I have been a landlord for around 10 years, I have always researched and found my own renters with mostly success. After a problem renter (and who does not get to have that experience at least once) I decided to look for a property management company and give it a trial run. I had a friend who was currently using Colorado Dream Properties on two properties so I reached out to him for his opinion and personal dealings with them. After listening to his review of them I felt it was worth giving them a try, the costs are reasonable in my opinion and having personally been involved with the timeliness of appointments ( I am a big "be on time" guy!), I decided to sign up with them. So much of being a landlord and what makes it difficult is the dealing with the issues that arise, all normal with any house or apartment etc. Colorado Dream Properties takes that away and deals with them on your behalf, much to be desired as far as I am concerned. Absolutely the Worst Experience with Colorado Dream Property and Jeff Kroll If you're considering working with Jeff Kroll or Colorado Dream Property -- don't. Save yourself the headache, disrespect, and financial loss. I was hired by Jeff for multiple jobs -- painting, landscaping, yard cleanups, and more. Not only did he reach out to me to do the work, but from day one he acted like he was doing me a favor by hiring my company. His communication was consistently rude, arrogant, and condescending -- with a tone that was unprofessional at best and downright nasty at worst. His jobs are always vague, underexplained, and cheap. He expects professional service while cutting every corner possible, constantly trying to get more for less. Even worse, every time I've completed work for him, I've had to chase down payment -- the last job took three weeks to get paid, and only after multiple follow-ups. Most recently, we scheduled a full lawn service -- mowing, weeding, trimming, and yard cleanup -- the exact same service we had previously done for this property. He confirmed the job, we completed the work as expected, and now he suddenly claims he never intended for the full service, and flat-out refuses to pay. After several attempts to resolve the issue, Jeff ended the conversation with this gem: "Go to hell. Sue me if you want. Never in a million years will we pay this. I'll offer to pay you $80. That is even high to mow a small yard." That one paragraph says everything you need to know about Jeff Kroll. This is someone who lies, manipulates, insults, and bullies the very people he hires. Jeff Kroll will not give his personal phone number to his tenants. This should have been a red flag on day one. I have had a variety of landlords and property managers, they have always given me their number or a way to get in touch with them. Well Jeff Kroll is a different animal and I mean savage ruthless animal. He gives his tenants the main line for Colorado Dream (more light a nighmare) Properties, which when you call there is zero mention of his name and no option to leave Jeff Kroll a voicemail. No mention of Jeff Kroll at all. Seemed shady at first and makes perfect sense as Jeff Kroll lurks in the shadows as the pure definition of a slumlord. He personfies that roll to a tee, from his elusiveness, shadiness, and cheapness. His ability to almost enjoy your misery as you go without basic neccessities. He tells you to put in a work order. A work order will take a day to be "received", then about a week later it will say "assigned to technician" this is where it gets good. From there Jeff Kroll wipes his hands of any responsibility and goes back to his back strokes on his pile of gold. But wait, your refriderator, or washing machine, or toilet is still broken or maybe you don't have hot water, or a working dryer, or air conditioning in the mist of a heat wave, but don't worry Jeff Kroll can be happy, hell he will tell himself mid stroke that he in fact did a good job. Well Jeff, you have not. You have in fact done nothing but find the cheapest option, approve barely enough to cover their visit and they say they have to get approval and for some reason Jeff Kroll is never available. He is too busy patting himself on the back and telling his wife what a great job he did, and she (married Jeff Kroll after all) happily agrees. As you can tell as he has a clap back for every bad review on here, Jeff Kroll is the Kevin Durant of Slumlords. It is never his fault, he will speak to you in a manner where if he where to do so in person or out in public the majority of people would slap him or punch him in the face. I am writing this letter to provide a detailed account of my experience with Jeff Kroll and Christine Harris of CO Dream Properties. I hope this serves as a warning to potential clients considering their property management services. Before hiring them to manage a few of my properties, I conducted an interview with Jeff Kroll and Christine Harris. During this conversation, they presented themselves as professional, friendly, and transparent. They criticized my previous property manager for hidden fees and assured me that CO Dream Properties operated without any hidden costs. However, my experience with them was far from what was promised. Christine Harris owns a flooring company, and her installer initially quoted $10,000 to replace the flooring and fix other issues in one of my properties. Unfortunately, the job was not completed as agreed, and when I confronted Harris about the incomplete work, she became defensive and refused to take responsibility. At this point, I recognized the questionable character of both Harris and Kroll, leading me to request a different agent. Jeff Kroll, however, dismissed my concerns, lied, and played ignorant about the situation. When another property required an eviction, Christine Harris, as the listed agent, refused to turn over the property key to the new agent, despite the need to check if the tenant had vacated. Kroll, who was on vacation in Australia at the time, ignored my repeated requests for assistance and responded with irritation. When I decided to terminate my relationship with CO Dream Properties, I requested an immediate termination without penalties. Jeff Kroll responded with an unprofessional and rude refusal. After some back-and-forth, I agreed to provide sixty days' written notice, and Kroll reluctantly agreed to part ways and confirmed there were no other fees. The new property manager was set to take over on 3/1/25. However, I soon discovered a fee had been deducted from my account--75% of one month's rent. This fee, applies if a contract is terminated within six months of a new lease being signed. Obviously, I requested them to manage this particular property for one more month to avoid such charge. The new agent confirmed she would continue to manage the property until 4/1/25 (which is six months after initial lease signing), but Kroll responded with a hostile message and has yet to indicate he will refund the fee. Jeff Kroll is a fraudulent and deceitful individual who has exploited the industry in ways that cannot be tolerated. I am fully committed to investing whatever it takes in legal fees to ensure that he is held accountable for his actions and does not get away with his scams. The eviction alone has already cost me $20,000, and an additional $10,000 has been wasted on incomplete work performed by Harris' employee -- who they will undoubtedly attempt