I lived in the townhouse 2-bd 2-bath model, and this review would apply mostly to that specific unit I lived in.
The management for this place has changed as of November 2012. Prior to that it was managed by BT properties, and tenants that lived there have on average been living for 2~3 years. I lived there for a little over a year, and encountered both management companies. Both managements had an on-site manager, currently Craig Pierce .. and he's really a great guy to deal with
The property was sold, and Woodmont property management took over. Since then, management has been tolerable, but the new ownership isn't. The new owners are sort of "micro-managers" that stick their noses into every single detail. So the on-site manager can promise you to do one thing, then he goes to the owners who decide otherwise. Not the managers fault really, but the owners (G.W. Williams Group) are quite unpredictable and you never know what to expect.
To explain, the new owners decided they wanted to hike the rents on everyone living there, and so were very kind to put up lease termination / eviction notices for almost everyone living there ... on NEW YEAR's EVE ... what a pleasant surprise to begin 2013!! A week later they sent out letters offering us a renewal of the contract for a 35% raise in the rates!
"They're the owners" you would think? True, and you're a potential tenant and you get to pick the owners that work on earning your money rather than give you a clumsy unpredictable lame attitude ... that's why you came on Yelp I suppose?! To know what to look out for?
The apartments themselves are decent, and most of them are renewed. The shape of the living room, along with the position of the stacked washer/dryer makes it tricky to place your furniture, especially if you have a regular living room. The kitchen/bathrooms are spacious. The bedrooms are OK in size, but the staircase is awfully tight when you're moving in and out. Tight to the point that getting a mattress upstairs was a great deal of planning and actual effort.
When we moved in under BT properties, they used to provide a FREE rental lift to help us get things through the windows. That used to make moving in a piece of cake. I don't expect the new management to provide such a thing, but it's worth asking while they have 20+ vacant apartments.
For the price we got in 2011 (a little less than 2 grands), it was all in all good ... but to charge somewhere in the 23/24 hundred range then I'm sure you can find more places with decent gym/pool/etc ... this complex lacks on those.
If you have frequent visitors/delivery done to you (I shop everything online) then be ready to always pick them up in person, or have them shipped to your work. No one can get in or out without the keys, and all delivery guys would never be able to reach you unless you leave a note with your phone number on your mailbox. That was quite a hassle for us.
