ABSOLUTE WORST APARTMENT COMPLEX KNOWN TO MAN!! STRAY FAR AWAY!!! My spouse and I have lived in this apartment for 16 months, thinking this is a great place to start our lives. On the day they showed us around, they didn't show us the room that we were going to pay for because they claimed that it was under "renovations". After paying the $300 security deposit and getting the keys, not even to the right apartment room, but to another, because they claimed that the room that we paid for had been flooded by the upstairs neighbor, which I came to find out they use every single time for each person, so they can put you in wherever they really want you. In a room that's moldy, dirty, full of roaches, and completely busted, and claim that we did every piece of damage. After complaining to them about everything, they say that it's on us and that once moved in, it's our problem. So, my fiancé and I cleaned and left this place completely spotless before the move-out date. just for them to charge us over $230 for damages and late fees, even though we paid everything on time, as well as before we left, which is the same amount of money we spent to fix everything they had left from previous renters. We have absolutely had it with this place and all the BS that they are feeding a bunch of families who need homes. SO, if you're looking for a place to stay for some time or even start a family, stay far away from Colton Creek. They are just money-hungry and just plain rude. Absolutely terrible. This was my first apartment and I couldn't wait to get out. Loud neighbors, children roaming the streets at all times of the day, sorry excuse for pest control, amenities closed majority of the time, broken gates 9/10 times. I prayed for the day my lease ended. I had to fight with the property staff because a former employee had put my lease end date in the system wrong and they tried to say it was my fault. Never move here. Move literally anywhere else. So many better places to live than this bottom of the barrel complex. read more

I was just about to pay my fees until I read the reviews and saw the peoples tires gone. I am not from here and from Illinois and I am definietly not parking a BMW with expensive tires on them in that lot. I had a feeling something was wrong because I kept putting it off. I am not sure if the office staff knows what they are doing. extremely unfriendly, and the customer service is terrible. They overcharge our rent without any explanation. My family have been your tenants at your apartment for a year now, and we have always paid our rent on time and in full. Seeing such a significant discrepancy regarding our lease renewal and recent overcharges appearing on the resident portal is extremely disappointing. In our previous discussions, we agreed to renew our 12-month term contract from April 11, 2024, to April 10, 2025, at a monthly rate of $1623.00. However, upon checking the resident portal, I noticed that the upcoming charge is $2,005.07, which does not align with our agreed-upon terms. Additionally, I would like a clarification from your manager regarding a previous charge discrepancy. Despite signing the contract on January 18, 2024, we were still charged $1951.41 last month, which is inconsistent with our agreed terms. This disparity is especially confusing because we have documented proof in emails verifying that the document signature is completed by all adults in my family. I am extremely unhappy about this discrepancy, as it has a direct impact on my financial status and erodes my trust in your company. I request a proper explanation for both of these issues. We just moved into this apartment complex.. The website is completely false advertising. More than half the equipment in the gym does not work or is non-existent per the pictures on the website. All of the dog stations are broken and never have bags. There is dog poop EVERYWHERE. You can just tell this complex has gotten very run down. The breezeways are filthy with trash juice-this could be fixed w a power wash which they never do. Everything is fixable but nothing gets fixed. Nothing about this complex is luxury. To whom it may concern I want to start off and inform you that this has been the worst living situation I have ever been through in regards to the customer service , the quality of my apartment and also the response to when a situation arrives . I have put in multiple repair request that have not been completed or attended too since I moved into my apartment . I have also been unable to live in my apartment comfortably due to insects , old paint and other issues that are detailed on my move in inventory sheet .I stayed at friends and family house more than than my own place because of the uncomfortablilty . I wholeheartedly hope that due to the inconveniences and the emotional distress that has affected me from your colton creek staff giving false hopes of repairs and that me as a tenant is not even a priority to even provide a follow up or just something to let me know everything will be ok.  