DO NOT RENT HERE - Management & Maintenance Enter Without Permission, Then Blame You for Their Own Failures If you're thinking about renting at Claridge House, DON'T. This building is a shareholder-controlled cooperative, which means that tenants and subleasers have NO rights--and management will always prioritize the owner of your unit, even if they violate your privacy, harass you, or try to push you out illegally. But it doesn't stop there--even the building's own management and maintenance staff will enter your unit without permission. Constant Unauthorized Entries & Invasive Emails Management and custodians have zero respect for tenant privacy and will enter your apartment without notice or consent--then later send you emails acting like it was a routine visit. Instead of following proper notification procedures, they will just walk into your home, take photos of your space without your knowledge, and then email you patronizing and condescending instructions on how you should be living. Example: After one of these unannounced entries, I received an email telling me to put all my food in the fridge or in "heavy Tupperware" because they had decided my apartment was the reason mice were in the building--completely ignoring the fact that rodent infestations are a building-wide issue due to their own negligence. Blaming Tenants for Their Own Failures Instead of taking responsibility for maintenance issues like mice, leaks, or building upkeep, management will look for any excuse to pin the problem on tenants--even if they were the ones who invaded your privacy and took photos without consent. They will send passive-aggressive emails lecturing you about cleaning, storage, or unit conditions, while ignoring the fact that they are the ones failing to maintain the property. They will NEVER hold the actual shareholder/owner accountable--if you're a renter, you're on your own. Constructive Eviction & Security Deposit Theft If your landlord decides they don't "trust" you, they will make your life miserable until you leave--insisting on repeated inspections, violating privacy, and threatening constant surveillance. After forcing you out, they will delay your security deposit return for the full 45 days and deduct money for the most absurd things (a "missing broom," household items beyond normal wear and tear, etc.). BOTTOM LINE: STAY AWAY If you are not a shareholder, Claridge House will not protect your rights. Instead, you will have to deal with: Unannounced and unauthorized entries into your home. Building-wide issues (like mice) being blamed entirely on tenants. Landlord harassment and management's complete indifference to tenants' concerns. We love the Claridge! Truly think it is the best kept secret in Foggy Bottom. We initially purchased a unit for our GW student, loved it so much that we have purchased 3 more and have become landlords. Yes, these units are individually owned. Yes, your experience will be directly correlated to your landlord. That is why you should view the units before renting! Each one is different. We have 4 units and have never had an issue with mice in any of them. When we renovated the units, we followed the strict guidelines and appreciated them! Pllar (building manager) is wonderful, has been there for many years and is an amazing resource. Ferdie (the night concierge) is always helpful, friendly, and greets you with a smile. The new staff are welcome additions; Celine (asst manager) has great energy and willing to bend over backwards to get your questions answered, Angela (daytime concierge) is a quick study and so sweet, Doug (Maintenace), please take the time to speak to him, he knows so many random facts and will definitely get you thinking. You can't beat the location or the amenities in the building. All of our units are in the North building so don't know much about the South building. Please do not hold the building accountable for bad experiences that fall on landlords, the building is responsive to anything that comes their way. We had a bad experience with a contractor and management stepped in to help even when they did not have to. The building is always clean, and newly renovated areas brighten the building. I have lived here for almost 7 years. The building senior staff and maintenance crew are excellent. I feel like the building is spotless - clean all the time. The heating and air-conditioning systems work well, the front desk staff is excellent and the building is undergoing cosmetic renovations in all of the common areas to make it look modern and up to date. I honestly think this must be one of the best managed buildings in Washington. I have heard rumors of mice problems, but I have never seen a mouse or even an insect in my unit nearly 7 years living here. I honestly, that Hass to be rare in a large apartment building in a city. The gym is more than adequate, the rooftop pool is gorgeous and the patio is excellent with high and grills and wonderful seating groups. The landscaping is also beautiful. You get exactly what you pay for, and it's truly not enough. Whatever you would be paying here, just spend a hundred or two more a month if you possibly can, and find somewhere else to stay. The Management at the Claridge House Cooperative actively could not care less about you, although they at least attempt to hide it for the first while, especially while they continue to receive money. NOTE: This does not include those who work the front desk, who I have found to be spectacularly friendly. Some important things for you to know about them: - Except for this year (2021), they will attempt to charge you a $350 move in fee, and any other small fee they possibly can. This fee has nothing to do with any services being provided, and is simply that upon being welcomed into the cooperative, you owe them $350. Lucky you! - If for some reason you decide to stay here, USE YOUR OWN LEASE. Quite honestly, I'm rather surprised they are still able to use their own lease, as if they had been the contractual landlord as opposed to the cooperative, someone might have taken them to court for attempting to waive liability for every possible thing (which in DC, my impression is that one of the prohibited clauses is waiving liability for damages caused by negligence: http://dcrules.elaws.us/dcmr/14-304 I am not a lawyer, so it's totally possible that I'm wrong, but who's to say that a contract in which they waive everything is actually trustworthy?). In other words, if you stay here and use their approved lease, if something bad happens, their approach is "that's just tough." In short, they are exactly what a "Cooperative" has the worst potential to be: A conglomerate of apartment units individually owned by assorted property owners, so that the cooperative can assume no liability for anything. In other words, when something does not suit them, they are as scarce as they can make themselves, but as soon as they want to bug you, they will be as in your face as the mosquitoes that flood their lobby. read more

