I can't say we had an issue with Invested Property Management until I received our damage deposit refund. They withheld $180 for the issue in the pictures. The blinds were about the same vintage as the 1950's windows. Using a damage deposit to fund deferred maintenance isn't really the point of the damage deposit in my opinion. DO NOT USE THIS PROPERTY MANAGEMENT COMPANY. I have always received ALL of my deposit bak from every place I've ever rented. This company took almost the full 60 days to give me my deposit back and probably didn't even do anything to the property. Based on the reviews of the property owners they don't even get it back and ready for them. So they are pocketing this money and scamming people. I did not mount any tv's or anything in the walls besides a couple pieces of artwork. There were no holes or gashes let alone any chipped paint. A replace furnace filter fee is a transitional thing the management company should be in charge of. This was not listed ANYWHERE on the lease. A Washer/Dryer Clean fee? Also please see a screenshot of attached from my lawyer stating how they CANNOT make these charges. PLEASE do your research. PLEASE do not be scammed out of money from this company. I am telling you in a state like Colorado I did not expect to be discriminated against and given false information about my income. This company will set up viewing that are supposed to be private and have group of people there already looking. If that doesn't make everyone uncomfortable what would? On top of this they try to take application fees from everyone $60-each, for us $120 and they don't refund the candidates money that are not selected. How dirty is this? On top of it I was singled out and discriminated against when they lied about my income disqualifying me from getting the place. It was more related to other issues that were non considerable. I mean I think they had 4-5 other applicants fees they kept. That is a business in itself, just a unethical one. Don't go to this place when you are looking for a rental in Colorado. DO NOT RENT FROM THEM!! Our home was not ready when we moved in last week. There are huge gashes in the walls, large unpatched holes, nails and wall anchors still left in walls, and old belongings from the previous tenants (7+ boxes!). The home is absolutely FILTHY!! Sticky appliances, crumbs in fridge/freezer/dishwasher/oven/cabinets, broken windows, dead flies and moths in windows, baseboards are caked with dust and grime, rings around the toilets, sinks are clogged, dirt marks around tubs and hair left in the bathroom. HAIR!! After reaching out to Invested PM, nothing has been done to remedy the situation and they claim the place was professionally cleaned and prepped. There are literally cobwebs everywhere and baseboards that aren't nailed to the walls with large exposed nails. I'm 5+ months pregnant with kids and they could care less that i have to spend the next month on my hands and knees cleaning up their mess. It truly is embarrassing on their end. They were mostly non-responsive to emails and calls and would often ignore critically necessary repairs, such as when water was leaking all over the floor for days. Sometimes their delays were severe enough to break Colorado state law. They also tried to charge me for a number of things for which it is illegal to charge. We lost money. Invested PM has been managing my property for over 3 years. They email me online statements and credit rent dues via direct deposit each month on-time directly to my bank account. They also find reliable contractors for any repairs and get me quotes for any fixes and take care of everything. I don't have to worry about finding new tenant, running background checks, showing the rental property to tenants, advertising the property, collecting rents on-time, rental agreements, maintenance, repairs, move-outs etc... I travel all the time for work, and they absolutely handle every thing for me, and I just collect the rents, and occasional maintenance/repairs. Rented with this company for 3 years when we renewed for the 3rd year they decided to raise the rent AFTER all roommates had signed the lease. They also wanted to replace the furnace even tho the furnace guy said it was brand new, so after all that they decided not to replace the furnace, and we lost a day of work to be at the house for nothing. They have no clue what their properties need. Oh and upon moving out we paid for the carpets to be cleaned since that was a requirement, but then they still held a chunk of out deposit for additional carpet cleaning. The house was disgusting when we moved in and we noted the carpets on the move in sheet as well. Just shady and unethical business practices. Our experience with this company has been nothing but shit!!! We moved in September 1st. We met up with Eric on Wednesday night who was so shocked to find the place was not ready. A window was missing an nobody knew anything about it for about a week. That's right folks we had to move in with no window in a room and nobody bothered to blocked it off or anything and we have two little kids!!! The place was filthy because a cleaning crew should have been sent in but wasn't. Our 220 line is exposed and hanging inches from the floor with a shoelace. The place has illegal wiring throughout the home which we haven't heard back on. The tub was installed incorrectly causing water damage to the lower bathroom it's now the 12th and no one has checked it. Can you say mold!! Yay! Along with a list of other things nothing was done and we could not contact anyone from the company until the 4th and still nothing but the window has been taken care of at this point. Although they did have the time to respond to a negative review my husband left on google but not reply to our family!!! Outrageous they got to look good right! We are grateful to have found Eric and his team at invested Property Management (IPM) to manage the leasing of a home we bought and are not yet able to move into. WE interviewed other well known property managers before selecting IPM, but rejected them because they seemed to be non-responsive and their contracts were onerous, not holding the management company responsible for anything. This is the 4th time in one year have been shut out from being able to at least look at a property. At least most of you have been able to view the properties while they still list these residences on Rent.com and Zillow, you make an online appointment, it's confirmed and then at the last minute, email you back and tell you it's off the market. The rental market in Denver is terrible anyway but what must you do to be considered?? Is it who you know or do you have to have the "right connections".. My husband and I are currently renting from this company, and while it's NOT the worst place to live...it is a lot nosier than what we were told upon moving into the property/unit. I've contacted IPM expressing my frustrations and concerns because I work nights and try to sleep during the day before returning back to work. But that's impossible to do when you're constantly being awakened by the neighbors (on each side of you) slamming their apartment doors like angry teenagers day in and out. My husband and I both were instructed to speak with the neighbors first about the situation, and if that didn't help the property manager would step in. I'm aware that there's going to be some noise here and there,...but nothing's changed and the door slamming now feels intentional. What baffle me the most in situations like this is that good tenants usually get the crappy end of the stick. These are tenants who just want a place to live, relax and call home without the unnecessary (noise) riff raff.