The first month I moved in I spoke with Breanna T. who was the leaser that never followed up with me I've always had to go to her regarding the problems . I was hesitant on signing the lease because the issues were not fixed and I entrusted that by me signing and having verbal confirmation from Breanna and also her pressuring me to sign the lease . When the first month came around for rent payment  it was very hard for me to pay not because of insufficient funds but because I felt as if it wasn't fair for me to pay for things that were not fixed along with me not having a trash can for valet trash in which I'm charged $30 for and home not cleaned upon move in and plus more . There was also dead bugs everywhere and insects everywhere; granted pest control came a week later after I had put in the request but the pest guy said the solution was only a killer not repellant . Keep in mind the issues I'm discussing are from the first month of me moving in which is quite large and still ongoing . I called Breanna multiple times and days on the phone to discuss the status of situations getting resolved and no answer so then I drove to leasing office and she informed me that other people have more important issues like their AC not working granted I also had an ac issue and no hot water as well . I felt every time I went up there to talk to anyone I had to have my guard up because at this point it was coming off as if I was no longer dealing with leasing agents but individuals that was just in it for the money and not caring about the tenants .  I had 2 maintenance techs come view my apartment upon move in Calvin & Joe & unfortunately they were no help to me even when they agreed the unit needs major repairs and that they would work on it. In my mind looking at the issues and timing with everything it would have made sense to transfer me or offer something for the stress I'm encountering and all they provided to me was an email to reach out to file a complaint. I however did not want to file a complaint just for the things to get resolved . Not one time I raised my voice or became impatient so I was lost at why I'm dealing with unprofessional leasing agents . What makes it really awkward is when I'm driving home or leaving for work and I past by the maintenance team working on other people property or just chilling and then speaking to me like we cool as if y'all didn't care enough to follow up with me knowing I'm going through it with this apartment. I also saw on the website in the month of May they offered a rental special for new $300 off first month rent for tenants and yet not one person got in contact with me to say; hey let's accommodate Nick and transfer him or discount his rent. The crazy part about all of this is that I informed maintenance if they just put one day into repairing my apartment everything would be resolved but no one considered.  I have sent pictures related to this matter of everything from the beginning to now that has to be resolved in a separate email due to size of email restriction. The only resolution I would like is to break my lease with no penalty and move on with my life. However outside of all of that I really loved the floor plan of the units and the amenities but it just wasn't enough to compensate the cons of living there . At this point I am no longer paying rent because of the trauma and the confidence I lost with Colton Creek staff along with the fact if they can't handle these small issues early in the lease agreement, God forbid something serious breaks I'm doomed . Since I just started my lease less than 60 days and I've had issues since day 1 I think it's more than fair to let me leave with no penalty's and a refund as well if possible . If you have any questions or need clarity I would be more than happy to elaborate. read more

Management horrible , you can never get anyone on the phone.Dont pay your rent on there website because they will take unauthorized money from your account, and want to charge you for any bank disputes, that would be the Assistant manager ! The charge $150 late fee if you pay your rent on the 2nd of the month.They charge you $30 for trash that is never picked up your lucky is they come twice a-week.One maintenance man for the whole community.Gates alway's broken so there is no gated community.I lived there since 2021 this management has been one of the worse. Brianna is the most professional one in that office.There are many nice apartment's in McDonough.The good review's you see are from people who work in the office or there friend's don't be fooled.My rent went from $1685 to $2300, once you move out they send you a big bill because you don't want to renew, Lucky for my family and I we relocate to Europe.Good luck to Colton Creak and the scammer's that run that office ! read more

