Inspector did not see asbestos in the house and did not inform me that asbestos could be a problem…read more Multiple people have told me that he should have said something. One item was the furnace pipe/chimney flute that was clearly shown during the inspection without anything around it or covering it. The company said they are not required to assess for asbestos and they can't help me. This was after they didn't believe me that the inspector missed asbestos and asked for pictures. I do not recommend this company. After receiving an inspection report you get emails to give a review and I felt pushed to give a positive review at first.

When the report was submitted to me be via email (thank God I kept it!!!) Nothing major was reported... So, I closed on this dreamy house and within an hour of closing a neighbor came to me to ask "how can you move into a home w/out a SEPTIC TANK???" Being from NYC, I had no idea what she was speaking about.. She told me the sellers of 14 Linden Lane in Hyde Park had a septic co. over months before I came into the picture and they were made aware of NO SEPTIC SYSTEM just and old rotted out/crumbling cesspool that was covered up.. So, what should have been a joyous day for me was now ruined... I called a septic co. over and they confirmed that there was no septic and there was proof of prior investigation re: this septic location due to an "indicator" being left behind by the other septic co. months prior. COLLIER, NOR MY REALTOR EVER SUGGESTED OR MENTIONED TO GET A SEPARATE SEPTIC INSPECTION!!! $15,000 (yes, fifteen thousand dollars ) later, I have to invest in new septic system... But that's not all!!! By bonus here (total sarcasm and disgust) is that the plumbing in the house was not up to code ! That, too was never shared with me... I had two independent plumbers come to the home and they shared the same diagnosis... PLUMBING WILL NOT PASS CODE! $15,000 (yup, fifteen thousand dollars ) later I had to replumb the entire home... When I complained to Steve, he apologized and assured me that his workers ALWAYS RECOMMEND A SEPARATE SEPTIC INSPECTION!!! I GUESS THAT MEMO WAS NOT SENT TO ME, BECAUSE THIS IS THE FIRST TIME I'M HEARING OF IT ALMOST FOUR WEEKS AFTER CLOSING... I had two marines lined up to live in the home within the first two wks. of february... They are now living in a shelter!! i have a huge hole in my yard... I feel so tricked! Disheartening is an understatement.... My contractor cannot even use the facilities until this septic tank scenario is cleared up... Now, I have the health dept. and DEP involved.... I CANNOT MAKE THIS UP!!! Cautionary tale:::: GO ELSEWHERE.... DON'T USE THIS SERVICE...

As an experienced home buyer, I thought I had a good understanding of the many different facets of inspections including septic systems-until the discovery of the hidden problem in my septic system. My septic tank had been pumped two years prior, and everything seemed to be functioning normally-or so I thought. I figured that my septic inspection would be relatively easy being that our tanks had risers with surface covers that were unobstructed by dirt or grass and that a check of the baffle and visual flow of the liquid-waste would be quick. However, to my surprise, Darrell wanted to inspect the distribution box buried underground because the tank was very full after only 2 years, with only two people living in the home. Darrell noticed slow outflow from the second chamber of the tank and surmised that there may be some obstruction between the outflow of the chamber and the drain fields perhaps caused by the many trees that have grown around the tanks since 1981. Darrell inserted a sewer scope into the outflow tank and discovered a separated drain pipe with one side heaved upward from a tree root. This certainly explained the unusual amount of wetness and lawn growth near the tanks which we had observed over the past year but hadn't thought much about. Who knew there was even an issue? What truly amazed me was that Darrell took the time to investigate further when he could have simply conducted a cursory inspection of the tanks, considered the outflow acceptable and left. After all, it was flowing. On top of that, he didn't charge anything extra for the additional work and time it took to dig up the distribution box and scope it. His professionalism, along with his diligence and attention to detail, is not only admirable, it is outstanding. He is truly exceptional. I since had the the field drains repaired with the septic company confirming the significant root growth that had penetrated sections of the field drain pipes. Thank you again Darrell. Too many things overlooked or not done during her home inspection. The front picture window seals…read moreleaked. Could not be fixed. Cost to replace $5K. Hardwood flooring in dining area was not even (had a wave). No mention in her report. She stated she couldn't check the Heating/AC unit in the attic because there was no access to it. There are pull down stairs in the hallway. The opening for the outdoor spigot was (is) loose and should be patched AND she said she'd do it (for free since she lived close by). That was Oct 2024. The "hole" is still there. I wouldn't recommend her!
