Family owned business that doesn't know how to treat their employees, or their tenants. Doesn't deserve any stars. They will hire friends that harass you and treat you terribly. All employees end up leaving every 2-3 months. The accountant is rude and mean to everyone, and is a liar/backstabber. The properties are run down, and you will not get your security deposit back because they will charge you for everything, even if you didn't do anything wrong. They will charge you even more than not giving your security deposit back. Some of the properties are unsafe, others have bats, ants, bees, bed bugs and cockroaches. We moved in and they constantly had things to say that we were doing wrong, they trap you with your security deposit and you will never see it back. When the lease ended they charged us roughly 2,000 additional dollars on top of taking our security deposit. With a major majority of the damages being had before we had ever moved in. My son rented from them. I would never rent from this company ever. They will rip you off and take your deposit and threaten to take you to court if you don't pay it. If I could give 0 stars, I would. DO NOT rent from Clearwater Real Estate. Our experience was a complete nightmare from start to finish. This company is the definition of unprofessional and dishonest. * They charged us DOUBLE and then some of our security deposit -- including for things that were already documented in our pre-move-in inspection. * Claimed items were "missing" even though I listed them before we moved in. * They texted us about a fire safety check, came in and took out our smoke detectors, then tried to charge us for them and denied the check ever happened -- until I sent them their own texts. * Lease says they notify 24 hours before tours -- we were given 10 hours notice. * Lease also says "wear and tear" won't be charged -- yet they hit us with $145 for a tiny scratch. * We were charged over $500 to clean carpets that hadn't been touched in 4 YEARS. * We shared a dumpster between five houses -- when someone else dumped a box spring by it, they threatened to fine everyone unless someone confessed. Illegal and unprofessional. * Every drain in the house was clogged before we moved in. We thought they were just slow -- nope, they charged us to fix it. * They advertise "half off security deposits" but it's a bait-and-switch. You'll be charged way more in the end. * Communication with them is beyond awful. They take forever to respond, if at all. * They charged us for "stamps" on the security deposit -- even though the whole thing was emailed. * We were told we'd have off-street parking -- turns out it was a tiny shared gravel patch where not everyone could fit, and if you parked wrong, they threatened to charge you. * Our neighbor's garbage blew into our yard and the lawn company allegedly charged $350 for removal -- which we were stuck with, and of course, they never showed us a receipt. Every single part of dealing with this company -- from leasing to moving out -- has been miserable. The owner is rude, the staff are disorganized, and they nickel-and-dime you at every chance. It's no surprise they don't have any good reviews -- and this is why. Avoid Clearwater Real Estate at all costs. They are unprofessional, predatory, and operate like a scam. I really wish that it was possible to give this company 0 stars because in all honesty they do not even deserve the one star I am awarding them. If you want a house covered in black mold combined with ownership who doesn't do anything about it, then this is your place to go! This is one of the most unprofessional businesses that I have ever had to deal with. The owner (Matt McHugh) is very hostile and rude during communication who had the audacity to yell on the phone. The owner also said that the black mold was quote "our fault for having parties" which is simply inaccurate. Their method of eliminating mold is to simply paint over it and then charge their tenants over and over to redo it. Our house rented the same house for 3 years and we never missed a payment one time let alone have a late payment, making our group very ideal tenants. In return, we had our security deposit taken away and charged an additional $1,000 dollars after giving them $65,520 of rent money over the course of 3 years. RENTERS BEWARE of this company as they will try to take money from college kids just trying to get by. My strongest recommendation is to find a different company to rent from. Do not expect to get back a reasonable amount on your security deposit. I had rented an apartment from them for two years and left it in much better condition than when I had moved in. Upon move-in all the walls had a sticky yellow residue, the refrigerator had dried blood on the sides, there was no plug for the bathtub, the windows hadn't been cleaned in god knows when (the hallway windows were covered in spider webs) and multiple light bulbs were burnt out. I spent the first two days cleaning and trying to remove the residue on the walls. While living there we experienced some sort of animals scurrying in our ceilings as well as being told that our floors would be ripped up starting at 8 am the next day from an email sent 2 minutes before