't on top of their game. Once they asked me three times to inspect my place, but two of them were after I gave them my key and consent to enter. The laundry always has at least one broken washer or drier. It isn't always the same one, but it's at least one. There's a step that's broken to the point of not been safe for two years, and another one missing carpet for over 5 years now. I lived in an apartment managed by Actionvest for a little under two years and while there were some little issues here and there, I found that they were usually quite responsive to our needs. We were in a housing situation where our apartment was actually owned by one person (to whom we paid rent and whom we considered our landlord), and Actionvest ran the building. Our landlord was worthless; she could never be bothered to do anything or respond to us, except when it was time to collect the rent (and she had to have it via money order). So our day-to-day issues were solved by Actionvest, who honestly did not have to have much part of it if they had chosen not to. Actionvest also provided me with a parking spot behind the building that wasn't allotted for our unit because I simply asked and stated that I did not feel comfortable parking somewhere unsecure. They really went out of their way to make things easier on us. I wasn't thrilled with the upkeep of the building in general, but after hearing so many horror stories about slumlords in the area, I feel lucky to have had Actionvest be my official 'welcome to Boston'. read more

My negative experience with Actionvest is just due to 2 employees. 1. Steven Wax-He is their #1 apartment rental agent and puts on a nice act while he is showing an apartment to you and you are paying him the commission fee. However, wait until you have to get the keys from him and simply ask him that question via phone or email. When I called him, I got an "I don't know man" in a very rude and agitated tone when I simply asked about picking up the keys. Secondly, on that phone call, he told me to follow up on email the day before I moved in and here was his response when trying to work out getting the keys "You must be patient and not email me a lot today. I will do my best to help you. Email me tommorrow and now I have your number. I have a lot going on so if u can be low key would be helpful. It will all work out." That response speaks for itself, you pay someone to provide you a service, it seems to be going well, but wait until after they've already received your money to see how they treat you. I'd highly suggest trying to use a different agent if you decide to rent with Actionvest Management Company. 2. I believe she is no longer there, but I had a very negative experience dealing with property manager Jessica Ayala. She was extremely frustrating to deal with, very unorganized, and beyond that, unprofessional. For starters, she sternly called me up in the first several days renting an apartment from Actionvest and stated rudely and sternly that a problem I brought to their attention in my apartment that anyone else would consider very dangerous, I would be forced to pay for due to the fact that her associate recommended me to call an outside source to fix the problem and the outside source showed up to my door while I was at work (which I was obviously not aware would happen when the associate told me to call them) and they needed to get in the apartment. Secondly, when something needs fixing and you report it for maintenance, expect her to either forget, not respond, or at times, offer little help. Thirdly, I agreed the Actionvest could show the apartment I was leasing to other potential tenants, but reached back out a few days later when I wanted to keep the apartment for another lease term. She told me it was still available and we went through the lease renewal process. She then comes back during the process and tells me that the apartment had already been rented. As an professional and lead property manager for this company, these are details she should have been well aware of. Actionvest as a whole has some great people working there, I would just be hesitant about any interaction with either of the above 2 individuals. read more

I rented from Actionvest for about 3 years and Kate was by far the most knowledgeable and respected manager. I had an opportunity to move in with my boyfriend and had inquired to see if anyone would be interested in taking over my lease. It was mid January last year and Kate was such a great help and had it rented within the end of the week. Usually management companies are awful about this and make it difficult on everyone. Oh, lets see. Over a year, we had utility issues, no heat, and a huge bug/vermin problem to name a few examples. Despite our high ceilings, ActionVest refused to change our lightbulbs despite what we were told on signing. That just exemplifies the minimum amount of work that they strive to perform. ActionVest was attentive at first, and then became rude, immature, aggressive and hostile. They never apologize (for, um, breaking the lease on various accounts) and could literally care less what you think or what bothers you. Oh, and they'll pass the blame around too, and then claim to do things that they never end up doing. The person above who wrote about feeling like they're doing you a favor in your paying them thousands of dollars? Completely true. read more

