DO NOT MOVE INTO THE LODGE AT FOXBOROUGH - Health Hazard, Zero Accountability, Ongoing Infestation My partner and I moved into The Lodge at Foxborough in July 2023, and what was supposed to be our peaceful home turned into an absolute nightmare. At a time I adored this place, we have been good tenants, clean, and have always abided by the rules and regulations. However, since September 2024, we've been battling a severe cockroach infestation that has taken over our apartment and disrupted every part of our lives. We first reported the infestation on September 20, 2024, and since then we've had five exterminator visits. Not only has the problem not been solved, but I've been told directly by exterminators that other units in the building are also being treated--which clearly points to a building-wide issue. This is not an isolated case. This is a sign of systemic neglect. Despite this, management has done the bare minimum: No offer of temporary housing No rent compensation No relocation to another unit No accountability for the trauma and stress caused We were left to live in filth, treated like test subjects while they experimented with "follow-up visits" to "see if treatments are working." That's not a solution--that's an insult. My partner and I are not a science experiment. We're paying tenants (approximatly $2,660 a month, not including utlities) who were promised a habitable, safe home. This infestation has wrecked our lives: I've missed work and class to accommodate the exterminator's schedule We've been forced to live out of boxes, unable to use our kitchen or bathroom freely My cat's safety has been a constant concern during treatments We've experienced social withdrawal, heightened anxiety, panic, and severe emotional stress. My relationship has suffered. Our home has not felt like a safe space in months I've spent my own money on traps, poisons, and patchwork for holes left in the kitchen that allow pests through plumbing and unfinished work And worst of all? We had to escalate the issue to the Board of Health, who formally investigated the property on March 11, 2025. Only after that did management finally switch pest control companies. But it was too little, too late. Even after months of suffering, with the infestation still ongoing, they have refused to let us out of our lease. They are prioritizing contract enforcement over basic human dignity and legal habitability standards. We are literally only asking to break our lease 3-4 months early once housing is secured, without penalty and our security deposit back. I have documented this experience thoroughly with photos and videos, and I will be posting them across Google, Yelp, Facebook, Reddit, and any platform I can find. People need to know the truth about this place. I am posting this review to warn future renters and hold The Lodge at Foxborough and UDR accountable. No one should be forced to live in these conditions and be met with indifference and excuses. They continue to raise rent and share your information which I believe is illegal. I'm trying to go to housing court to iliminate this from bring continued. They take me to court then add charges to my rent. I never got to use the theater room which is now a mail room and I still can't find all my packages, been here a year and 3 months and I can't move out fast enough. What is going on in this place? Went on a tour as prospective renters and the buildings were crusty, some corridors smelt like straight cigarettes. One unit door had serious damage and a hole looked like some crazy person tried to break into the unit. Leasing office staff would not even meet us, told us to do the tour on our own. The outside grounds looked well kept but was just not up to our standards. For the price it was honestly dirty and ghetto inside the buildings. Didn't talk to any other residents though. DO NOT MOVE HERE!!!!! Looks nice, but it's a mess. I have lived here for 6-7 months and have had nothing but problems with my unit and ownership. You virtually tour the property without any human interaction - only text communication. Upon move-in I was told that the gate security was in the process of being fixed (there has been no progress on this). My first weekend of living here there was a full SWAT team outside of my apartment handling a major crime on the property that could have been avoided should the gates have actually been working. When I first was signing my lease they asked me to push my move-in date back to get my unit ready. Despite pushing back my move-in date, my heat didn't work, AC didn't work, dryer had a strong unpleasant smell, my mailbox key didn't work, several lights in the unit were either missing bulbs or had bulbs that were burnt out, the main bathroom had mold on the ceiling, none of the bathroom sinks worked properly, there were no toilet paper holders, the water leak alarms were unplugged, one of the cable outlets didn't work, several regular outlets didn't work, etc. I have opened work orders which have been prematurely closed. I have spoken with the leasing office with no proper resolution. Now in trying to move out, the building is unwilling to accept responsibility for any of the issues and would like to charge a full lease breakage fee despite the unit being unfit for move-in from the start. Units need to be properly inspected prior to move-in...especially for the price they charge. Cons: 1. When I moved in, there was a manager, assistant manager & and leasing agent-all professional, knowledgeable & kept promises. 