    dirty breezeways.. repairs needed upon move in

    We just moved into this apartment complex.. The website is completely false advertising. More than half the equipment in the gym does not work or is non-existent per the pictures on the website. All of the dog stations are broken and never have bags. There is dog poop EVERYWHERE. You can just tell this complex has gotten very run down. The breezeways are filthy with trash juice-this could be fixed w a power wash which they never do. Everything is fixable but nothing gets fixed. Nothing about this complex is luxury. The buildings are getting run down and need new patios.

    To whom it may concern I want to start off and inform you that this has been the worst living situation I have ever been through in regards to the customer service , the quality of my apartment and also the response to when a situation arrives . I have put in multiple repair request that have not been completed or attended too since I moved into my apartment . I have also been unable to live in my apartment comfortably due to insects , old paint and other issues that are detailed on my move in inventory sheet .I stayed at friends and family house more than than my own place because of the uncomfortablilty . I wholeheartedly hope that due to the inconveniences and the emotional distress that has affected me from your colton creek staff giving false hopes of repairs and that me as a tenant is not even a priority to even provide a follow up or just something to let me know everything will be ok.  The first month I moved in I spoke with Breanna T. who was the leaser that never followed up with me I've always had to go to her regarding the problems . I was hesitant on signing the lease because the issues were not fixed and I entrusted that by me signing and having verbal confirmation from Breanna and also her pressuring me to sign the lease . When the first month came around for rent payment  it was very hard for me to pay not because of insufficient funds but because I felt as if it wasn't fair for me to pay for things that were not fixed along with me not having a trash can for valet trash in which I'm charged $30 for and home not cleaned upon move in and plus more . There was also dead bugs everywhere and insects everywhere; granted pest control came a week later after I had put in the request but the pest guy said the solution was only a killer not repellant . Keep in mind the issues I'm discussing are from the first month of me moving in which is quite large and still ongoing . I called Breanna multiple times and days on the phone to discuss the status of situations getting resolved and no answer so then I drove to leasing office and she informed me that other people have more important issues like their AC not working granted I also had an ac issue and no hot water as well . I felt every time I went up there to talk to anyone I had to have my guard up because at this point it was coming off as if I was no longer dealing with leasing agents but individuals that was just in it for the money and not caring about the tenants .  I had 2 maintenance techs come view my apartment upon move in Calvin & Joe & unfortunately they were no help to me even when they agreed the unit needs major repairs and that they would work on it. In my mind looking at the issues and timing with everything it would have made sense to transfer me or offer something for the stress I'm encountering and all they provided to me was an email to reach out to file a complaint. I however did not want to file a complaint just for the things to get resolved . Not one time I raised my voice or became impatient so I was lost at why I'm dealing with unprofessional leasing agents . What makes it really awkward is when I'm driving home or leaving for work and I past by the maintenance team working on other people property or just chilling and then speaking to me like we cool as if y'all didn't care enough to follow up with me knowing I'm going through it with this apartment. I also saw on the website in the month of May they offered a rental special for new $300 off first month rent for tenants and yet not one person got in contact with me to say; hey let's accommodate Nick and transfer him or discount his rent. The crazy part about all of this is that I informed maintenance if they just put one day into repairing my apartment everything would be resolved but no one considered.  I have sent pictures related to this matter of everything from the beginning to now that has to be resolved in a separate email due to size of email restriction. The only resolution I would like is to break my lease with no penalty and move on with my life. However outside of all of that I really loved the floor plan of the units and the amenities but it just wasn't enough to compensate the cons of living there . At this point I am no longer paying rent because of the trauma and the confidence I lost with Colton Creek staff along with the fact if they can't handle these small issues early in the lease agreement, God forbid something serious breaks I'm doomed . Since I just started my lease less than 60 days and I've had issues since day 1 I think it's more than fair to let me leave with no penalty's and a refund as well if possible . If you have any questions or need clarity I would be more than happy to elaborate.

    Management horrible , you can never get anyone on the phone.Dont pay your rent on there website because they will take unauthorized money from your account, and want to charge you for any bank disputes, that would be the Assistant manager ! The charge $150 late fee if you pay your rent on the 2nd of the month.They charge you $30 for trash that is never picked up your lucky is they come twice a-week.One maintenance man for the whole community.Gates alway's broken so there is no gated community.I lived there since 2021 this management has been one of the worse. Brianna is the most professional one in that office.There are many nice apartment's in McDonough.The good review's you see are from people who work in the office or there friend's don't be fooled.My rent went from $1685 to $2300, once you move out they send you a big bill because you don't want to renew, Lucky for my family and I we relocate to Europe.Good luck to Colton Creak and the scammer's that run that office !

