The people in the leasing office are not very bright or honest. They all tell you different things and don't really care about people. All they care about is telling you whatever they need to to get you to sign a lease. The girl at the front desk paid no attention at all to people standing outside in the rain waiting to be let in because she was too busy talking to one of the residents about dogs. They don't even answer the phone at the front desk (good luck getting past AI). The "security" is placed right in front of the leasing office looking goofy. If you really want to keep people safe, security should be right at the front door. If you ask them why security is there, they will lie and say that it's to keep the building safe but in reality, it's because was a violent incident involving one of the people in the leasing office. read more

There is a significant cockroach infestation throughout the building. Cockroaches are present in the hallways, the laundry room, the garage, and even the elevators. For the past six months, I have been attempting to address the problem inside my own apartment using my own efforts and financial resources, but these measures have been ineffective. This ongoing situation is causing considerable stress and is severely affecting my well-being. I previously lived in another apartment for nearly two years and never experienced such issues, which indicates that the source of the infestation is located within the building's common areas or other units. German cockroaches are actively spreading throughout the property, and they pose a potential health hazard as recognized carriers of various diseases. read more

I lived here for 6 months now and it's thus far been a really great experience. Mercifully, I didn't notice any infestation. Apartment is quiet, clean and everything is functional. Management made a package drop off/pick up room available, so you don't need to wait for the front desk person to retrieve your package anymore, which has been great. I had a wonder experience while touring Connecticut Heights apartments. Received excellent customer service by a gentleman by the name of Lawrence. All the questions I had he answered immediately without hesitation. The concierge was cordial and answered any questions I had as well. I recently moved in, and the leasing office was professional and helpful throughout the process. A special shoutout to Taras, who assisted me in finding a unit that met my requirements and provided support during the move-in. The management team appears to be active in maintaining the property, with regular cleaning of corridors, public spaces, and pathways between buildings, as well as trash collection from each floor's trash room. Short version: its a good location and an old building but reasonably maintained and a overall good value. There's some BIG caveats. --- Note that this location has multiple buildings that appear to have been built by different companies -- I'm only reviewing an apt in the main building (#5). PROS * Maintenance - Mixed. Calls were sometimes *very* responsive, such that you're often looking at a maintenance person tomorrow morning 9 AM. Though I wonder sometimes if they actually /read/ the tickets or just show up when a ticket comes in. Some repairs over the last few months have been remarkably slow. * Astound Internet - Just like all the other services available in this city, you do have to call them after 12 months when the "promotional" price ends. Just mention another service you're looking at and ask if they have any promotions going on and they'll bump it down. We just have the basic service, which is fine for Netflix and everything else I do. I saved a few $ by buying my own modem + router from CostCo. * Location - You're walking distance from a pharmacy, several restaurants, a bookstore with great coffee. A bit longer walk and you have a Target, Giant grocery, and a proper library. CONS * Fire alarms - This has improved a lot, but I'm listing it first as it's my least favorite part. There were a few months where we had evacuations on average twice a month and none of them (as far as I can tell) were from an actual fire. Big ups to the local fire dept each time for showing up large and in charge - you people rule. * Extinguishers - There's no device in the unit so I highly recommend buying your own. There's one out by the stairwell but from my own experience that's not adequate. People panic when they see fire and remembering where to go is a lot to ask. * Security - Garage to parking has been broken 1/2 the time I've lived here. Access to the building, bike thefts, and there was that time the key fob quit working and I got stuck in the basement for 30 mins. Management of these issues hasn't been great which leads me to ... * Management / Main Office - As many of the other reviews suggest, it's the bare minimum. There appears to be little investment or interest in putting money into the property. Any issues that maintenance and the concierge can't handle are going to go to the main office and they just don't care. Experience makes me wonder if any contact outside of emergency issue goes straight into the trash. Multiple contacts later, including showing up in person, and you MIGHT see some movement. * Bugs - I've lived in buildings like this before and it's really not that bad, but definitely something to be aware of. We've managed to keep it to a minimum with a clean kitchen and leaving no food out. You can gauge where they're coming from and place some motels and borax pills in that area. Anything you can do to block openings (get some plastic into crevices) can also help with the next issue: * Smells - The place is very porous so you're going to know when your neighbor is making teriyaki or smoking/vaping etc. despite that being a lease violation. They've send out building-wide emails at least every two months warning people about smoking, but we've resorted to opening the Windows even when it's cold out a few times. The only thing that really worked was blocking areas where air from neighboring units might seep in. OTHER * Parking - Guest parking is limited to a strip of road on the North side, but about a 5 mins walk West of the Murch school with plenty of parking and no time limit next to the green space (drive around the park and you'll see what I mean). * Move-in - Our apartment was not well cleaned upon move in. Nothing serious or gross, just the bare minimum. * Residents - By and large just fine, lots of nice dog owners. * Lighting - Could really use some more lighting around the property near the entrance to the garage. Cars just don't seem to see pedestrians there. * Washer/dryer card - Do your best to hang onto this as replacing it is expensive. I punched a hole in the side and tied it to a rope around my neck. read more

