Avoid using John Vizzi. If you are trying to sell your home look elsewhere and if you are trying to buy a home that John is selling...well good luck. We had the unfortunate luck of buying a home from him and it was a nightmare. He tries playing the tough guy and bullying you as the customer. For example, after we had a home inspection done he told us the inspector was wrong and didn't know what he was talking about. Wow this so-called professional is not only unprofessional but very immature about his communication with his clients and buyers. He doesn't listen and makes his own decisions. My first review was asked to be deleted because I didn't put in enough detail. After calling and speaking to the flat fee REALiTi representative which if you'd like me to name names I can, he did not have any answers to my questions. I had easy questions like, would you be helping me through the whole process or what I start with you and then be with another representative?, Do you have a loan officer to refer me to question, this is my first time buying a house could you please help walk me through it and understand what I'm getting myself into? So no none of these questions were answered. I was told what a great investment I was going to have, that I'd be spending a lot of time with my realtor looking at places that "he "had picked out, I'm pretty sure this is my house I'm supposed to be telling you where I want to go. We also had questions about a few of the homes that they are listing and if we didn't go through their agency then we would be paying an app cost supposedly. Some of this I didn't really understand and that's why didn't go into it with my yelp review the first time. Apparently you wanted more per Syse details. I think instead of asking yelp to delete a review that is truthful just because you got one star, maybe it's time for you to investigate why you're getting such low stars. When I first did my comments your stars were one out of five. Now ironically after getting reviews deleted you have five out of five? Pretty Schiess D I'd say. So I guess if you're not happy this time you go ahead and delete it. But I'll just keep posting truthful facts your business. Pick up the phone when people call, be honest and truthful with their questions and answers and not what you want them to hear to get them to sign a piece of paper so you can make a profit. Definitely would not suggest hiring him to sell your home and I won't be doing it in the future. I wish it was possible to give him negative stars because he truly deserves it. The saying is you only get one chance to make a first impression after entering in with negotiations with John Vizzi finding out he has out of date knowledge of real estate and how the process works in the year 2017 and when kindly educated how it works today he complained saying that's not how they do things in 1986 then rudely insults our realtor and ourselves I was willing to put down over 20% cash and this guy blew the entire deal you're better off finding someone else read more

Here is our story. We had a real estate agent from KW come over to sell our house. She told us the best we could do was 420k but be ready for something more like 405k. That really burst our bubble and we spent a week thinking we couldn't afford to move. We had heard of Colorado Flat Rate from a friend so gave them a call. John set up an appointment and came over to talk with us. His presentation was professional, informed and knowledgable. I am not a trusting type person but I trusted John by the end of his pitch and we signed. His photographer is amazing....and I say that as an amateur photo geek. John sold our house for 469k AND charged us 10k less than the standard 2.8% quoted by KW. John is the real deal. He has a north eastern bluntness to him that is really appreciated when you realize he has your best interest at heart. I can't recommend John highly enough. When the buying agent pulled a few shenanigans (non disclosure, extended time to inspection, etc), remember that north eastern thing I mentioned earlier? John was not fooled and called her out on all of it. I actually felt sorry for her, though she was clearly trying to deceive. Just call them, you won't regret it. read more

John and Sue did what our previous realtor couldn't. That being helping to procure a beautiful home in this crazy seller's market. Their expertise was crucial in every step of the process. They made us feel as though we were their lone customer and both even showed at our closing. They were always accessible and provided an extensive amount of knowledge and guidance along the way. What Flat Fee Realty offers is incredible and shouldn't be passed up by anyone looking to sell or buy. A flat fee of $2,000 paid to them as the selling agent and 1% back on the purchase price of the home is huge! If you go with the standard agents that expect 6% between the two agents, you're leaving a huge sum of money on the table. And I'm assuming when buying a home, everyone would appreciate that cash back in their pockets. My husband and I didn't work directly with Julius (John) but we were buyers looking to purchase a house from his client. We found a house we loved in grant Ranch and made a full price offer with a contingency upon an appraisal on our home. We told our realtor we would do anything to get this home. We wrote a letter and even attempted to take the contingency off of our offer (my husband's parents offered to help us out). Our realtor tried and tried to make a counter offer with multiple phone calls. They were left unanswered, thus we lost out on getting our forever home. From the start, this guy was not personable. I feel like we didn't have a chance from the beginning and I doubt the seller even received our letter. I feel duped. I hope I never have to come across this realtor ever again. Julius Vizzi did an outstanding job, he is an amazing negotiator that brought in top dollar for my home plus he didn't let me "cave" during the inspection requests. I just sat back and relaxed because I knew Julius was working deals on my behalf, keeping me in the loop and was respectful of my time. Most of the time when he called to give me an update, my response was typically WOW and I had a big smile on my face. Julius is professional, responsive and was pleasure to work with throughout the entire process of selling my home. The photographer that he uses took beautiful photos of my home, I was impressed with how they looked on the various websites and I know they brought in buyers to look at my home. I also like the system they used to notify me when a buyer wanted to see my home, their comments and the summary at the end of the week. I also appreciated that Julius didn't make me spend thousands of dollars to "get my house ready" as many realtors encourage their clients to do so before putting their house on the market. We did exactly what was needed to make my house shine and attract the buyers. I highly recommend Julius and his team. I am a happy client, zero complaints or disappointments. First, I would like to start off that I rarely post a negative review. The experience working with John Vizzi was so shocking that I felt a duty to share my experience. Please do your research. John Vizzi has had multiple complaint filed against him with the real estate commission. Previous reviews are correct about his rough aggressive personality. I will do my best to stick just to the facts, and let you come to your own opinion. Our company worked with a buyer on one of John's listings. Went under contract and after inspection it was clear there were several health and safety issues with the house that were not disclosed. Attempted to come to a resolution. The buyer's agent contacted me the managing broker, since communication was not very good to see if I could assist. I called John to see if there was a resolution that would work for both the buyer and seller and was quickly told if you do not buy the house we are keeping earnest money and hung up on me. I thought wow, we must have been disconnected and called him back. He confirmed he hung up on me and did so again. Probably not in the sellers best interest to not communicate with the buyer side and make threats about earnest money. The conversations or lack of conversations were communicated to the buyer and per the contract the buyer chose to terminate within his rights. John said he would not release earnest money and took over a month and several communications through our attorney to get the earnest money back. If you are a buyer or buyers agent please take this to heart. If you deposit earnest money with Colorado Flat Fee Realty, it may be a battle to get it back even if you terminate the contract within your rights. read more
