This is by far the worst management I have ever dealt with,…read morecompletely incompetent, unresponsive, and clearly more interested in taking your money than actually fixing anything. When we moved in this past August, there was a massive leak in the ceiling along with mold that management didn't even know about. After putting in a work order, maintenance cut out the damaged area and left a huge hole in our ceiling that is STILL not fully repaired, yet they marked it as "completed." The problems don't stop there. The kitchen floors are warped, coming up, and broken throughout the entire area, and nothing has been done to fix them. I had a leak in my closet that they literally just painted over and called "fixed." My roommate has dealt with multiple leaks and holes in her ceiling all year long that have never been properly repaired. We also pay an extra $20 a month to live on the top floor, which has done nothing but cause more issues. Between the constant leaks and a unit on the roof directly above my bedroom creating loud vibrations that shake everything in my room, it has been miserable. I reached out to management asking for the charge to be removed because of all these problems, and they didn't even bother to respond. Instead, they sent a maintenance worker with a drill, as if that would fix vibrations caused by rooftop equipment. Management here will do anything to avoid actually helping you while continuing to take your money. Work orders are ignored, marked complete without being fixed, or handled in the most careless way possible. Communication is nonexistent, and they clearly do not care about the condition of their units or the people living in them. Do not live here. It's poorly maintained, frustrating to deal with, and honestly just not worth it.

We…read morearrived with plans to move in, only to discover that the unit was completely infested with roaches. Not just a few here but these were crawling in the walls, kitchen, and bathroom. It was clearly uninhabitable. Despite the severity of the infestation, we were told that pest control wouldn't be available until next Monday....it was Wednesday when we arrived. That's almost a full week of being expected to live in unsafe, unsanitary conditions. Bombs and over-the-counter sprays won't fix an infestation this deep and they claim it would help... To make matters worse, we were told there would be no hotel accommodations offered, and that our only option was to split up from our roommates and temporarily stay in different units...completely disrupting our move in plans and adding even more stress. And the worst part? They had already taken our money. This place is part of a student housing system that feels like a scam designed so that once they've got your payment, they've got the upper hand. If you have a problem, their "solution" is hey "too bad" or pay a lease breaking fee if you want out. That's completely unacceptable. We wasted our time, energy, and money traveling here, only to be met with a situation that should have been addressed long before any tenants were scheduled to move in. This level of unpreparedness and lack of basic livability is completely unacceptable. If you value your health, time, or sanity look elsewhere!!

The apartment is spacious. It was recently updated to have wood-type flooring, updated fixtures, etc. These renovations were beyond sloppy unfortunately. Quality of work was just atrocious. Grounds are well-maintained excluding the dog poop clean-up. Trash is often piled near dumpster. Bus is constantly late. Be aware!

I lived here from about mid October 2021 to April 2022. The apartment was very nice spacious and dog friendly! I never had any serious troubles while living here but there were a few things that put a bad taste in my mouth while I lived there. When I first moved in the apartment was fairly clean, the carpet in the bedroom was not shampooed before my move in date. When I took the "tour" of the apartment I looked inside of the fridge and noticed that there were tons of dead fruit flies in the bottom of the freezer as well as the fridge. I assumed it would be cleaned out before I moved in, I assumed wrong obviously. I told the staff of the issue and they called their pest control guy and said he would be there next week, he never showed. I called two or three more times and he still never showed. I told them that the bugs were getting worse and were also flying around my sink and in the kitchen. The staff told "Yea we all just kind of deal with it." I advised the staff of the situation and they had someone come out and clean the carpet the next few days. I spoke to the lady that was going to clean my apartment and told her that the oven and window sills were covered in some type of black dust/dirt. I came back the next day and the oven and window sills were still the same, so I just cleaned them myself. No biggie. They claim to be a gated community but there was always one gate left open at all times during the day. There were multiple cars that were broken into while I was living there. Not saying that was the cause but definitely didn't make it any harder. As far as the amenities, the gym was nice but dirty pretty much every time I went, the weights would leave rust marks on your hands. I left a paper towel under one of the weights and it stayed there for over four weeks, so I'm sure they don't clean it regularly. Never used the pool but the seating by the pool looked pretty ragged. Besides these few things its not a bad place to stay...

Despite that everyone on staff is super friendly, helpful, and easy to work with. With that being said they're not perfect and I have experienced some issues over the past two years. Firstly, the gate, it just doesn't like to cooperate and is frequently broken for extended periods of time. Secondly, maintenance, while they're usually very quick to hop on a service request, my bedroom window has had a draft since I moved in due to the previous tenants bending the metal window frame. After submitting work orders over the course of two years and talking to employees face-to-face they still haven't been able to get their contractor out to fix it. So to summarize here are the pros and cons: Pros: Affordable (especially if you sign up for their best rate guarantee) Close to campus - you still need to drive/take the university shuttle but the ride is only about two minutes to get on campus Nice quality rooms - not perfect by any means but definitely nicer than some other places I looked at around the same area Cons: Buildings 1,2, and 3, are close to train tracks so it can get kind of annoying at night if you have trouble falling asleep already (other buildings are much further away) Large maintenance requests are slow to resolve (hence my window issue) Mail can be kind of slow due to the front office collecting packages and then emailing residents once they have arrived

After 3 years and 3 different managements I can confirm nothing will ever change. Scion or whatever corporate bs they have is a joke. Let me just list the multitude of reasons you should not live here, . Horrible inconsistent management . Pool always dirty . Hot tube never works . Broken gym equipment . Break ins with no accountability . Zero gate function for all three years . Constant rodents and cockroach issues . Lack of enforcement of rule . Lazy and rude staff .inconsistent room checks months off schedule . And the cherry on top recently they switch internet providers and the internet barely works now After all of this, I can't keep quiet anymore, if you are going to UA and need an apartment never and I mean never choose this as an option.

The hallways have had feces MULTIPLE times and always smell like weed on certain floors. The security personnel must've been found on craigslist because they are extremely rude and unprofessional. The property manager, Keli Holloway, is the worst part. My roommate threatened me with physical violence multiple times and destroyed my property and when I brought my police report to Keli she did nothing but scoff in my face and had ignored my many complaints PRIOR to the police report. Had my mother not been on the phone to hear her lackadaisical attitude she would've never even attempted to help me get into a safe living situation. They raise the rent prices every year but do absolutely nothing that reflects the inflation. I had to wait TWO YEARS for maintenance to replace my window screen. You will be penny, nickeled, and dimed when you move out, yet the apartment will look like it was flipped on its behind during move in. I took videos and pictures of how I left my unit upon move out and they tried to charge me for "not cleaning the carpet" when clearly whoever came in after I exited left foot prints from walking over it. You could still see vacuum lines on the ground. All students apartments have their pros and cons but calling out those that take advantage of students and don't try to make the living experience positive is crucial. I would NOT recommend living here at all.