Dc has better options. Brand new apt for less. When you move out they do nothing but bill you. They simple wash their hands and tell you they don't deal with roommate situations and simple send you the bill. They don't care how many time you ask them to bill separate according to the damages you have made. Do not rent there. Save your self some money and some stress. read more

The infrastructure of this 1970s high rise is failing, and Equity Residential - the owners - don't seem to care to fix the ongoing issues. They choose instead to place band aids in place. For example, the boiler that provides hot water to the residents has been failing since at least the time we moved in in May 2021. Finally in the spring of 2024, the boiler was replaced - at great expense, I'm sure. Now in 2024, the elevators fail daily. Clearly there is a long-term solution but Equity chooses not to make the investment; they choose rather to provide daily band-aid solutions. What about the disabled who live in the building? What about those who get trapped in the elevator and have a heart attack? Management does not respond to resident concerns. Yeah, the community is located in an ideal location, but I would recommend going across the street to that building; this one is not well-maintained as originally thought when we moved in. Mold in the laundry room. Management cares not to invest the money to assure this building's safety. In fact, the community is for sale. Operative words: management is unresponsive. Then there is the concierge situation. Equity chooses to contract that service out to Guardian. Wow-wee! Now there is a terrible organization who treats its employees terribly; therefore, turnover is insane. Those they hire are less than satisfactory: rude, loud, obnoxious. The overnight staff tend to sleep through their shifts. Those daytime staff they do manage to keep vary between lovely and trash. Very disturbing situation. We're leaving next year for another part of the country; otherwise, we'd move TOMORROW. I laugh at all these positive reviews from May, 2024 because Equity has an annual competition to see which building gets the most positive reviews, so these positive reviews are a result of those efforts to up the ante for CT Heights. I've been at CH for two years now, and one thing that has stood out to me is how considerate and hard working the concierge staff are. They go above and beyond to make sure residents needs are met. Earlier this week there was another car parked in my parking spot and the concierge staff made another space available for me within minutes and then reassured me that the car in my spot would be issued a parking violation. Street parking around CH is extremely limited so I really appreciated the staff helping me find a parking solution ASAP. read more

The best thing about this building is the wonderful utility staff and front desk. I live in a 2 BR with 2 kids so we need to make a lot of maintenance requests and we have a ton of packages! the people that come to our apartment to fix stuff are very considerate and polite. The front desk knows all my kids names and asks after them. they go above and beyond when it comes to packages, doing things like setting aside important deliveries like diapers so they get to us quickly. They even brought packages up to me when I had a surgery. Both maintenance and the front desk make this building feel like a real community, as do the people in the front office. read more

