We asked 3 different companies for quotes to do some foundation work and encapsulate the…read morecrawlspace, and got wildly different prices for both jobs. I definitely recommend getting multiple quotes and asking as many questions as you can about what is what is not included, no matter what. While we went with a different company for the foundation work, DocAir gave a great quote and scope of work for the encapsulation. In the end, we didn't do their recommended "storm water management", as we had only minor water intrusion from the outside, but a lot of water coming from condensation on the air vents from the incredibly high humidity in the crawlspace (over 90% humidity constantly during the summer), which was also soaking and warping the wood support beams and floor joists and getting behind the insulation. We did: 1) fungus remediation, which included the tedious and hard work of removing a huge amount of dirty and wet insulation under the floorboards, 2) trenching the edges of the crawlspace and installing drain pipes and a sump pump, and 3) encapsulation with dehumidifier (drains into the sump pump), which also included sealing points of entry like pipes and external vents. Note that the other quotes were more expensive and did not even include removing insulation or treating fungus (companies often expect you to hire someone else to do that before they start work). To set expectations, they are quite busy so be patient. It took about a month to get scheduled and another month for them to come out and do the work. A two-man team (Joselino and Orlando) did all the work over 3 days, and they were professional, polite, thorough, and did incredibly high quality work. I had the plumbing inspected before they came to ensure no pipes would leak into the encapsulated space, but they still found a leaky coupling and replaced it! DocAir supplies a remote temperature and humidity meter as well so you can continually compare the house to the crawlspace (you can check the outside weather report for another comparison). It's winter now, but we've recently had a few very rainy days with humidity reaching up to 94% outside. The crawlspace humidity has steadily decreased from 55% immediately after installation to 45% (very good!), and the house/crawlspace temperatures have been within about 5 degrees of each other. This suggests that the crawlspace is effectively insulated from outside temperature and humidity. Also, you can optionally have them come inspect the system every 6 months (for $60 a visit) to ensure everything is still working correctly, change the dehumidifier filter, etc. I plan to do this to make sure everything is still working well with the combined effects of humidity and my AC vents!
