I had a very negative experience with Dave outside my own home. He is apparently listing the home next door and felt entitled to my personal parking while visiting the home. When I went outside to let him know that he is in private parking, not public, he tried to shoo me away. When I didn't back away, he rolled his window down and said, "DO YOU HAVE A SHOTGUN TO MAKE ME MOVE?" That is one of the most entitled and unprofessional statements I have ever heard. I wouldn't recommend him or the business to anyone in our community. Dave and Linda Chamberlain are the epitome of full service realtors. My husband and I had had real estate licenses since the late 70s and had always sold our own properties but when my husband, after a short illness, passed away while we were in escrow for the purchase of a new home, I knew I couldn't handle the sale of our home at that time. I'd been watching the activity of countless realtors in the area for over 15 years and knew that Dave and Linda were the best, so I did not hesitate to call them when I needed to put my home up for sale. I DID really hesitate when Dave told me he wanted to list it for $100,000 more than I felt it could sell for. He then showed me the reasons behind his valuation and I agreed to the listing price. There was absolutely no pressure to do so and he was very confident that he could sell it at that price. Both of my children lived out of the area and I was faced with the daunting task of getting the house ready to go on the market. We had lived in that house for over 17 years and there was a LOT to get rid of because I was downsizing to the new house and buying almost all new furniture. That's when the Chamberlains took over. Linda and their daughter Kylee first helped me go through the garage that was my husband's domain. He had saved things that I had no idea were there. It took 4 days to do that. They then had someone pick up all the junk and things I knew I wouldn't be using in the new house. Then they had someone take all the furniture I was not going to use in the new house and sell it at estate sales. They had Kylee stage my house for free and it looked spectacular! When my house hit the multiples, it was sold 6 days later for the full price that Dave listed it for. Dave had great guys to do some minor repairs needed on the house. Kylee and Linda were there again helping me pack. The buyer become very difficult during escrow and Dave shielded me from most of it. In all the decades of his experience in the business, he said it was the MOST difficult buyer he had ever dealt with. Dave persevered however, escrow closed, and I was able to move into my new home with a lot more money than I had expected. Again, Linda and Kylee were there to oversee the move. They even had some great movers to do the job and a great electrician to hang some new light fixtures for me. I just recently sold my house, and Team Chamberlain helped me buy our new house with much more space needed for my family. We were able to basically set a record in my old neighborhood as we got full asking price during this corona virus pandemic, which I thought was a miracle in itself. Kylie did a wonderful job staging our home, and is amazing what she can make an ordinary house look like. After she was done staging it, we almost didn't want to leave/sell!! Dave was able to broker a deal in College Park East, and in my opinion we were able to get our new house for about 25k under asking price. I based this on comparable homes sold in this neighborhood. However, the star of the show was Neil. He absolutely busted his ass during this entire process from beginning to end. 99% of the time, he picked up the phone whenever I called, he went over to help my dad (as my dad co-signed my loan on the house that I sold) e-sign paperwork because my dad is 70 and is technologically challenged. Neil always made me aware of updates between me and the seller, and was help to help me take "junk" to the dump and get rid of it for me. What really won me over was the fact that Neil actually helped us move!!! On moving day, I hired a team of 3 movers who were able to move most of my stuff. We still had a few things to move, one of which was a ping pong table along with more boxes in the garage. Neil offered to bring team chamberlain's big trailer to move the rest of my stuff which allowed me to cut the movers I hired early and save me a few hundred bucks. Not only did he offer up the trailer, but he helped us load/unload all of our leftover stuff too! He was right there sweating along side me, my dad, and my 14 year old son loading and unloading the trailer on a hot summer day. Thanks to Neil we got everything moved over to the new house in 1 day. I was already happy with how Neil was handling this transaction, and he earned my respect on moving day as he rolled up his sleeves and helped my family move. On our first meeting they gave such great advice about updating my home before listing it. They suggested that I might consider changing the oak stain on the kitchen cabinets. Then they suggested that although my oak dining and living room furniture is beautiful I might want to replace it with lighter furniture. The same goes for the pictures throughout the home. They said that they have all of the furniture and pictures that can be used for staging. They have a home coordinator on staff, movers to place my furniture in my garage, a photographer for a virtual tour, packers and packing material. Dave and Linda said that if I use their suggestions I would probably get or exceed my asking price. I figured that taking their advice was going to cost me a bundle. Besides me having the kitchen cabinets repainted, for which they could recommend a painter, THEY had all of the suggestions taken care of at no cost to me. Dave & Linda are a class act. They also said that I would probably be able to sell it in about a week. They were close. In the first two days I received seven offers. When the first offer fell through escrow approval they said don't worry. When I had a glitch with financing my new home they said don't worry. When there was an issue with my home passing inspection they said don't worry. When it came time to negotiate my selling price they said don't worry. And you know what, I didn't worry because I knew that I had Team Chamberlain backing me up. I was introduced to the Chamberlain's about 30 years ago through their involvement with the community and philanthropic support. Dave sold the first income property I owned back in 1989, I put it on the market priced high compared to other properties in the area, as I only wanted to sell it if I was able to get my price. It took a couple of months before Dave presented me with a couple of full price offers. The buyer turned out to be difficult wanting escrow to be handled in unusual ways. Dave was able to work with the buyer through the escrow bringing it to a successful close. My mother recently passed away, and I was left with her house as the major part of her estate. The house was built in 1965 and still had original kitchen and bathrooms, it was a large house in a good area, but it definitely needed some updating. I felt very overwhelmed with the project but my siblings wanted to make the house more marketable and did not want to take a loss selling it as a "fixer". We started work on the bathrooms and realizing we were in over our heads I contacted Dave and he came to the rescue. Dave and Linda were able to provide excellent advise on cabinets, flooring, colors, and how to update the floor plan. I was concerned about how to finance the project since it turned into something bigger than I had anticipated and was also concerned about finding people to do the work. Dave and Linda were able to come through on all accounts. They were able to help with financing, workers, engineering, design, working with the city, utilities and seeing the project through to completion. The house went through an incredible transformation from the front curb to the back fence. It now has a modern layout with a gourmet kitchen, beautiful bathrooms, an open welcoming floor plan, beautiful flooring, all color coordinated and pleasing to the eye. I'm not saying the project always went smoothly, there were some unplanned expenses, surprises when the walls were opened up, delays with the city and utilities, but that's to be expected remodeling a 53 year old home. Dave either handled or helped handle all the issues, I couldn't have done these upgrades without Dave's help. Once the house was completed, Dave put it on the market. This included staging the house to give it a beautiful spacious look, taking fabulous professional pictures of the home, and preparing a professional video of not just the home but of all of the amenities of the surrounding areas; beach, shopping centers, university, schools, work centers. It was the best presentation I've seen on any of the real estate sites. Bottom line we were able to sell the house for a record price in that neighborhood. We were able to net significantly more money compared to if it had been sold it as a fixer, despite running into a few unplanned expenses with the remodel and a few delays.
