The worst place I've ever stayed in my entire life. They have loud constructions going for the…read morewhole 4 months we stay in here. They said it's going to be just the garage for a moth and it won't be too loud. So we agreed before we moved in. From the day one we were greeted by the cockroach and were tried to get rid of them for 3 months. When the drilling stopped at the garage the cockroaches were gone on the own. However they started a new renovation, that supposed to last for 6 months!!!!!! And it's in the pool area where they are changing the pavement. It's incredibly loud and oftentimes goes over 80 dB, which is illegal! They start early, so I spend an hour or two sleeping with a construction noises and trembling, since our entire apartment is shacking like there's an earthquake. The cockroaches started to come back again. There's incredible amount of dust in front of our windows and a layer on our balcony. So we cannot open our windows till about 3-4 pm and we cannot go outside on our balcony. Besides the construction problems we have alcoholic neighbours on one side that constantly fighting day and night. Considering that the walls in this building are very thin, you can hear them like they live with you! We had to move to our living room, so we don't hear them that much, even though we still can. Another issue with this building is that it's old and smelly, there's no ventilation in the hallways or in the kitchens. There's no renovation in the apartments, half of the power sockets don't work, the bathroom rack keeps falling off and the handyman turned out to be pretty useless, cause he didn't fix it properly, so we had to do it ourselves. The dishwasher doesn't work properly and smells bad, so we simply cannot use it at all. When we moved in the microwave didn't work too! It's like they didn't check anything before us moving in. There's also this horrible smell in our bathroom, especially in the morning after the ventilation was off for too long. It smells like tobacco or possibly chemicals or even drugs. Also we can smell the food our neighbours are cooking and hear them too in the same time. Thin walls bad ventilation. We wanted to move out to another Avalon building or somewhere else or, even to another apartment in here with less noise, depending on the circumstances. However when we complained about it to the management they did't offer us any options whatsoever (meaning you have to pay more then 3 times monthly rent to move out) They simply don't care about their customers. We've been staying with Avalon in San Francisco and New York and even recommended it our friends and never experienced anything like that! To the point that even some concierges are having an attitude in here. This is by no means a luxury building, it's not even a medium level building. I feel like I'm living in the dumpster in absolutely inhumane conditions. Landlord breached the covenant of quiet enjoyment by causing noise, dust, or debris that forces a tenant to leave. They have to be sued and pay for the damage they've done, this is dishonest to say the least! If we knew they will have constructions going on to such a degree for that long we would have never rent an apartment in here! I hope it helps and no one will make the same mistake we did.

About Me: I've lived at Wisconsin Place for about six years. I'm a single professional, and I…read morerecently moved into a different unit within the building. I wanted to like this place and for a long time, I did. The Good: The location is genuinely great. The neighborhood is safe, quiet, and well-connected to Metro and bus lines. If you're not looking for nightlife, the area is convenient and walkable with nice parks nearby. The front desk staff deserve a specific shout-out. They're consistently friendly and helpful, which is honestly rare for large managed buildings in this area. As a managed building, it's what you'd expect: expensive, but relatively maintenance-free living. The Bad: Over the last year or two, there's been a noticeable decline. When I transferred to a new unit within the building, it was poorly cleaned, the dishwasher and dryer didn't work, outlet covers were missing, and drywall patches hadn't been painted over. Getting these basic issues resolved took repeated follow-ups, escalation to the property manager, and more pushback than any resident should need for move-in-ready basics. Management is pleasant enough face to face but tends to deflect and divert rather than actually address concerns. The most recent issue is packages. The building replaced its prior system with a single open room where packages for what must be hundreds of units sit on unsecured shelves. There's no logging, no delivery notification, and every resident has access. The room is fob-accessed, but it's unattended -- if someone gets through that door late at night, there's nothing stopping them from walking out with whatever they want. It doesn't feel secure. My Recommendation: I used to genuinely enjoy living here and would have recommended it. At this point, I doubt I'll renew my lease. The customer service and attention to resident safety have slipped enough that the premium rent doesn't feel justified. If you're considering Wisconsin Place, the location is excellent, just go in with realistic expectations about management responsiveness and building security. Maybe shop around to the other managed buildings on Willard Avenue or North Park.

The apartments are clean- and although the appliances are slightly older their cleaning service does a spectacular job deep cleaning prior to your move in. At one point I decided to move to a smaller apartment and Britta made everything super easy to transition and was communicative and helpful. The front desk staff are delightful and helpful- they always have a smile and are always willing to help. My kids loved them as well! I rented a studio which seemed pricey, $1495 per month, but it was all about LOCATION LOCATION LOCATION. I didn't have a car, so location was important. It was only a 7 min walk door to door to go to work which was why I chose the apartments in the first place. But it had a great mixture of safe downtown feel close to the metro (8 min walk) and the neighborhood feel with locals walking their dogs around the capital crescent trail. I also loved that it only took 5 min to walk to Target or Trader Joe's, I'm jealous that I left right when the new Anthropologie was opened. The space and size were just perfect for me too. All the other competitive studios were either pricier or much smaller. I had awesome lighting with a breathtaking view of DC. At first it seemed annoying not having curtains or blinds, but I grew accustomed to waking up with the sun. With such great lighting I ended up being a plant lady and lining up the ceiling high windows with house plants. The best part was definitely the front desk and leasing staff. They were always smiling and saying hi and knew my name right away. Often I would go up to the elevator and Kevin would run out reminding me I had a package. They are all so thoughtful and like a second family, it made me feel safe and comforted in my new home. I am thankful for such a great experience in my year in Maryland.

