    We love our apartment! Amazing views and super cozy. Surprisingly very quiet all throughout the day. New, full sized appliances. Maintenance is always on point and helpful .

    The towers are in desperate need of a power washing. The exterior is covered in black soot and the place is looking haunted.

I appreciate that I was able to find availability so quickly, that a garage (detached but indoor hallway) could be rented, that it felt relatively safe (new/updated mgmt was even installing cameras before I left), and that management/maintenance always remained polite - hence the additional star. But the name "luxury" is false. I've lived in a cockroach motel in Philly and in a shared 6-person dorm room in NYC, and despite those expected pitfalls, those places had less maintenance and noise issues than Dwell. There was brown sticky fluid dripping from the window after heavy rain, near my only expensive item in the apartment; it took three separate leaks to finally fix it. Said window faced the garbage area, and the best advice, if you're going to live at Dwell: avoid any of the units anywhere near the garbage (I asked the leasing person before signing, but she said she was just filling in so she had no idea if garbage was an issue...). I complained multiple times, to the garbage/recycling companies, to management, to maintenance, even to the police (not 911) because my complaints were ignored by the preceding and because it is illegal to pick up trash before 7 AM in Cherry Hill due to noise ordinances. 3x/wk, especially Saturday @ 5-6 AM, it would sound like cars repeatedly crashing into each other because of the truck banging the metal canisters while flashing their lights, beeping while reversing. It took 3 months of constant complaints and no sleep before they finally showed up at 7:01 AM. Then the trash compactor decided to die, so now there's 30-60 seconds of loud scraping metal noises, at random, not even at a set time, usually 10-15x throughout the night. If it rained or got a little windy, that would set off the trash compactor. I repeatedly asked someone to do the equivalent of "WD40," and for about 24-48 hours, sometimes it worked. But for the last 2 months of my sentence, I gave up. And the smell. Keep that window and door closed because on a hot summer day, guaranteed you'll be met with the rotting stench of a dead corpse when you walk outside. I told them that the fridge/freezer doors didn't always close consistently. They fixed the fridge one but said nothing was wrong with the freezer one, so I often came home to my freezer food being partially defrosted (I only noticed because there'd be a puddle of water on the floor). I also told them that there was some resistance when trying to turn my front door key, that I had to lift up the door to re-align the bolt before I could turn and open. They replied that this was how the door worked, a pull-close mechanism. Months later, the key broke off in the lock because of constant bending...fortunately, I figured this would happen eventually and pulled it out before it broke completely, and the front office was still open. The door was clearly not aligned...so apparently, it's not normal to have to use 2 hands to open and close a door by lifting it. The electricity bill is HIGH, at least $100/month during the summer. And my wi-fi kept dropping (Comcast couldn't figure out why other than maybe some wall interference, even bought a new router which works totally fine now in a new place). The garage is small; I could not open my car door fully to get out. The bugs. So many bugs. The cockroach motel at least consistently just had cockroaches. At Dwell, there was a new type of bug every other day. After multiple complaints, management would send an exterminator to spray some liquid and put down some glue traps...but that did nothing. So on my own dime, I bought cans of Raid, bug bombs, fruit fly traps, an electric bug zapper, more glue traps - and the results were still horrifying. There was a spider in my dishwashing glove, something fell on my head once, and I had to wait a solid minute for the spider to get off my door handle before I could open it. I overheard another gentleman complaining about "fleas," but he didn't own any pets, so management corrected him and said those were just gnats, tis the season, exterminator coming soon... But the last straw was despite all the above, after 11 months, they raised rent by 4.4%, which falls into the standard 3-5% but I asked them to reconsider given the issues. If they'd shaved down to 3%, I might have been lazy enough to stay, but they gave a flat no. Fortunately, this time, I had the opportunity to leisurely look elsewhere. Now I'm paying less for rent, completely refurbished despite more recent building, fireplace, key fob (no more broken keys), attached garage (can open BOTH car doors), $30/month for electric even in summer, wifi that works, better amenities, even safer community, more convenient location (instead of revving from 0-50 to turn right onto a highway during rush hour), minimal bugs, with absolutely no noise (other than crickets) or smell (other than grass).

