The property is well maintained for…read moreits age, and the only time we had an issue with something was wear and tear and the wonderful Maintenance man fixed it same day. You can't beat it for the price and location which is convenient to Target, you can literally walk a path that cuts through from the apartment complex to the store. They have a CVS inside so I've found it extremely convenient for medications. The two cons I have is parking and neighbor noise, since we live in the first building, spaces are limited when other tenants have guests. I would like to see more parking added, as there is room to be developed all around the building. The tenants downstairs have a teenage daughter who's constantly having huge fights with the parents. I feel that a one bedroom apartment is too cramped for them and we have to suffer the consequences of listening to the arguing late at night and early morning. Lastly, Mary Corbo has been excellent. We take care of this apartment as it is a blessing to us, and I don't expect any issues when we leave. She has been fair and consistent, addressing any and all needs we have, as long as we bring them to her attention right away.

They do not take their tenants concerns seriously. After living at Setauket Knolls for a little over one year it took me four months to get my deposit back from them despite my lease saying it should be received within 2 months. Multiple phone calls were ignored. Email requests went unanswered. The same goes for the property management company, M D Carlisle Realty, who similarly did not respond to calls or requests for even an email response. Then when I finally received the deposit back they had subtracted a huge amount of money, nearly $400 claiming that they had to replace an entire countertop because of a few superficial scratches which they claimed were fresh "knife marks" despite the countertop being in only mediocre shape when I moved in. They will use the exorbitant deposit they request (ours was $3200 for a 13 month stay even though we worked at the local medical center and had more than adequate proof of income) to do the normal maintenance that is required for their apartments at your expense. The cheap materials they use here like their laminate countertops and vinyl tile flooring quickly wear out and they expect YOU, the tenant, to be responsible for the upkeep. This place isn't close to worth the hassle. There are many more places in the area where the staff are far more professional and responsive.

    I moved to the apartment without seeing the unit first since I lived several hours away, and the…read morepictures, virtual tour, and descriptions on many of the apartment-dot-coms said it was "luxury". I was also moving into a newly renovated unit with all the upgrades, so I was expecting a nice high-end place to live. When I moved in the unit had a crack all down the living room wall and there was no intention of fixing it. That was the first tip off. In reality, these are old buildings where some units have been renovated with some nice finishes but have all the same issues of an old building and property. I lived there for 2 years and ultimately bought out my lease to move. If you're just looking for somewhere that is slightly less expensive than other places in the area and don't care about the amenities and other issues, then these are fine. Pros 1. The cost of rent is slightly less than in other places in the area (but I would suggest that based on the rate increases, after a lease renewal they are not that much different from an actual luxury building). 2. The on-site maintenance team / superintendent is nice. 3. They returned my security deposit within the two-week timeline without any issues. 4. The location is convenient to shopping and highways. Cons 1. In the back of the facility there is a waste processing facility. While the horrible smell wasn't as bad after the construction ended, there are still many days a year where the complex smells horribly. 2. The light switch in my office/den was somehow wired to an outlet in my kitchen so I could never use the kitchen outlet. While they told me this, they did not fix it. 3. You cannot control your heat aside from opening or closing a small flap. My apartment was unbearably hot. I had to keep my window open all winter long and only closed it once when it was -10 degrees outside. 4. The air conditioners in the summer did not have enough BTUs to cool the place adequately. I had two brand new units when I moved in and one broke each of the two summers I lived there. They did replace them, but they just weren't good units. I was even told by people who worked there that they were bad units but management insisted on using them because they look nice. Plus, they are ill-fitted to the holes in the wall so bugs crawl right in. 5. Laundry rooms are dirty, extremely hot in the summer and cold in the winter. The card to pay for the laundry is not convenient. I ended up sending my laundry out with a service. 6. You can hear and smell everything through the walls too - including multiple neighbors who party /stay up all night till 3am or 4am and smoke marijuana. After they "addressed the problem" with one neighbor and did not renew the lease, the next one who moved in was just more of the same. I also observed high turnover with the units next to mine each having 3 different tenants in a two-year time period. 7. The office staff turnover frequently so even though I kept asking to buyout my lease, it took 5 months to get someone who was able to help me to actually follow up, and only after I called the corporate office.

They dont acknowledge any requests for repairs, parking issues or amenity issues. When our lease was over the apartment was left immaculate and they accused us of thousands of dollars or damage. Meanwhile we took photos and video of how the apartment was when we left. They do this so they don't have to return your security deposit. We were never notified they allow Affordable housing. Towards the end of our the entire complex seemed to be section 8 housing. People who didn't live in the complex were using amenities that only Avalon occupants are allowed to use. This made parking insanely difficult. As far as parking, they only give one spot per apartment but make you pay for all vehicles you have registered thru them. Why am I paying for parking if I can't find any spots or have to always park on a guest spot? While living there, they renovated the clubhouse so the gym and lounge areas weren't able to be used, the BBQs weren't working but they kept charging us. There are a lot of hidden fees and our monthly rent was never the same cost. BEWARE. STAY AWAY!

The latest: a worker here approached my 16 year old daughter asking her what she is doing numerous times at night. She will I'm sure add her review of how scared and creeped out she was. And this guy the maintenance supervisor thought it was a good idea to have a talk on the phone with my 16 year old at the time. How unprofessional and when I called the property manager she was rude and basically condoned this behavior, full update coming. Keep close eye on your kids. They are running this special SCAM. Its called Valet trash removal. You can't opt out of this service. If you use this service beware if they are short on money they can fine you. In my picture update i will show proof how and why I was targeted. If Valent Trash scam is off for a week or two- You are still paying over 200 dollars a year added to the extreme high rent.

I was told when moving in there would be "some" construction being done. There has been construction going on since February. They do not take care of the properties that are in the process of the exterior being remodeled. (Don't mow the lawn, pick up trash etc) The construction workers leave nails , garbage and material everywhere. You would think they would clean up their trash after a days of work but they don't and it is left everywhere. My dog has almost stepped on nails multiple times. There are random poles sticking out of the ground. For the amount of money rent is you would think they would take better care of the property or at least answer a call/ email. I am embarrassed to have people at my apartment because of the way the exterior looks. Terrance in the front office is the only good thing about this apartment complex. Save yourself the headache and don't move here.
