I was looking for a local real estate lawyer to work with me during a refinance. Instead of using the bank's lawyer, we chose Sol to represent us. Our closing was a bit complicated because of the structure of the refinance. We are two unrelated owners of the property. We needed to have both fairly represented on the loan and deed. Sol talked us through the different options we had. Based upon these discussions, we chose our best option. During these discussions, I would always receive a promptly returned email or phone call to answer my concern. Sol also worked with the bank to ensure the loan paperwork was correctly processed. He did a great job. I was especially impressed by him at the closing. When he entered the room, he carried a big stack of papers. He made sure to explain every agreement and took care to answer our questions fully. In other closings I have been a party to, the standard behavior of the attorney is to show us where we sign; that is it. He also addressed another small financial question at the end and promised to follow up with our bank. When we bought our house, the sellers were terrible. They literally ripped things from the walls. Sol advised us of our rights, wrote letters on our behalf, and didn't let us get taken advantage of. Beyond that, he diligently took care of all of the legal necessities, and also represented the bank at closing so we didn't have to pay for the bank's attorney. Information about my case: Basically the sellers accepted my offer to the condo (both parties signed the offer letter). I had the inspection done and hired a lawyer to draft our P&S (have not signed it yet). However, the sellers change their minds and later they demanding for a higher price because the other buyer offered higher price. Sol represented me for my case. Sol seems to be a nice guy, quick responding to my questions and to my emails. However, I don't think he has alot of experiences in litigation (at least for my case). There are a couple of times he responded to the seller's attorney without checked with me to see if what the other side said is actually true. Also there are a few things that I had to done a research by myself and sent the information if found to Sol. Sol does not spending the time to ask questions or understanding my case to give me the best advise. The one time that really make my case more complicated is that I emailed my agent to ask her to communicate with the sellers to see if the sellers are willing except additional 5K on top of their offered price for the condo (because I just wanted to settle this case without taking them to court) and in my email I mentioned that if the seller do not agree to our offered then they need to reimbursed me for my expenses on the home inspection and the attorney fees. I cc Sol to the email. The next morning Sol sent a settlement email to the seller's attorney on my behalf without double check with me first. In Sol's email he did not mentioned anything about the first part of my email, which I wanted to offer the sellers another 5K for the condo. After the fact, Sol explained to me that if I wanted to take this matter to court I shouldn't re-negotiated with the sellers because they would have an additional defense for my case. On top of that they agreed to our settlement therefore my case fell through. I wish Sol reached out to me first and explained this whole situation and confirm with me before he sent out the settlement email to the seller's attorney. I think Sol could have handle this case better because originally i'm seeking Sol for my case because I want the condo, NOT to look for a settlement. read more
