Beware of predatory move-out charges and zero communication. Like many other students, I was hit with $285 in move-out fees for things that are clearly Normal Wear and Tear. They charged me $150 for a key fob replacement that I have evidence of returning, $80 for "partial paint" for a minor scuff anyone could remove with a wet wipe, and $55 for a carpet cleaning. I reached out by email to dispute these charges in good faith, but they completely ignored me. Instead of responding, they sent the "debt" to National Credit Systems (NCS). The collector they use is incredibly rude, and the representative I spoke with literally told me that management was "fine ignoring me" because I didn't have an "official inspector" present. He spent 2 phone calls pressuring me for immediate payment with lots of tactics and became rude the moment I spoke about anything other than handing over my card info. He tried to lie multiple times, claiming the debt would hit my credit report in a few days even though a formal dispute is pending. He made "verbal guarantees" that it wouldn't be reported if I paid right then, but turned rude and defensive the second I asked for that promise in writing. If you are a student or a parent cosigning a lease here: document everything, even what you wouldn't expect at move-out with timestamped video. They will charge you for standard turnover maintenance and ignore your disputes. I have filed formal complaints. read more

There is no option to talk to a real person and this virtual assistant does not appear to be monitored. You get no call back. read more

BEWARE! Ion Austin has a long history of deceptive business practices and I should have listened to the warnings from fellow students and the school newspaper. I was the victim of a bait and switch scam - the manager promised me the top floor townhouse (Unit 1602-A) when I signed my lease, then switched my room assignment to one of the bottom floors two days before I was going to move in. Now they have let their legal teams loose on me and are forcing me to pay for another room that is not even close to the room that I signed a contract for (at the same price, almost $22,000 for the year). Settling this is urgent because I have in-person classes this semester so this is hurting my grades, but the management is now practically non-responsive. I even told them I was willing to walk away from this situation that they blindsided me with, but they refuse to fix it or release me from this deceptive lease. I know everyone at the office seems nice when they are convincing you to sign, but that's because they won't have to deal with you once they pressure you with false guarantees into signing a lease - management will get their lawyers to make sure you're trapped. Trust me when I tell you not to sign a lease here - I've been a licensed real estate agent in Texas for several years and I never thought I would fall prey to such an immoral scheme. I lived here from fall 2016 to spring 2017. I resigned my lease back in September 2016 and then in February 2017 got a call saying they overbooked and the place I signed for was not available. And they only had a condo left but that was like $1000+ more than what I was going to pay for my 4x4. I even payed a 200 transfer fee to ensure my transfer. They didn't offer any compensation because "if we did that, we would have to do that to everyone". Can you believe they OVERSIGNED and didnt realize until F I V E months after (about 20 other students got the same call I did). What is worse is that they made the SAME MISTAKE THIS YEAR TOO. A dozen and more students who resigned just got the call their lease was being terminated. Does this business not learn from their mistakes? The staff is very deceiving, they lock you into an expensive agreement and ignore emails and calls. Literally the worst place anyone could possibly live ever. For starters, their package/delivery system is the most nonsensical, idiotic thing someone could come up with. Residents are forced to go to the leasing office and pick up any and all deliveries from a UH employee, and if the leasing office is closed (after 6pm every day) you're sh*t out of luck and have to wait. This also leaves way too many packages lost and unaccounted for. My roommate and I have both had packages lost by this irresponsible and pathetic excuse for an apartment complex. Don't live here. Not only will you be wasting money on living expenses, but you'll essentially be flushing even more money down the toilet when they lose countless packages that you paid good money for. read more

Infested with bugs, skyrocketing rates, and 2 a.m. fire alarms. Bugs: I've sent in two maintenance requests to deal with this, but nothing has been done to help me. I bleached my entire bathroom, but this only got rid of the bugs for a few days. They reported that my maintenance request had been completed both times, but no one even came to my apartment the second time. Skyrocketing rates: It was reasonable my sophomore year (the first year they were open), but the rates have been getting exponentially higher year after year - I'm glad I'm graduating. Frequent fire alarms: In the past month, we've had 3 false alarms in the middle of the night. The first was at 7 a.m., the second at 6 a.m., and the most recent at 2 a.m. It's horrible, and I can't assume I'm going to get a good night's sleep anymore. Partying all night long, even during finals and midterms. Don't allow pets, yet everybody has dogs and cats. (I would say emotional support but they have denied legitimate letters several times). Elevator has been broken for probably over a month now. Pipes burst. The WiFi is terrible. Half the amenities on the amenity fee don't work. If you email to contact them, they will never respond, you have to go to the office. They will then never fix it. No stranger partying, but they refuse to lock the gate to the pool deck where that happens. Etc. etc. read more

