Tenants smoke in the breezeways every night and it seeps into other residences (management doesn't care). Place smells like Bob Marley and Wiz Khalifa had a baby. Non-residents leave their cars parked in already limited parking spots for weeks at a time, and able-bodied residents with no handicap tag park in the handicap spots every day and every night. A guide to living in Chestnut Farm Apartments: Don't bring any nice shoes because you will be dodging dog droppings on the daily. After you enjoy viewing the tainted-green pool liner while basking on the 20-year-old chaise lounges, you can treck through the hazardous terrain to feast your eyes on Mt. Dumpster. If you decide to visit Mt. Dumpster after it rains, BRING YOUR WADERS to get through the mud. Bring your ice skates after a freeze and consider a snowmobile after the snow. There is no paved path to the mountain so conditions are hazardous. The complex includes a Time Machine to 1999 they call the fitness center. Here you get to experience crusty vintage gym equipment over a brown carpet while you marinate in the must. Don't forget to bring your own hand sanitizer, a hook to hang your coat, and dumbbells (there is only one set of mis-matched dumbbells available). No matter the amount of complaints or suggestions, management will do nothing. What they will always be sure to do is to leave your lease renewal letter with a generous increase of only $100/mo for a declining quality of a "home." You wont have much time to capture photos of all of these experiences because you will be leaving faster than you entered. If you enjoy living in slime, Chestnut Farm Apartments is the place for you (and likely any other Winn Residential). The only good thing you'll have to watch out for here is the maintenance crew. They are so helpful and do a great job keeping up given the circumstances of their careless managers. read more

This place is great! I always come here to see friends and I really like the management and the way it is set up.

