Inspector did not see asbestos in the house and did not inform me that asbestos could be a problem. Multiple people have told me that he should have said something. One item was the furnace pipe/chimney flute that was clearly shown during the inspection without anything around it or covering it. The company said they are not required to assess for asbestos and they can't help me. This was after they didn't believe me that the inspector missed asbestos and asked for pictures. I hired Collier in Nov. of 22 to do a home inspection on a home that was purchased as an investment property for VETERANS... This home project was/is a family style veteran home. When the report was submitted to me be via email (thank God I kept it!!!) Nothing major was reported... So, I closed on this dreamy house and within an hour of closing a neighbor came to me to ask "how can you move into a home w/out a SEPTIC TANK???" Being from NYC, I had no idea what she was speaking about.. She told me the sellers of 14 Linden Lane in Hyde Park had a septic co. over months before I came into the picture and they were made aware of NO SEPTIC SYSTEM just and old rotted out/crumbling cesspool that was covered up.. So, what should have been a joyous day for me was now ruined... I called a septic co. over and they confirmed that there was no septic and there was proof of prior investigation re: this septic location due to an "indicator" being left behind by the other septic co. months prior. COLLIER, NOR MY REALTOR EVER SUGGESTED OR MENTIONED TO GET A SEPARATE SEPTIC INSPECTION!!! $15,000 (yes, fifteen thousand dollars ) later, I have to invest in new septic system... But that's not all!!! By bonus here (total sarcasm and disgust) is that the plumbing in the house was not up to code ! That, too was never shared with me... I had two independent plumbers come to the home and they shared the same diagnosis... PLUMBING WILL NOT PASS CODE! $15,000 (yup, fifteen thousand dollars ) later I had to replumb the entire home... When I complained to Steve, he apologized and assured me that his workers ALWAYS RECOMMEND A SEPARATE SEPTIC INSPECTION!!! I GUESS THAT MEMO WAS NOT SENT TO ME, BECAUSE THIS IS THE FIRST TIME I'M HEARING OF IT ALMOST FOUR WEEKS AFTER CLOSING... I had two marines lined up to live in the home within the first two wks. of february... They are now living in a shelter!! i have a huge hole in my yard... I feel so tricked! Disheartening is an understatement.... My contractor cannot even use the facilities until this septic tank scenario is cleared up... Now, I have the health dept. and DEP involved.... Below is my original glowing review of Steve's home inspection from just a month ago on Google. 3 weeks after closing, we discovered there had been a history of termite damage and treatment from last year, 9 months before purchasing/inspection, which was not accounted for in our inspection. When I contacted Steve, he swears up and down that it was impossible for him to miss something like that and it had to have happened after his inspection in March 2021, or the sellers obscured his view, but after doing painful research I have confirmed from the company that treated our property, that the damage and activity was from 2020, almost a year before the inspection and when they came in April 2021 for preventative measures, one month after the inspection, there was no new activity, and when a 2nd pest company came hired by me a few days ago, also there was no new activity. Steve insists the damage had to have happened over the last few months, after his inspection despite a paper trail stating other wise from two separate pest companies; and when I asked him for a refund or AT LEAST an apology, he just threatened me with a cease and desist and said it was my fault for not looking further into it. I'm not trying to hurt anyone, but I am trying to protect others from ending up in this situation. Now that I know what to look for in regards to termite damage and treatment, it seems mind bending that it was missed. I think the worst part, isn't just how much we liked Steve and felt confident about his inspection (thus the 2 stars vs 1), but rather when I confronted him and asked if it was possible he missed it, he put the blame on me for not doing a pest inspection *after* his inspection and suggested the sellers went out of their way to obstruct his view, that him missing this was not possible, at all ever. When he did find a history of carpenter ants (as noted in the original review) he told us there wasn't any evidence of anything recent, etc. and that it wasn't too concerning, we moved ahead with confidence and ease and YES, we should have looked further into it, but instead we just blindly trusted Collier inspections. So the moral is: if you're going to hire Steve and there's even been an ant in the house, you MUST also hire an additional pest inspection as well. He missed a big thing that would have changed our negotiations completely and possibly even our decision to move forward. We lost thousands. Easily. We will be paying for this for years. I suspect he'll be tempted to respond to this and try and discredit me, gaslight me and maybe insult my intelligence, but I write this out of a sense of not trying to hurt anyone's business, because he was so damn nice, but rather WARN others that he is capable of missing MAJOR things and then might blame you for not checking his work with an additional inspection. "I am so happy we chose Steve of Collier Home Inspection for the purchase of our new home. We couldn't be there in person, and at every section of the house, I was contacted and thoroughly led through everything he had inspected, (including the roof with a drone!). He was friendly, kind, professional and detail oriented. Steve found a piece of wood eaten by ants and a broken latch on a window which we were able to negotiate getting fixed by the sellers. We recently moved and our Radon level was 6.2 (4.0 is acceptable level). While we were not over by much, my grandchildren spend time with us and we were taking no chances. As a first time home buyer, my wife and I had a lot of questions for Steve (the owner of the business). Steve did the inspection himself and was very thorough in his explanation and the process he takes in order to inspect the home. His response time was excellent; from the time I called to make an appointment to the actual day of the appointment was only a few days. Steve also arrives at the property early and conducts as much of the inspection of the roof and the outside of the house prior to your arrival, so you don't have to wait outside while he is up on the roof. He then takes the time to explain to you everything that he finds outside prior to you both entering the home and starting the inside inspection. Inside the house, Steve gives you the option to follow him through the inspection and encourages you to ask questions as he goes. He accepts mobile payment via credit or debit card, as well as cash or check. The report he delivers to you via email (within hours of the appointment ending) is very detailed, thorough and includes pictures. Steve also encourages you to ask questions once you have had a chance to review the detailed report.