I've lived at 'The Heights' for a year and a half. I can thoroughly say I've enjoyed my time here! It's a "classic" property so it comes with a few "trials and tribulations". However, The staff communicates with the residents well and constantly give us updates on what happening in our buildings (5 total on property). Pros: Staff - All friendly and attentive. The management team is also very responsive and professional! Shoutout to Lawrence he definitely is the heart of Connecticut Heights. Location - Close to Chevy Chase/Bethesda, DuPont, and downtown Washington DC. Pet Friendly! Cons: Lighting - There are no lights/street poles leading up to the main entry coming from both Davenport & Ellicott. Pool - The trees surrounding the pool should be cut down. The sun is already blocked by the surrounding buildings (5 total on property) so the trees only add unwanted shade and pollen. More chairs are also needed with the amount of residents on the property. Laundry - There's only one machine to reload your laundry card. Overall it's a great community to live at and the metro is less than a half a mile away! I would definitely refer/suggest this community if you're looking for a touch of suburbia in the city. read more

Good building and facilities, lived here for a year with very few issues, and any that I had were resolved promptly. Maintenance are respectful, friendly, and capable (ex. I suspected a small leak in the bathroom of the apartment above mine. They came to check my apartment, agreed with my assessment therefore checked the apartment above, fixed the leak they found, refinished my ceiling, AND cleaned my bathroom after they were done). Concierge are very friendly and office staff are super nice and helpful, they all really go the extra mile to help you out when you're in a pinch (thank you Shanna you're great!) or check on you (ex sending an email to ask whether your maintenance request was addressed adequately). I've planned to update this review for a while. After we got a new building manager, problems began. The responsiveness of maintenance to issues declined - even when sent an email. We would periodically lose water or just hot water, and even when we had it there was no water pressure. Finally, Equity is a shady company. In your contract, they have a rent you pay and a "market rate," which they claim is the true rent of the apartment. That fake market rate exists so they can jack up rent without worrying about DC rent laws, which legally restrict raising the rent to no more than 10% per year. Apartments themselves are still good. Shame the management company is crap. I live in a condo rented from a private owner now, and am loads happier. read more

BUGS ARE A PROBLEM HERE. Killed the fattest roach I've ever seen in my life in the bathtub one day. Definitely the grossest thing I've ever had to do. After that, I had to leave the tub's drain plugged all the time to prevent more from coming up. My tub didn't come with a drain cover, so I had to acquire one after move-in. The complex provided one after I filed a maintenance request. Pest control came probably once a month (at our request because we kept finding bugs) and we kept the apartment ruthlessly clean, but I still found myself killing bugs pretty consistently. When we first moved in, the place was thoroughly infested with small weird roaches and we really had to clear them out. I knew many residents who had persistent bug problems no matter what they did. If you recycle, you'll have to go into the basement. If you go into the basement, you'll walk through Cockroach Hallway, which is what I like to call the hallway from the elevator to the recycling bins in the parking garage. Ever been in a room with a few roaches on the ceiling above you? It sucks. Hallways smelled like weed on numerous occasions, the washers and driers are sometimes out of order and always expensive to use (think it's $2.25 to wash and $2.25 to dry), and the whole complex is right next to a fire station so you'll have sirens going off basically around the clock. Speaking of clocks, we could hear our neighbor's alarm going off through the wall every morning. The front desk concierge staff is extremely friendly and they're patient about getting your packages. The maintenance guys are great, too. I have nothing else positive to say at this time. read more