While the amenities seem incredible, I now know that it is all a sham. On December 29th, 2017, I received an email stating my lease had been terminated, even though there was no provision in the lease allowing this. It was incredibly difficult to find other housing and I have lost all respect for the management of this property. This occurred to many other people that had leases, and some will not receive compensation. Additionally, many will be out of luck in their apartment search as December is very late for the UT student housing search. You will sign a contract as early as September for the following year, pay down payment, sign the contract and later in December(when it is already too late to find a nice convenient place to lease) they will send you an email terminating your contract for no reason. Come the last days of December they left me a voicemail and emailed me that they had mutually terminated the contract. It was not mutual and this happened to dozens of places. They failed to respond to my email and no one would talk on the phone to me. I found out through talking to staff at another apartment complex that they knew for weeks that they had overbooked and were going to kick people out. This was a ridiculous situation and was not allowed in the lease. And, to make matters worse, they would not talk to us for a week and were not apologetic or straight forward. Wish I could give them 0 stars. For paying such high rent in west campus the customer service here is worse than I've experienced anywhere else. When calling the leasing office theirs no option for current residents to speak to someone. Since COVID-19 has impacted operating hours the service has gotten even worse. The building only notifies you when some packages arrive. They won't deliver packages until 4pm - 5pm. Called 3 times yesterday during their new operating hours, only one call was answered. Was assured all my packages would be brought during delivery time. They weren't for the the second day in a row. Called right after delivery by that time everyone had left. Emailed and no response. This is only one example of how bad their customer service is once you live here. I have many more. read more

PSA: I am not a resident at University House, I signed a lease to live there Fall 2017- Spring 2018, however I ended up moving back to California and am writing this review not based on the apartments as they looked gorgeous, but based on the management and how they handled my situation of subleasing. Just to start I would like to personally name MICHELLE ZIEGENFUSS, Resident Services Manager, at University House Austin, we had many correspondence via telephone and email. She was an absolute nightmare to work with! To explain my situation a little further I had said how I would find my own tenant to take over my lease since it is their policy to charge an extra $200 for them to find someone to take over my lease. After finding someone and then them dropping out I received an email a couple weeks later saying my $200 was owed. A little strange I thought, so I called in. (Sidenote, I had already paid $200 ,above all their original lease signing fees, as an I want someone else to take over my lease fee) When I called in I spoke with Michelle and she said how they didn't know I still wanted to try find someone myself so they had just put the charge onto my account and they were going to find someone for me. Umm No thank you. I told them I would find someone and I wanted to make sure I still had all the details for subleasing my place. After then having several conversations with Michelle, she finally admitted how they had a nicely sized waitlist and if I simply paid the extra $200 they would take someone off their and let them take over my lease. RIDICULOUS I thought, they already have someone to take my lease, I've already paid them $200 plus all my application fees (~$255) and now they're trying to extort more money out of me even though they'll get more application fees and crap from the person who will take over my lease too. Outrageous. I told them to screw off that I would find someone to take over my lease and then they kindly reminded me how since it was later in the game I couldn't find anyone anymore and I would have to find a guy to take over my lease since I would be roommate matched with a guy. Then a couple days later after finding a couple possibilities for guys to take over my lease I get an email saying nevermind, you have to find a girl to take over your lease because you originally signed with a girl, even though we had changed our living preferences within a month of signing our leases and University House had acknowledged our changes. However, now that it was more convenient for her to screw me with finding a girl and wasting more of my time they had lost this change that we had both made. VERY CONVINIENT! All I can say is thank G*d I found a girl to take over my apartment so that I can be rid of University House and their shitty shitty management! MICHELLE, it has been a pleasure hearing your screams as you tried to yell over me on the phone those many times, the only way I got through hearing your voice was imagining all the students walking past and seeing this crazy manager screaming at someone on the phone and laughing. Good luck to anyone who does live here, I feel bad for you if you ever have to deal with management, i suggest just bringing a lawyer from the start so they can't try changing everything on you in an attempt to screw you so hard. read more

I'm an international student and I signed my lease in September and paid the two months of rent in advance (because I couldn't have a guarantor). In the middle of winter break I get an email saying the contract was mutually terminated because I didn't pay my deposit (???), so when I emailed them back saying had paid it, they changed their mind and told me it was terminated because they overbooked. My daughter signed lease in October, they promised us only the best, the roommate match, etc...On the beginning of the January they told us they they don't have any more available rooms for her!? She needs to go on the wait list, with no guaranty that she'll get the room at all. We canceled the contract, but it will take time, about month or so, before we get our deposit, the same deposit that we have to pay at the time of the lease signing. We talked to the manager there, she was horrible, unprofessional, unapologetic, didn't answer our questions, she was just repeating the stupid answers, and playing like that it's normal what's happening there! I've been living at University House for a month now, and am very impressed to say the least. The rooms are very spacious and are already pre-furnished, the bathrooms are pretty nice, the kitchens come with high-end appliances and the amenities are very new/modernized. It's location in proximity to campus is about as good as it gets, the workout room, lounge, pool, and sky lounge are great places to hang out as well. The only problem w/ the rooms is that not all of the units have windows, but this shouldn't be a problem, as long as the room is adequately lit. read more