    this review is going to be lengthy, but i beg you, please read in its entirety…read more 100 South NOT Luxury Apartments- This complex is disgusting. It's full of STRAY cats, the trash is always full, valet barely comes to pick up the trash. You still get charged for it. I resided here from March 2024 - May 2025. Management changed a good 4 times during that time. When I signed the lease and paid my deposit, I wasn't allowed to do a "walk through" for the apartment because they claimed it wasn't ready. UPON MOVING IN THEY HAD TO MAKE ADJUSTMENTS AND FIX SEVERAL THINGS. The apartment manager at the time also sent me and email of a complaint of "marijuana". When I confronted her via email and in PERSON, I let her know the 4 building smelled like that ALL THE TIME. And I let her know I didn't appreciate her blaming the "new tenant". In the email, it stated they were going to do a "surprise walk through", when I mentioned to her I HOPE SHE WAS INSPECTING ALL OF 4 BUILDING AND NOT JUST MY APARTMENT" her tone changed quickly. Lastly, the walk through never even happened. I felt racially profiled, and that should have been the very first red flag. Don't even worry about purchasing a reserved parking spot, people will park in your spot. When you call their "tow company" nobody ever respond nor comes out to handle the issue. My ring doorbell had to be replaced because of the previous tenant still being logged in. This was a privacy issue for me, and they eventually ordered me a new ring camera to set up. My keypad to the front door also did not WORK PROPERLY, that had to be switched out as well. They claim the apartment was renovated... nothing in there had renovations. I am just utterly disgusted and disappointing. Several people make complaints to them, but they'll avoid the tenants, never answer emails nor calls back to follow-up. Car break-ins were a huge thing. As much money as I paid, there should have been a security officer patrolling the neighborhood. From the time I moved in March 2024, until I left maintenance had to come to my apartment SEVERAL TIMES. Do NOT stay on their first floor either, (please see attached pictures) my kitchen sink flooded every other month while staying here. Bobby? their foreman, did nothing but put drano down the drain, no further actions were taken. I was promised that a camera would be put down my drain to see what was causing the flooding IT NEVER HAPPENED. I even called cooperate, they didn't CARE EITHER.

This has been by far one of the best complexes I've stayed in. The staff is very professional and punctual about getting back to me. Kristian and Michelle have been exceptional in regards to proving me with all the information requested and going the extra mile!     Great Apartments and wonderful desk staff at the front. I love this place. I love seeing all the…read morewild cats everywhere... I mean who needs a zoo when you can live here at Amber Chase. The sauna is awesome and it gets super HOT... Great to de-stress after a long day unless you work nights because due to Covid they need to cut the hours to force the residents to exercise together during the day which I am not sure how that prevents the disease, but alas. I am sure the owners are smarter than me about infectious diseases in regards to gym hours. Also, this apartment is gun friendly. If you have high powered guns with armor piercing bullets to protect your apartment then this is totally a place I would consider living. The front desk staff was nice enough to put me on the list for a new refrigerator after the top got soo hot it turned my apple juice into wine and exploded. I mean if they didn't provide me a defective fridge where the door does not close then how else would I learn you can make wine from apple juice. Pretty neat. Also, If your a new resident like myself then you can expect to pay wayy more for rent than your neighbors in the exact same units. I always love my neighbors making jokes about my jacked up rent for the exact same type of unit. I am pretty sure the chemical smell that won't leave my apartment isn't interfering with my brain activity or causing cancer as I write this review. It kinda smells nice if you like your appartment smelling like a meth lab... Kidding I have no idea what Meth smells like, but I would immagine it can't be worse that the smell. With all that said I feel quite at home at Amber Chase Appartments and love the wonderful front desk staff Xavious and Kawani.

Despite being a new building, there are already major issues including roof leaks on the 4th floor and widespread roach problems. Maintenance frequently enters units without notice, and theft by past staff has been reported. There are no washer/dryer hookups--residents are forced to pay \$35/month for rentals, and if unpaid, access is locked with no option to bring your own. Water bills are unreasonably high and have even been reported to the Mayor of McDonough. Multiple complaints have been made with little to no resolution. The location is perfect for me, and I truly value the garage space, the layout of the unit, and especially the study area. The neighborhood appears quiet, well‑maintained, and safe. I also appreciate knowing that several police officers live in the community, which adds an extra sense of security. I ultimately decided to sign the lease because of the exceptional service and support provided by Tieuna White. She made the entire process smooth and welcoming. I look forward to my stay at Halston, and I plan to return here in 13 months to provide an update on my experience. One suggestion I would make is to consider updating the interior apartment doors to a white finish, as it would brighten the space and create a more modern, clean look.     I would not recommend living here…read more Our experience has been extremely frustrating. We have dealt with repeated ant infestations, and despite the ongoing issues, it has felt like they were never handled properly. The biggest problem happened while my family was out of town. Management changed the locks to our apartment without notifying or contacting my mom beforehand. When we returned home, we were locked out of our own apartment. Instead of making sure we received the new key directly, they left it under the doormat outside the front office, which is a serious security concern. When we finally got inside, we found the old lock thrown into our garage trash can without even a garbage bag just tossed in there carelessly. That may seem small compared to everything else, but it reflects the lack of professionalism and respect we've experienced. Between the ongoing pest problems, the poor communication, and the way situations have been handled, this has been a very disappointing place to live. I hope management starts taking residents' concerns more seriously and improves both communication and maintenance for future tenants.
