Nestled within the city limits, The Vivian Apartments sit off of Metropolitan but are in a world by themselves. Driving up, you forget that you are on Metropolitan as the grounds are beautiful. The trendy yet rustic design concept is drop dead gorgeous. The Vivian Apartments present a live work design that fits the lifestyle of the urban trendsetter who lives a treadmaking lifestyle. From the initial point of contact, the staff I encountered at The Vivian Apartments were super pleasant, inviting, and genuinely cared about our needs as potential residents. Even after picking up the keys, the above standard service continued. On move in day, The Vivian Apartments proved to be more than just a visual esthetic. The people I encountered within the building were amazing. All smiles. All cheer and a lot of satisfaction expressed as they said welcome. The 1 bedroom was made to square footage perfection. Not only is the design super cute, nothing went to waste. The loft concept of the bedroom with the rolling barn door truly has become my favorite detail. From the fourth floor, the view has a beautiful cityscape without the congestion of downtown traffic. There is ample parking which was one of my main draws as well. I hate when there is a huge complex with 4 visitor spots. lol. However, The Vivian Apartments has ample parking and an easy scan to park setup. Furthermore, the parking area is super clean and has beautiful greenery which adds to the exterior ambiance. Great staff. Clean grounds. Clean hallways. New everything. The Vivian Apartments is a definite win if you're in the market for a new apartment home. This is Luxury meets City meets Millennial living standards at its finest.

WTF?!! - you use your phone to get in the door and lately mine hasn't been working so that's super fun! - dog shit is everywhere and they do nothing about it - multiple stolen packages! - they require you to pay for wifi that doesn't even work. I have a WFH room mate who has to pay for her own separate wifi because Saylor's never works - the walls are so thin I'm writing this right now after being woken up from hearing some sort of thumping next door and I've heard neighbors in the flats say the same thing as well. - the materials used in the townhomes like the walls, paint, etc is very cheap and mark up easily, I'm sure they can't wait to charge us when we leave for "wear and tear". You can literally see a fingerprint in the walls if you press firmly. (Kiss your deposit good bye!). After moving they waited until the day the bill was going to be sent to collections to finally provide an itemized list of damages with photo proof (which still didn't prove anything). The way they work here is very sneaky and underhanded. - luckily we haven't had roach issues inside (this later became a problem) but we definitely see a bunch of them outside. During the summer they run across your feet walking in and out the house. - They randomly changed the trash from every day to once a week and the new process is so incredibly loud, I hope you enjoy being woken up at 5-6am on Monday mornings if you're not up already (that's the day I go into the office later so thank you so much Saylor for ruining that) - our unit is right across from a church that you can hear throughout our entire home on Sundays and Wednesdays. - there's a park down the street that has parties every night when it's warm outside that you can hear until 2am or later - ridiculously overpriced and management does nothing about any of these issues. I understand a lot is not in their control, but rent is too high for them to not be moving mountains the way I do to pay these bills

I can honestly say that the current staff #Tristianandthegang are the absolute best! Since their arrival the property gates have consistently worked!! One car access at a time is key! The trash compactor has operated at the optimum level continuously. This is extremely important for a property this size. I can honestly say that I've rarely seen problems with the property and things not working properly on the property! On occasion if this happens the staff address the problems immediately. The amenities on the property are great! The indoor pool is heated which is nice in the cooler months. The fitness center is small but it has good equipment in the facility. The apartments have washer and dryer's in each unit and also has a laundry facility. I haven't used the bowling alley, but I plan to in the coming year. My neighbors are nice and keep to themselves. Staff members are often unresponsive or have attitudes when approached. When they do answer, they're either out of breath or seem completely uninterested in helping. There are also hidden fees tacked onto the monthly rent beyond the expected base rent, water, pest control, and "valet trash". These unexpected charges make budgeting difficult and frustrating. The environment itself is far from peaceful. Young kids are constantly disturbing the peace-setting fires and making noise throughout the breezeways, which can be quite unsettling. Amenities that residents pay for are rarely operational. Whether it's the gym, the indoor or outdoor pool, the bowling alley (which has been down for MONTHS) or other facilities, it seems like nothing is ever fully functional. The gate is a prime example- it is broken more often than not and when it does work, it does not stay that way for long. Another eyesore is the trash compost area at the front of the community. It overflows at least twice a month, creating an unsanitary and unpleasant environment. Landscaping is another area where the community falls short. While there is lawn service once a week, the flowers are often dead and never replaced or repotted. The breezeways to the residential doors are also very dirty. No cleaning from the property has been done in a very long time. For the amount of money being paid here, you can find a much nicer, up-to-date unit in a well-managed community. If you're considering moving here, I'd highly recommend exploring other options.

My boyfriend and I chose this as our first apartment together post-grad after visiting six complexes and touring The Dylan three times. Unfortunately, our experience has been overshadowed by an ongoing AC issue. We moved in June 2026 and submitted our first maintenance request days later. Since then, we have reported the same issue repeatedly, sometimes 2-3 times per week. Maintenance responds, but the fixes have consistently been temporary. We were eventually given a brand-new indoor AC unit and thought the problem was finally resolved, but on August 12, it stopped working properly again. Their temporary solution is a portable AC unit that can realistically cool only one room. I have a ferret who is my emotional support animal and needs to remain below 77°F, so I have to choose between keeping the portable AC near her or using it to cool the room I am in. I should not be paying this much in rent to come home after work or spend my weekends sweating inside my apartment. The portable unit also significantly increases our electricity usage. When the central AC works properly, we use around 13 kWh per day. When relying on the portable unit, usage jumps into the high 20s and can approach 30 kWh. After more than two months of repeated requests, a portable AC is not a permanent solution. Had we known this would be our experience, we would never have signed our lease, and we will not be renewing. Please proceed with caution when considering this community.