They have the fenced in dog park which is great for my friends dog with a lab and have the water fountains for a smaller or bigger dogs.

We liked that the townhouse was 2 floors and had a 1/2 bathroom downstairs for guests. There was a good size kitchen and living room on the bottom floor and our primary bedroom and laundry room were upstairs. They only had a few amenities such as gated parking, the clubhouse, the outside grills, and the gym. The units were somewhat updated, but all the cabinets needed to be replaced as well as both our washer, dryer, and carpet in our specific unit. The maintenance man, Rich, was the best part! He would fix any issues within a day and was always very friendly and helpful. We originally had loud neighbors for the first six months and you could hear everything since the walls are so thin. There were also issues with parking most nights. I would get home at 8pm and all of the spots in the whole community would be taken. There were multiple days when I would have to park in a guest spot outside of the clubhouse. The gates were broken constantly, which was frustrating since anyone could drive in and out of the community. There were also many issues with the rental fees being entered incorrectly. I would have to call pretty much every other month to have something changed since it was inputted wrong. It was a decent place to live for the short term.

The people with garages rule the roost. They have the ability to park anywhere, which includes "open" area parking. Many do park in the open spaces, that causes a shortage and inconvenience for others. Maintenance is excellent.

There was a…read moregreeter at the door, the office staff was friendly, and the property was owned by Morgan Properties at the time. Over the years, you could clearly tell the focus changed -- they stopped caring about residents and only cared about the money. The office staff became rude, phone calls were handled poorly, and they constantly changed employees. Hot water was shut off often, so expect that. The central air system is outdated and constantly breaks down. A few years ago, we went the entire month of July -- one of the hottest months -- without central air. They gave residents one window unit with no rent credit, then later gave two units then the power kept going out. There is also a serious rodent problem. On top of that, our roof leaked, and at one point someone else's toilet water came up through our kitchen sink. Now there's a new management company (I believe they're called Premier), and somehow they're even worse than Morgan Properties. After a snowstorm, the streets were barely touched and left in terrible condition. The staff doesn't care because they don't live here -- and honestly, why would they? This place is a dump. Our lease just ended and we bought a new home, thank God. Please do yourself a favor and do not live here. They let anyone live here now, and the conditions keep getting worse. This building should honestly be shut down.