Updates based on a conversation with the prior property manager that Greystar recently fired. Read…read morethe prior review for a full review of this property. Apparently the fire alarm issue was caused by a single resident that has now been kicked out of the apartment complex. We have not had a fire alarm since this person was kicked out. So after over 2 years of living with these issues, it appears like it may finally be resolved. For the noisy neighbor problem, we were told to call the cops outside of normal office hours or to call the office during office hours. I called the office, and they supposedly talked to the neighbors. The constant banging has continued and does not stop. I would think a bare minimum for "luxury housing" would be to have some level of peace and quiet in your own home. Despite complaints, Greystar has not brought back 24/7 concierge services. Elevators are still malfunctioning frequently. Regarding the lease renewal issue, the property manager assured me that the month-to-month premium was not a 33% increase, but was a 25% increase, despite the fact that all emails and documentation at every point in the lease renewal process said 33%, and you would be signing documents that said 33%. This also did not address the fact that this premium was hidden at the very bottom of the emails and documentation. We were given a reason for why they shut down the A/C in the winter, but it doesn't change the fact that the apartment gets up to 80 F when they do this. They put an air purifier in the gym, which does help a lot. The Febreeze sprayer is still there and sprays occasionally, but not as frequently as it used to. We had an ant infestation recently, but maintenance quickly resolved that.

From the moment I arrived, she greeted me warmly and professionally, offering a friendly handshake and asking how she could assist me. Her welcoming demeanor immediately made me feel comfortable. Gisele took the time to ask about my specific needs, like my budget, preferred apartment size, and desired amenities. She listened carefully and ensured she understood exactly what I was looking for, so she could show me apartments that would best fit my criteria. She then offered to give me a tour of the property, and as we walked through the complex, Gisele highlighted all the important features, including amenities like the, gym, community area (very nice) and parking options. She also gave me helpful details about the neighborhood, such as nearby stores, etc. I understood the benefits of the location. As we toured the apartment, Gisele walked me through the unit's features, from the spacious layout to the modern appliances and great storage options. She pointed out all the key benefits, like the natural lighting and the view, and answered all of my questions about the apartment's condition and utilities. When it came to pricing, Gisele was transparent and clear about rental prices, deposit requirements, and any additional fees. Gisele left a positive impression.

Contractors left our home in disarray -- I have photos of shoes on our bed, our TV laid flat with items stacked on it, and our bathtub filled with personal belongings. A centerpiece plate was broken in the process, which I reported with photos to the service manager, but nothing was ever addressed. * The elevators are unreliable. It's rare for all three to be working at once, and many times I had to call the concierge just to get one moving -- sometimes with no response at all. The "After Move-Out" team was dismissive and unwilling to work toward a fair resolution. Bottom line: Don't be fooled by the 4.4 rating -- this property doesn't deserve it, and even they know it. I'll be checking to make sure my review remains visible, and if it disappears, I'll resubmit it.

Disclaimer: This review reflects our personal experience as current residents of The Elm…read more We've met many residents who love living here, and we understand why. We're also genuinely fond of the building. The location is great, the amenities are nice, and the maintenance team is excellent. They're responsive, kind, and always go above and beyond. Kiara in leasing was also incredible to work with and made the moving experience great. That said, our experience following a fire in our apartment on July 5, 2025 raised serious safety and accountability concerns. Afterward, we learned from Samsung that our range was part of a CPSC-issued recall from August 2024 due to a fire hazard. Despite that, the building initially downplayed the issue and stated the recall "only involved knobs." We first notified Montgomery County due to concerns for other residents, and only after filing that report did the building formally acknowledge the recall and begin scheduling building-wide safety work. We're thankful that no one was injured, but it's alarming that it took county and state involvement for corrective action to occur on a known fire-risk recall affecting many units. Safety should always be the top priority, especially in a high-rise building where a single incident can impact hundreds of residents. If you choose to live here, make sure you have strong renters insurance with a low deductible. It's not uncommon to get notices that pipes have burst, flooding multiple floors (see past reviews). Elevators are frequently out of service, and any time there are water issues, whether internal or from nearby construction/water main breaks, the HVAC systems must be turned off, which can leave you without air conditioning or heat for extended periods. It's smart to keep extra water stored for yourself and your pets just in case. We share this experience not to discourage anyone, many residents are happy here, but to emphasize that accountability and safety communication from management have fallen short. It shouldn't take government intervention for resident safety to be prioritized.