Don't be misled by the singular, shill 5 star review. Just visit the coop's website and go through the minutes of monthly meetings, or ask for a copy of the last 25 resident notices. Claridge House really stands out as one of the worst managed institutions in Washington. Don't be fooled by the recent refurbishments. Owners are stuck paying for low quality fixtures and equipment in the common areas and low-grade 42" TVs budgeted at $5,000 in the gym. Carpeting is already threadbare in spots, new lighting had to be removed soon after install. Meanwhile, roof leaks are common, expensive repairs and water outages the norm. Mortar is falling out in areas, cracked in others. Coop fees are an extremely bad value at upwards of $600/month. Independent audit has revealed 'accounting irregularities.' If you manage to sell, financing options are limited to one or two banks, and selling requires approval from the board. You'll find the 'smart money' is selling off their units. The building is overstaffed, the doormen ranged from inappropriately flirtatious to unintelligible to downright rude. Allegedly, a repairman was fired for harassment of female tenants upon gaining entry to their apartments. Another housekeeper hovers in the gym regularly, ogling females while talking on his cell phone. As rents have skyrocketed in the area, density has increased, bringing with it issues like bed bug infestation, vermin including mice and roaches. Fortunately, the building provided free sticky pads to catch them, but this is a no-cats building. Hallways often have intense, sometimes unbearable odors of cigar, cigarette or marijuana smoke, and a host of world cuisine that kills all hunger. The building has had its share of police calls and incidents, including a burglar who would search the building for unlocked doors. This occurred after installation of cameras and expensive security service. One of the city's largest concentrations of homeless and vagrants is just 1.5 blocks west, and reveling students scream in the alleyways and hallways at all hours. Laundry fees are almost $2.00 and have increased at an incredible rate. On the bright side, you may still be able to get free sticky vermin traps from the front desk. read more

After living in this building I can say first hand that NO ONE should put themselves through the misery of renting a unit here. One of the ONLY redeeming factors about this building is the fact that the front desk staff are (mostly) friendly and nice to talk to. Because the building is a Co-op (each unit is owned by a separate landlord) nothing EVER gets done in the building. If you need a repair done or need something looked at your landlord will tell you to check in with building maintenance, who will then respond as slowly as humanly possible and then the building employees will do everything in their power to deflect the issue to be your landlords problem to deal with. Not to mention the entire building management is so unbelievably lazy and inconsiderate that NONE of the building amenities were available to use until the last month of my lease EVEN THOUGH they were eligible to open things up months prior. It isn't that they weren't capable it is literally that the building pushed everything off as long as they physically could (and still do push things off) to avoid having to actually TRY to do literally anything. Overall the building is terrible and has an abundance of rats, management is unresponsive, and nothing is ever in use or functioning solely as a result of terrible management. For the prices that you pay to live in this building it is certainly not worth the headaches. 0/10 would not recommend to anyone. read more