to dismiss as just a third-party contractor. This behavior will not go unchecked. For anyone who is even thinking about working with this guy, PLEASE do your due diligence. DO NOT ignore any bad reviews. While many may choose to overlook certain issues, I can assure you that facing professional liars--without a moral compass or any shred of human decency--would be nothing short of a complete nightmare. It makes one wonder when every 5 star review is a generic one liner saying Jeff did his job. Not a good job but his job. Then all the one star reviews have paragraphs of detailed interactions with the elusive Jeff Kroll that lurks in the shadows. I have been in my current place for 9 years and have had a variety of property management companies. Rent has never been late and have had zero issues with any of the previous property management companies. Well lets just say Jeff Kroll is in a league of his own. In a league with the likes of Elon, Bezo's and any other rich prick that laughs at the less fortunates misgivings. I had a 21 year old hot water heater in my house that kept going out. Jeff would eventually send someone out to relight the pilot light only for it to go out later. All this time I have zero warm water. This went on and off for weeks. When I by some miracle was able to speak with Kroll himself, not only was he unhelpful but that man had the audacity to laugh in my face when I told him I worked with chemicals all day and having a take a cold shower is miserable. He chuckled and I asked him how he would feel having to take a cold shower for a week. This piece of human garbage responded by telling me he just would not shower and that some people are built different than others. Jeff Kroll (the owner) is THE most disrespectful, incompetent, unprofessional and lazy person I have ever met let alone work with. The way he has spoken to my partner and I was disgusting and believe me, I have a lot of proof of all of this. I have receipts for every email, text and even recorded phone calls where he is cursing us out for simply asking him to do his job and keep up his end of our contract. When challenged, he threatened to kick us out. My partner and I are great tenants and have never had to deal with a slum lord of a person like Jeff Kroll. It finally came to a point of telling him to do his job because of how neglectful he was and I was met with a response that said "I am done emailing with you." From then on, my partner was the one who sadly had to deal with him. By chance the owner of the home was in town from out of state and walked by the house when my partner was letting our dog outside. They started chatting about the home and management company and she could not stop physically shaking when talking about Jeff and how awful it's been. Apparently the home owner was going through their own issues with him which was no surprise to us. Since meeting the owner, Jeff and his company were terminated within a week and we could not be more thrilled to not have to deal with this man ever again. The levels of toxicity he brings to the table for absolutely no other reason than to be difficult is truly unmatched. Unfortunately he has been giving out new property management company a great amount of stress as well such as withholding lease information and just general information about the property. - I write this to warn others that are potentially going to rent from him or his team. If I had known any of this would happen before signing a lease, I would not have signed and saved myself a year and a half of headaches and time. We are very excited and hopeful to now be working with Birdhouse Property Management and so far they have been a real dream to work with and we are looking forward to seeing where it goes! This company is ANYTHING but a dream. The absolute worst property management company I have ever come in contact with. DO NOT rent from these people. Every single person that works for this "company" is incompetent. We moved into a home that had claimed to be "newly remodeled, and professionally cleaned. From day one, we had issues with our rental home. We signed the lease while we were out of state (our first mistake)- and once we arrived to the home, we noticed the house was filthy, full of trash, harmful metal pieces in the backyard, we had no heat, the basement window was cracked, expired smoke alarms, electrical issues, and a very strong mold smell coming from the basement. We had to move the washer and dryer to the garage because there was massive amounts of mold in the washer. Although a few items were addressed, and fixed- we were still left with a very strong mold smell, broken basement window, and were forced to move, as they refused to address the health and safety items in this house. Do not make the same mistake we did!!! Do your research! If you have ANY maintenance requests, good luck getting anyone to respond to you. They refuse to answer their phones, ignore your calls, beat around the bush as to why they haven't answered your call. To top it all off, this company took nearly $700 from our security deposit for "damages" that were claimed to be done by us, although we have photo proof of the condition and damages prior to us living there. In response to the inaccurate reply Jeff posted yesterday to the review I submitted in February 2021, nearly a year ago (see review and response below): 1) Jeff waited almost a year to reply to my review. He must be struggling because he posted several responses yesterday to reviews that were months old. Good business practice is to respond to customer concerns in a timely manner. 2) Jeff claims my review is out of left field because he has never managed a property in the city where I live. That's because our rental property is not in the city where we live! Jeff doesn't understand that many people own rental properties in cities outside of the ones they live in. A good property manager would know that! 3) Jeff claims my review is out of left field because he doesn't have any owners in his database with my initials. This is a public forum. For safety reasons I did not use my full name when I set up my yelp account. 4) He claims that my saying that their monthly statements were inaccurate because they are computer generated is wrong. He said his staff creates the statements and they reflect what was entered by them. When we saw the inaccuracies in our statements we called his office and his staff (specifically Heather) is who told us the statements are computer generated. Someone is lying. If it's his staff, he might want to actually spend some time in his office instead of on the golf course monitoring and retraining the people he has doing his job for him. If it's him, well there's just another reason not to do business with Colorado Dream Properties. 1.0 star rating 2/11/2021 Having Colorado Dream Properties manage the rental on our home is absolutely NOT worth it. I sent an email asking if the management group did pre-leasing and if they had any weight restrictions and Jeff's answer was "no" - literally all he wrote in the first email. After clarifying with a few more simple answers including "July is a deal breaker" I answered with a "you are quite rude" due to his lack of communication skills towards possible future residents. He replied: "Damn right I am. I speak the truth. It's a vacant home. What owner is going to wait that long for someone to move in? get real."