2. They had an actual maintenance crew & a maintenance area. 3. Snow & ice removal was fast & efficient & office responded if sidewalks were still icy. NOW..... 4. People apparently couldn't be bothered to pick up after their dogs.! All The Time! They used to have a staff member pick up poop daily but not for years. 5. There is now ONE person in the office for over 250 units & ONE maintenance man. They do try but it's an IMPOSSIBLE task. Little gets done. 6. Forget anything in the lease that supposedly protects residents. -Police are there almost every day including a huge fentanyl bust that was in the news -Horrible neighbors keep you up all night. No one does anything about it despite "quiet hours" being in the lease! -Dogs can bark as often & for as long as they like. And let's not forget the poop that prevents anyone from walking on the grass anywhere & oftentimes on the sidewalk & outside entrance doors. -Walls are so thin & cheaply made I could hear entire conversations, people peeing & having sex. And toilet lids dropping, doors slamming & the rude upstairs neighbors who do not follow regulations-like never ever getting rugs to cover vinyl floors. Yes, anything bigger than a cup sounds like a boulder when dropped on the uncovered floors. -Non-smoking community, not! My apartment reeked from the kid upstairs smoking pot all the time. I could never open the window & forget using the balcony. - The place was often Party Central. Need I say more????? If you complained, it never happened if a staff member didn't hear it. -MOLD, both pink & black. I stopped saying anything after I was told to spray bleach & it would "go away." Many people had mold but no one would ever acknowledge it at the office. -The apartments are well set up & attractive until you move in & live with cheap appliances, floors, kitchen cabinets & and constantly squeaking bathtub. Before the new owners, the maintenance crew could actually fix & replace things. This could still happen but you needed a letter for anything. -The grounds were often covered with a variety of trash: tampons, condoms (both used) liquor bottles & beer cans, diapers & just plain trash anyone chose to toss. Oh, & the dumpster was overflowing as often as not. And it would smell in summer. -motor cycles & souped up cars & trucks. Night & day. -I could go on. When I moved here, it appeared they checked up on who they would let move in. Not so later on seemingly. Perhaps had they done so, many of the above problems would not have occurred. Pros: Pretty place. Lovely clubhouse. Nice grounds if you stay on sidewalks only-& be careful there too. Nice staff but again limited even if they do try. There were some people in management along my stay who tried to "fix problems/issues" & they were able to do so in some instances. They did take time with me. DO NOT STAY HERE! Unless you have tons of money, dont mind getting charged for random things and dont care to get ripped off. I stayed here for 11 months. In that Time I had over 10 service calls with everything not working in the unit. When it was time to leave they charge you for random things. After you pay everything months later you are still hit with a "leaving fee". That's what they actually call it. Also, I needed a landlord signature for my mortgage. Basic and just stating that I was current on my rent. The manager (ashley) told me she couldn't sign it but promised me she would bring it to my unit later on the afternoon. She never did. I was also given wrong information on notice to leave. Which ended up costing me an extra 1200 in rent. This is what they charge you if you give them a 58 day notice. I was off 2 days even tho I called 65 days prior and was given wrong info. They require 60 day notice. Even with my horrible experience here talking to ashley to get a resolution from my bad experience was like talking to a computer. Disregard from my experience. This cost me an extra 1400 and I never received the documents I requested for my mortgage. She is not there for the residents. If you have any issues good luck. She is a computer. 0 customer service. Oh and good luck calling their headquarters. The lady who answered was so rude. This place is like a motel. People come and go. A lot of people stay for about 1-3 months then move. The front club house looks beautiful but that's a front to get you. I hope you got my warning. read more

