I really want to love this place and for the most part, it has treated me well but PLEASE be aware of vehicle break ins. My vehicle was broken into overnight and tried to be stolen (tore apart my ignition) and took several personal items about 2 weeks ago. And that was about 2 weeks after my carport neighbor's car (which wasn't a Kia or Hyundai) was also broken into and window shattered. I even got a notice about several cars being broken into back in May. I lived at my prior apartment for 8 years without this issue. They do have security but I'm not aware of anything else or any property cameras to help the situations. Was also told that maintenance would help clean the windows after my car was towed but they never did. Management reached out and essentially noted that nothing really could be done on their end. read more

Living here for almost two years was mildly enjoyable, but there were a lot of issues, which is why I'm giving three stars. Pros: - Location is amazing with several places to walk to. - The layout of the Ruby Classic #736 (3rd Floor) was great, lots of storage and privacy. We also enjoyed the wood burning fireplace. - Maintenance was timely and responsive, and their crew is very friendly. -When we weren't "complaining", most of the management team was relatively responsive and somewhat helpful. Cons: - They refused to do any renovations, prior to move-in. Dealing with Brenda after signing, was not ideal. - Cabinets and baseboards are practically rotting (see photo). - Significant black mold was found under the kitchen sink after move-in. It was remedied with the removal of some wood and by adding paint. There is also tape around the drain pipe (see photos) - The access panel in the secondary bathroom leaked - we found more mold. The leak was remedied, but the mold was not (see photo). The panel made a very loud noise every time the AC came on and off. - Management sent a notice of non-renewal during our eighth month of tenancy, because they wanted to start renovations back up. Ultimately, they reversed their decision. This caused significant stress, since we just lost our dog three weeks prior and the holidays were around the corner, and would have caused undue financial hardship. The apartment is still listed as "classic", so it doesn't look like renovations ever were/are happening. - Apartment was/is listed online for significantly less than renewal offer (by almost $300+) - discovered after 60-day notice to vacate. Attempted to negotiate, but the ball was dropped on their end. -They work with RealPage, which is currently undergoing a lawsuit for price-fixing. - Exorbitant fees. Paid $1,275 non-refundable pet fee for three pets, which, I later found out, doesn't get applied to anything other than allowing your pets to live with you. Isn't that what pet rent is for? -Their "trusted" third party vendor (who operates out of a house and has zero online presence) claimed there was "heavy pet odor" after move out and treated the apartment. Instead of deducting the $65 from the pet fee, it was taken from our $600 security deposit. No way of questioning this even after management wasted my time when I asked for a walk through. - There are hundreds of dollars worth of fees you cannot opt out of such as cable, valet trash, and now smart rent (it was free for me). -It's not very pet friendly as you have to walk your pet on rocks - in case you're looking to roll an ankle or two. Grass is limited. - Little to no resident events are ever coordinated. While the location is great, the property management (most of them, not everyone) and quality of the apartments are less than to be desired. They are not as competitive as other complexes - lots of vacancies. There are other affordable options out there. The cons outweigh the pros in this case, and there is much more that hasn't been included here. read more

I will update this by saying the heating and AC have been breaking regularly and need maintenance about once a month. After multiple talks with the manager, this is still an ongoing issue. I would look for other apartment complexes if you don't want to overheat in the summer or freeze in the winter. read more

Maintenance is terrible, they complain anytime you ask them to do their job & they are terrible at communicating with residents and the property management team. They charge you ridiculous prices for mediocre homes that flood constantly and they don't do anything to resolve the issues. Don't put your residents in faulty units that are infested with mold and claim that you're super cautious and mold is a big thing they care about. read more

I have lived there for two years. The management is NOT friendly and quick to turn an issue into the tenants fault. They will also charge you for a single dust particle when you move out. We've been residents here for 3 years before we moved out. Loved that it had easy freeway access, close to shopping and dining and how convenient everything was. I used the gym daily, the club house was awesome before covid hit and the pool was great too. The ladies that we have worked with I've ether years, Brenda, Kate and Priscilla have been amazing. The apartment itself was nice, well maintained, bright and spacious. If you are a newcomer to Austin and need an apartment, this is the place I would start first. You have Gateway across the street, Arbor Walk a minute away, The Domain 5 minutes away and you're about 15 minutes to downtown on a bad day. read more

