Meanwhile we took photos and video of how the apartment was when we left. They do this so they don't have to return your security deposit. We were never notified they allow Affordable housing. Towards the end of our the entire complex seemed to be section 8 housing. People who didn't live in the complex were using amenities that only Avalon occupants are allowed to use. This made parking insanely difficult. As far as parking, they only give one spot per apartment but make you pay for all vehicles you have registered thru them. Why am I paying for parking if I can't find any spots or have to always park on a guest spot? While living there, they renovated the clubhouse so the gym and lounge areas weren't able to be used, the BBQs weren't working but they kept charging us. There are a lot of hidden fees and our monthly rent was never the same cost. BEWARE. STAY AWAY!

She also feeds strays which produced more strays and a lot of noise and shuffling outside in the bushes. Not only that, but the constant smell from the rotting food left behind and the cat urine itself travels up in the air and it enters the bedroom through the apartment window and the ac unit. After speaking countless times from November 2025 to May 2026 (I have documentation to prove this) and even reaching out to corporate Management didn't do anything. We spoke to SPD and were told only management could be of assistance. We were even informed by other neighbors across the building that this individual has done this to multiple families and individuals with children and/or dogs. Dave, a maintenance worker, also informed me that this is an ongoing issue and said to keep pressing management. Unfortunately, they were no help and I'm speaking about Tamara and Nicole. The only helpful individual was Lauren who unfortunately isn't there anymore. She weaponizes CPS to push you to switch apartments if you have kids (I've spoken to previous families who have lived there) she calls the cops even if you're cleaning and moving around in your apartment because over all she is a confrontational person. She even made statements like "you're lucky I got rid of my gun before moving in here" and "I hope your little bastard breaks his neck". She is just a terrible human being. Management won't do anything about any neighbor issues that you may have unless it's something that can bring money in with fines. The gal at the front desk greeted us but referred to us by a different name (mistook us for another client). She asked us if we had an appointment which we replied we didn't. She then preceded to tell us she is fully booked for the afternoon and would have to come back some other time. In the meantime another associate is sitting next to her did not offered his availability. She then started telling us about the rental costs and if we needed a co-signer for our place, they can accommodate that as well. Hold up a sec! Now, my wife and I are in our lower fifties. Have credit scores above the 750 mark and I hold a job with a Fortune 20 company. Not to mention we just pulled up in a brand new Audi. The associate never asked anything about what we were looking for. Didn't give us a brochure and pricing sheet. When asked for one, she informed us we can go online to find out everything. They do not take care of the properties that are in the process of the exterior being remodeled. You would think they would clean up their trash after a days of work but they don't and it is left everywhere. My dog has almost stepped on nails multiple times. There are random poles sticking out of the ground. For the amount of money rent is you would think they would take better care of the property or at least answer a call/ email. I am embarrassed to have people at my apartment because of the way the exterior looks. Terrance in the front office is the only good thing about this apartment complex. Explained the treatment program in an easy going and confident manner. Explained the best way to water and set up timing with the sprinkler system. The results were and still are excellent. Worlds apart from the previous company - no comparison. Also, Turf N Tology does not bother me to try and sell me more services, or pester me to collect a small payment every day if I have an open invoice. Only negative I can say, the first season, I signed up for mosquito control treatments as well. They use an organic formula that is safe for the environment. It did not work, the mosquitos were terrible that summer. I unfortunately had to switch to a company that uses pesticides that actually kill the mosquitos. Sorry about that, Barry. Mosquitos are vicious here in our backyard and if left untreated my daughter and I both get bit to death. Sometimes you need the 'bad' chemicals. One thing I also want to note about this company is that the day before I treatment, I get a personal friendly phone call from the owner - not a call center- the owner, letting me know I'm scheduled and making sure it's okay to come and do the service. For lawn care, they provide good personal service and and they do a great job. Their program works. Highly recommended.