My mom's car was vandalized they stole all of her tires directly off of her car this community is supposed to be gated but the gates are never shut they're supposed to be a gated community but everyone and anyone can get in when you call the office you cannot get in touch with the manager you can only talk to his minions the leasing agents who never have any information never know what's going on and can't give you any solid answers on any of the questions you asked yet they want you to pay your rent on time every month by the 1st or you get a $150 late fee. What makes it worse this when you ask about Reserve parking or garages there's only one person you could talk to and she never knows what's going on if you ask her any questions if she's not here the next day that something was supposed to be done it doesn't get done nobody is accountable for their work welcome to Georgia. Ive been waiting for 2 weeks for a garage and all they ha d out is excuses. Maintanence has to do this or tha yet they roll around on theire carts doing NOTHING, lawyers will be involved. The application process was good didn't take too long. My leasing agent Devyne was very professional showed me a couple apartments she listened excellent customer service. Had a few issues with apartment no bugs, or mold I see a lot of different types of reviews but that definitely has not been my experience. I love my apartment it's nice spacious, nice appliances updated. I love that it's very quiet. Had a few maintenance issues that Jeff the maintenance service guy took care of very professional he did an excellent job every time. read more

Please please do not move here. I seen all of the bad reviews and thought because my move was temporary... I could deal with all of the issues. The approval process was horrible. I was having anxiety attacks for three weeks. They tried to increase my rent due to the first unit being roach infested. They advised that my rent would increase because although the units were identical... the market rate had increased after I was already been approved and my security deposit was already paid. Colton Creek nor Chandler Residential care about their residents. The apartments are not breath taking. The property is dirty. It's is a mess living here. this is not a gated community. The gates are down daily. The pool was down for weeks. when I was back up the gate's didn't work so someone had to jump the gate to let everyone in. The gym was down for weeks They do not return phone calls. I had to threaten to sit in the office for 8 hours before I could get a meeting with the property manager. Then when I came for my appointment.. Mrs. Tori bombarded me with questions. As if I did not have an appointment. After she (Mrs. Tori) failed to follow up on several occasions. That she promised herself. She has the worst nice nasty demeanor, of anyone I have met. The trash is valet and does not get picked up on the scheduled days. Then the trash is often left on tree stumps for days. There is garbage juice throughout all of the breeze ways. Then the umbrella company (Chandler Residential) decided to change the way the way the water and sewer is charged mid lease. With zero notice. Now instead of paying for our individual units water and sewer.. they take the total water and sewer fee (including the leasing office) divided it up by the number of residents and the size of the unit and send everyone a bill. My bill increased 75%.. Without notice. Due Jan 1st. They did not care to notify the residents. They did not care that this would impact hundreds of babies Christmas's. They took a predominantly black community and made us the test site to roll out a new plan right before Christmas. When I was finally able to talk with the property manager.. she respectfully told me to take it up with corporate. She advised that they (Chandler Residential) have spoken with their lawyers and they were in fact lawyers themselves. And they have the right to change what a resident has already sign. There is a section on the lease where this new method of billing could have been selected... however it was not. I would have never agreed to pay a portion of other residents water and sewer fees. Especially since I am unable to take a shower or bath in my unit don't no hot water. I work from home and the maintenance team tried to just walk in my unit. And email was sent 2 hours later advising of preventative maintenance. If you made it this far I urge you not to consider this place. It's going to cost me a fee of $2500 to get out of my lease. I don't recommend this company at all. They're so unprofessional, and all they care about is your money. They're dirty, have bugs, and the walls are thin. Maintenance doesn't do its job. Received a $700 increase in rent for the lease renewal with the new management company. Was told there is nothing they can do bc they are bringing everyone closer to current market value. Is every veteran resident truly receiving inflated rates? As a 5 year resident, I've never heard of such inflated rates for one year. Do NOT rent here. They lie, cheat, and steal. They will keep your security deposit no matter how clean and well-kept you leave the apartment and dummy up false damage charges with no proof to try to charge you hundreds of dollars in a final statement, will not provide proof or answer emails and then send you to collections. Marshall greeted me from day one and was extremely knowledge about the property as well as gracious enough to show every property I was interested in and find the perfect fit.