Should you have to feel like a real estate company is doing you a favor by renting to you? Do you want to give away way more personal information than needed (and initially asked for)? If you answered yes, then Actionvest is for you! Actionvest asked for the normal info in a rental application, then kept on adding more hurdles and pieces of information to complete their "process" - like checking and savings account numbers and pay stubs. I've never been asked for more personal information when trying to rent an apartment in my life. I think the pope even had to send in his blessing. And no guarantees that the information will be disposed of properly once your tennancy is complete- in fact they purposely avoided fully answering any questions related to privacy of information. I have to "trust" them because they've been in business for so long - according to their property manager. Very cold and unhelpful service from people with a huge chip on their shoulder. They have a "process" and like too many mindless service employees these days - they cant deviate from the process, or even explain it. I have nothing but great things to say about Actionvest. I have lived in my building for 6 years- the longest I have ever lived in one apartment in my life- but I was so happy here I decided to stay. The first 5 years I lived in a studio- last year I decided it was time for a one bedroom. I enjoyed my experience so much I decided to stay within the building and moved one floor down to a one bedroom. I worked with Dawnmarie to make this move happen and she was not only accomodating and kind- but made the move easy and my life has been all the better for it- working from home and having more space has made a huge impact for me. David - the building super even helped me get settled in the new space making sure I was all set. He is an incredible asset. They ensured the new spot was in working order for me- got me a new oven, new light fixtures and overall ensured the apartment was in great working order for me. I enjoy that actionvest has an online portal for work order requests and to pay my rent. If i put in a work order request it is completed within 2 days. I find that building a good relationship is key and is so with any aspect of life and that has made my experience in my apartment great with my management company. I feel truly grateful to have found my apartment and am very happy with my experience. Id encourage anyone to live here and take negative reviews with a grain of salt. You get out what you put in and my experiences- including meeting all these folks in person - has been nothing but great. Looking forward to continuing to live here! read more

We are long-time tenants in a home managed by ActionVest and have appreciated the attentive, efficient, and friendly service provided to us over the past 6 years. Kate is a dream to work with--she is responsive, practical, and reliable in addressing all of our requests, but it's her thoughtful and considerate manner that really sets her apart. When we had an infant in the house, she even scheduled maintenance around naps when she was able to! That kind of customer service doesn't happen often! And then there are the service professionals who come to fix issues--each one is friendly and polite and their work is quick and well done. Especially David, who over the years has become so well-known to our family that our kids race to greet him when he comes by to fix something. He is knowledgeable and hard-working and has never left us in the lurch with an unfixed issue. It can't be easy to manage as many properties as this company does, but Kate and David would never let you know that. They are fantastic! read more

This management company's mantra is that the customer is always wrong. They are extremely defensive, will never admit fault with poorly executed repairs, give insufficient notice (if at all) for unit entry, and do not like to converse with their tenants. They think that sending an email is sufficient communication and will not answer their phones. They do not tell you what time they will be in your apartment, and will not respond if you dare to call and ask. They do not tell you when they are turning off the water for a repair. They take forever to schedule a repair, and then let you know it's happening about five minutes before the repair person shows up. They hire a single handyman to maintain several buildings, and basically blame "too many work orders" on the several day delays in repair. Their maintenance man is very nice and hardworking, but he is stretched too thin, his workmanship is shoddy, and follow through is poor. Hire an extra repair man! Or, explain to him that if he does a more thorough job the first time and uses non-crappy materials, he will not have to come back to re-do it. Or, I don't know ... measure things properly before you install something. Signed leases are sometimes returned long after 30 days after signing, which is illegal (again they blame "too much work"). The heat in the hallways often will be on when it is 60+ degrees outside, but they are more concerned with tenants who still use their air conditioners in the Fall. Isn't it illegal to overheat buildings, just as it is to not provide enough heat during the winter? And, if one day is 80 degrees and the next is 40, you can count on them forgetting to turn the heat back on for the second day. Every time. I don't think they really get how to properly implement energy-saving measures. They installed really poorly made sconces that only accept CFLs - but at such a low wattage, there is barely any light. The sconces will not last more than a few years, they are so flimsy. What a wasteful investment, especially since there will probably be a better alternative to CFLs in a few years. Some cosmetic and safety improvements have been made, and they do the bare minimum in cleaning, trash removal, and checking smoke/CO2 alarms. But their attitude towards those who assert their rights as tenants is usually awful. To summarize: rude, poor communication, poor maintenance and repair, probably illegal or highly inconsiderate practices. read more