DO NOT LIVE HERE! There is a serious safety issue here. Last week my apartment was broken into and management didn't bat an eyelash. They do not care about their residents. When the police came, they knew the building all too well because per the police , it was the 3rd break in here in the last month. The security is terrible here. There used to be a great security guard, Malik, but I haven't seen him or any anyone new in a while. They have cameras on the entrances and a 24hour concierge but there was nobody seen. This makes me suspect that this psychopath lives in the building. After my break in, none of the other residents were informed and no attempt to ramp up security was taken. I asked to break my lease because I don't feel safe and they told me I would be responsible for the remaining balance on my lease. I can't afford to pay off my rent until June and live somewhere else so I'm stuck living in fear in this awful place. This is just one of many terrible experiences I've had here. My original move in date was pushed back because the apartment wasn't ready and they gave me a different apartment then I was originally supposed to have. I had to store my stuff at my parents house. About two months into my move, brown disgusting sludge started pouring out of my AC vents, it smelled like human feces and probably was. I'm a nurse so I am very familiar with this. I didn't make a big deal out of it. I filed a report and cleaned it up myself. Another month later, I was woken up to flooding from the apartment above me dripping on my face. The apartment above me flooded and it was dripping into my bedroom. Then a few more months went by without problem until news of construction on the first floor (where I lived) and management told me it was in my best interest to move into another apartment. About 2 days later, my apartment was turned into a temporary gym. It sounds like me moving was more in their benefit, not mine. My new apartment that I moved into didn't have a working oven for a month. I put in 3 service requests but nothing was done until I reached out to management, a week later I my oven was finally fixed. Around December we received an email about "at least two break-ins". Again, no increase I security and last week my apartment was broken into while I was there. I saw a guy going through my kitchen drawers. My first thought was, "Is he looking for a knife to kill me?" I screamed and told him to get out and he slowly walked out and close the door behind him. This occured at 4:25am and I doubt I was the only apartment he hit that night. He was about 5'10, slender build and wore black pants, a black hoodie, black ski mask and black gloves. He was no amateur. I repeat- DO NOT LIVE HERE!! read more

Roaches in this building from the entrance, elevators, apartmen, stairwell, hallways. we kept our apartment clean, didn't leave food out, and still roaches were spotted. we had to consult with an outside pest control company with A ratings, but the building is so badly maintained that the roaches would still be spotted. pungent smells through out, that we're not food. smelled like trash. elevators consistently out of order. one resident said she spotted roaches IN THE WASHING MACHINES, that you have to pay to use. Before submitting an application to this apartment location, I called and scheduled a tour, and a few days later, I received a call saying that I couldn't do the tour anymore for some reason. The units I was interested in they said "would not be available by early March,"; although on their website, it states that the two units would be available by the end of February and the other by early March. The staff is very inconsistent. I spoke with Lauren and another individual, and both seem to keep changing their narratives about what's available and what's not. read more

Archstone Connecticut Heights has been a mixed experience. I live in commons one (not the main building, one of the older mid-rises) and there have been both positives and negatives. Positives: +The apartments are spacious and generally in good condition when you move in. +The service requests are speedy and they will fix/look at just about everything. +There is free coffee in the high-rise every morning. +The 24/7 concierge in the high rise is nice. You can put in a service request or pick up a package at all hours. +The prices aren't too bad, especially in the mid-rise, although you get less amenities. +It's pretty easy to hail a cab on Connecticut Ave. No calling ahead and paying that fee. +Good neighborhood. Negatives: -The parking situation sucks. There are very limited spots in commons 1 - 4, and the ones available are impossible to get in and out of. Unless you park on the street, you have to pay $165 for the garage each month. -The Van Ness metro is pretty far. The ten minute walk is ok, but in the winter, I wouldn't do it. There's a metro bus stop less than a block away though. -Laundry is expensive! $1.95 per wash, $1.75 per dry. Ouch. -There are bugs. I found a GIANT cockroach in my apartment. My roommate and I call it the "Amazon Creature" because I've never seen anything like it before in my life. We've had cockroaches in past apartments, but never a species like this one. I've also found a couple of small centipedes roaming around. -Cable issues. A lot of residents have had problems with the only two cable providers available, Comcast and RCN. This means for some people, the cable and internet go out unexpectedly. read more