The Claridge House is the best kept secret in Foggy Bottom if not all of Washington DC. We found this building the spring before our daughter started at GW Medical School. We loved the building so much that we purchased a unit. The building has a 24/7 front desk, a gorgeous terrace with terrific patio furniture and gas grills available to anyone in the building. There is a fabulous rooftop pool open from Memorial Day through the end of September. The building has a modern fitness center and locker rooms, a business center, a community room and private parking if needed. Each floor in the North building has laundry on every floor plus large industrial units on the lower level. The South building has laundry on their lower level. Besides all these incredible amenities, the best thing about the building is the people. The tenants, owners and staff. Management (Aaron and Pilar) is top notch. Steve the lead maintenance manager is fabulous. John the lead concierge is friendly and accommodating and always has a smile for everyone. The building is walking distance to the Foggy Bottom Metro; Trader Joe's and a Whole Foods; GW Medical; World Bank; downtown Georgetown; all major attractions; restaurants and so much more. You can't ask for anything more in a clean, safe, friendly, non-smoking and reasonably priced building. A great place to live. read more

I rented from a condo owner for 18 months. As a renter, the quality of your experience will definitely vary depending on your landlord. The building itself is pretty decent- the pool is nice in the summer, the gym is good, and the community room is good enough (though it tended to be a bit muggy). There were maybe two or three regular people at the front desk and some temps in and out. My experience with management was fine. It was clear to me that there were some unit owners that have been around forever. My owner had not updated the unit I lived in and that definitely showed. I did have a mouse problem for a couple weeks before the issue was fixed. The unit also clearly had previous issues with a ceiling leak. These seemed like common issues for the building. Overall, great location with good amenities, but overall your experience will depend on your landlord and the status of your unit. read more

The claridge house is in an excellent location, about a 10-15 minute walk to parts of dupont, 5 minutes over the bridge to georgetown, 2 minutes to the heart of GWU/Foggy Bottom campus and the Foggy Bottom metro. The staff isn't the friendliest but they get you your information and take care of problems in a helpful way. The business center has 3 computers and free use of printer/fax/copier - you just need to bring your own paper. There is also a huge tv in the common room, along with study tables and a full functioning kitchen. The gym is great, it has a bike, two elliptical, three treadmill, free weights and a few different machines. The rooftop poo just can't be beat. Its open during the day and all the way until 9pm. A great place to relax after work and read a book or just enjoy being outside. The common areas are clean and there are trash chutes and laundry on each floor (2 per floor i think). Its a great, safe place to live and extremely convenient for GWU students. read more

Sent follow up email requesting information again, response was "keep dreaming." After third request for information and asking if building was on yelp the response called me an "asshole" and "HA" - Really immature and aggressive considering all emails requested information. I lived in Claridge House for two years, post graduation from GW. All-in-all it's a great place. The entire building is well maintained for it's age - and it is old with old building quirks - but the management has continued to invest in upgrading it to keep it looking good and somewhat modern. The lobby and hallways are nice and are cleaned very regularly. Small downside, sometimes you'll hear vacuuming in the morning. The grounds are also well maintained with good planting and upkeep. I lived in the South building and my unit was older but a good deal for the neighborhood and amenities. There's a small but adequate gym in the basement. There's 3 treadmills, 1 bike, 2 other cardio machines, and various weight machines and free weights. Wish the treadmills were a little better but they aren't the worst either. Rarely had to wait for a machine, only right after work when it's obviously at it's busiest. The center courtyard is clean and the furniture was updated recently - making it a much nicer space. The pool is always clean and a nice place to just escape, although it would be nice to have more covered space up there and more plants. I never saw any bugs inside the complex although there were rats outside. Someone posted a picture of a dead one outside... that really can't be prevented in a city like DC, where GW leaves trash out on weekends and there's open trash cans all over the place for tourists that the rats can can jump in and eat away out. Again, I never had rat or bug problems in my apartment, which I consider a feat of magic given the old building and fact that rats are all over the city. The only downside is some of the staff was a little blah about their work and weren't the friendliest people around. The front desk person should always smile and say hello, but they don't. And some act like it's going out of their way to get packages, when the only way you get them delivered is through the front office. read more