I have been at these apartments for a little over a month now. Since I moved in, I have had a bug issue. I informed the office and the lady simply told me that they are having and issue with that right now. I constantly find random insects in my apartment. I also had some company over for one night and we woke up to find his tires missing. The price that we pay for this apartment is outrageous for this to be happening. I informed the office and they essentially did nothing. I was simply told to file a police report. This is supposed to be a gated "safe" community so I suggest you only move here if you want to find your tires missing in the morning. UPDATE: I came back to update that I still have not been contacted by them. My guest had to pay over $4000 to deal with this issue and we had no help from the office. read more

Having lived at Stonelake at the Arboretum for several years now I can say that I have really enjoy living in this apartment complex. I moved in prior to the recent renovations and the spaces and amenities were fine before but now especially they are very nice, modern, aesthetic, and clean. I have always felt safe inside the gated complex itself day or night. The residents are all friendly, orderly, responsible, pretty quiet. Haven't had any major problems. The complex has also recently beefed up their mail and package delivery security, addressing resident concerns. Internet is packaged with TV from Spectrum, there are no other options for separating them or choosing another provider. But honestly, internet has been reliable and fast, and if you like TV, you got it. There is a daily trash valet service that is nice, but not really necessary and you can't opt out of it. The leasing office staff and the maintenance crew that I have met are all great. They are friendly, professional, and very helpful without any avoidance, delays, or other BS. I feel like they always do all they can as long as it's within the community rules and their power, and can at least answer questions and give regular updates on things. This past winter's freeze in 2021 was probably the roughest time here when power went out and water had to be shut, and honestly we made it out better than most. While I have a ton of praise, I have some minor complaints to be considered for those of you that take the time to read reviews and how other experiences may effect your own circumstance, thus decision. #1: The apartments "laundry room" is insanely small for placing side-by-side machines instead of stackable. I can't open the door all the way. This wasn't clear in our tour because we weren't doing laundry, but in order to have the dryer work properly and efficiently there needed to be more space so maintenance pulled the dryer out further and said it had to be that way. So lame! But, we had a washer/dryer in the apartment and it was worth the annoyance... #2: The "updated" light switches and socket covers do not fit properly and maintenance will agree to this. They were changed by corporate for cosmetics and nothing more than that. Some sockets do not work and seemingly push the plug out; i.e. the plug just falls out from the weight of the cord! I had maintenance come in three times to fix it and I've given up and "moving on" now. #3: The roaches sneak in and some Texans will say it's inevitable... I'm not a native Texan and I believe in pest control and having a proper foundation where I live. There are small crevices for these creepers to get through and interrupt your sanctuary, but again, isn't that one downfall of living in Texas? We have been very happy here and will miss the community but gladly keep in touch with our neighbor friends that we have made. At renewal, I considered moving to a renovated unit and she patiently showed me one. I reach out to her for other questions too because she'll find a way to help! - Lori is also responsive and helpful (promptly fixed a billing error) - Communicate updates / changes and were especially good in sharing updates during the winter storm. I have had a lot of maintenance issues given that the apartments are a little older, but Brenda in the leasing office is always very helpful, transparent, and quick to respond. Stellar experience here. I've since moved into a home, but am missing the great neighborhood and ease of living at the Stone Lake Apartments. Miss being able to walk across the street and grab dinner or literally cross the street and have my car serviced at Lexus.Truly accommodating staff in the office as well as with maintenance. They are constantly making improvements as well. I've seen some reviews mention crime. I think it's hard to imagine anywhere in Austin that is 100% safe. Just be smart, I never felt unsafe in my apartment. My only one complaint living here was that you could hear your neighbors heavy footsteps. Live on the top floor if you are sensitive to noise. I can't say enough about this place and the people that live here. Moved in over the weekend and from the office staff (Daniel is AMAZING) to the residents and the beautiful apartment and property this place is a gem! It truly feels like home and not just an apartment. We had several people introduce themselves while we were moving in. Whether it was just to say hi or to see if we needed help the people that live here are amazing. We were moving a side table and a man ran through the parking lot to help and carry it up the stairs for us. Everyone is so friendly. The complex is quiet and feels secluded with all the trees throughout the property. You would never know how close you are to shopping, dining, movie theater etc. Coming from living at The Domain, I couldn't be happier with Stonelake. We had a very small issue with the ice maker, put a request in late last night and maintenance was out this morning. From the staff to the amenities, the large apartments and the residents I think Stonelake will be my home for a long time. read more