I am a current resident who is now ending my 5th month here. My apartment is lovely and arguably the nicest place I have ever lived. However I am looking forward to ending my lease here as soon as I possibly can. Literally every single time I go to the office, there is someone new there. I'm not sure if they have a culture problem in their organization, or just in that office. Maybe they find it hard to get people in this specific location. As a result of the constant turnover in staff, it is obvious that no one knows how to 1) answer the phone, 2) check voicemail, or 3) return a phone call. Apparently asking them to master reading and returning messages using their own messaging system is far too complicated. It is also obvious that no one ever actually speaks to each other regarding resident concerns that are brought up to them personally. I pay twice as much to live here as I have ever paid to live anywhere in my life, and I am appalled at the poor service at this price point. I am willing to give one additional star to this review only AFTER the manager actually speaks to the rest of her staff AND proves that she has checked the voicemail to respond to the messages I have left. read more

The sidewalks and streets were literally frozen over with ice. Also, the place is expensive, but you have to walk quite a distance just to dispose of your trash... Which doesn't make any logical sense since it snows so often in Greater Boston. Here comes my biggest annoyance with this company. I had to break my lease because I was moving... The cost? Well, I ended up spending close to $10K JUST to break the lease. And what do you know... these greedy leeches have been sending me letter after letter claiming that I owe them $200 for utilities when I paid this amount in full with the utility companies. They then have the nerve to charge me for April when I was officially moved out by the end of March. Thieves and lazy maintenance. Our complaints are transitory: ice not removed at times in front of garages, Smoke detectors that are prone to sounding off at 2AM when the battery is low that must wait til 8AM for a fix, no discount when access was cut to amenities like pool during COVID, a $40 water bill that must be paid in significantly less than 30 days (e.g. 7 days)?or you risk an eviction notice, eviction notices that will follow on as little as even a $3 shortfall on rent of $2616 due to calculation error .... Don't bother applying unless you have absolutely perfect credit and can afford to wait for your deposit to be refunded. I applied and was told that a mark on my credit report that was years old was preventing me from moving forward with the leasing process. Then come to find out my deposit won't be refunded until 30 business days from the date they canceled my application. I feel like I dodged a bullet for sure. Now I have to attempt to find another pet friendly community in the middle of a pandemic when I work 24/7 as a first responder. As my lease here draws to an end, I'll say that you won't find a nicer apartment complex, but the counter point to that is that you won't pay more for one either. I suppose that it supports the theory that you pay for what you get. The people here are friendly, and so are most of the management staff. It's definitely a corporate entity, and everything is treated that way. There is zero flexibility in handling one-off situations that might arise, because there is a, "Standard Operation Procedure," for that. Despite the aloof feeling of such, there is one benefit, and that is the attentiveness to maintenance issues, which was always great. In terms is dollars and sense, I paid nearly $1900 dollars in rent for a 1 bedroom apartment with a study, and I would agree with a previous tenants review, that the kitchen certainly need to be remodeled. The rent included zero utilities, so for this cheapskate, it's time to move on. read more

We have lived at The Lodge at Foxborough for nine months now and are loving it. We lived in a house prior to and enjoy the freedom that comes with living here. The people living here are friendly. A good number of those who have dogs living with them are not good at picking up after their dogs - especially when there is snow on the ground. What we have not been happy with is the grounds keeping, especially in the winter. When we first lived here about six years ago, the snow removal was done in a timely fashion and done well. This past winter I was very careful as I saw a lot of people fall on the ice (on sidewalks and parking lots). We are for the most part pleased with the response we get when a service request is posted to the maintenance site. The maintenance staff are very nice, very amenable. Our experiences with the office staff have been positive. There have been quite a few changes in staff since we moved in, but they've all been helpful. They do have a big job on their hands dealing with all the issues that come up at a complex this size. read more

Absolutely horrible experience here. Dog feces in the hallways carpeting smelling like wet dog. Men in the parking lot harassing me as I went into my apartment ..did not feel safe. Worked with the staff to end my lease one month early. They assured me that they had another person to take my apartment and they would be no fee associated and to "not worry about it". I told the person in the office at the time that if it would be a one month fee then I just would not move out early and she assured me that would not be an issue. Months later they sent a collection agency after me for the final months rent... Absolutely horrible customer service and would strongly not recommend living here read more

Asides from being close to the highways and the Patriots Stadium the Lodge is a great place for people in various needs. Those in transition from one home to another and need a temporary place for a few months, young families to retirees who want to drop the hassle of owning a own. Smoking wound up being a huge issue for us here. Signing the lease we were told that we wouldn't be allowed to smoke indoors - which we took to mean the facilities were smoke free. Unfortunately, this will not be the case until roughly April of 2020. During the winter months our neighbors took their smoking inside and it started to make our apartment and clothes smell. Our carpet even changed color! I emailed the staff twice with no response. When I approached the staff in person I was asked to approach the smokers myself. In the end we paid a full two months rent and gave 60 days notice to break our lease. I had hoped to get some leeway from the Lodge on either the days of notice or cost of a broken lease - with no luck. If you are OK with smoking, the facility is honestly nice enough. The Lodge has permanently left a bad taste in my mouth because of this experience and I will be telling my friends and colleagues to stay away. read more

