However, after talking with several friends and associates, who had rented homes before selling, I became fairly certain I would rent the property for two years and then sell. My thought was that income from renting would help pay for renovations of the home before sale and for the expense of moving to my new location. If the property sold within three years after I first moved out, I would be protected from considerable capital gains taxes. With this in mind, I decided to work with an agent who could seamlessly switch from property management to seller's agent. During the several months, when I was updating and renovating the property, the real estate market fell into greater turmoil than it had already been in. Once again, I changed my mind and decided to just sell. After dickering somewhat extensively with one set of potential buyers, I finally told Dave that, if those potential buyers wanted a further concession of so much as one penny (I made it clear I MEANT exactly this), he should not tell me. All I wanted to hear from him in that case was, "The house is going back on the market. What we need to discuss is whether to put it back for sale or rent. Given these circumstances, it was likely clear to the buyer's agent that he (Dave) would lose nothing, if the house were rented and then later sold. The buyer's agent, however, would also know they would only get a commission if the house were sold.
