To make a long story short, we noticed some dripping behind the wall during a particularly nasty storm. I called Louis and spoke to his mom (Lois!) who manages the schedule and whatnot. She said they would contact me tomorrow. Well, let me tell you she meant it! I left my house the next day to find Louis outside rolling out his ladder to take a look. He said he would call me and let me know what needed to be done. Within 20 minutes I got a call, was given a reasonable price, and he was able to recoat and reseal my roof all in the same day! Not to mention it's January and bitter cold out! He even left a self addressed envelope (with a stamp!!) in my mailbox which made paying him a breeze. Overall, this family owned operation really knows how to run a business and keep a customer happy. My old roofer couldn't be contacted at all during hunting season and you had to call him from random numbers just to get him to pick up, never mind getting him to actually show up! Louis and Lois were top notch. Of course, the quality remains to be seen since it hasn't rained yet, but I'm not the least bit worried. A company that does business this way does business the right way. The devil is always in the details! I highly recommend.

To fix the problem we were recommended to John by the vinyl siding supply company. We hired john to replace and repair the bad siding. After we called John and left a message he got back to us right away. He had to order the siding because it was special color. When the siding came in he came right out. His work was perfect. He removed the old siding, ensured the insulation was tight and re-taped and calked all the windows. After he was done ,the house looked perfect and the siding was tight and water resistant. He cleaned up the area and there was not a piece of scrap or nail to be found. We highly recommend this vinyl siding professional. We will definitely hire him again.

Make sure that every item on the receipt is accounted for in the actual construction job. There is no reason to accept oral agreements; a contracting job is a paid business transaction that should be documented, not a gentleman's agreement. 2. Whether the job is the installation of a bay window, a home makeover or other contracting procedure, it could involve parts that come with a limited manufacturer's warranty. If those parts, say, a brand name bay window, aren't installed to their specifications, the manufacturer representative that you may ask to inspect the job in case of future difficulties that the contractor is unable to resolve may warn you that a bad installation will nullify their warranty. While the contractor is at liberty to utilize the official manufacturing instructions as only a general guideline, be aware that any apparent discrepancies may not only increase the chance for post-installation problems but also risk cancelling out that warranty. As a precaution, you may want to invite a representative from the manufacturer to inspect the job as soon as it is completed, documenting the visit and obtaining confirmation from the official that the installation meets their standards. If they identify an apparent discrepancy that may contradict their warranty, you will have to immediately address this concern with the contractor. 3. If you must take the contractor to court, be aware that the judge may invest more weight on the contractor's presumably experienced word then any argument a layman can compile. Documentation that you present in court involving professional evaluations, no matter how credible, may not be admitted as evidence because the authors of the observations will probably not be present for cross examination even in small claims court unless you hired or had a subpoena issued. If brought up as evidence in court by either the plaintiff or defendant, oral agreements with individuals who are not present to be cross examined shouldn't be admissible but the judge may appear to give credence to such hearsay if issued by the defendant. That is why you want everything in the written contract/ receipt to accurately reflect the actual work that was completed.

In the beginning of this year my mother's home endured strong winds and heavy rain. The roof was…read moreseverely damaged. In the interim, we had a tarp installed to mitigate any interior water damage. While it did hold up for a few months, we needed a replacement ASAP. One night it rained really hard and rain poured in. There was no way to use buckets due to the nature of the leaks. We sent out an emergency request through Yelp to have another tarp put on. Most companies either could not help or did not respond. However, Dennis from Sullivans Bottom Up Construction Company did. Dennis asked us a few basic questions to get an idea of what type of work he would be doing. He was polite and professional. He said based on his schedule he could come out in the next few days and have it done. Sure enough he kept his word. Dennis and his team came out and did a terrific job. Of course, a tarp is a temporary solution to a much bigger problem. My mother has been waiting at least six months for her insurance company to pay out her claim so she could get a new roof, but they were stalling. After some time had passed, we received more heavy rain and winds. The tarp was just not enough and we needed a new roof urgently. At this point we knew the insurance company was not going to come though and that we were going to have to foot the bill ourselves, which we did. And we were back in another emergency situation. If the roof did not get done in time before it rained again, even more interior damage would have occurred. We reached out to Sullivans Bottom Up Construction Company again. And again, they came through for us. Dennis provided me with the closest availability his schedule would allow for. His team was on the job the day he said they would be. I would really like to emphasize something here. Half of the companies we requested estimates or repairs from in the past either made an excuse of why they could not come (even though we were on their schedule) or just did not get back to us. Dennis made us feel like our problem mattered to him. And then showed it by coming out to my mother's home like he had promised. Dennis and his team did really good work. The new roof looks incredible. They were very meticulous with clean up as well ensuring all debris and trash were picked up. This company is very reasonably priced too. This is everything we needed. You may see this same review posted elsewhere. This is because I feel it is important that anyone considering Sullivans Bottom Up Construction see how good they really are.

His three year guarantee lasted barely 12 months when different parts of my house started leaking. While he answered my texts to return and repair, he never came back and never repaired. I now have four leaks including the original one which he apparently didn't fix very well. I've now had to hire another roofer to fix the original leak and the poor workmanship of MnM Roofing.