the office closed for the day. They expected us to move everything possible into our bedrooms within this minuscule (and illegal) notice while I was simultaneously preparing exams and essays for the next day. While they did not tell me to find another place to stay for that week the apartment was inhabitable with all floors torn up in all common areas as well as a heavy layer of dust blanketing every inch of the apartment that was never cleaned up. They left without replacing heaters that they had removed during the remodeling because the new ones were not in stock. It was still winter. We had multiple snow storms within the next couple of weeks. Also, I had called multiple times about fixing the shared driers in the basement which never seemed to actual dry clothes in less than 2 cycles (one didn't dry at all). While maintenance would show up to "check it out", it never got fixed. When we received our security deposit they had charged me for a stamped envelope that they used to mail my deposit back to me which I had already paid for and provided when I turned in my keys. They had also taken off for damages that were reported in the move-in paperwork which I was unable to clean off the walls after vigorous scrubbing and charged me almost half of the security deposit for "additional cleaning". I have OCD and I spent 8 hours cleaning the apartment upon move out that was kept clean for two years. I have a hard time believing that much "additional cleaning" was even possible. If you do rent from them make personal copies of all paperwork and take detailed pictures of everything during move-in and move-out. read more

This is one of the worst student rental companies in Eau Claire. Don't expect more than 60% of your security deposit back. They take money out for a slow drain (I assume they charge everyone for this). The properties are so beat up that even if you completely fill out the existing damages sheet, they'll charge you for chipped paint and nail holes that were already there. One bedroom in my apartment had a cheap cork wall that would basically crumble apart if you even bumped it. They charged me $40 for damage, even though I couldn't have avoided it falling apart if I tried. Multiple rounds of construction were done at the building I lived. We were charged $30 for damages to the outside of the house which 1) they don't require you to write down pre-existing damages on the outside of the building, and 2) if the damages weren't already there, it's almost positive that the construction did that. We were charged $50 for regular wear and tear on outside of the front door. They also way overcharge because "extra cleaning required," which I doubt they even did. Besides their corruption and sad excuse to steal whatever they can from students, their properties aren't well-maintained and their customer service lacks. I was living in a four bedroom house through Clearwater, but only three tenants were able to live there for $380/month, total $1050. We were allowed to add one more tenant, but they had to be a family member. With the additional person rent should have been $262.50, but they made the total price higher, having each tenant pay $336. In the winter our heater went out multiple times and made the electricity bill ~$200-$300 for the winter months. When we first moved in and they were doing showings one of the people working there had told me how much they appreciated keeping the house clean. When moving out, we cleaned the entire house spotless, and the total "damages" added up to ~$600 total taken out of everyones security deposit. They also have you pay a carpet cleaning fee when you sign the lease, and when we got what was left of our security deposit back, we had to pay an additional cost for the carpet cleaning fee. Was not a terrible place to live, but do not expect to get your security deposit back. read more

I currently reside at 224 Broadway St., which I rent through Clearwater Reality. Clearwater listed the apartment I'm living in at $295/mo but the actual rent is $334/mo, which they didn't mention until we were signing our lease. They also advertised the apartment as having laundry and a parking lot. False. There is an alley-way and per three tenants there is one parking slot which fits two vehicles but you have to park one in front of the other. The "laundry" consists of one washer and dryer in the dreadful dungeon of a basement and is shared by 4 apartments (12 people). It cost $3.50 to wash and dry but do not expect your clothes to be dry after just one cycle, it will take at least 3 to get them fully dry and each cycle will cost you $1.75. These things I can deal with for one year. What I cannot deal with is the fact that trying to heat our apartment in the winter months is about as successful and costly as trying to heat a two-story tent in Antarctica. This month's excel bill totaled $295. This apartment is tiny-- one story, three bedrooms, and three TOTAL windows-- yep, three. Even when my window is shut all the way I can still feel a cold draft. Any way these things just peak the list of reasons why this place is a total piece of ----. If you're thinking about renting from Clearwater, do yourself a favor and look elsewhere. read more