I understand the cost of rent has increased exponentially and you're paying for location and amenities but the quality of the apartments is sub par. The materials are cheap. The appliances are bottom of the barrel. The flooring is an indoor outdoor unlevel tile that is terrible to clean. The tubs seem unsupported. Maintenance is constantly in your space for PMs. The office staff is so rude. They nickel and dime you for everything and in the summer it mostly smells like trash across the property. You can get a $2k one bedroom and actually have a decent apartment elsewhere. read more

The Lodge looks great from the outside and the Club House is very nice. They advertise this facility to be clean, secure and it's your home away from home...this is a complete fantasy. I moved in the last week of August of 2018 and the back entrance door to my building has been broken since then. When I asked when will it be fixed, the Management told me that the parts were on back order. After 3 months of the building be unlocked and any predator or homeless person can enter, the building, I called Management again. They assured me that the part was still coming and that my building was the last building to get fixed. Here we are the end of January 2019 and still no lock on the building!!!!! There is ABSOLUTELY no security what's so ever! Your taking your own life in your hands every time you enter your own building. Cleanliness ... absolutely not! There are thousands of cigarette butts, loose papers, plastic bottles all around the grounds. God forbid someone should pick up any of these. The building hallways have not been vacuumed since the last snow storm and there is rock salt, leaves and dirt everywhere. Dogs ... This place is dog friendly. I will give them that. However, you as a dog owner, are responsible for picking up your dog's poop. There are canisters throughout the facility with doggie bags for the disposal of the poop which is great. It should be a no brainer. Unfortunately, the dog owners here are extremely lazy!!!! You cannot walk your dog without stepping in poop. It's just a mine field everywhere!!! There is just no respect for owners that do not have dogs or for the dog owners that do pick up the poop. I couldn't even walk down my front walkway because there was a great big poop in the middle of the walk. People here just don't care! People put up signs in the building saying pick up after your dog, however, they are just wasting their time and paper!!! Maintenance ... had a problem with my light switch in my bathroom. Sometimes it worked and other times it didn't. After sending an email to management letting them know I had a problem, the maintenance man showed up. He left me a note saying that he needed a part and would be back the next day. 4 days later, still no maintenance man, phone call or email saying when he was coming. So I had to call Management again and let them know what was going on. On the 5th day, it was finally fixed only because I called. If I didn't call, he would not have come back! Mangement ... One word sums up the 3 individuals in the office: USELESS. You can complain verbally, send an email, leave a message and they NEVER, EVER, EVER, call or write you back. Do not rent from this place! None of the rules are enforced by management. Rude residents take up handicapped parking spots with no regard for other residents or guests that may need them and the management staff do nothing about it. Trash is routinely left in the hallways for days before being cleaned up and my entire building smelled like weed all the time. My view from my balcony was ruined by neighbors that threw dirty diapers off their balcony onto the lawn that never got picked up. Those same neighbors played obnoxiously loud music late into the night and nothing was ever done about it. Worst of all, they are dishonest. During move out, they never conducted a move out inspection or gave me cleaning instructions and then after I was gone they had the nerve to charge me for routine carpet cleaning. read more

Place is a rip off.. I called searching for a 6 month rental and was told On the phone I could rent here for 2700 a month just to show up and be told it was actually 6 thousand a month.. I was clearly lied to to get brought in to get a sales pitch. Multiple residents are dealing drugs and the hallways wreak of pot and cigs. The designing of the buildings and apartments makes it look luxury but the people you're surrounded by ( not everyone but a decent chunk ) give it a feel of a Las Vegas 2 star motel. read more

I helped my friend move into her apartment at The Lodge @ Foxboro and stayed with her for a bit. The staff is great, very friendly and helped with directions/getting acquainted to the area. The apartment itself is beautiful. I had a chance to meet her neighbor, and got a very friendly vibe. We took her pup to the dog park that's in the complex, which was very convenient. It's big enough the dos can run around but not too big where there are dogs all over the place. Met some other dog owners who live in the complex; they were also very welcoming and friendly. I've visited a few times since helping her move in and had equally great experiences. Welcoming neighbors who aren't loud/nosey, helpful staff, and great complex. read more

