The A/C unit runs non-stop, which means you'll be paying a fortune in electricity and dealing with a sweltering apartment in the summer. My place couldn't get below 76 degrees in the summer, and the power bill would be a whopping $300. The owners aren't exactly known for their generosity, and they don't seem to care much. Ahmed, our maintenance hero, did some amazing work on our A/C unit. Before that, our apartment would stay at 80 degrees. It was just awful. Being stuck sweating indoors wasn't very comfortable or luxurious.

Walking distance to everything in the Domain, there's always events happening nearby, the apartments are very modern and the nearby park is definitely a plus too. They take security very seriously which was really important to me, so you have to have a special pass to get into the garage or buildings. They also have many pools which is really nice and helped prevent pools from being overcrowded. I can't say enough good things about Ariana and the Griffis at the Domain!

This place is horrendous. Do not trust the positive reviews. I did and I paid a terrible price for…read moreit. Something is deeply wrong with the management at Tramor at the Arboretum. They lied to me over and over again, they wasted weeks of my time, and then on top of all that they stole $200 from me. Full story: I contacted Tramor at the Arboretum to apply for an apartment. My main contact was Madison. First red flag: Madison was weird and standoffish in our interactions, unlike most apartment managers who are friendly and trying to make the sale, but I just ignored it because the positive reviews don't lie right? Oh how wrong I was. Second red flag: They wanted me to use some strange encrypted messaging service to do my application and pay the $230 application fees and $200 refundable deposit with a 3rd party payment site. It was all very messy with very poor directions, but I'm good with tech so I figured it out anyway. The whole system was very amateurish and sketchy compared to other apartments I've applied to, but I ignored this red flag to my peril. Third red flag: They wanted me to compile a very detailed accounting of all my income and losses in a special form, along with bank statements for a year - this is something no other apartment has asked me for. I spent hours compiling all this information and creating the special form that they wanted, but turns out this would be a complete waste. On a Saturday I finally submitted the final information needed for the application. Madison got back to me that day and said the application would be processed by Tuesday. At this point I thought great, the process was weird and something seemed off, but I would just wait until Tuesday and most likely I would be approved (I have a great credit score and solid income so I always get approved to every apartment I apply to). Spoiler: I was approved, but ended up rejecting their offer for reasons that will become clear. Fourth red flag: Tuesday afternoon rolls around and I still haven't heard from Madison. I contact her to ask how the application is going - no response. I wait two more days until Thursday. At this point I start to suspect something is very wrong with Tramor at the Arboretum and I shouldn't have ignored all the other red flags. I decide to go with another apartment (that I am happily living in now), and contact Tramor at the Arboretum to tell them I'm not interested anymore and would like a refund on my $200 deposit. Still I receive no response from them at all until Friday the next day. On Friday they finally tell me that my application has been miraculously approved! But unfortunately because it was approved they now cannot refund my deposit! So after I received no contact at all from them for 5 days, after I repeatedly tried to get them to respond, they only respond a day after I request a refund and they say that somehow the application was retroactively approved beforehand, but they never told me about it? In a nutshell, the management here is terribly incompetent at best, and straight up scam artists at worst. Even though my application was approved, I would never in a million years trust my living space with people like that, so of course I rejected their offer. Avoid Tramor at the Arboretum like the plague unless you enjoy dealing with nightmare management.

The property for the most part was very quiet and the place seems to attract good respectful tenants. If I wasn't being called elsewhere I would have stayed even longer. Pros: May 2023 the quiet zone went into effect, completely changing the noise environment. Now the trains have to be quiet like in the rest of the city, improving life for all of us. Building 4 has many garages and storage units on the below-grade basement first floor, and I rent one to charge my PHEV. That has worked perfectly. Having an attached garage was helpful during the historic storm that flooded the Guadalupe river this year over July 4 holiday with visitors. There is enough parking except some weekends, overflow to the street parking works well. The security is OK, once I found some people camping inside in the stairwell, but it happened once. There are 7 buildings, small enough to maintain control. It's not disordered. There are rules, scolding emails go out and I guess the message gets through well enough. I'm neutral on the battery key code Yale locks (no key, 6 digits to open the front door) but it undoubtedly helps the landlord maintain control. Garages are still key access. As I shop for a new place I'm trying to duplicate the experience I had at Addison (attached garages, 3 stories, fewer buildings) and it is truly hard to do. My ex chooses apartments based on proximity to Whole Foods: This checks that box, it's a short drive or 25 min walk. For a work from home individual you might not need a car here: There is a train, the 803 bus, a local circulator bus, but no bus to where I work. A new train station is under construction nearby. Every time I spent more than two seconds in the parking lot, I ended up meeting another one of my neighbors and having a wonderfully positive interaction! The management, especially Marlowe, are amazing. Everyone is extremely caring and empathetic. This is their community too and we could tell they cared deeply about our experience living there. We lived in a 1-bedroom plus office, which we needed since we work from home. This was a great place to work from home because we could leave our apartment and take the trail right behind building 6 down to the creek if we wanted a break in nature. In terms of repairs, every time we needed something fixed it was addressed immediately. Fortunately, everything worked well during our time there, but when we were having trouble with our washing machine, they gave us a replacement immediately! We moved out to live in a single-family house with a big back yard but if I were to move back into an apartment, I would go back to Barton Hills Apartments.

I even got a notice about several cars being broken into back in May. I lived at my prior apartment for 8 years without this issue. They do have security but I'm not aware of anything else or any property cameras to help the situations.