I've had a few minor maintenance things but they usually fix them within 24 hours (which can't be said about most apartment complexes I've lived in). This has by far been one of the best communities that I have lived in. The staff is so incredibly understanding and helpful. The communication between management and maintenance is swift and results in timely resolutions to requests and problems. The grounds and amenities stay very clean and make me proud to live where I do. The location is walking distance to awesome shops and restaurants and just a short drive to the Domain for shopping or Bull creek for hiking. Jay V, their 10 year employee told us that they will do prorata on the rental fee for month-to-month lease. He was saying that they are not allowed to charge us for the rest of the days if we move out in the middle of the month. Based on this information, we extended the month-to-month contract to the end of February. However, when we informed them that we were moving out on the 7th of Feb, the manager of the leasing office denied the prorata rental and said we have to pay for the full month. What is better is that Jay is no longer working there and no one would be responsible for this. I would not be surprised or angry IF their employee told us in the first place that there is no prorata policy for early termination of the lease. In that case, we can arrange our moving at a different time, or extended the lease to the middle of February (as we moved in the middle of November). However, what they have done was simply lying in front of our face and refused to take any responsibility!! After all this was happened, the manager of the leasing office said she has contact the corporate and gave us a number saying that we can try to complain there. Obviously, we did not get any contact from either the leasing office or the guy on the phone said they will call us back. My lesson is that be extremely cautious when dealing with these people and do not take any good news seriously from their mouth. If they say something, let them sign a paperwork. Otherwise, they will just shameless deny everything and evaporate! read more

The management at this place sucks. I am specifically talking about Kate, but at this point, I have had enough bad experiences to know it is a cultural problem that flows down from the top. Ms. Brenda and some of the other ladies who work in the office previously have been all great to me, but they are subordinate to Kate, who is problematic on more counts than can even fit in a google review. I will list and expound on just a few here though. If you value community and positive interaction/good vibes, or are black or brown, please continue to read.... A couple of examples that come to mind: -Like most people, I get direct deposit for work and that schedule is sometimes impacted by national holiday schedule (i.e., if the 1st falls on said holiday like NY, then deposit hits the following business day). Stonelake will go ahead and charge that $100 late fee anyway, even if you explain that there was literally no possible way for you to avoid this. When you talk to KATE about this, she will repeatedly tell you in a monotone, heartless, and mocking voice that "Oh well, nothing I can do, we don't operate with the banks" and happily charge you anyway. -Accidentally lock yourself out on a Sunday? Good luck! Even though maintenance can be called and have access to your keys right on hand, you WILL be charged a $200 assessment to grab the key and let you in. Why? Don't ask KATE or any of the management team, she will surely laugh in your face and tell you it's just policy. Even though no copy was made and even though no such charge exists for weekday lock services. As a resident, you can understand being charged a fee for inconveniencing staff, for sure. But $200 when the key is right there and with no explanation? You are better off calling a random lock company than your supposed resident management. -As a black male, I have spent plenty of my life making sure that white women feel comfortable around me, for my own personal safety. KATE is the type of white woman that will literally make you feel that she is scared and nervous around you. The other day I went in to order a copy of my mail key. She came out of her office to speak to me in the lobby and I told her what my needs were. She then turned back to walk into her office saying she was putting in an order. As I went to follow her in as she was doing the paperwork (thinking she probably needed more details from me about my apartment number, etc), she abruptly turns around and says in a weird voice "Oh...you can wait outside". It caught me so off guard, mostly because of the blatant fear/nervousness in her eyes. After the year that 2020 was, I no longer feel the need to be quiet about experiences like this. If you are black or brown, you don't need to take my word for it. Go in and ask to speak to Kate about literally anything and you will know exactly what I'm talking about. I dread having to go in to the office to interact with her, as the sense is palpable there too. Disgusting. I can say that I have loved my apartment while living here. The actual apartment buildings are beautiful and there are cool amenities. I don't want to paint an incomplete picture. It is the people who manage this property that make it feel inhospitable and unfriendly. Not at all like a community. Not that Kate would ever take a moment to reflect about genuine human emotion in her life, but I do hope that this gives pause to those apartment searching who value community, friendly vibes, and positive human interaction. The clubhouse and management office has been closed since August 2017, and they just closed the fitness center with no definitive reopen ETA. The onsite staff and regional manager has absolutely no project or vendor management skills. If they give you a date for the completion of an infrastructure related project, the probability is very high that that date will be overshot by a couple of months, further extending your inconvenience. This was the only apartment that I have ever renewed a lease at and I renewed twice. I didn't live in an updated apartment but it was still great. I loved the lay out, it made the most sense of any apartment I've ever lived in. Obviously, the location is amazing. The ladies in the office were always awesome (especially Lori And Brenda) they were super helpful with any issues I had. Very understanding with hard ships caused by covid. I was very sad to leave this place and the only reason I did was because I moved into a house. read more