Jefferson Hospital is down the street; Erlton plaza & Whole Foods is 2 min away; Haddonfield rd gives you the holy trinity of Trader Joe's, Costco, & Wegman's in 5 min. You can walk to CVS/Walgreen's, post office, a lousy bagel shop, OK sushi, Vietnamese food, banks, & a good bakery. Across kings hwy gets you good (for S. Jersey) pizza @ Johnny's, dollar general, & 7-11. Plus the town library is huge and right next door. The 457 (to Haddonfield/Philly PATCO) & 455 (Cherry Hill mall) bus lines are here. -Security deposit of $500: a lot less than many places. Yes, I got mine back! -ALL utilities (minus internet/cable) are included: A huge savings & the biggest draw aside from location & views. My current complex charges about $80/mo. just for water/sewer! PSE&G also isn't cheap. Stoves are gas if you like to cook. -Concrete construction: Noise @ apartments is largely luck. Sound still enters through vents based on where your unit is. A unit I visited had an upstairs neighbor whose whole family took baths anywhere from 10pm to 1am 7 days a week . We heard it all! New "luxury apartments" are nearly all cheap wood-frame construction with zero sound or climate insulation. The concrete makes a difference for noise, fire safety, and heating/cooling. Pack command hooks to hang anything on the walls. Each unit's front door is also solid "project style" steel, felt secure when locked and bolted. -Decent parking: There will always be car break-ins, "reserved spots" someone else decides to park in, etc. Fortunately the former never happened, & the latter only occurred one time. They do charge a fee ($15 monthly during my time there) and it was 1 car per unit. There is additional parking on the street, and guest parking wasn't too bad. -Common area: Gyms in each building were fairly well equipped. The pool is giant & open all summer. There's also a dog area by each building and some outdoor fitness stuff. For elections, the polling place is on the ground floor, very convenient. They've spent $ renovating the hallways, building lobbies and mail rooms. If only they had a rooftop deck or co-working space... -Views: Each building is 13 stories (listed 12 with "European style" numbering for ground floor). If you get a west-facing unit high enough up, you'll probably have a view of the expanding Philly skyline. I did, and it was nice to see the morning sun reflect off the Comcast center in the AM & see PM sunsets. Beautiful way to wind down the day & something to look at if you work from home. -I never saw roaches.-Large balconies: Not in all units, so check on that. THE BAD: (oh boy here we go) -Aging, poorly functioning physical plant: There were regular water shut offs, sometimes for hours. They'd try to give some advance notice, but it happened too often. -Central A/C: Cooling is provided by chillers on the roof that are either on or off. They arbitrarily shut down in September & don't turn back on until late May. Do they look at climate change or weekly forecasts to decide when to start the system for a South Jersey summer that now starts in April? Of course not! Unfortunately, NJ and Cherry Hill only require landlords to provide heat, not AC, and they take advantage of this. Plan on portable AC units to supplement what lacks cooling-wise. At least you don't pay directly for their use. Of note: the leasing office has its own ductless/split system to ensure employee comfort. -Smoking is allowed: I once had issues with smoke coming into my apartment from a neighbor. Management was clear about their policy to NOT be smoke-free. After complaints to office & Camden county health dept, office lent me an air filter, which didn't do much. -Prepare for leaks/dripping ceilings: They'll provide a utility bucket & paint the ceiling once leak stops. Get ready, it will happen to you at some point. This also means that when a leak is below, maintenance will be knocking at your door god knows when. The leaks got so bad that the "solution" was to enter each unit and perform a "drill out" of everyone's AC vents. Yes, they took a GIANT drill bit to the wall, then divert the leaking water to your "private" balcony via PVC pipes. So the last few months, I didn't spend much time on my balcony. Ants also started entering my apartment following this "repair." They did offer pest control as a band aid atop the band aid. -Not all units have dishwashers or washer/dryer:-Breed restrictions not enforced: saw pit bulls and other large, aggressive dogs almost every day. -Trash chutes clearly designed in the 1950's: chutes woefully small takes quite an effort to fit today's bags down them. So what happens? Bags left on the floor! -Package rooms: Too small & thefty. BIG rent hikes: 1 BR cost in 2017: $1160. Now? $1900! This place really was "home" 2017-19 & served me well. "Nothing is perfect." Set expectations accordingly & enjoy!

    I did not live here but I did tour this apartment in my long list of homes I looked at before…read moremoving to the area for a new job. This is a hidden gem, amongst apartment home. The neighborhood is residential with beautiful manicured homes surrounding the complex. The outside is very well maintained (fresh looking paint on the doors, clean brick walls, perfect landscaping, a pool, and grills for common use. This neighborhood is quiet, family oriented, clean and you just feel safe in this area. That is the exterior, now the interior surprised me even more. The one bedrooms apartment had freshly shampooed carpets, hardwood floor tile, the oak cabinets and window in the kitchen/dining den gave the kitchen a bright sunny appearance. All appliances looked either well kept or new. The bathroom was immaculate. First deal maker or breaker for me is the bathrooms in any apartment, and these apartments impressed me. The bath had some kind of brushed white tile that looked brad new (and clean). If you are a clean and a neat freak like me, you will be very happy with the bathrooms. The upstairs unit bedroom is huge! Lots of closet space and the living space for the bedroom is large enough for your bed, dressers and a computer desk and a cozy reading chair. Finally an apartment where the bedroom gives you that spaciousness that's missing from most houses and apartments. Overall I was pleasantly surprised with the whole experience. The leasing agent, Pauline, makes you feels so welcome, and is very professional and courteous. She sat down with me for some time talking to me and answering all my questions. I would highly recommend at least visiting this apartment as an option. For the price, you get quality appliances, cleanliness, quiet neighborhood, and so many other amenities that are hard to find all in one place. Hidden Gem :-)