After visiting this property 3 times and being told several different pre-leasing dates, we were finally able to complete the pre-leasing contract and submit the $350 fees on a 4/4 for 2017-2018. We listed the full names of the other 3 roommates and were told that they had until 10/1 complete their pre-leases and pay their fees. When the other roommates went in prior to this deadline, they were then told that all the 4/4s were completely sold out. No one attempted to contact us and tell us that the other roommates needed to get into the office ASAP, no one attempted to let us know that there was risk of selling out. We were specifically told a deadline and the roommates went in prior to that deadline. We were told that, with all the roommates names listed and at least one signed with fees, the rest had until X dates to come in. When I spoke with a person in charge, she apologized for the lack of training and fully admitted they were overwhelmed and undertrained. The right thing to do would have been to honor their word. Nope. Also worth noting: 1) For the past week I had been calling to ask for a copy of the lease we signed last week to be emailed to us. When we signed all the documents, the leasing agent said a copy would be emailed to the guarantor's email address. Nothing. I called every day for 5 days in a row before I finally decided to call over and over and over again. I would hang up each time the call kicked over to the recording. How did I know to do this? Another parent mentioned that this was THE ONLY way to get through to someone in the office. Wow. So I did it. I called TWELVE times in a row and someone finally picked up! 2) During the week I was trying to get through to someone on the phone, I decided that I would hit option #4 to get through to the "courtesy officer" just to see if perhaps speaking with a real person might increase the chances I'd get through. Every single time I did that, I received an outgoing recorded message telling me to leave a message or call 911 for an emergency. What is the point of a "courtesy officer"??? I decided this was really just a fake option to make tenants feel secure? Bottom line - this is the newest property on west campus. They are booking in advance like crazy. They don't need to offer decent customer service so they don't. read more

My daughter signed lease at UH Austin for 2019-2020 and just renewed it also for 2020-2021. we worked with Luke Allen who is awesome and patient to answer all my questions / concerns. With all of the apartment complexes offered in West Campus I would definitely advise not doing business with University House. My roommates and I signed a lease and months later they contacted us that we have to sign a new lease which requires us to pay for a "Premium Floor Plan" which we specifically told them we did not want as it was $50 more per month. Upon telling them this they claimed that they were out of rooms and this was the only one available so we were forced into signing it. Terrible business practices and they take advantage of students who know nothing about legal documents. read more

They have been scamming tenants for years. They have repeatedly canceled signed contracts without warning, citing that they ran out of spots in the coming term. I can't imagine why you would sign a contract with a future tenant just to go over and sell the room to someone else. They have done absolutley nothing to try to change this practice, only attempting to silence those who speak out. As a preface: I'm sorry if I sound like I'm really angry because, well, I'm fucking pissed. When me and my 3 friends visited this place looking for a 4 by 4 a couple of months ago, we thought this location seemed great and modern despite the few reviews claiming "bad management". Needless to say, we were more than excited to sign off on our lease on OCTOBER THE FOURTH. Time goes by quickly and all seems well. The security and administrative deposits are paid and despite a few slip ups with my guarantor form, everything seems well and dandy as all the documents were signed and I was even given a move in date. Under no circumstance should I reasonably expect that my lease will be somehow rejected right? WRONG. Three whole months go by and then they decide to tell me out of nowhere in fucking the VERY END OF DECEMBER to say "you're lease is being MUTUALLY TERMINATED??????" Like first off when the hell did I agree to this bullshit and second off why the hell/how the hell is it even legal to wait until now to tell me that I don't have a room (keep in mind it's The end of December/late January and by now it's going to be hard as hell to find any decent rooms in West campus. Not only that, I was the only one out of my roommates that got terminated). I had no reason or warning at all to believe that I wouldn't have a room at University House and I'm still in shock that this has just happened. The fucking worst thing of all of this is their reason: OVERBOOKING. BITCH PLEASE it's FUCKING JANUARY and I signed my lease in fucking OCTOBER. How fucking stupid and incompetent can a person be that it take them THREE WHOLE MOTHER FUCKING MONTHS to realize that they don't have enough rooms to satisfy the number of leases they have given out. It's really not that hard like it literally does not take a rocket scientist to know if I have x rooms I can give out y leases. Unless, of course, you are university house management and cannot do simple elementary math. I still simply cannot wrap my head around what has just happened and reading the other yelp reviews on here and talking to my friends it's evident that they didn't overbook by 1 or 2 rooms. The level of incompetency and flat out asininity shown by University House is just shockingly remarkable. I urge anyone reading this review that is considering university house for 2019 to know that these people will give you a lease to sign, make you pay the deposits, give you a move in date, and then go psych you thought at the end of December without offering any compensation or explanation other than we overbooked because we are idiots who cannot do our jobs read more

The ceilings look like a sidewalk, only half of the bedrooms have windows (which makes mine a dungeon), and the place gets fire alarms and odd smells like the plague.