I didn't expect that finding an apartment would be similar to negotiating a car sale or infomercial, with the salesperson trying to confuse you and pull the old switcharoo. I don't live here but I'm reviewing my experience with the "shopping process" for this building and Equity Apartments in general. I was moving to DC on short notice and flew down for one week to find an apartment. I figured looking at large complexes would make the search easier. I came across Equity's website and with their many apartment buildings, so I looked at the buildings I was interested in and noted the price and availability before asking to book a tour or appointment. The site would say "Available 10/1 from $xx". From there, I'd make an appointment request and I got a personal response from someone in the lease office saying "Hi, let us know what you're looking for so I can help you when you come in." I thought, oh that's very nice of them. So I responded and said I am looking for a one bedroom for this price. No response after that. Connecticut Heights was the first building I visited. By the way I had to wait 20 minutes even though I had an appointment time. I also don't like that they took my driver's license to take the tour, and I can't remember if they made a photocopy but they kept my license until I left the building. I took the tour, it was fine though I only saw one unit. Then I sat down with the agent to go over the available units and pricing, and surprise! there are no units available within my budget. Even with the units that were available, they could not show them. If I'm sitting here now, why would I want to sign a lease on something I can't see? I looked at two more Equity buildings and had pretty much the exact same experience - I arrived only to find zero apartments within my budget, but they offered another unit for a little bit more, however I can't see the exact unit either. Remember, I was only in town for one week so only 1 or 2 days had passed from the time I told them my criteria to the time I walked in. If you don't have anything that meets what I want, just tell me instead of wasting my goddamn time. I canceled the rest of my Equity viewings I had scheduled and moved on to other management companies for help. read more

I lived in a one-bedroom in Connecticut Heights for 2.5 years. Before you move in, you most certainly should read City Paper's reporting on Equity Residential (the management company) and the practice of rent concessions. When planning to move out mid-lease, I asked for details 2-3 times and was given consistent, but wrong information both times. I won't complain about the policy itself, they are entitled to it, but I will complain that it's apparently easier for them to give the wrong information repeatedly, rather than say "I don't know" and follow up. Only when I had a sub-lease worked out did they actually give me the correct information. And I'll give it to you here: the only way to remove one's name from a lease is to pay the equivalent of two month's rent. Even if you have a sub-leaser prepared to take on the lease and replace you, you still have to pay that fee. (And forget about going month-to-month on your lease. It's possible, but only if you pay hundreds of dollars above market rate. This is because of the "rent concessions" loophole described in the articles above.) I quite liked the apartment- spacious for the square footage, high ceilings, and kitchen with space for a table. The older buildings, being slightly removed from Connecticut Ave, are quiet in my experience. The amenities are also nice. Gym, packages held at the front desk. The pool furniture was upgraded in summer 2017, and it's usually possible to snag a lounging chair, even at the busiest times. The online portal to request repairs was so easy to use, and a repairperson always came out within a day in my experience. It also was basically a deal. DC is expensive, but comparing what one gets with typical rents, this was a good deal. Lawrence, the main concierge to the building, is extremely helpful and friendly always. I wouldn't be able to say enough good things about him. TL;DR: Nice building and apartments, but learn about and understand "rent concessions" before signing on the dotted line. read more

After living here for 3 years, I can say that I really have enjoyed living here though there have been a couple issues. TL;DR - The main building (Building 5) is a great place to rent! I originally lived in one of the older buildings for one year. The layout for the studio was odd and clunky, but the kitchen was cute and had a gas stove. My #1 complaint was the pests. I regularly had Orkin visit my unit to take care of the roaches. After a year of frustration, I was ready to move to a new apartment complex but many of my friends lived in the main building and told me to give it a shot. The leasing office was extremely helpful in making my transfer seamless! After living in the main building for 2 years, I can say that I have had a much more enjoyable experience! The concierge persons are very nice! The leasing office is responsive! The studio layout is much more functional and feels much bigger than it actually is! This place is home. It has all the right elements to make you feel that way. The staff of very friendly and helpful. The community is full of good people. An outdoor pool and access to an indoor pool makes it exceptionally attractive. One of the USPs of this place is the super quick maintenance service. One of the worst buildings in this area, charged me over $1,000 during a pandemic for not giving them a 60-day notice of me moving out even though my lease was set to expire and I did not sign a new lease.
