Nikos is a very unethical agent and manipulated facts on a closing to try and get his clients earnest money back on a deal after the seller had done all repairs and followed the exact terms of the contract. The unprofessionalism and lack of communication from him and his client are really appalling some of the worst I have seen in over 25 years in real estate. JJ is awesome and I would definitely recommend him as your next realtor! My husband and I had been talking about moving from LA back to the city we fell in love with (Charleston) and started our initial reach out back in November. I contacted several realtors with great reviews but JJ was the first one to reach out and did not disappoint. He probably reached out within 15 minutes of my request just to introduce himself and learn more about my husband and I. I also told him that we would be in town for a wedding and even with us not even committed to moving, JJ still offered to show us a few houses (no strings attached)! We had not signed anything and he probably ended up showing us well over 8 houses that day. It wasn't until mid-December we decided we were officially going to move and JJ helped us every step of the way and continually checked in with us on our road trip back (never once being too salesy or pushy). When we finally got to town we were eager to continue looking. We saw house after house and JJ continually kept us up to date on the latest. Unfortunately for JJ I did not make it easy as I was looking for a two story on James Island which are pretty far and few between as almost all the houses seem to be Ranches. However, JJ was able to help us narrow down to a specific location on JI and we stuck with those houses for sale. After about two months of searching I began to get frustrated with the process because I could not find my "dream home". JJ could sense my frustration and even offered to start pounding on some doors and sending letters to the neighborhoods I liked to see if anyone would be selling. At this point in time I began to look at some old listings and there was one neighborhood I kept coming back to. Ocean Neighbors. There was one house in particular that I was quite fond of back when I was in LA but looked like it had sold even before we moved back. I decided to share the old listing with JJ and told him I wanted something like that house. JJ not only found us one like that house but he found the same exact house! He was able to see that the sellers had taken it off the market and had not sold it yet. He proceeded to get in contact with them and made magic happen. The owners admitted they were still open to selling and JJ ensured we got the best deal we could. Not only that but JJ grew up in Charleston and pretty much has a guy for everything we needed (inspections, foundation, cl100, lenders, repairs). JJ is just a great guy. I've worked in sales most of my career, so i'm aware of certain techniques to help push sales along, but I liked JJ's approach the best because it's the same way I would do it, just be a friend. JJ did not rush us in our decision to buy a house, listened to our concerns, and helped us with the 'what-ifs' and possible ideas that we all come up with when looking at different properties. JJ brought professionalism to the table with his knowledge of the area. Also, by having so many contacts and his own properties he is able to answer questions I would not expect most realtors to know off-hand; like how much it would be to build a new room, or bathroom, or have a tree removed...just all the random questions we threw at him he had an answer AND someone that could help make that answer come to be. I always enjoyed meeting up with JJ to see a property and discuss the possibilities of it fitting our mold of a dream home. As our search continued he was able to get a sense of what we wanted and went the extra 100 miles (not just mile) to make a property that wasn't listed become available for us in the neighborhood we wanted. Amazing! Any property I had bought previously I always felt i could have done most of the work by myself by looking online, but JJ went above and beyond and got me and my wife into a house I would have never been able to get, making him invaluable to our search and I can't thank him enough. A job opportunity led me to Charleston. I had never been here, so I didn't know anything about the area. I found JJ through my Airbnb host and contacted him immediately after we arrived because we set a 1 month deadline to get into permanent housing (we booked an airbnb and our goal was to be moved into a new home before our one month lease was up). We arrived in Charleston late on December 29th and we closed on January 31st and we could not have done that without JJ. If that statement doesn't speak volumes, I don't know what will - considering we didn't start the process until January 3rd and we had snow here that pretty much shut the city down for 4 days. From starting to look at homes until we closed, with a weather catastrophe, we closed in 3.5 weeks. Upon reaching out to him, JJ immediately put me in touch with a lender, Jason, who was awesome - I would recommend him and everybody else that JJ has teamed up with. I was pre-approved within hours and I knew how much I could afford and what I would need to bring to closing. Right away, JJ got in touch with me to start our home search. Being a native to the area, JJ was able to help us sort out areas that probably wouldn't suit us as well as make recommendations for where we ought to look. I probably shouldn't mention this because I don't know if it's the norm, but once we compiled a list, he scheduled the viewings and even picked us up in North Charleston and drove us to each listing. We got an opportunity to get to know him and it was also an opportunity for him to share his vast knowledge of the area, which was perfect for out of towners like us. It wasn't long before we found the perfect home. JJ and I had discussed what we wanted as far as pricing and concessions and I got exactly what I wanted - that part couldn't have worked out any better. JJ also took initiative to ensure that all of the hassles that come along with buying a home were taken care of in a timely fashion - and without me having to lift a finger - he did it all behind the scenes and didn't bother me with it. Appraisal, inspections, etc. A lot of agents do not provide this level of service I assure you. The bottom line is that JJ is everything you want in an agent and he has a system that is seamless from beginning to end. He will go to bat for you in negotiations and ensure that you get exactly what you want as well as put you in touch with a solid team of people that will make your home buying experience more than pleasant. 5 stars, two thumbs up, highly recommended. I needed a realtor to help us find a house in Charleston SC, and chose JJ on the basis of a bunch of great reviews here on Yelp. I called him to outline our needs and to obtain his commitment that he would be willing and able to support us. He was very pleasant and offered to make himself available at the relevant time, plus to supply us sufficient listings for our selection. What started off on a promising note went south within 2-3 days when the flow of listings ebbed off (after he had sent only TWO of them!) and JJ went MIA. Due to a job transfer my husband and I had to move across country and had 2.5 weeks to find a house and get into escrow. After hearing about JJ selling a few of our mutual friends houses, we were eager to know more about purchasing a house of our own.