I rented to Actionvest for the past year and things seemed to be going well; the bathroom was in deplorable condition upon moving in and they renovated it without any problems, and replaced a microwave when it broke. When it was time to show the apartment, that was a whole different story. They constantly let people into our apartment at all hours and without notice, and ALWAYS left the light on. For two individuals splitting rent that work 7 am to 7 pm, this really sucked. We moved out on August 30th, and when we inquired about the security deposit, we asked that it be sent to two very specific addresses. They assured us it would be returned some time mid-September to those addresses and split down the middle between myself and my roommate. I then followed up this request mid-September, and once again provided another individual with our information on the phone, and per her request, emailed it to her. She assured me it was taken care of. As of October 1, I had not received the check. I called and emailed and finally got a response. There was "no forwarding address on file" (which we provided on hree separate occasions), so they sent the check to THE SAME APARTMENT WE MOVED OUT OF. Why they thought this was acceptable was beyond me. The employee then proceeded to tell me if could take a couple of weeks to cancel and cut us a new check. I explained this was actually illegal, and that I would be in their office the following morning at 10 AM to pick up the check. If we are able to pay rent on time every month, they should have been more than capable of returning a security deposit back in a prompt manner. Needless to say, the checks were waiting for me with the full amount returned. Such a ridiculous experience and totally unprofessional staff. read more

Every time I contact them with a maintenance request, the team comes over as soon as possible (anywhere from an hour later to a day later, but they'll always give me an estimate). I didn't feel comfortable writing this while they managed the condo building I live in, because Sharon is known in the building for seeking retribution if you tick her off. Now that they've had their contract terminated, I can warn you. We had a horrible experience with them. When we were moving in we asked if there were more recent condo docs or any other paperwork we needed and they said no, but then kept coming up with rules we were "breaking" (like having someone out to quote us for work done on our condo without notifying them first, after our attorney told us there was nothing in the docs that governed the kind of work we were having done -- think replacing cabinet doors and countertops, not busting down all the walls or taking out the floors). None of these "rules" were anywhere in the paperwork we had, so they either didn't give us everything we needed or were giving us crap over things they shouldn't have been. She then wouldn't send someone out to shut off the water when we had a plumbing emergency, despite the fact that our association already had two water insurance claims and was almost uninsurable for that. She was convinced it was to save money on a change fee for having other items installed, despite the fact we kept pressing her even after we lost that money. Kicker? The first time we called there were already two guys on site (as well as our plumber) one of whom later told me it would have been no problem for him to open the room for our plumber to turn off the water for the 3 minutes he needed it off. So she was basically denying us this out of spite. For the record, we kept the leak under control with buckets but had the pressure broken the pipe further when we weren't there it would have been thousands of dollars in damage. Digest that. Sharon was willing to let our building have another massive water claim that would leave our entire association uninsurable rather than call the dude she knew was already there, all because she was on a power trip. Personal experiences aside, their mass emails are often rude and condescending, they clearly forgot they worked for us. And if you have a question for them? Don't expect a response. Or if Sharon can be bothered, you'll get one snarky line. Oh and for the record, my dad owns a property management firm in another state and was appalled when I told him how we have been treated. So steer clear. Seriously. If you're a condo association you can do better for cheaper in Boston. read more

They have been managing our condominium complex for the past two years, and I am extremely impressed with the care and level of responsiveness by this company. This is a very large condominium, yet it's managed as if it were their property. The facilities staff is top-notch, reliable, and extremely trustworthy. Their employees are great and many have been with the company for many years and have been promoted within the company. That makes for a happy employee and very good service. According to my recent experience with them, I think Actionvest Management Corp took good care of the tenants. The dryers were broken and as a result my clothes were very damp when I took them out. I contacted Actionvest through my landlord and they have taken quick action. They also updated me very frequently throughout the process. The maintenance could take a bit shorter, instead of 1 week as of my case, but I was satisfied that they keep informing me. At the end, they changed the two brand new dryers for us in the basement. So at this point, after 1 month of living in the new apartment, I'm very happy with Actionvest service. I hope they keep up the good work! I strongly recommend! read more