I'm not sure where to begin. I was a longterm tenant because not a lot of 3 br apartments available in area so i settled there and in the beginning its was ok. It unfortunately changed management companies several times and now is owned by the Winn Co. I would suggest no one rent there. It is a dump!!!! they use poor quality product in their apartments and charge you a high price to live there. The amenities they advertise are false. The gym is old, equipment breaks down, and it's filthy. The management staff, particularly the property manager, is rude and does not handle problems when they arise. They are never in the office during office hours and even if they are they act like your bothering them when you come in to ask a question. The pool is disgusting. I used it once and never used it again after i saw fecal matter floating in the pool after a little kid was aloud to go in with a dirty diaper on. There is no security there so your cars get broken into and packages that are delivered to you get stolen. They have no parking and don't monitor the resident stickers so people who don't live there are taking up your parking spaces. The snow removal is awful. They don't remove it. They redistribute it and usually redistribute it on your car and call you to come shovel your car off and if you don't they threaten to tow you. The noise is out of control and they do nothing. When you live in a apt, you do have to put up with some level of noise but when you have kids in the playgrounds blaring music and neighbors who allow their kids to jump off furniture yell scream wrestle for hours at a time in the apts around you and management does nothing , enough is enough. The cops are there daily. They get calls so much they sit outside two of the buildings waiting to get calls and recently they busted a prostitute ring there. It's not a good place, nice place, or safe place to live. I will never rent anything affiliated with this company again. I suggest no one rent there. There are far nicer and safer places to go. I forgot to add the dog feces that you step in because tenants don't pick up after them. You can't sit outside and enjoy the weather without stepping in dog crap. The smoking is also an issue. People are smoking against the buildings so if you have your windows open it travels up and your inhaling the toxic fumes. Management does nothing to control any of the above issues when most of them are lease violations. Don't rent their garages or storage facilities. They are infested with mice, snakes, and bats. The mice will get into your cars and build nests and destroy your wiring. I had several items in storage and they were destroyed by mice and bat urine and feces. I cannot stress this enough: DO NOT LIVE HERE. I have lived here for a couple of years now and initially I was thrilled to have an apartment so close to the highway for commuting. But recently my thoughts have changed. The management has changed hands multiple times including a new owner of the entire property. With every change of command, the property became less and less ideal. We were paying for amenities that we could not access due to COVID. I understand there was limitations, but why am I paying for a gym and a pool when I can't even use them? They did not offer any rent forgiveness due to this circumstance, nor did they try to come up with a solution for a long time. They offer garages for an extra fee monthly. But (surprise!) no garages are ever available because the owners use a lot of them for storage for their own appliances. Wouldn't it make more sense to build your own storage area on property for that? The trash compactor is always full and overflowing to the point where other residents are constantly leaving their garbage bags on the ground next to the compactor. Such a great sight to see in the morning! There were multiple occasions where I was avoiding literal cat poop and dirty diapers that had fallen out of someone's trash bag and they couldn't be bothered to pick it up. Like other reviews on here show, the parking is a NIGHTMARE. You legitimately have to get home before 8pm or else you will not be parking near the entrance to your apartment. You then have to walk in the dark to your apartment. I was told during my initial lease signing that only residents could park along the building and guests had to park away from the building along the woods or at the leasing office. Countless times, I would come home from work or a leisurely night out only to not have a spot to park in. The next morning, I would notice a car from the previous night was nowhere to be found and sometimes they would never be seen again. When new owners came in, they tried to enforce a new visitor parking policy and made all residents get new parking passes. They refused to give one to my neighbors (who had lived here for years) because their registration was under a family members name and not their own (even though this was not an issue with the last owners and they had received a parking pass). They were extremely rude and dismissive and they did not offer any other option besides trying to change the name on the title (like the DMV is any more helpful).There is simply not enough parking spaces available to dictate which ones are for residents and which ones are for guests. Now lets talk about the actual apartments. They triumphantly claim on multiple websites that they are "luxury apartments" but this could not be further from the truth. The cabinets and fixtures have not been updated since the complex was built. The walls are paper thin to the point you can hear people's full blown conversations through the walls. On multiple occasions I heard people talking late at night in the breezeways and I was even kept awake late at night listening to my neighbors having intimate moments. My neighbors would constantly smoke weed in their apartment, which I have no problem with except it made my apartment also smell like weed. I also had multiple occasions where a neighbor was smoking cigarettes in the breezeways, which made it smell like an ashtray. And the final nail in the coffin is the rent situation. When the new owners came in, they launched a new platform to pay rent online. The only problem is that they neglected to tell everyone that they had to select a specific option on the website to dodge the $51(!!!!) convenience fee. I was fooled by it initially, and I am sure I am not the only one. The leasing office was only open M-F 9-5 (which is super convenient because it is not like 80% of the country works those hours). When I tried to call the leasing office, I was met with a person in a call center who was not on site. The number on their website does not call the leasing office, it calls a call center who has no idea what is going on on the property. The office in very unapproachable, both because the hours work and because the staff is extremely rude and unfriendly (refer to my parking pass story from earlier). They also decided to increase the rent by $200 per month. I get it rent increases yearly because of the economy and taxes, but an increase in $200 without offering any increase in quality of the property is highway robbery. The rent increase the year before was a measly $25. You could easily go to one of the new apartment complexes down the street and get a true luxury apartment for a little bit more money. In the end, I would say this place is not worth the monthly rent they charge. Do NOT move your family here if you can afford it. The owners are rude, the property is not well kept, and the residents here are rude and miserable. I am more excited to leave than I was to move in. read more

Don't move here unless you can't afford to live anywhere else. I lived at this apartment complex for five years. In that time, an employee stole medicine from my apartment, my car was vandalized, I broke my ankle because they don't clear the snow in a remotely reasonable time, and I routinely had to park as far away from my own door as possible because there aren't enough parking spaces. The website and ads might declare it a luxury complex, but at one point they went around to everyone's apartment and changed the filters on all their faucets to low flow so the corporate ownership could avoid paying a higher water bill. They also put in massive speed bumps, which people would just speed over, because the residents there don't care too much about their mid 2000s toyotas to slow down. If you like loud apartment complexes with poor standards of living and literal criminals next door, consider chestnut farms. If you can afford to live literally anywhere else, do that instead. read more