I lived here in three different apartments over the span of a decade and can say that this is one of my favorite properties in the city. For some reason, it always felt like home. Spacious floor plans with great views of nature preserves or perimeters that haven't been developed. I miss it and the great staff that runs The Arboretum at Stonelake. They were always timely with requests, respectful, and great to work with. It was home, plus my dogs loved it when I had them there. I recommend the buildings facing the preserve for some serene quietness in the heart of it all. It's great location (prefer it to The Domain). If you're thinking about moving here, do it. Making a move from Dallas to Austin and it was a must to do everything remote. Brenda was outstanding in setting up the virtual tour and providing everything I needed electronically to move within 4 days from the time I viewed the virtual tour. When I arrived, the apartment was as seen in the virtual tour (no suprises). I am impressed with Brenda's dedication in making sure everything was perfect for my move-in and I highly recommend this complex. Great location and outstanding staff. I'm really surprised by the positive reviews for this apartment complex. It's one of the worst one's I've ever lived in. I lived here for a year, and in the time I lived here, I had put in 25 maintenance requests (At least 2 a month) for the apartment, had my apartment flood twice, and got the worst service. Every week, it was anew hassle; either the bathtub clogged suddenly, or the cupboards were falling out, or the AC wouldn't work. It was awful. But the worst part came in when one night, WHILE I had guests at home, my apartment started to flood. Out of nowhere, water just started flowing out of my bathroom. I called maintenance and it took them forever to get there. But the worst part is, when I called the manager at 10:00PM at night (And the reason I called her was because this was during the summer and due to the flood, the AC stopped working and it was humid because of the water), she verbatim told me "You're 21 years old, I've been 21 and sometimes you have to deal with situations like this. If you're hot then you should get a hotel. I understand the flood isn't your problem, but it's not our fault either." Her name was Sasha, and I hope she still doesn't work here. If she does, too bad for the residents who do. Anyway, let me go on. Of course the flood had caused damage to our apartment, but clearly that wasn't my fault. But when I moved out, I was handed this huge carpet replacement bill which I refused to pay. I had to argue and deal with the office people so many times, it was frustrating. At one point, I had to contact the head of the whole branch just to deal with this. They came back to me with "I'm sorry but you have to pay for the damage" and I replied to them saying "Your manager told me that the flood wasn't her problem, so this bill is not my problem." That's when they finally took care of the bill themselves.. They were mean, and not understanding and I hated my stay here. read more

The gated community gives you a sense of safety, even though the management had little to no say with helping in an incident of theft that happened here. The management will be of no help if you are looking to file any incidents inside or out of your apartment. I just moved from San Diego so finding the perfect new home was very important. I looked at so many different places from cedar park to round rock to Austin. There were a lot of nice places but Arboretum at Stonelake was the best. It is a gated community, the leasing office staff are all great, and the prices are amazing! Brenda helped me get through the application process and get the apartment I wanted. They are also very pet friendly as my dog Kona found out with all the great treats in he office. These apartments are fantastic! They are so close to everything , the domain and arboretum for example. I feel safe and secure there. Gated community that is always very well lit. The people that work there are amazingly friendly and helpful, not just the leasing office but even the maintenance staff. When you need work done, they will be right there to help. I'm about to move out of my 1 bedroom into a 2 bedroom at Arboretum at Stonelake. I have loved living here, it's really close to my job, the Domain, and a lot of other places I like to visit. The neighborhood is really nice and it's a safe community. Brenda in the office is also extremely helpful and understanding, in fact I haven't had a problem with anyone in the office! They are always there to answer my questions and even give recommendations on insurance. I've only had to call maintenance once about my AC not working but they came the next day and sorted it out for me! I lived here for 2 years. I kept asking them to do something with the shower because the grout looked terrible. The materials were cheap and the cabinet doors were always falling apart. It is a great location and I had a nice size apartment. The first year my AC kept having issues, and it was not until the 4th time they came out that they realized there was something wrong and had someone come out and fix it. The maintenance staff responds quickly. But the move out was a big issue. They charged me for blinds that were not broken, cleaning the fire place that was never used, cleaning the shower, that I kept complaining about, among other things. It total it was over 700$ and said the would turn me in to the collection agency if I did not pay it off within 2 weeks. I have lived in serval apartment complexes and never had issues with move out or being over charged like this complex. I was not able to use the gym for almost a year because they were doing remodeling, but there was nothing to accommodate the tenants, except an apology notice on the door. Yet they will charge you a lot of money when you move out. They have the upper hand because they can turn you into collections, and then it is on your credit.
