I just moved into my house and Jack was a huge part of how I got here. If you're like me you've had it with your current realtor and you found Jack on Yelp. My previous realtor did nothing but add me to listingbook, tell me how difficult of a market it is, couldn't I increase my price range just another $25k and send me alone to drive by lots of houses. She never showed me one, not one, of the houses I told her were definite maybes. I was angry when I called Jack that first time. Jack is different. Within days I was in his souped up station wagon and we raced our way through like 6 houses the first evening. In Lap 2 he had found something I was interested in putting an offer on. Three weeks and ~6 offers later it was the checkered flag for me. I was looking Lakewood/Long beach area and he definitely knew his way around here but I know his area is a lot wider than that. I was looking for the $300-400k market and he found me plenty to look at. Don't let your realtor tell you they aren't out there. Jack was on the spot with information on comparable sales in the area and gave me enough information that I felt comfortable with every offer I made. I'm a skeptical person when it comes to that kind of thing. He is very responsive on phone or email. I have never tried to run the gauntlet of escrow with any other realtor, but he sure seemed to keep things rolling and worked very closely with lender. Expect to get calls about...this is the issue that came up today...and I already got that information and they accepted it and they're working on...make sure you remember to whatever the whatever because we'll need that next. My review of Jack Tanner and his assistant Felipé is sort of like a later gram...it's been a few months ...as I've downsized and been busy. The story is amazing...I set out to sell my condo...maybe....like possibly within a year or so, no hurry....a condo had been sold in my complex and I knew mine was worth more considering the location, upgrades, etc...so I thought, " I'll interview real estate agents to see, and to not waste my time or theirs...I had done this before and knew the work involved in showing a house...my first agent was Jack Tanner & his assistant Felipé ..Felipé called me back the next day because I had to put my number etc, in to see comps on Real Estae .com....I answered my phone, unusually, no caller ID.....I told her my plan and she asked if I would interview her and Jack...I said yes... When they arrived I told them, " my house is not list ready!"... Jack had already said as he stepped in the door, " you are ahead of the game!"... He noticed all the details of my place...and assured me I wouldn't need to turn my color scheme to taupe....I for sure thought I'd need to paint.....I have an eye for aesthetics and style but I was sure not everyone would like my colors.....so on the tour went.....when we sat down and Jack asked if I was ready to move within 30-60 days, I was a bit overwhelmed ...after all I was just interviewing and researching.......they both liked my house and style and felt it would sell immediately!!..I wanted to get a fresh start and needed to make a certain amount for it to be even worth it....he estimated well above that amount, in fact he would not come down on his percentage rate, but said if the house sells below his estimated educated guess of what it would sell for he would come down.....after two more interviews, I said "deal!"... Just to note...I KNEW I wanted to go with Jack on first the meeting...it was a peaceful "knowing" that I cannot explain, but stayed true to wanting to interview other agents...I even lost two friends (agents/clients) over this deal.....so crazy!...I still wouldn't change it.... So when I listed, my condo did not go to MLS, and Jack had two people who wanted to see my house the next day after signing on..both offered more than I thought , that day!...and one offered even more to secure it....DONE!....when I met Jack, I felt like working with him would be like " done!"...meaning it would not go on and on....and it did not !!.., I was in an escrow and packing....my friends sister was so amazed at my process that she also interviewed Jack..and ended up hiring him over the guy that "farms" her area...same deal..."done!".... All this said...my experience with agents in the past has been "okay".. But to be honest, I wasn't looking forward to this process again...however, Jack and Felipé made the whole process incredibly awesome !... I looked up his reviews and read some amazing things so I called Jack, made an appointment and met him just two days later on a Saturday. They took me around the different Long Beach Areas, and were very informative when explaining each area to me. Jack brokered the sale of my small condo in Huntington Beach. Less that five minutes into our initial conversation, I knew that I had nothing to worry about. He really knows his stuff, and he treated me like my little condo was a multimillion-dollar house on the water. There is so much I can say about Jack Tanner and Beach Cities Properties that I am not sure where to begin. I met Jack 13 years ago at Parkcrest Church in Long Beach, Ca. and what struck me most was his integrity and kindness. I loved the way he treated others and me. About 3 years ago my house that he recently sold, which at the times was being rented out, was in horrible shape after the some tenants moved out. At the time Jack also helped run a property management company. I was under a lot of stress and in poor health so I really did not know where to turn but I remembered Jack. After speaking with him I decided to use his service (he no longer runs it but focuses only on selling/listing real estate). I was so impressed over his honestly and the way he took charge and got things done thus taking most of the stress off of me that when I recently was forced to sell my home I had no question whom I would have sell it. My buyer agent was Vivan, and I couldn't have asked for a better person to help me through this stressful process. I'm one of those people who search zillow and realtor.com in the middle of the night and email Vivan about what I found, so I she can see if the listing is still available. With the market picking up steam the way it did in winter of 2012 I was starting to get disappointed, when I was constantly getting outbid. But, Vivan kept me motivated, and we found a beautiful home. The first day the home was listed we went to go see it and we wanted to make an offer, but was told there was a better offer than what I had ($275k Offer & listed price). Vivan encouraged me to still put in my best offer, because if the first offer fell thru I was already in line with my offer. Well, 2 weeks later I get an excited phone call from Vivan saying they accepted my offer, along witha few others. Of course i didn't want to be beat again so we got the offer turned around within the same hr as the counter-offer. So now I am a happy homeowner. My house closed escrow in March of 2013.