We had such a positive experience as we first started looking into living at the Lodge at Foxborough. Christine the Assistant Director was super friendly, never pushed us and listened to all of our concerns and answered every question. She agreed that at the time we weren't ready and offered to put us on their waiting list, we had to put $100 in but it was fully refundable if we wanted to get off the list or it was put towards our lock fee when we moved it (and it was). Christine called us over the next 4-5 months only when something that matched our preference was available. We passed on the first offer with no objections or pressure and when she called about 2 months later, it was the right time, right price and the sign up process was equally enjoyable and friendly. We have enjoyed living in the lodge for the past 6 months and the only downsides have been things that have been outside of their control - garbage compactor has stopped working a few times and they have been sending out regular updates when it is fixed or the expected fix date. We are happy with our choice to live here and have had pleasant exchanges with neighbors and our dog Max loves it here too! read more

I can honestly say that when I go home to my apartment, it really feels like a home and not just a place to live being it an apartment complex. The staff at Foxborough show a genuine concern for the well-being and happiness of the tenants. The people in the community are very nice, friendly and easy to talk with. My huge American, Leopard Hound pup has a blast in the dog park. They even supply different toys for all to share. The pool is huge and with a lifeguard on duty which is rare to find today. It is a salt water pool which allows much lower levels of chemical chlorine to be used, thus much healthier and safer for all. Inside the Leasing Office has a very beautiful layout including a fireplace, chairs and couches to relax on, an office area where copies can be done, a small kitchen type area, a pool table, a stand-up, hand shuffle board table and lots of room to fully enjoy what I can call a Resort-like set-up. There is a theater room with comfy seats where movies may be watched and games that can be played. The secure mail room is a nice touch to feel secure about your packages, and the gym is sufficient to "try" to stay in shape. I have been there only 7 months and have seen numerous improvements already. New flooring and carpets in the entrance and common hallways, mail room updates including a new floor, modernized bathrooms in the Lodge area, paving the entire parking lot with new lines drawn for easy parking, mention of new gym equipment soon and outstanding, beautiful landscaping throughout. Personally, any time I needed something to be looked at or repaired, it was done promptly, efficiently and to my liking. This included a brand new, full sized dryer for one that didn't work well! This is my third such apartment complex I have lived in. I notice many mention about the high price to rent. In comparison to others that offer not even half of what is in Foxborough, the price is not at all high for apartment living. Comparing apples to apples, you will find the prices are all just about the same. I would definitely recommend living here and being able to call your space, apartment and surrounding areas throughout, your HOME!! read more

I've lived here for 3 years and it's gone downhill every year yet, the rent had gone up far more than the cost of living. Get it in writing or it won't happen. Love dog poop? It's everywhere. All over the grass and even on the sidewalks. Don't go out at night unless you have a flashlight. Management changes and promises aren't kept. Write down anything that's wrong when you move in because you will be charged when you leave. We were promised new appliances for 2 years and they never came. Our stove is rotted and doesn't keep temp, the dishwasher buttons are falling off, our dining room leaks with every rain despite telling the office for 2 years. We were overcharged on our rent when the new lease was signed. It took 2 months to straighten out. The next month they charged us twice and said they couldn't return the money but we'd be all set for the following month. Don't try to hurry out of the lease. If you do, you'll get charged 2 months additional rent no matter what the reason. The theater was supposed_to be renovated a year ago and was closed down for months. Bring your own water and towel to the corners center because they are always out of both. There are many other complexes nearby that are much more high end. Do your homework. read more

I always thought Jessica wasn't friendly but when she was the manager and Jasmine was the leasing consultant they always ran a tight ship and got things done. We moved in 9/19 and thought the place was great, but as soon as we moved in all hell broke loose. We were offered a certain amount off of our rent for the months we would be staying because that was the promotion they had at the time and it sounded amazing, but we were wrong. Our rent went up without notice by a lot, no one would tell us the reason it went up all they said was "it just does". No one ever answers the phones. Our sink was broken the whole year we were there and had asked several times to have it fixed. When they came by to "fix" the sink the maintenance guy would just plunge our sink which clogged it even more. It wasn't until the last week we were there that someone who was an actual plumber came to fix the issue. The staff isn't polite and never deals with issues. The people who live in the surrounding apartments are extremely loud through the day and night so you don't get any sleep. There are drug addicts walking around. The trash area is always piled high with disgusting trash so there's not any room to put your trash even though you pay a fee to have trash removal. There's never any parking at night even though you also pay for parking. Overall, we are so happy we moved out after a year because it was too stressful and too expensive for what you have to deal with. read more