The building is filled with mice, and you can see them in your apartment at any time. I smelled a lot of weed during my stay. I complained about it and no one did anything. Even though the maintenance team is generally okay, be aware of the maintenance supervisor as he will make you the reason for all the building's faults, which are many. Not all units created equal so be sure to inspect the unit carefully. The location is decent because the building is located close to the GW campus. However, the building is overpriced compared to the services it has. I recommend you find another place. read more

My husband and I have lived in the Claridge House for 6 years and the only reason we are leaving is because we are moving overseas. So many awesome benefits: 1) Location, location, location. Easy walk to Dupont and Georgetown. One stop from Arlington (blue/orange/silver metro lines). Brand new Whole Foods nearby AND Trader Joes. 2) Rooftop pool. Enough said. 3) Gym. Not big or glamorous, but it does the job. 4) Responsive building staff, always there when we need them. Have had an amazing landlord and am sad to leave this place. read more

First, the positive: The location is nice, the prices are relatively reasonable for the area for the most part, and the amenities are decent. So why the one star review? Namely, a horrible rodent infestation. From fall to spring, it is almost guaranteed that there will be unwanted creatures, namely mice, invading your apartment. It is rampant throughout the building. I know this because everyone in my hall also has mice, and one night at 9 PM an exterminator knocked on my door looking for someone on the opposite side of the building. They are everywhere. And how does management respond to this problem? They bring in a lousy pest control service once a week. They send out an email every year in fall informing the residents they are starting, as though this is a routine thing we are just supposed to accept. These people do nothing. I can't even say they put a band-aid on the problem. All they do is put down useless, ineffective traps the mice easily avoid. They spent a total of maybe 30 seconds in my apartment each time. Probably because they had dozens of other apartments to visit, considering how rampant the problem is. The mice come and go through the ancient AC/radiator system the apartments use. I know this because I have watched them do it many times. Management has repeatedly sent people to fill holes in my apartment, but that doesn't matter because you can't stop them from getting in through the radiator. And management utterly refuses to do anything to solve the root of the problem. They won't even let you have a cat. Sometimes there will be lulls, you won't see (only see, mind you) any and you will think they are gone. You will think this time they actually killed them elsewhere in the building, or that they actually filled their main entry point, or that they are sticking to someone else's apartment. You'll have stopped eating or leaving a scrap of food in your apartment and spent many sleepless nights and hundreds of dollars attempting to repel them, and you'll think it worked. Then you'll wake up in the middle of the night to find a mouse scurrying around your bed, as I did the other night. That was the last straw, and I have no intention of renewing my lease. I strongly recommend anyone considering this place to run far away while you still can, unless you love vermin. read more

I've been living in the CH for the last 7 and a half years and honestly, for being located right by GW, it's not that bad! After just undergoing a renovation through a majority of the 2007 calendar year and probably until the spring 2008 season, the building is trying to compete with a lot of the new condos being built around the Foggy Bottom-West End area. Located just 8 blocks west of the White House and 4 blocks east of Georgetown, the CH has a great location. The Foggy Bottom metro is only 2.5 blocks away as well and if you want to find some grocery shopping, there's a Trader Joes 2 blocks away and a Safeway 3 blocks away. Not bad! If you're looking for proximity to DC area nightlife within walking distance as well, Georgetown and Dupont Circle aren't too far away (you can still take a cab if you want, but on a nice day, it's great to walk it). There are a good number of undergrad students that live in the building, since GW is right next door, and a good number of grad students, and even a mix of young professionals and original owners. There aren't any social events, so I've never really seen the make up of the entire building in one shot. The benefit of the CH is that unlike these new buildings, the structure is pretty secure and the walls aren't paper-thin. No one rushed to put it together. But it was built in the 50s, so architecturally it is a little weird. But luckily they were smart enough back then to put a pool on the roof, which makes it a draw for a lot of the residents. The new renovation added new carpeting, fresh paint, a new entrance, a new security system, a new recreational room, and a new and improved gym among others. If only there were more accessible outdoor spaces within the building and more balconies, that would make it even better. All in all they've done a good job in the building and I recommend it to anyone trying to buy low while the market is semi-down. You'll always have a renter with the great location and it's relatively safe surrounding area. read more

