After applying for a home loan and getting pre-approved, Steve Wolff was assigned to be our real estate agent. On the same day the pre-approval came through, he called us and set up a buyer's consultation at his office. To me, that was impressive. For one, the turn around time from him was quick and it was during the evening hours on a Friday, when most people are getting off and are in weekend mode. I had picked out my lot and options on my own before contacting Evan to make an offer with the builder. 2. I negotiated with Evan to receive a refund of 1% from the purchase of my new home, since I have already selected the options and the lot before contacting him. After the negotiations were complete he informed me he could not honor our agreement, since the builder provided a 2% sales commission instead of a 3% commission. 3. Evan had the sales manager of the new property negotiate with me directly, instead of going through him. 4. On the sales of my condo I was told I could get full price, if not multiple offers. Evan had a two hour window for my open house and sent an associate, instead of holding the open house himself. I only had three showings that day. 5. I had originally had a 4.5% total commission to be shared by the seller and buyer agent. Two days before listing of my condo Evan asked me to increase the commission to 5% as his market research had found that buying agents were not willing to show a property for a 2% commission as Compass was receiving a 2.5% sales commission. This should of been brought up before the listing of my apartment when I signed the listing agreement a month ahead of time. 6. I was offered an opening offer by a Redfin buyer $5,000 below asking prior to my open house and I felt Evan was working for the buyer instead of representing me as the seller. 7. At the closing of my condo Evan was not present and his assistant had sent the wrong closing time to the title lawyer, so I waited around an hour past my scheduled closing to sign the closing documents. 8. Evan never showed up to my final walk-through for my new property and blamed a scheduling error. 9. Two business days before closing I had already transferred all closing costs and down payment to the title company. The title company notified me that Evan had emailed them to include admin fees for Compass after I had wired my funds. I had to contact him that this was shady business practices and to remove the admin fees. 10. Evan never showed up to my closing day for my new property and just collected his commission. Horrible business practices.

Follow up response to realtor that's not being truthful. (762 Ayrshire Lane Townhouse Property)…read more Realtor trying to save face with false responses. 1) He requested picture appointment then didn't show. We were supposed to discuss the contract when he was there; Raekwon stated this. He never said anything about missing the appointment till I brought it up. Also never stated anything about having to sign the contract before hand. 2) That is a lie about not being able to reach me on the phone. He requested to meet early to discuss the open house. He arrived after 1:20 PM for an open house that started at 1 PM; I was there waiting so people could enter my house. 3) The closing dates is another lie. Realtor trying to save face. The agreed date by all parties was March 14. Realtor texted at 2 pm on Friday March 11 that had to change the date from Monday March 14. They wanted to change to March 28. I told my realtor need date ASAP, because they are causing me money on my other properties and wasting my time. They changed to March 18, because I was going to take the house off the market due my realtor and buyer realtor lack of coordination. They moved to March 18, because I told them I would turn the house into a rental property under my company. My realtor getting stuff done is a lie. 4) Another lie about making the closing happen. I asked about the e notary since I was using it for my other properties (an actual Person came to my house). I responded to an email from the settlement company to confirm the computer settings, etc. that's when i found out my realtor had not confirmed the CORRECT signing dates. I coordinated the correct dates with the settlement company. My realtor never set up/provided confirmed dates and NEVER provided time for the in person closing. I coordinated signing March 17 after 7 PM so the buyer could sign March 18. 5) I requested the agent name which you never sent. I already had properties in Virginia Beach area that I need information, but you never sent an agent name. I used the property listing agent since you never provided me one. I texted you to let you know that i have a realtor for those properties now. Also the agent there is EXCELLENT which didn't help your case since they were arranging for me to take care of stuff long distance. I will never work with KW again; they don't provide surveys for services provided like most large companies. Many realtor/settlement companies and the one I used/using for Virginia Beach send surveys for the services they provide; they sent me a survey for the e notary person.
