Charmed Painting worked on a few ares of our house several years ago and we were very happy with the results, so we hired them again this month to basically paint the entire interior of our 2,000 sq ft Oakland home. First off my husband and I run a small construction company and have for the past 30 years. We have painters in the network; however, we had a job that required us to go outside it for an additional estimate yet had we landed the job, I would of advocated strongly for Eddy since his assessment of what needed to be done and what he would not recommend was spot-on versus just increasing the job total by spraying all the shutters. We were so happy with Charmed Painting's previous work that we hired them in mid-2019 to do a TON of interior and exterior painting in preparation for putting our house on the market. Their prices for all this work were very reasonable, and Eddie was really on top of things, giving our projects a lot of personal attention in addition to the great work his employees were doing. The painters themselves were absolutely great, and they pointed out a very old window frame that was rotting away in a spot that wasn't easily visible. Eddie actually fixed the rotting spot for us! I'd like to note that our neighbors were very ... difficult ... about the external paint work, but Eddie dealt with them admirably. We were moving out of state before selling the house, so we weren't around when most of the interior painting was happening, but Eddie planned everything with us before we moved and then coordinated with our realtor and stager after we'd left. After getting a couple of estimates from other painting contractors we decided to go with Charmed painting . We saw some of their work here in Alameda and also read yelp reviews . Eddie came to our home within a few days of our e mail to talk with us about painting our 150 year old home in Alameda . He was personable answering our questions about giving this cottage of ours a new look . Within a week he had an estimate for the house garage fence and porch and could start within a couple of weeks . We agreed and his wife amy got the contract to us everything easy to understand and listed all work to be done . Eddie came and applied 4 different colors to a test piece on our house . The shingles we had were a dark brown that were sun bleached and old looking . We decided on a nice warm gray white trim and a wonderful raspberry/ cranberry front door . Carlos and Elder arrived every morning and worked through the day cleaning up at the end of the work day . They would let us know they were leaving and would see us in the morning . They were great ! After 8 days our home was finished and attention to detail was evident . We have not stopped smiling and have received compliments from our neighbors and people just strolling by , the front door is a big hit . All around excellent job from Charmed Painting! I recently bought a fixer-upper, and the exterior needed a fresh coat of paint. I requested a quote online, and Charmed got back to me within the week to set up a time to do a walkthrough for the project. After speaking with several Bay Area painters, I got the best sense from Eddie and Amy, and the quote they provided me for the work happened to be one of the most cost-effective. So it was an easy call to hire them for the project. This is my first home, so I was a little nervous about choosing a color. This is a big deal, I didn't want to screw it up and then be stuck with something that looked terrible. But they were great about holding my hand throughout the decision process, giving recommendations and examples of homes they had worked on previously. I felt that they really cared about me being satisfied with my choice. Once work started, Charmed dealt with weather delays (rain and wind) and house access issues (the house extends to the property line on each side, so they needed to access one side of the house through the neighbor's fence). Even with these hurdles, they were able to finish the house and clean up in a couple weeks. Attention to detail was fantastic throughout. Again, this is a victorian built in the 1800's. Some of the siding, seams and stairs are starting to crack and show signs of wear. But the team took time to thoroughly seal and treat everything before painting. I would prefer a glossier one so that walls can be cleaned more easily. But that's something I should have been knowledgeable enough to request. I spent more time even today!...sanding run's in my living room, yes his employee left the first day because after 2 redo's there were still runs in the walls , when I simply asked about them ( I tried to ask Eddie discretely but he said " ask her" SHE got hostile and Eddie got defensive saying they werent done yet, he went in and spent 20 minutes on the wall and said " there its 1000 percent better now" this is AFTER she had finished sanding and had applied 2 coats of paint..WHO applys 2 coats of paint to a wall " they havnt finished sanding yet," acording to Eddies recent statements. At the time, even though I had asked them after the second redo if they were done with that wall, which is when she said "yes" she was done.. I pointed out as nicely as possible..(like walking on eggshells nice..) that I felt there were remaining problems, this is when she gave me the attitude and said " Well...some peoples idea of perfection is different then others" While Eddie ( Supposedly the boss) stood there and silently complied THIS is when I started getting insulted, So I told them both " Hey wait a minute here, I am paying you a lot of money for a simple job, and this is MY home, Don't you feel I have a right to voice concerns over the work in my own home? Why are you both giving me attitude?" She simply left. Over the next two days Eddie and another employee re did the room she had previously done twice..and I can STILL show anyone who cares to come look at their work runs that are still existing in that first wall she did....even after I have sanded and removed several problem areas myself, I havnt managed to get them all out.. After countless hours on my living room wall trying to texture a patch Eddie gave up and said it was the best they could do and offered to refund part of the money to my wife, It looked terrible! I spent 2 hours on blending that wall patch after they left and I improved it a great deal..and I'm no " professional" painter..so don't tell me it cant be done better if given a little care and thought. they had an attitude which was arrogant and very subservient to both me and my wife. So... by the time they came back 5 days later on the following Monday..we were DONE. It was obvious they could not, or were not interested in performing their work in our home to even minimum acceptable standards, and the vibe they gave off was so negative we didnt want it in our home..we paid their invoice without argument and asked them to leave. Untruthful?...hardly I stand by all of my statements now and previous....they did terrible work in my home. read more

All my life, I'm in my 60's, I've worked for and owned small businesses as well as having been project manager for a well developed residential non-profit group in Berkeley. In all that time I've seldom encountered a contractor with the outstanding positive qualities of Eddie Ortega and Charmed Painting. I've worked with plumbers, roofers, gardeners, electricians, carpenters, painters, etc. He's the best! He's smart, honest, on time, treats his employees kindly, and his pricing is absolutely fair.As a matter of fact I offered him more at the job's completion because I felt his work warranted it. Quality? excellent. Clean up? perfect. Communication? straight forward and receptive. Ours was a relatively small job painting three rooms in our apartment. He was 100% there in every detail. He answers his emails, he returns his phone calls. He used zero VOC paint without me even having to ask. He caulked areas I wouldn't have thought of.He was considerate about our lifestyle and use of rooms during the job. We did have to wait a while for him to be available but he told us that from the beginning. In short he takes pride in his work. In an ideal world this wouldn't be a big deal, it would be standard. It was originally going to be a few days of work, but as things typically go the project got bigger! We had them paint our entire home's interior. A painting project isn't cheap: all in all our project cost over 5000 for a 2300 sq ft home, but it was worth it! Adding some color to our home really made it ours.
