Despite the covid pandemic, she was very good at keeping in touch and being responsive via phone calls/text. She ensured a smooth transition between buyer and seller and even pointed me towards a great loan agent. I wouldn't think twice about recommending her to any of my friends/coworkers.

    Gets The Job Done…read more.... - Pros: Knows the real estate market as well as anyone. Big network of helpers. Friendly and fun. - Cons: None really. Replies to voicemail and e-mail can take a while. - Overall: 5 - Knowledge: 5 - Marketing: 4 - Negotiating Skills: 5 - Related Services: 5 - Follow Up: 4 - Cost: 4 - Communications: 4 - Demeanor: 5 My wife and I bought a new house in Nipomo (about 35 minutes south of San Luis Obispo) and needed to sell our current place in San Jose to pay for the new one. We turned to Dolores since one of her specialties is working with properties by Communications Hill and we've seen her around the area for many years. It proved to be a good choice. - Knowledge: Dolores knows her stuff. When we had questions about the local market, she had the answers, probably because she was involved with the transactions...or with her sometimes partner, Frank Herman. When we needed information on the logistics related to part of the process, Dolores had it, either on-the-spot or got back to us after talking with someone else. - Marketing: The housing market was red hot. Although Dolores outlined what she'd do to reach potential buyers in more normal times, our place didn't get that far. We never made it to the MLS or had an Open House. She brought 4 couples known to be looking for something in Tuscany Hills. The fourth was quite interested, so Dolores told their realtor to make a "best and final offer". They did and we accepted for more than expected. - Negotiating Skills: Dolores knew we had a hot hand and played it. Prices were jumping on a daily basis so we raised our sights and promptly found buyers. However, the real test of her skills came a bit later. We wanted to remain in our home rent free for 1 1/2 months. They agreed. Then we said another 2 weeks might be required because the new place might not be ready. They again agreed (although it wasn't needed in the end). - Related Services: Extensive. From her many years in the business, Dolores has established contacts in several areas associated with pre and post-sale activities. Before opening our doors to potential buyers, we considered staging the house. Dolores brought in 2 teams to analyze the situation and provide ideas. One did high end makeovers for a price and the other fine-tuned what we already had for free. We chose the latter...mainly because we wouldn't need to move almost everything into a temporary storage space. Dolores also referred us to handymen who did a variety of jobs around the house and cleaned up some of the rough edges. Later, her network of post-sales professionals took us through the final stages toward completion of the process. - Follow Up: Dolores did what she said she was going to do. Occasionally it took longer than expected, but I sometimes forgot we weren't the only clients she was working with. Plus she's got a family at home. Things got done...and she still returned calls promptly after the sale was completed. - Cost: Expensive, but standard. A total of 6% was paid for our transaction: 3.5% to Dolores and her team and 2.5% to the buyer's agent. - Communications: The best way to get a response is to send a text. Voicemails were okay and e-mails were spotty. Some got answered ASAP while others took a while. Texting was tops. - Demeanor: Friendly. You can imagine her as your neighbor. Not pushy, but assertive with a smile. Would we recommend Dolores as your representative? Yes. She's knowledgeable, down-to-earth, gets the job done and fun to work with.

    I've lost credibility on Intero because of Luchie. I honestly didn't think they would have someone…read moreas incompetent and unprofessional as her. She's currently our buyer's agent and they have missed closing escrow twice. She is very unprofessional by making everyone emotionally involved instead of being the voice of reason. Even from the start when they went to showing, she's already sharing incriminating personal details about her clients. What's worse is how she complains and blames them for not finding a home for a year. She's obviously the reason why and I hope they fire her immediately. How unfortunate for her clients that she's incapable of explaining first time home buying guidelines to them. She just doesn't know it well enough to explain things to them. On her website she pretends she's an expert on risk management. I'm so embarrassed to say that her stupid mistakes have been costly to us. Ugh. She's lucky we're not suing to make them pay for it. I guess she's just not as experienced as other realtors we've worked with. Always blaming others for her screw ups. She also has this outdated nepotistic mentality that just because we're fellow Filipinos, it's ok to casually not close on time and update us last minute. Like it's no big deal?! This isn't the Stone Age dümb@$$. I guess that's my final word for Luchie because she really is the most DÜMB@$$ realtor.

From the moment we interviewed her at the end of April, Aja hit the ground running. She had the house listed as "Coming Soon" by the third weekend of May, and within just one open house weekend, we received multiple offers, sold above asking, non-contingent, and closed in 10 days. The results speak for themselves. What really stood out was how diligent, organized, and communicative she is. Since we had already relocated across the country, Aja coordinated everything on our behalf.     This company services the lavish landscaping at Santana Row (a business district that can just…read morethrow money away on landscaping without needing to check their invoices too carefully). My HOA manager included a bid from Jensen that caught my attention since their pricing seemed mid-range (an intentional trick that manipulative management companies are taught to nudge HOA boards to select certain vendors). However, they made the mistake of including one of my neighboring HOA property on their reference list. I contacted the reference and luckily he told me he was planning to quit Jensen since they padded their invoice with work they did not actually do and he caught them. The way Jensen handled the problem is what rubbed the reference the wrong way. They refused to admit that there was a mistake, but he took before and after pictures of the missing item, and after he reported his finding, they tried to sneakily add the item and pretend it was there all along. Large companies like Jensen are basically just marketing companies trying to suck the funds out of HOA boards that don't understand financial details and how to audit invoices. The leaders of these companies should be put in prison for fraudulently padding invoices with work they don't intend to see through. The only reason I gave Jensen more than 1 star is because they made my neighboring HOA property look better than New Image Landscaping did, which was the original builder choice of crooked landscaping company that just stole money for "mow and blow" services. But we found a couple of more honest companies who did better and at a more competitive rate. Basically you should stay away from marketing companies that hire former used-car-salespeople.