Claridge House has been a great place to live considering the safe neighborhood, proximity to the Foggy Bottom metro and numerous bus routes, and the many amenities of the building. For the past two years that I have lived there, I have never felt unsafe walking home at night (as a young woman, this was important to me in choosing where to live in DC). There is secured access to enter the building, and front-desk staff are available 24/7 for any concerns. Speaking of the staff, they are all pleasant and always willing to help, whether it is retrieving a package for you at the front desk or assisting you with moving in or out. Management office is quick to respond to questions/concerns via email. The building is well-maintained and cleaned often. Every morning when I leave for work, I'd see at least one person tidying up the lobby, cleaning windows, or performing some kind of upkeep in the common areas. Any maintenance issues are addressed promptly with advance notice if there should be any inconvenience to the residents. In the basement, there is a community room, fitness center (a bit small but sufficient for a quick workout), vending machines, a business center (bring your own paper if you wish to print), laundry facilities, and parking garage (ranges from $180-$225/month depending on who you lease the space from). There are also recycling and laundry machines on each floor of the building. I never had an issue finding an open machine when I needed it. The court yard offers a wonderful outdoor space with patio furniture and stainless steel grills for relaxing with friends or entertaining guests. You can rent out the space if you wanted to. There is also a rooftop pool open late-May to September with lifeguard on duty and beautiful views of Georgetown and Virginia. As far as the residents go, everyone is pretty friendly. Many of the residents are students from nearby George Washington University, but they are generally respectful and do not cause problems. The majority of residents are young professionals, mid-20s to late-30s. Some families live here with young children but they are the exception. Several older folks live here and have been long-time tenants of the building. I have never met anyone in the building who wasn't kind enough to hold the elevator or share a quick 'hello' in the lobby. The building is pet-free and smoke-free, which I appreciated. Overall, a very nice place to live in a convenient location. I've since moved out of the District but would absolutely consider living here again! read more

I have lived at Claridge House for over 2 years now. I moved in near the end of my time at GWU and continued to live here post graduation. The building has made huge strides in the past year to streamline any building services. Maintenance requests, notes for the front desk, elevator and room reservations are all now available online. If you're looking at this building be aware that it is a co-op which means each unit is different so don't be discouraged by the first apartment you look at . I looked at 4 or 5 different units before I moved in and they were incredibly different. There are also two different wings of the building, north and south. In my experience the south units are older but larger, and the north units are smaller but more recently renovated (in addition to the north elevators seeming to be more recently updated) The most recent update to the building is the updated courtyard area. There are now plenty of new tables and chairs for the residents to use in addition to two propane grills. There recently have been building events for residents including a barbecue and an Olympic watch party. I live alone and I've never felt unsafe in my apartment or anywhere in the building. Cameras are in all of the public areas and the doors into the respective wings of the building lock after 11pm so you have to use your fob to get in after hours. And the 24 hour front desk staff isn't something to take lightly! I've lived here for over 2 years and I have never seen a mouse or any cockroaches. Love not having to deal with that! It's been great living here....not looking forward to having to move at the end of my lease :( read more

I've lived in this building for years. The building has been renovated. The gym is something that you would see In a club. A business center (who has that.) and a roof top pool with an amazing view. Not just the river. :-) There was a time when 'smoking' was a problem but the building is moving to non-smoking. It takes time since some people are grandfathered in. Many unit owner did this years ago. Building is catching up. Leak in your sink, put notice at front desk and it's fixed before you get home. In house staff don't always smile but they get the work done. OH... If you see a "good deal" on a parking spot....check it out first. Some spaces are almost impossible to get in and out. Better space go for higher prices but you'll figure out why. Also... I would have rated at 4.5 but that's not an option. Oh... Check out courtyard and the nice grills.