I have to say, I've met some nice people in this complex in passing. Some are very polite and respectful. But I have to say, I'm just so tired of the way this place is run. Rent increases that are almost the price of the brand new Axis at Lakeshore right next door. This complex is 12 years old. They still allow tenants to smoke in their rooms (existing tenants). We live next to one of those units and I can't tell you how disgusting it can be when the residual smoke smell seeps through the walls and fills the unit areas (both bathrooms and the laundry room) with the worst smell. As someone with asthma, it has been sickening. What has management done? No sympathy, that's for sure. They gave us a rental notice that our rent was increasing due to the end of the lease. It's terrible. They wouldn't even make an exception because we are next to a smoking unit. The parking situation is a nightmare. They "advise" that those with a parking sticker park near the buildings and the visitors park away. That doesn't happen. I see on numerous occasions, visitors parking where ever they want to. I mean, I don't mind some days because I don't mind the extra exercise, but still, shouldn't residents have the spots before visitors? One other thing I noticed...if you like the smell of pot smoke, go over by the dumpster area some nights. It is nasty over there. I lost count how many times I had to walk by that area and all I smell is that awful smell. Seriously, disgusting. In my opinion, for the money they charge and the age this complex is, I don't think it's worth it. Find a place for your family that is healthy and sanitary. I feel like we will be moving, but not before I get a health inspector here first to show them how bad it is to have a complex letting tenants smoke inside. Way to go Chestnut Farm! Glad to see you care! I will say there are some good things. There are great people, the layout is great for entertaining guests, and the maintenance guys are very friendly. I have reported the smoke problem a few times and they were over to help resolve the issues the best they could. Both of the guys that came by were smokers and they even told me they could smell it and that was saying something. Regardless, nice guys, friendly to talk to. We are a military family currently living here in Chestnut Farm Apartments. We have been here for a year and we are moving very very soon. My experience living here wasnt all that bad, until i had a problem and management couldnt even attempt to help us besides some other experiences. Long story short, management is really bad. They wont listen to complains and wont keep their word. Manager had me waiting in a park with a newborn for hrs after she agreed to called me once they were done fixing the fire alarms, i never heard from her. If i had not come home to check i wouldve been there all day. Filed a complain because my new neighbors are very loud to the point where the doors and windows shake. Very politely i went to ask the woman if she could try to make less noise because i work overnight and cant sleep and the noise is extremely loud. She was very rude and shut the door on me. "Ghetto" people are starting to take over this "great living" apartments. People dont care and smoke in the playground even when children, not only theirs, are playing. Maintenance never pick up the phone, and they will not come to fix things even tho you call. They will leave the office early and you will not get your things fixed until 24 emergency line gets hold of them, THEN they will come at 9 10 pm to fix things. We are now moving to town home where we can live peacefully and most importantly QUITE and PRIVATELY. If you are moving to appts just keep in mind that not because you are living in appts OR have kids you have the right to disturb your neighbors. Be courteous and respect your neighbors! Good luck! I have lived at Chestnut Farm for a little over 3 years now. The only positive thing I can say is that it is conveniently located near the highway. Besides that, dealing with the front office is an absolute nightmare. I have put in less than 5 work orders to maintenance in my time here and majority of the time they are rude and do horrible work that often needs to be readdressed. They come into the apartment when you aren't home even if you ask them not to. Horrible communication between maintenance and front office. The complex is advertised as "luxury apartments" but definitely far from it. The hallways are hardly ever cleaned which I didn't realize was an issue until I found myself having to clean up food, glass, and cigarettes consistently before I could have family over. Definitely will not recommend Chestnut Farm in the future. read more

Terrible, If I could give "no stars" I would. I have lived here for many years. The previous office managers(Angela, Courtney, Ethan) were fantastic, helpful and efficient. They always explained everything thoroughly and also kept their word on things they said. I recently moved out and Tanya specifically told me that as long as they had it rented out that they would not charge me any fees. She lied. They charged me two weeks rent for September 1-15 when I had moved out returned the keys on August 28th. I have always been a good tenant and paid on a timely manner, left the apartment spotless and even referred people when they asked about this place. It is just unfortunate that they end relationships on such bad notes. The turn around of employees in that office is very often, the only stable people are the maintenance men, who do their job well. I had reached out to the CFO, Aaron Schlopps, to explain that no one ever said I would get charged the two weeks it takes their maintenance crew to flip the apartment for the next person, nor should I?! The time they use to flip the apartment was after my move out date. Long story short, Aaron said "you can send what ever emails you want but I'm not going to do anything about this." He was very condescending might I add. I feel the lack of professionalism bring much distaste to any decent human being. I would not recommend this place for anyone unless you absolutely have no other options. Maybe Try Axis who are the development next door across the bridge. read more

