I never write reviews but since Lynette is the owner & not just an employee I think it's fair to say my interactions with her reflect that of the company. Essentially I had to move out of a unit that I loved and where I knew all my neighbors and had forged a community because of Queen City Management. A lot of drama instigated by Lynette's business practices and no one actually gained anything. Landlord lost money, I had to move, and all of it could have been avoided with another management company. Context: Queen City took over management of the apartment I lived in for 2ish months. In that 2ish months, Lynette raised rent for 2 out of the 9 units and lost both tenants. I also can confirm this was Queen City's decision & not the landlord's. I can't speak for the other tenant's experience so I will just speak to mine. I was paying $1365 rent + $35 pet rent and $120 flat rate for utilities every month for a 508 sq ft 1 bdrm unit with shared coin-operated laundry. My lease was coming to it's end so I reached out to ask what the renewal rent would be. Lynette replied $1600 + $35 pet rent + $145 for utilities. I thought it was a typo it was so absurd. I asked for clarification and once Lynette confirmed it, I asked to negotiate. I cited that rent in the area was going down on average 6% at the time and my specific unit had not gone for over $1400 in the last 8 years according to Zillow. I was willing to pay more ($1450-$1500) but a $260 monthly increase for a unit that was unchanged was not doable (I didnt say this but in many other states that rate hike is illegal). Lynette said Queen City would not be negotiating. Lynette then listed it and had to lower the rent multiple times until it could get it rented for $1400 with a lease-signing offer of $500 off the first month's rent. So in total for the year the landlord will be collecting $16,300 from the new tenant and if Lynette hadn't raised my rent even a penny the landlord would've brought in $16,380. However, I had offered to pay more if they would've negotiated. As I mentioned, Queen City stopped managing that complex right around the time I moved out because of professional disagreements with the landlord. I am not that landlord so I can't speak on that too much but essentially Lynette seems to take a "my way or the highway" approach to managing even with the owners of the property. [[HIGHLIGHT]]What I can say on that topic from personal experience is that Lynette is very difficult to work with.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]From the other bad reviews here I've noticed Lynette always responds and leaves a condescending message trying to prove the reviewer wrong[[ENDHIGHLIGHT]] so I will just attach screenshots below of one of our email threads and the reader can decide if they seem like someone you'd like to work with. Emails are numbered to help reading flow since email thread is in chronological order. Other things to note about how they conduct business: -[[HIGHLIGHT]]There is no rental portal to pay or log maintenance issues. Communication is through email and they automatically draft rent out every month.[[ENDHIGHLIGHT]] -Lynette tried to lead a tour in my apartment while only providing 5.5 hours notice via email. I had to tell her that is not allowed per my lease. I was at work and had personal items like laundry sitting out that I didn't want strangers seeing. TLDR: Queen City raised my rent to a price completely out of sync with the market and ultimately lost the landlord money. Queen City was fired from managing my building after 2 months. [[HIGHLIGHT]]Lynette is not understanding or easy to work with.[[ENDHIGHLIGHT]] Email thread as example of how Lynette communicates included below. [[HIGHLIGHT]]Update: Lynette left a sassy condescending response (shock and awe!). She is claiming I was upset about being charged for cleaning even after I clearly stated I had a negative experience with QCPM because I had to leave my home.[[ENDHIGHLIGHT]] So I have included another photo of an email thread from when she informed me that I would be charged. [[HIGHLIGHT]]I asked for clarification and photos to send to the cleaners I had hired to clean the day before so I could ask them why they didn't clean certain things.[[ENDHIGHLIGHT]] The initial email was me forwarding my receipt from the cleaners I hired so obviously I had some confusion when Lynette replied that it wasn't good enough and she had other cleaners come in. Never once did I push back on her charging my deposit... [[HIGHLIGHT]]Lynette, I really don't think your sassy responses are the booyahs you think they are. Just paints a clearer picture of how difficult and self-important you are.[[ENDHIGHLIGHT]] Also "trespassing" is a legal term and by invoking it you imply you will be taking legal recourse, and who do you call to report a crime like trespassing? The cops. You can do whatever verbal gymnastics you want to try and save face, an average person will still read your words as a threat because that's why you wrote it, to threaten me. read more

I've managed my own properties where I live in California for 35 years. I've also co-owned an apartment house in Denver with my siblings for decades. Lynette has managed that for several years now. It's very hard finding a trustworthy and competent manager. Lynette is a no-nonsense manager with a great sense of humor. She shoots from the hip and gets the job done efficiently and at the best possible price without sacrificing quality with her numerous contacts and handymen. If tenants do things they're not supposed to do or ask for something that is unreasonable, she'll deal with them swiftly and very fairly. A couple years ago I decided that I was tired of managing my own rental but couldn't find a manager like Lynette here in California. I decided to do what's called a 1031 exchange. A 1031 exchange is complicated and Lynette was by my side helping me throughout the process and even helped me find an incredible house in a great neighborhood that she's now managing for me. As a renter, I found it very challenging to have a conversation with this group. I appreciate how we can get things going via text, they wouldn't answer any calls or get on the phone to talk. They also require all information, including your credit score and income to be sent via text (iMessage to be specific to someone's personal cell??). I called out this is not secure and prefer to talk live - no response. Clearly putting the security of the renters and identity is not more important than their own personal convenience, I recommend keeping that in mind when working with this organization. Stay away! I had canceled a property management agreement after 1 day because they were unbearable to deal with. They told me to pay over $1000 to get it canceled - otherwise would not release me from the contract. All they did is upload photos I provided, said they visited the property (not sure if they actually have), and wrote a description for a listing. Edit: After reading Lynette's response, She is definitely unhinged and a liar. There were a few items on the punch list that were resolved quickly. They did not perform the work that she describes, and I was told that they don't work on the weekends so not to contact them. In terms of "5 unrelated adults with sub-par credit and questionable income who will surely and quickly trash it,", I guess that came from me asking her as to why they had a limit of 2 adults per rental, that was it, one question. I am very suspicious of the 5-star reviews that are being posted, so I would be very careful. read more

Lynette has been an awesome property manager and we couldn't have asked for more! We have rented from her for two years. When we originally met, her posting on Craigslist was very accurate and she was very helpful answering our questions and listening to what we needed and not only then but also over the next two years it was very evident that she cared not only about the property but also about the tenets. She also knew the property we rented very well and was able to get us in connection very easily with the HOA. She also did a great job of making sure we were notified of anything happening with the building. When we first moved in, we had a few issues with the oven and A/C that you wouldn't have known about unless you lived there and when we contacted her she had someone out that same day that did a great job fixing it and they did a great job. I also appreciated her using electronic payment which made paying rent on time and automatically have it set up very nice. If we ever had a concern over the last 2 years she was quick to reply and always upfront and fast to come to a resolution. I have found Lynette and Queen City to be a really good Property Management company (unlike two others I have dealt with in the past): (1) They are highly professional and responsive (2) They have good connections when things need work, which means we can trust it to be done *right* - not just cheaply - though I have never been charged anything unreasonable at all! Queen City was great to work with. My husbands job requires us to move around so we are no strangers to rental properties and the past year we had with them was wonderful. We are pretty quiet tenants and they were quiet property owners, if something was wrong in the unit is was generally resolved within the next day or 2. Other than that things ran smoothly! Move out and walk through was a breeze, took maybe 10 minutes and I think all parties left pretty satisfied.