I can only give this one star. The apartment itself was lovely. Luckily, I lived in a quiet building, but close to the playground where teenagers ran rampant at all hours smoking pot, and being loud. I couldn't allow my children to play there. The teens have zero morals, and ridiculed my children when ever they went. Yes, common...but what came next wasn't. I had about 10 teenagers show up at my door wanting to beat up my then 12 year old. Why? Because earlier in the day my son found a hyper dermic needle in the parking lot. I called management, and they were just going to leave it there. I called the police to remove it, and the teens assumed that my child blamed them for the needles presence, and the cops showing up. Not true. Up until then my kids had been immune to the areas drug situation. Chestnut Farms could do nothing about the situation to protect my family unless I knew names, and we knew none. In fact, we never even saw these kids with parents. They didn't even blink when I told them about the needle or my concern the safety of my son, or when I called their complex an over priced ghetto. Next came my second call to the police department for kids making bombs in water bottles, and setting them off in the middle court yard near the playground. What was done? Nothing. My son also had his skateboard stolen, only for it to "magically" reappear after my making a stink, and again having to call the police. Next police call was for slashed tires. When it rained, the water would not drain from the open outdoor hallways properly. It would just come in through my font door. The fire alarms constantly went off at all hours for seemingly no reason. In the end, I had to break my lease early for my children's safety. Which obviously effected my credit. They are claiming damage, and trash removal. Nope, I didn't take the last few bags down to the dumpster. But have photos of the entire, very clean apartment, from the day I left. When told to contact a company that handles their collections, calling it, sitting on hold for 30 minutes, I had the option to leave a message. I've received no call back. I left a forwarding address for Chestnut Farms via certified letter. Received no word from them. The only way I found out they want money from me is by checking my credit. But this is what you do to protect your children. They aren't going to help you. Don't let the grounds, and fake staff smiles fool you. Nor the lovely apartment. It's a danger zone. If you are looking to move here, I highly advise you to check other reviews, or the Raynham Police blotter for records of how many times, they still to this day, have to make trips to Chestnut Farms. In fact it's gotten worse since I left there in 2010. All you have to do is google it. Don't make the same mistake I did. It's best to stay away, just due to crime alone. read more

After reading the reviews below I'm not sure if this is even the same apartment complex. I have been at Chestnut Farms for a year now and have very little complaints. The neighbors (at least in building 4) are great. During the day the parking lot clears out for those leaving for work and parking usually isn't an issue until after rush hour on week nights. I agree however, assigned parking should be implemented. Other than that the apartments are very nice for the money. I rent a 2 bedroom, the rooms are large and the master bedroom includes its own full bath private to the rest of the house, and both rooms have walk in closets. The carpeting is nice, appliances are new, there is an in unit washer and dryer (huge plus), incredible amount of closet space and a nice open floor plan. So for a 2 bedroom, 2 FULL bath, and in unit washer and dryer I really feel the rent is reasonable. People comparing this place to neighboring axis shores are out of their minds. I looked at both when moving and the only actual differences between the two that I could spot was granite countertops (Chestnut farms uses a sort of cheaper mica, doesn't look awful though), balconies (Chestnut farms doesn't have any), and Chestnut farms club house features a little less than axis. Other than that the differences are minuscule. The residents are diverse, everything from students, to families, to retirees and everything in-between. This is in fact an apartment complex, there is bound to be some noise occasionally but overall the apartments are soundproofed very well. Usually just occasional thuds from the neighbors young children can be heard but it's very rare. Everyone is friendly, it's in a very nice area, and in my opinion it's a very nice apartment complex. read more

I moved here in September. I intially was very pleased with Chestnut farm but I am very disappointed with the management staff. Though I am satisfied with the apartment,mantainence staff are great,grounds are well manicured. My main issue is my neighbor who has band practice. It is dinner time and I can not sit in the dinning area because the nieghbor is banging on a drum so loud I get a headache. I spoke with this person which was good for a short time. I then complained to management. I was told that the manager spoke with him and sent him a letter. This lasted about a week. I was told to call the police. I respect the difficult job the police have and think They have more important issues to attend to. I found out from a former resident of this building that this is not a new problem. This was not disclosed to me when I chose to move here. I never got a follow up call from the manager about this problem. I am very disappointed in the management staff. Now I have to decide if I will renew in September or try to break my lease. This problem is very disturbing and makes my living here intolerable. read more
